As a recent resident, here are several things to be aware of 1. not a level or safe walkway to my apartment. the options were to walk over uneven river rocks, on a driveway that is at a 20%-30% angle heading down, or a 2 foot drop off from the front parking spaces. 2. never any community wide functions, 3. hot water was hit or miss, we were told nothing was wrong with the water heater, water pressure was very weak, and the toilets did not flush even after almost weekly repairs. 4. the manager was very rude and never addressed any issues. 5. the property was filled with pet waste, and the dog park was full of pet waste, dirt and rocks, i would definitely reconsider moving here, There are many other great complexes in the area. read more

I have mixed reviews about this place, but mostly negative. Yes, the apartment complex itself is in a nice area, but thats about it. If you have a car that you care about, do NOT move here. The Management here may be the MOST incompetent I have ever come across in 30+ years. There is ALWAYS something major happening on the property. If it isnt Tree trimming that last for 2+months (the worst) or them doing Roof repairs, then its something else. They will literally chop down a tree ON your car and not blink an eye. This place is just getting worse every year. I got disappointed from the very beginning. Especially new management and new staffs that barely answers calls or responds to email/messages. Doesn't deserve the price raised, keep getting more and more expensive. I have lived there 2 years and it's the worst apartment complex I ever lived in. I asked about my deposit and why I got charged for cleaning even tho I cleaned that apartment very good inside and out before I left. But no answers for almost 2 weeks. No wonder they changed management every so often I can say Amy and BJ are still nice since they're from older management, but I missed Tristan, he was the best maintenance guy, to bad he quit just because the new management didn't want to raise his salary Please don't rent here...not worth the price !! When you go apartment hunting usually you expect the same old boring song and dance and then you make your decision, but this time my decision was met with a beautiful smile and an abundance of confidence. Do not rent here! My son signed a 3 month lease for his summer internship and they require 60 day notice so we have to pay rent for 5 months! His hot water didn't work the entire 3 months, zero water pressure in the kitchen and 7 light bulbs were out. Put in multiple work orders and nobody ever showed up. Such a disappointment! Pros: Maintenance fixes things either the same day or the next day and the office staff is super friendly and kind. There are free doggo poop bags and treats in the office (they are so expensive in stores so I'm glad they provide them). My neighbors have been chill and kind and haven't had any issues. Cons: Parking is not great, spaces are small and hard to find open spots at night. The mailroom is sketchy (don't, under ANY circumstances place anything in the outgoing mail) but I know they are looking into renovating it. DO NOT MOVE HERE! It was a horrendous living experience that continued to haunt months after we moved dealing with their final billing process. When you move out you are forced to use their 3rd party company who handles all explanations, questions or disputes you have. This company will only communicate by phone not by email which is very unethical way to do business. Just stay away from these apartment. There manager did respond to my Google review saying to call her but that was after ignoring countless emails that I tried to reach out disputing my final charges. I just moved in 4 weeks ago, and while there were definitely problems from day 1 (including delays to my move in, but as a city we're still feeling the effects of the winter storm and building material supply issues from the pandemic, so I would consider the delay understandable), I have had nothing but great experiences with the front office staff and with maintenance. They're all friendly, helpful, and responsive. They all turned what could have been a bad experience into a good one. The location is great, the grounds are beautiful, the proximity to wildlife is fantastic, and the remodel on the apartment is nice. The unit garage is pretty big, which is really nice. Also this is the first apartment where I've actually wanted to use the pool. The tradeoff to the nice view of the woods is I don't get really any natural light, but sitting on the patio is great and my AC use is lower. Anyways, thanks again to all the staff! read more

If you like cold showers this is the place for you. Do not sign a lease here. It's like a college dorm here where if you plan on shower between 7AM-9AM or 6PM-11PM you will be taking a cold shower. I am even surprised that this community even got 1.5 start rating. Been with them for 15 months earlier to this lived in 4 different communities over 7 years and not faced a single issue. Will try to keep it simple about this apartment experience . 1. Not enough parking (especially for buildings 3-6), can not find a spot after 8PM anywhere near these buildings. 2. Frequent thefts at mail boxes, there are multiple break-ins at mail boxes in span of a year 3. Takes too long to fix the issues in apartment, constant followups are needed. 4. If you are fitness freak, watch out the gym is too tiny that it can not fit more than 4-5 people with all the equipment being used. 4. Office employees are rude, if tried reaching out to manager to discuss the issues, she won't return calls. May be that is how corporate owned apartments are. 5. Watch out for closing statements, they charge crazy unfounded fees and don't return safety deposit.. They charged me $1500+ saying there is odor difference from when they leased apartment to when I exited(I don't have pets, I am a vegan, hired cleaners to clean, closing inspection folks said it was really good just before the day I moved out, but still the charge was huge). Lets keep in mind I have only been living here for about five months. 1. They actually do have dog restrictions Your dog can't bark while your away or at work or you risk being evicted. (Had to get rid off my dog after three weeks after moving in) 2. Very unorganized Lost move in docs and apartment key. After trying to convince me that they had changed my lock (I've had the same key since move in lol) A employee in the office finally said that the former maintenance guy stole my key. Instead of replacing my lock they would rather just make a copy of my key. 3. Bad service My heater has been out for the entire month of December and still is. They have yet to make a attempt. Asked to talk to the manager, she never returned my repeated calls. Asked maintenance about their plans to repair the water damage and mildew, was told to "let it dry out". The apartment above me recently had a renovation done. I presume it was to put in wood flooring. There was also a new tenant who moved in recently. This new tenant is up at seemingly weird hours of the night and most of the day making an insane amount of racket. This isn't normal "walking" noises. This is very loud bangs and slams. So loud and violent it shakes my walls and wakes me up in the middle of the night. A lot of this noise happens between 11 at NIGHT and 6 to 8 am in the MORNING. This is well inside of the city of Austin's Noise Ordinance in Chapter 9-2: "The Noise Ordinance... briefly states that a person may not make an unreasonable noise between the hours of 10:30 p.m. and 7 a.m." I have called an complained twice, but it seems the front office either does not believe me, or simply can't be bothered to help me with this problem, because they told me to go speak with them and "call the tenant when there is a problem". I do not want to go upstairs and confront this person, nor does it makes sense to "call them" since the majority of noise they make is at night and/or early morning, and I have no idea if they are drunk or just randomly awake making noise at 3 am for no reason. It wont be productive of either me or the tenant above if we get into some argument or shouting match. Nothing good would come of it. I am very disappointed because I used to love this place. I moved here BECAUSE of the quiet and peaceful atmosphere. Every other neighbor around seems reasonable. But after 2 complaints, the neighbor above me has made seemingly little to ZERO attempt to keep the noise down. So I am stuck with the choice of never sleeping good again, constantly calling and complaining and being the bad guy/jerk, or calling the police/lawyer to help. I honestly don't know what to do and feel like no one who works here cares. I don't even know if writing this review will help. I just hope maybe it will warn other future tenants. read more

This is the worst place I have ever lived!! The photos they sent me of the unit I was going to rent was not at all accurate. The bath tub was moldy and gross, paint was peeling from it, the cabinets had been "redmodeled" aka painted and new knobs thrown on it. Whatever paint they used ran down and they didn't bother to do a better job. The water pressure here is absolutely terrible. I never felt clean. The apartment felt damp and muggy. My dryer vented into the wall and not out of the actual building. My good washer that was actually mine developed mold no matter how clean I kept. The only reason this place gets 2 stars is because I was able to have all the dogs. Which I was apparently the only one who cleaned up after their dog because there is dog poop all over the place! read more

Great property and very friendly staff. They respond promptly to inquiries and service requests, and the location is quaint/quiet, reasonable in cost, and in a great location off 360. The only suggestion I would make is to find some way to widen/increase the parking spaces. Cars are so tightly packed that it's not uncommon to find damage like dents and paint chips in your doors. I have lived at this complex for nearly 5 years - through 3 different management companies - and in my current unit for the last four. When my lease is up this year, I will not be renewing. While I would not call Canyon Resort absolutely awful or a terrible place to live, there are enough negatives here - built up over time - that have led me to look elsewhere. Note: While I have been here for several years, the following all occurred under this current management or are still issues. 1. The parking spaces are ridiculously small, and the people who live here don't seem to understand how to back out and line up when space is tight. I ended up renting a garage to alleviate this daily stress a couple years back, but good luck if you don't have that option or want to invite people over to visit you. 2. Plumbing issues. First and foremost, you constantly hear water running through pipes. Your shower. Your neighbor's shower. Laundry. Sinks. etc. Additionally, every year for the past 3-4, at least a couple times a year, a pipe will burst somewhere in the complex, and because of it, all the water will be turned off in the complex. The best part? Canyon resort doesn't tend to utilize after-hours messaging/emails to let you know! So that's ALWAYS fun. 3. Communication is lacking. When it's something the complex needs from you (e.g. move your car so we can restripe the parking lot or pay us ASAP because it is a holiday on Monday), you'll get an e-mail. But, something that affects you like the pool being closed or your water being off? Those messages don't seem to make it to our inboxes. 4. Maintenance response times are too slow. There are simply not enough people on the maintenance team to respond to everything in a timely manner. 4b. And if you have a problem outside of business hours - e.g. AC stops working; your shower suddenly starts spraying water in the middle of the night because of some random pipe issue; a piece breaks in your toilet so every flush brings a spray of water from inside the tank onto your bathroom wall (yea, that was weird); your upstairs neighbor has a toilet that wont stop running/leaking and leaves Friday night without making sure the problem is addressed so you end up with water bubbles down your bathroom walls Monday night.... well, I hope you enjoy listening to a 4 minute automated message just to then leave a voicemail and hope someone calls you back... BECAUSE THAT'S ALL YOU CAN DO. (By the way, all of these happened, and that last one, no one called me to say they were coming out or they got my message for several hours. I had to go upstairs and turn off my neighbors' water line to the toilet since she apparently did not know how to do that). 4c. Maintenance service - once they arrive - is not the best. That bathroom issue I mentioned above, when I finally got somebody out, the guy told me he would sand the walls down, repaint them, clean up, and be out of there within a couple of hours... of course, after he left to let things dry ("I'll be back in 30min."), no one came back until I called the front office the next day to complain about the bathroom floor I had covered in paint chips, an industrial fan, and a tarp... someone eventually came out later that day and took care of it. 4d. Unit clean-up/Move-in prep (carpeting, painting, etc.) is often done well after business hours. I understand you have a deadline to get a unit ready, but at 9pm on a Wednesday night, I don't think it's too much to ask that you stop ripping up carpet and banging on stuff. 5. THE BIGGEST. STUPIDEST. ABSOLUTE WORST THING though... is someone thought it would be a GREAT idea to install HARDWOOD FLOORS into THIRD FLOOR units. My current upstairs neighbor is a small woman with a medium-sized dog... and yet, I hear EVERY footstep. All the time. (And she lives an incredibly active lifestyle, it seems...) I hope this provides a little more insight. read more

I moved into my new apartment at Canyon Resort in January of 2018. I was in need of a small place to live during the week for work. From the first time I walked in the door of the front office and every day since, I have found the staff to be attentive and efficient but never overbearing. My first week, I had issues with the hot water and maintenance came out that day to address the concern. When we found that didn't fix the problem, they promptly replaced my hot water heater. The office staff communicate with individuals and the community when needed in a positive and professional manner, and make the residents feel valued. Affordable - grounds and pool are a peaceful retreat - location is safe and the deer are a nice "bonus." Highly recommend Canyon Resort at Great Hills!! read more

I want to point out our violent neighbor downstairs that tried to kick my door down and management did nothing to help; I feared for my safety so I decided to leave. It seems people of color are targeted for example: their tires getting stolen and cars messed with. Mail boxes were never safe. They were broken or messed with at times and until almost 2020 they decided to start working on fixing it. still hasn't been resolved after a year. After a couple of years there management changed multiple times (3). They charge crazy unfounded fees and don't return safety deposit. They have been reported to the BBB and do not respond. They also have an open complaint with the Texas attorney general office. read more

Steadfast Management took over recently and since then, we have had issue after issue. The pest control is a joke, they don't answer phones or return voicemails, they ignore maintenance requests and those are just to name a few. I've only resorted to doing a review because I've given them chance after chance to redeem this behavior but its only gotten worse. I'm at my wits end and do not want others to be shocked when they come here. They go thru employees about once a week which may explain some other issues within this company. I highly doubt they will even respond to this review. Beautiful place and I loved that they were dog friendly and accepted my pit bulls. My wife and I have lived at Canyon Resort for over two years and we've witnessed the slump that occurred shortly after Connor Group sold the property. Much like the other reviews mention, the front office staff were pretty awful and a constant stream of temp maintenance staff made for shoddy / incomplete work. All that being said, I've been very pleased to see a return to form lately. The front office staff are responsive and friendly and it's good to see a lot of familiar faces on the maintenance staff that worked under Connor Group. They responded quickly to my maintenance request to get the AC running again and were very proficient and professional. I even got a call from the front office to confirm completion of the work. If the wife and I weren't buying a house soon, the recent 180 in the complex's direction would have definitely convinced us to renew our lease. Simply put, ignore the reviews from 2017 - that staff is gone and Canyon Resort is a much better place for it. read more

I have lived at Canyon Resort at Great Hills for the past year and just moved out as I was able to buy a house. I have to say that the stay at Canyon Resort was amazing. The grounds are clean, the apartment well kept and the residents are great. It felt like a hidden gem and community. I have high standards for the place I wanted to live in with my 2 children (10 and 12yo) and I have to stay that Canyon Resort exceeded them. Dalia and Jessica were extremely friendly and accommodating and the entire staff was a pleasure to work with. I can't speak to older reviews with previous management, but I can really praise the current team. I would recommend Canyon Resort to my friends and family without hesitation. read more

We had the exact same move out experience as JR, another review on this page, so this is a pattern/issue with this property. We moved into this property Nov 2019, and moved out as soon as our lease was over. Our apartment was infested with phorid flies, which the office kept insisting were fruit flies. Phorid flies, from what we understand, indicate a plumbing issue; we though the burst pipe in front of our building supported that. After months of maintenance requests, pest control visits, and taking a fly carcass to get examined (which we never heard back from) we never got this issue resolved and did not feel taken seriously. Ultimately, we decided to leave. Upon move out we were hit with a bill for $1800. After getting an itemized invoice, we found out much of this was for smoke odor. No smoking ever occurred in the apartment. After dealing with central billing, the property was only able to back up a portion of that bill. The invoices they provided listed PET odor, NOT smoke odor. After being told central billing would investigate, they never got back to us and sent it to collections anyway. The collection agency was able to knock almost $400 off the invoice because "that was all that they could back up." Meaning, the property was fine just billing us some monopoly money amount that they pulled out of thin air, that no one would take accountability for. It feels like we were being punished for daring to have a pest issue that we held the office accountable for. I will never recommend this complex to anyone and will be avoiding Steadfast properties moving forward. There are a lot of nice complexes in the area, I wouldn't settle on this one. read more

Let me start with the fact I haven't received one piece of mail at my previous apartment at Museo. In FOUR months. The mailboxes have been broken into four times, the last time two days before I moved to Canyon Resort. The management did not care. They haven't even bothered to change the gate codes or mailbox door code since I had moved in, despite all the break ins. My neighbor had been there almost four years and the codes hadn't changed. Yes, crime happens at even the best places in Austin, I get that, but to do absolutely nothing to make it more difficult for thieves? I don't understand that. So I moved into Canyon Resort at Great Hills and low and behold I had no hot water the first night. I called the office first thing in the morning without a lot of hope it would be remedied the first day. I was so sore from moving, and felt so gross. Matt, one of the maintenance staff showed up promptly within the hour and assured me it would be fixed. I went back to Museo to do the final cleanup and came back hours later with even sorer muscles and feeling unbelievably grimy. I was trepidatious when I started my bath. Guess where I'm writing this review from? My piping hot garden tub filled with lavender scented bath salts!!! I've lived here for 2 months. Since prior to moving in, I've been trying to gain access to rent cafe to input work orders and pay my bills. Jazmen has yet to get this working for me even after MULTIPLE contacts about it. She is by far the most incompetent ACM I've EVER encountered. She also bashed the company I work for like she was in some way superior, even though she's an obvious moron. The parking spots are for mini cars and you will get door dings weekly. The shower had mold and mildew when we moved in. Pretty sure the entire apartment was not cleaned prior to move in because it was disgusting and had to be cleaned top to bottom asap. We moved here over a year ago. We loved the prior management company and wanted to live here for a long time. The new company, Steadfast Management is horrible. My husband has worked in property management for over 30 years and has never seen anything as bad as this. We have a problem with them losing our rent check and when I went to the office to talk to the resident manager, she shut the door in my face leaving the leasing agent to talk to me. She was clueless and kept telling me that we owed all these late fees. I wish we hadn't signed another lease when they first took over because I'd leave now. Pay attention to all the reviews the staff is rude or stupid as hell. The company that took over is trash and the manager is univolved or rude. Im on the 2nd month with a dirty air filter they never have my damn size no idea how if i have the niggest one bedroom amd my whole building has other units that size. That causes a high electricity bill and my allergies are damn horrible with the pollen so that doesnt help. I've now been a resident here at Canyon Resort five years and have experienced four management teams. Recently new owners took over the property and it has gone down even further. My rent check was dropped off in the box and there was an issue. Instead of management reaching out to inform me of it they allowed late fees to exceed $450.00. Currently sitting in office waiting to speak with the manager however she won't depart her office. Called the corporate office as well however had to leave a message. Not a great place. Had mold growing and a flood in my kitchen due to dishwasher that mgmt would not fix. Dark, moldy, musty apartments. Trash everywhere on site. Dog poop was also everywhere. The area is pretty - the location is convenient, The leasing staff, however, is the worst I have experienced. Maintenance requests go unanswered. If they are taken care of, it takes weeks. At best. Our dryer has been broken for a year. We've received random charges for month-to-month leases when we re-signed our lease. Late fees when they cashed our check for the wrong amount. 90% of the time that we call the leasing office there's no answer and no call back. Canyon Resort was a wonderful place to live when management was under Bailey. However, when the new management took over in December, I couldn't be more displeased with my experience. We started having raccoon living on our ceiling that ended up popping all of the fire sprinkler in the ceilings because they were trying to come into the apartment. This problem persisted for 4 MONTHS until we finally got someone to take care of the problem. By the time a decent exterminator came they informed us that we had a rotting opossum decaying in our ceiling insulation (which would explain the smell). Which brings me to the next point; the management is horrendous. The lady that runs the front office literally hides in her office and refuses to meet with you to discuss any problems you may have. On the off chance that she does emerge from her office, she is dismissive, rude and condescending. She scheduled a walk through with us at the end of our lease, no-showed, and made someone else do it. After said walk-through which confirmed that we did not owe any money due to any damages (the maintenance man who walked through with us even complimented us saying our apartment looked so good) billed me for $400. $200 of which was taken from the deposit and an additional $200 was billed to me in the mail. I immediately paid by check, canyon resort did not cash said check and sent me to collections. The property itself is beautiful. And Garrett the maintenance man was the only decent person who worked there (who has thus since quit). Save yourself the headache and find somewhere else to live until this place falls under a different office manager. read more
