    DO NOT RENT FROM REAL PROPERTY MANAGEMENT PREFERRED!!!!!…read more Our experience with Real Property Management Preferred and the property on Lexington Woods Dr has been extremely disappointing. This property costs nearly $2,000 PER MONTH, not including utilities, and we expected a clean, safe, and move-in-ready home. Instead, we traveled approximately 14 hours to Texas and spent thousands of dollars relocating, only to arrive at a property with serious pest, cleanliness, and maintenance issues. Immediately upon arrival, we found dozens of dead German cockroaches throughout the house, along with live ones, despite being told the property had been treated before move-in. We were afraid to unpack our belongings because we do not want our furniture, clothing, boxes, or personal belongings infested. Other issues included: * Dead roaches left throughout the home along with live ones * Overgrown grass and wasp nests around the property * A back door that would not properly latch * A large gap around the garage door * A/C that could not get the home below approximately 76°F * A filthy air filter * Cobwebs, hair, dirt, and dust throughout the home * Personal belongings left behind, including razor blades * Sharpie marks and other wall/paint issues * Dirty bathrooms, showers, soap scum, and leftover soap * A leaking sink faucet * Broken blinds that we were specifically told would be repaired before move-in * Numerous additional cleanliness and maintenance issues For almost $2,000 a month BEFORE utilities, we should not have had to walk into a home in this condition. This was not just a couple of minor move-in issues, the property was not properly cleaned, inspected, or prepared for occupancy. Another major issue was the lack of communication and support. We had been communicating by email with representatives who, as we later discovered when we physically went into the Houston office, are located outside of the United States and work remotely from other countries. We were not made aware of this beforehand. The people we had been communicating with were not able to directly help us with the situation, and it appeared that important information about the problems we were reporting had not been communicated to the staff at the actual Houston leasing office. We essentially had to show up in person to explain the situation all over again. We had been in Texas for less than 24 hours before having to make other housing arrangements and move our belongings into storage. After spending thousands of dollars and traveling 14 hours to relocate, having to immediately find somewhere else to stay has been incredibly stressful and expensive. If you are considering renting from Real Property Management Preferred, especially the property on Lexington Woods Dr, PLEASE do your research and thoroughly inspect the property before signing or moving in. Paying nearly $2,000/month should come with the expectation of a clean, safe, properly maintained home and effective communication when serious problems arise. Based on our experience, we would NOT recommend this company or this property.

During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

Every…read moretime I've spoken with him, it seems there is little understanding of the status of our maintenance requests. For example, the company has stated they have a tracking number for the part needed to repair our AC, yet no one can tell us where it is or provide a realistic timeline for when the repair will be completed. Communication has been consistently poor. Calls often go unanswered, and when someone does respond, it feels like no one has the information needed to actually help. As a tenant, it is incredibly frustrating to repeatedly explain the same issues without receiving clear answers or meaningful updates. What has been most disappointing is the lack of empathy. We have been dealing with property damage, concerns about the condition of the home, and the discomfort of living without air conditioning for an extended period. While window units were eventually provided, they have not adequately cooled the home and have instead made the rooms feel even more humid. Throughout this experience, it has felt as though collecting rent is treated as a higher priority than fulfilling the landlord's responsibility to provide a safe, habitable, and properly maintained home. This has been, without question, the worst experience I have had with a property management company or landlord.
