This is unacceptable for any property management company. The company managing the home next door removed trash from inside the property and left it dumped across the front yard and driveway area. This includes broken furniture, large debris, bags of trash, old household items, and what appears to be electronic waste, including TVs. Half of this trash has been sitting outside for over three weeks. This is a nice residential neighborhood. Families live here. Homeowners maintain their properties. No neighbor should have to live next to a front-yard dumping site because a property management company failed to properly haul off debris from a home they manage. This is more than an eyesore. It attracts pests, lowers the appearance of the neighborhood, creates possible safety hazards, and shows a lack of respect for nearby residents. A professional property management company should know better. If they remove items from a home, they should arrange proper disposal, not leave piles of trash in the front yard for weeks. Based on this experience, I would not recommend this company to homeowners, investors, tenants, or anyone who expects basic property care and neighborhood respect. read more

I lived with this property management company for 6 years and was never late on rent or caused any issues. I moved out early and had the unit completely empty the day before my scheduled key return and final walkthrough. When I came back the next day, the AC unit had been stolen. I immediately filed a police report and notified the office. Instead of working with me, they ended up charging *me* for the stolen AC--even though I had already moved out and reported everything right away. What makes this worse is that after new tenants moved in, the same thing happened again--the AC was stolen during their move-in. When I asked if those tenants were also charged, the answer was no. So after 6 years of being a reliable tenant, I was held responsible for something completely out of my control, while others in the same situation were not. I have requested multiple times to have the property owners contact me because I wanted to talk to them about the property and to purchase it outright and the three times I've reached out to the management company. DO NOT RENT FROM THEM! Real Property Management is based out of Houston and make you go get your keys up there. I just moved out of 5523 avenue o 1/2 east, after 11 months of moldy ACs, providing my own heat with towers because the AC "heating" units only heat up to 300 sq ft IF you turn it up to 85 degrees (this apartment is 800), the electric is so faulty I had to unplug everything except one outlet to charge my phone for a WHOLE WEEK during a cold snap. They came out finally and replaced the circuit box that was sparking and overheating with no work permit and didn't contact centerpoint or Galveston first. They allow your neighbors to have dogs that poop in the yard and don't clean it up (violation of lease as well as illegal), animal control was notified multiple times (thank God they cited the neighbor twice. Then they want to charge me $1,000+ for breaking my lease because I have no ac or heat and it's unsafe to live there. I put in an emergency work order on a Friday because the NEW circuit breaker box was sparking and tripping, and the maintenance supervisor Hector didn't even see it or look for it til Wednesday. The whole time I was living there, I was paying for the back unit's ac (it's a triplex). And now they've been tearing out the floor (all the floors are leaning) in the back unit and the floor is so rotted and disgusting. And when you talk to the office, I'm told they can't do anything and anything, not to mention they only work probably 4 hours a day (work meeting right at 9am when they open for an hour and a half, lunch for an hour, and then they close at 4). They do not care about kids, or their safety, otherwise they would've done better, they only care about money and their communication is terrible. Also, the AC vendor himself told me (and put in his report but the office changed it) the ac is moldy and needs to be replaced, and the other AC heats if you turn it up to 85 degrees. The owner of this horrible place wouldn't let the AC vendor replace the outlet to allow for a stronger heating unit, instead he was made to go back to the store and purchase the exact same one. They never sprayed for pest control, so the front yard has soooo many fleas, one walk through and your legs are covered in them! And they had no fire extinguisher. Unfortunately, my experience with Real Property Management Preferred has been disappointing mainly because of poor communication. Getting a response from them is extremely difficult. Even after sending several messages about issues related to the property, it often feels like you are being ignored. A property management company should be accessible and responsive to tenants, but that has not been the case in my experience. I was a tenant with real property management from March 2021 to June 2023 until a tree fell on the house we were renting. This rental company is the worst and has a complete lack of not only professionalism but compassion. We were unable to get a hold of them for three days to discuss the tree that had fallen on our house making us essentially homeless. The only way we were able to contact a real property management representative and not a voicemail box was when we clicked the payment option when you call them. THEIR EMERGENCY LINE DOES NOT WORK EITHER! We called every hour for three days while we lived in a home with a tree through multiple rooms that had also collapsed the roof! When we finally spoke to a real person, their response was "well it doesn't sound like anyone was hurt, so I don't understand what's the big deal." THE HOUSE WAS DEEMED UNLIVABLE! WE WERE LIVING IN AN UNLIVABLE HOME FOR THREE DAYS WHILE TRYING TO CONTACT THE RENTAL COMPANY! I fail to see how it was not a "big deal." Real Property Management was REAL quick to pull out the next months rent despite the house being deemed unlivable! Photos are of the "not a big deal" tree through our (deemed unlivable by their insurance company) house. Now on to today, 1/22/2024, and Real Property Managements lack of professionalism and respect for YOUR privacy as a tenant. I no longer rent from real property management, but I still receive emails and texts about the home I used to rent from the company and the current tenant! She has made me feel secure knowing that my property is in good hands. I have used other management companies before, but at times things fell through the cracks. But RPM is full-service company. The people at this location are very bad I live at one of there rental properties for 61/2 years. The first 5 years they were really good on taking care of business. Whenever I had a problem they were on the job but the last year in a half they got an another company to do their maintenance work and they were a mess. I mow coming up in my bathroom. From the water leak in my ceiling, it went down in the cabinets in the kitchen and mold up the kitchen cabinets. I had a hole in my ceiling for three weeks because they wouldn't come and fix it I called and called numerous times and they still didn't come. My sink busted up downstairs in my kitchen two times and my living room carpet was soaking wet for four weeks. I kept going over to the office calling the office for them to come fix it and they talk about. We have to wait till the carpet dry out it meal dude in my house and all they did was came in took the padding up off the floor, put new padding on the floor and laid the carpet back down and took a regular home vacuum and clean the carpet. Four months later the carpet came up was coming up again. They never came back in to put it back to the flow. The gate in the backyard was broken down and they told the neighbor when he called them that they wasn't gonna replace it until I move. They got their rent every month if it was late, they got every late charge that was given to them. These people are the worst fucking people to ever fucking rent from and I would never ever refer anyone to that sorry ass Company then my deposit they tell me my check is ready. I'll go pick up my check then I'll go put it into my checking account I pick my check up at 11:30 AM and when deposited into my account at 4:30 PM, they give me a call telling me they canceled my check and I need to come pick up another check. The bank is closed so I was unable to go get the check and stop the check from going through my account so now the check is in my account and I can't stop it, but they didn't put a council on the check. I'll call the bank. The bank said that it has to go through because it's too late it all I get is I'm sorry I'm sorry it is not my fault that you all don't know how to do your damn job and if my stuff in my account bounce, you will pay for everything that has bounced in my account or I will see your ass in court. On March 2, 2023, I picked up the keys to a rental property that was leased from this company located at 4711 Hickory Downs Dr, Houston, TX 77084. Upon my inspection of the property while completing the inventory sheet, I noticed mold in the master bathroom. I Immediately notified the property management company (Alexandra Ibarra, Susan Roddy, and Brett Moses) about the situation, and Alexandra Ibarra responded telling me that what I was seeing in the bathroom was colored caulking. She also stated that pest control has checked the property and informed them that there was no "organic growth" per their wording. We requested a copy of the alleged report provided to them by the alleged pest control company. We never received a copy of the report. The fact that this property management company reported they had pest control assess the situation makes it easy to infer that they had knowledge of this mold situation. On March 3rd, we requested that they have a professional assess the mold situation in the home. They refused until there was mention of legal intervention. On March 6, 2023, The property management company sent two males (Rosalba Bonilla and the other males name is unknown) to the property that were not certified to assess or address a mold concern in the property. On recording their vendor states that the property has mold, and he has to remove the mold. He was questioned as to how he would remove the mold and how long the process takes. Both gentlemen retreated to their truck and came inside of the residence with bleach in a spray bottle, white caulk, and paint. I have pictures of the gentlemen with the materials in their hands. Though, the property management company is stating their vendor did not report "organic growth" again their wording at the property. Now the property management company is trying to charge me for 14 days in this unlivable property that has toxic mold in it and mold in the air conditioning unit. We paid a mold testing company to come out, and the professionals have confirmed Penicillium/Aspergillus and Stachybotrys also known as black mold or toxic black mold by a mold professional. read more

I had this company manage my quadplex in the museum district. My terrible experience as the owner/landlord could only be topped by the terrible experience of my tenants. As a landlord, your goal is to maximize rent, reduce expenses and maintenance costs, preserve the property through quality work, and minimize turnover. Real Property Management's goal is to maximize turnover and they don't care at all about costs or quality of work. There were NUMEROUS times where repair work was needed, they got two "independent" quotes, and they came back to be the exact same amount, down to the cent. Maybe the vendors are colluding, or RPM didn't actually get two estimates for me, or they are incompetent and only got one quote but told me they got two quotes. Regardless of what it is, trust me that you don't want this property manager. After repeatedly having to accept RPM vendor work at prices that felt way too high (I don't live in the Houston area), I finally started to get estimates for a few of the work items myself. I found that the RPM estimates were significantly higher than our other estimates I got on my own, for fairly standard work that could easily be bid out -- roof replacement, replacing exterior dryer vents, fixing soffit, replacing an HVAC unit. I would little literally provide the exact same specifications to highly rated yelp providers for the exact same work, and 90+% of the bids that came back were cheaper than RPM contractors. Additionally, there were several times when RPM vendors did work, the work was faulty, and additional contractors had to be brought out to repair the faulty work. Finally, if you want to cancel your property management contract, they force you to pay a huge early termination fee, whereas you can find many other high quality property managers ok with month-to-month contracts. Then on top of it all, if you want to sell your property, and one of your tenants decides to purchase it, you have to pay them a cut of the purchase price (several percentage points) of the property, which again is absolutely insane and not typical. All I can say is, for the sake of you as a landlord and for the sake of your tenants, STAY AWAY FROM RPM. read more

I happily sued this company Real Property Management Preferred owned by Joni and Shaun Wolfswinkel because they unlawfully withheld a portion of my deposit. I initially disputed the information with the landlord and asked for a review of the charges. I did not receive proper assistance from them, so I filed a lawsuit immediately following the encounter with Amber Siau Sodke. Amber implied that I was threatening and harassing her because I promptly requested the remainder of my security deposit. Please understand I could have won Two Pennies in this case, and it would have been worth it. If a landlord withholds a dollar without a lawful reason, it is wrong. Rpm provided me with a dusty, unbelievably dirty, and unsanitary home upon move in. They tried to stand on the new construction home quote as if that meant the home would be clean. Why would I give rpm a professional cleaning upon move out if they didn't give me one upon move in? No Dear. At this time, I would like to give a personal shout out to the lawyers who got handled in this case. My apologies, the lawyers who handled Rpm's defense. Rpm retained White and Mejias, Pllc as their defense attorneys. They were very cocky and thought without a doubt they would win. I represented myself in the case. I am glad to be done with them. I hope this helps someone else. I hope your experience is better than mine was. Lastly, I hope White and Mejias reached out to Rpm for those attorney's fees they thought I would end up paying lol. They lack transparency and business ethics. The contract stated that vendor estimates will be "reasonable" and that is a bold face lie. Their goal is to suck your bank account dry with over the top vendor charges and never ending repairs. I am ending my contract and reporting them to the BBB. Read from the others in the Yelp review with 1 star and you will see that there is a consistent message. I don't ever post but I had to in this case. They will charge you for things. I felt completely robbed and had to take a stance. Below are some of the grievances - Lack of transparency, no communication, inconsistent messaging, higher charges for repairs, double billing, breach of agreed repairs, hidden costs, and charges which were not disclosed. RPM provided estimates for all the Make-Ready (MR) items for tenant leasing. The "MR" items were then shared with me and authorization of work for certain items were approved and paid in full on 11/11/21. It was understood and agreed with RPM on the items that would be done for the Make-Ready. RPM then billed me again at the end of the year on 12/30/21 stating that they did additional Make-Ready bits and "light" cleaning. When I asked what additional "MR bits" were done which I did not approve, they stated they addressed two items: electric breaker filler plate install and securing of the dishwasher. I had already paid for the electric breaker filler plate install as part of the payment on 11/11/21 therefore double charge. As for the dishwasher, it was agreed with RPM that this would not be done but they are stating they did it anyway and included in the bill. As for the "light" cleaning as per the description they gave, my husband and I had hired a cleaning agency to do a deep clean of the property on 10/11/21. My husband and I also cleaned the property and were not expecting the property to be cleaned again. RPM is stating that they did a light clean and billed me. There is no transparency and lack of communication from RPM. They are breaching agreements which were made and double billing. I had also setup home warranty which RPM took all info and stated they would use. Instead they are using their preferred vendors to do all the repairs without checking if there is coverage for the repair through the home warranty. THEY GET REBATES BACK FROM THEIR PREFERRED VENDORS and transfer the higher cost to you. The cost of repairs/cleaning are higher than estimates provided by outside vendors. For the initial Make Ready repair, the scheduling of the repairs got delayed, RPM were attributing the delays to me for not making advance payment but I wasn't billed and there was no communication that I would need to pay in advance. RPM is also charging me for trip visits to the residence of $75/trip. This was never disclosed in any contract. Also as part of the initial recruitment before signing the contract, RPM stated that they would assist in setting up the utilities on the property for lease but after, this was not done. I had to handle this myself. For the leasing of the property, they initially put up photos of the property which were very unappealing (dark and gloomy, taken with their phone). After sitting idle for approximately 1 to 2 months and after I informed them that the photo did no justice to appeal to any potential renters, they retook the photos and reposted. There are inconsistencies in their messaging to me. One representative would state one thing and the next representative would contradict. I have no way of knowing who is being transparent at RPM. One representative stated they would ensure all repairs/updates going forth, she would obtain authorization from me but another representative stated he will not do this as it is too cumbersome. For the tenant leasing, there was never any disclosure to me that they would not collect a security deposit from the tenant, I found out after the contract was signed with the tenant. We had to request for a copy of the contract. I could write a book on all the grievances caused by RPM. It has been a total hellish nightmare. PLEASE BE WARNED. read more

This is by far the worst company ever. I've been paying almost $1,300 in rent every month. There is no way to reach them in the case of an emergency. I have a toddler and an infant. NO HOT WATER!!! I pay for pest control and that is never done I've put in multiple requests. Every month it's different fees added to rent. they won't fix shit at all. They'll get you into a rental immediately but it will be in an area with no internet service only spotty and unbelievably slow satellite internet. Not at all good enough for people who work from home and need to video chat or take calls. Can't even stream shows or play games online. Forget your work from home job. They'll send you in circles trying to get this issue resolved to get a viable internet service in the area. Internet service providers require a 7000 dollar fee to get service coverage in an area which either RPM or the HOA should cover, obviously not the residents. Who has a spare 7000 dollars? I am not the type of person to leave reviews, but I'm to the point where I may be able to help someone before they make a poor choice. First, I am happy with the build of my townhome and the location. It's very convenient and the price is not bad for Houston, Texas. I have been renting my townhome approximately two years and I have called maintenance about 3 times. I usually can handle small things, but the bigger ones I try to reach out for assistance. Real Property Management does not cover anything and I mean ANYTHING. If something needs to be fixed, the company has to outsource, but you are responsible for the bill that follows. I have NEVER been late on rent or any payment requested by the company, but they cannot seem to help us with anything. I do not complain because I know some things you should be able to handle yourself. I feel as though I've been a model tenant because I pay my bill and they do not hear from me. The customer service reps are not competent people and I do not say that to be harsh, but most of the time when I talk to one of them, they do not understand what I am saying. I have had to email and speak to management a few times because the reps just could not get it right. Overall, if you are looking to lease from this company be prepared to do it yourself as it pertains to just about everything. It is the worse property management. It exploits tenants, Repairs are not done on time. Every month there are added fees to the rent. It seem as though it is a crime to rent a home. There is no peace, tenants are being chastised for renting. This company needs to be investigated. I would give them a zero. The home I occupy, is dilapidated. It has a dishwasher I cannot use, whenever I use the dishwasher, it clogs the garbage disposal. They make me pay for the repairs. The repairs are never done properly. During rainfall, I cannot sleep in my bed. The rain comes through the opening in the wall and wets me. Heavy rain, floods the house (dining room , kitchen, and bedroom).The air conditioning unit floods from time to time, a fishing boat can freely sail. It produces an odor that affects my throat. A mold detecting company has detected mold in the house. The mold seem to be affecting my body medically. In addition there are monthly H.O.A. charges, and other fees that breaches the contract I signed. I have hard copy of the leases I signed. Every month the lease is altered to accommodate their purposes. My water bill is over a thousand dollars because of their negligence. I have evidence of their misdoings (videos etc.). They claim everything is the Landlords fault. I will see them and the landlord in court. Last month I paid almost 2000. in rent for this crappy house. I was never late with my rent. RPMP is literally the WORST management company I've ever come across and I'm in Property Management myself. This business is nothing but a racketeering enterprise. On top of a higher than usual rent in the first place you charge a $200 'administrative' charge for signing lease agreement. Then you tack on monthly fees of $45 a month for 'residential HVAC filters and quarterly pest control'. Then you turn around and charge another $72 for residential filters that your inspection company replaced during routine inspection? Not to mention your $35 fees for simply receiving a LETTER from the HOA. Not a fine, just a letter. I'm absolutely livid. $72 charge for a basic HVAC filters is beyond absurd and was not approved. On top of that your system is set up where it won't accept rental payments unless the absurd fees are paid first. RPMP has overcharged me since day I moved in by 'prorating' my move in earlier than I was scheduled to move in. When I finally did move in I had to push my date back due to NO AC in Texas in JULY. This 'move in ready' house was filthy and had no AC. They had to send a crew out to replace an entire attic unit. The yard had not been mowed in at least a month (long enough to receive an HOA violation and a fine from RPMP which was eventually removed). Sent a lawn crew out after I complained, who ruined a brand new commercial grade waterhose. I've requested management to replace the waterhose, remove erroneous fees and update the prorated rent to the correct move in date. Nothing. They won't respond. Everything about their management is bad. I have a leak in my kitchen that I've requested to be fixed 3 times since June and it is still not fixed. The repairs that are done are less than subpar. There's still a huge patch on the ceiling that needs to be sanded, texturized and painted from a roof leak that was 'repaired' a year ago. It takes a lot for me to write a bad review and RPMP has surpassed that. My lease ends this summer and it cannot come fast enough. My concern now is that I know that no matter what condition I leave this house in, I'll be fighting for the return of my deposit. read more

If I could give them minus 0 stars I would. We leased a house from this company for two years. We always paid on time even though the A/C and heating system of the house did not work well in the bedrooms due to a duct blockage or disconnection issue in the not accesible attic. They sent someone to check it and when they found out that in order to fix it they had to break walls they said that the owner of the house wasn't going to pay for it so we had to keep using fans in the summer to push colder air from other parts of the house and portable heaters in the winter which increased our energy bills. We coped with it because we were in the process of buying a home which we finally did. That's when everything went south with RPM. We did everything by the book. We notified with 60 days in advance that we weren't going to renew the lease, we had $1,150 in security deposit that we hoped to get some back because these companies always find an excuse to charge but we were fine with it. We throughly cleaned the house. It had normal wear and tear. Of course the paint needed to be retouched. And next thing we got was a bill for an extra $605 on top of the $1,150. I called to claim it and they sent me a form to fill out a formal claim which I filled out and sent back right away. After that they didn't send any more bills so we figured they had accepted the claim. A few months later we started getting calls from a debt collector. We avoided the calls because we thought was spam calls. When we blocked the calls they reported it to the credit bureaus and that's when we found out it was the debt collector calling regarding the supposed RPM debt. It ruined our perfect credit history. Following the event I called RPM and they said that they don't have the account anymore and left us with the problem by ourselves. Does this mean that these companies can charge you whatever overpriced amount they feel like? The list of things they said they had to fix weren't even real and every little thing they supposedly did to fix the house was overpriced. When we drove by the house they had an A/C truck fixing the cooling or heating system. Does that mean that they were fixing the A/C and Heating system on our expense when their responsibility was to fix it for us in the first place two years before? DO NOT TRUST THESE PEOPLE. My advise is run away from them and find another property management company and make sure is not them. They are using this name too Houston Elite Property Management. I REPEAT. MY ADVISE IS RUN AWAY FROM THESE PEOPLE AND SAVE YOURSELF A VERY HARD TIME!!!!! I tried calling them many times. They just don't care. read more

This is the worst property management company ever. I will never live in a house they manage ever again. I lived at 17055 Clan Macintosh Dr. While I lived there I contacted them about sewer issues that caused flooding from around the base of both toilets simultaneously and caused drainage issues in both restrooms. Basically nothing would go down. When I contacted them they first told me they could not locate my residence in their system to administer a maintenance request. Secondly after someone called me back upon locating my residence as one that they managed they told me that they were not responsible for plumbing issues and that I would need to contact the city in order to have underground plumbing issues resolved, in a residence that I was renting. Absurd. The plumber they finally assigned after numerous calls, contacted me. Mind you this is their plumber, never visited the residence, but verbally told me in a phone call that if I was leasing he would suggest that I just put draino down the drains until the lease is up. So that's how I rectified the situation for over 6 months. Upon moving out, I provided them with all the move documentation that they requested. They charged me asinine fees in order to keep my deposit. They billed me for patching/painting walls in rooms, that never had a single item hung inside it. They billed me for patching and painting 6 walls in a bedroom that consisted of 4 walls. They billed me to clean carpets even after I paid someone professionally to clean and provided them with a receipt. I provided them with pictures of the cleaned property. Receipts for the paint I purchased per their specifications. I did everything they requested, only for them to scam me and withhold my entire deposit. Assuming because it takes them forever to lease out the property, with good reason. Then when I had not heard anything back from them about the return of my funds I contacted them only to be provided with a mailing receipt where they sent their correspondence letter to the incorrect forwarding address that I provided to them. I spent everyday at that property for a over week straight, cleaning, filling nail holes, wiping down baseboards, painting, and mopping only for them to keep my deposit with no validation or substantiation of charges. To add insult to injury they charged me an amount that exceeds my initial deposit and claim that I actually owe them money. They deserve negative stars for the type of service and horrible business practices that they run on. read more

SCAM ALERT. PLEASE READ. This business is nothing but a scam. My boyfriend and I rented a house from them. Our move in date was June 5, 2020. We could not move in that day because they AC was broken and they wouldn't fix it until the following Monday. When I was shown the house it was disgusting. Bugs everywhere, food slung all around the kitchen, open jars of food, holes in the walls, and it was just dirty. On our move in day I had to spend the entire day cleaning in the 90 degree house when it should have been cleaned before we moved in. Dirt was painted into the bathtubs and short curly hairs were painted into the trim and the walls. They never answer any phone calls. The only way you can reach them is through email. In February 2021 we had a freeze here in Houston and all of our pipes broke. We didn't have water for almost 3 weeks and had to pay full months rent still. The house started molding in the kitchen and they didn't even remove or treat the mold. Instead they covered it up and I watched that first hand. When I called their office after the freeze to figure out what they were going to do for us since the house was no longer livable, I was told to basically suck it up and I mentioned the house being disgusting when I moved in and she told me "you signed the lease and accepted the house as-is" but I signed the lease under the impression the house was going to be cleaned. We did not have ceilings in the house up until this past Tuesday so we had wasps and bees constantly in the house. They make you pay $45/month for their preferred tenant program which includes air filters and pest control. The pest control had not done their job in 6 months and we were expected to still pay. We asked to end our lease early due to the conditions and thankfully they agreed. But they are holding my deposit for a month and will charge us for cleaning fees afterwards but they are the ones who don't clean their houses and leave their tenants in molding houses. I physically watched them cover an entire wall full of mold with Sheetrock so I will be reporting this to the BBB. The past 10 months has been mentally exhausting and the mold has been making me feel like I'm in a brain fog. Also, when the freeze was happening they would not answer their phones and they had also taken their support email off of their website so you would not be able to get ahold of them unless you had previous emails with their support email. It was very shady. While we were moving out this weekend our neighbor told us she talked to the last 4 families who had moved in and out and they all said the same thing. The landlords would not fix anything properly and the house is disgusting. We found an obituary from 2010 in our closet. What does that tell you? I wish them the best. I wish they were better than they are but hopefully some changes can be made to their company quickly. You would think after all of these 1 star reviews they would take some feedback but I guess that tells you more about them than what I can tell you. I will have an updated review once I get my deposit back. They also never sent a new stove to us since ours was destroyed in the freeze from all the pipes busting. Also, in the "master bathroom" the shower was unusable because a kitchen sink valve was installed instead of a shower valve. It is absolutely ridiculous how much we were paying for that house. I used this company to lease one of my townhomes in 2015. As part of the agreement, they were to do quarterly visits to the property to change filters and do routine inspections. When the tenants quit paying the rent, and I returned to the property to clean it out, and I discovered that the tenants had been smoking a hooka inside. There was a large smoke stain on the wall and ceiling. The air filters were black with soot. The plumbing fixtures in the bathroom and kitchen were not functioning, and the refrigerator and washing machine needed repairs. DO NOT USE THIS COMPANY. read more

If you are a landlord/owner beware!!!! We DID NOT pick nor choose RPM-Preferred to manage our property. RPM-Preferred bought out our contract from our previous rental management company. Once taking over our contract, within the first week we immediately knew there were issues with this property management company. Being military and moving quite a bit, we have purchased a few homes. We have homes in 3 different states to be exact, that are managed by a rental property company. Rental property companies are entities we have dealt with for quite some time. This is our first encounter running into a bad one. RPM-Preferred practices in a dishonest fashion, charges you fees for things they clearly do not do along with having incompetent staff. After cancelling our contract with RPM-Preferred our property sat idle for 25 days due to this company holding our over half a million-dollar property hostage. Per their own words they could not release our property back to us until all billing/financial task were complete. There were multiple attempts on our end to pay cancellation fees/cost upfront to move on and be done with this company. RPM-Preferred charged us for a move-out inspection and re-keying of our home which they did not do. When going to pick up our keys they stated they did not have any keys for our property. We had to contact the previous tenant to get the entry code to access our property. They had not changed the code and did not know the code to get into our property. On top of that the tenant did not leave the property up to parr. Yet they still charged us a re-keying fee and move out inspection. This is just one example (of the many) inconsistencies we encountered with RPM-Preferred. This company caused us to lose out on money and time due to how poorly it is run. I had to get the owners involved due to the lack of communication of the staff. The owner Joni was somewhat helpful. I would not recommend this property management company to anyone. read more

Do Not rent with RPM Preferred!!! They are just out to get application fees and they only rent to races they prefer. I had to contact them multiple times about my submitted application to finally have them look at it. I submitted check stubs for income, then was asked for 3 months of bank statements, then 1 more month of statements. I was then asked for my last 3 tax returns to prove the same income! I received multiple alerts my credit had been pulled but was then told they could not access the information and no response for days. I called today to be told the app was denied for income ( that was proven) and it was past the 30 days they hold an application. Joe cold not give a legitimate reason why my application was denied. Income was proven multiple time, all references we completed. The house I applied for is still sitting there. But now their screening someone else it's been over 30 days the house has been there. They're a joke of a management company. Joe wants to argue with you and will not provide anyone higher than him. read more
