    Save your self from this place have been living here for 10+ years and still haven't been able to…read moreget my kitchen remodeled. Had to keep asking for almost 3 years just to get my carpet removed and get floors put in even though they were not done right have been telling them that the floors are lifting up and they don't do anything about it. Every time I ask Mario when they are going to finish remodeling my unit he always just says next month and that month never comes. I have also called the office to have them come fix some stuff that is not working like the kitchen cabinets and the bathroom shower and they just never come. Not to mention the infestation of roaches there is they don't do anything about it just send supposedly pest control and they don't do anything mind you I have cameras in my unit and all they do is nearly spray some chemicals that don't do nothing they don't even work. Save your self and run from this place the workers also don't do their job right the only good maintenance person they had was moved to a different unit place and this one is so shitty.

Realtor recommendations might come a dime a dozen but what makes Rob Ross stand out is that he is a true conduit for what you want. He is diligent with the tasks you need him for and respectful of your desires even when what you are asking for might be unorthodox to the real estate world. For example, I made a couple offers that were probably laughable low but he followed through with them and gave them the legitimacy which led to good bargaining. Also, there were some houses I was interested in that were not conventional and Rob went through the appropriate effort to find ways where I could have a valid position to get them. ( For instance a 203k FHA loan offer. ) These are strange market times and Santa Cruz is a strange housing market in general. There were a few times when I wish that Rob would just give me the right number to offer etc.. but he was good about not being a direct market influence on my pricing and instead pulling from me what I actually felt I wanted to pay for a property. All the while offering advice that he and his family has gained over their years of being active members in both the real estate and rental markets in Santa Cruz. This is a huge bonus for buying, where you need to know if you are buying an investment or just a place to live. Additionally, he knows exactly what paperwork to unearth to make sure everything is on the up and up. What earns Rob the fifth star is that he hasn't abandoned me now that we've gone through my transaction. He continues to check in on my needs and is a trustworthy e-mail correspondent when I have homeowner questions, recommending quality professionals and giving me an idea of what to pay so I don't have to learn by being a sucker. All in all, I'm very happy and will use Rob again when it's time for my next real estate action.

    I loved being near the beach but that was basically it. As far as the complex, it was often very…read moredirty, trash and dog poop everywhere. It's not managements fault residents don't take care of our community but it looked trashy. The maintenance staff was kind and helpful but the office management is very unresponsive. I called, emailed, texted, etc. and they rarely ever responded. The office is often closed despite having open hours. They shut the water and hot water off often and don't notify the residents. The interior was poor quality. The cabinets peeled, mold in the bathroom that I had to spray with bleach every month, damaged "wood" floors from previous resident. I never used the wall heaters, seemed wasteful, just wore sweatshirts in the winter. I was embarrassed to invite family over because it was so dirty outside and the inside just didn't look nice. Parking sucked too. One spot for a two bedroom and street parking was challenging for the 2nd car. Finally, I moved out last in September and they've withheld my deposit past the 21 day law required. I still haven't received it as of November 3. Due to their poor management, I figured this would happen so at least I don't have to pay nearly $500 cleaning fee but when I call, email and text, management rarely responds. I about ready to file a small claim against them. Super frustrating.

    Do NOT move in here! The only positive is that they allow you to have pets, BUT they charge you…read more$500 for each pet AND a monthly pet rent- so excessive for a pet. They also automatically take money out of your deposit at move out for a cleaning crew even if you clean yourself before you leave! When I was moving out, they were having issues reaching the other tenant and were dodging my calls while STILL charging me money. I've been moved out for almost a month and have heard nothing about my deposit. The manager is never on site and is extremely unhelpful. They LEGALLY have to give you your deposit back or send you an itemized statement of why you didn't get it back within 21 days of your move out, and I haven't received ANYTHING at this point m. Extremely bad business practices- I'm debating reporting them to the BBB

    Run, don't walk, from the Landing at Capitola…read more I had an absolutely terrible experience living at this apartment complex, and I wouldn't recommend it to anyone. From the beginning, we were misled by the leasing manager. We were promised new carpet, only to be informed the day before moving in that it hadn't been replaced. When we arrived, the carpet was so filthy that the bottoms of our feet turned black after walking on it. We had to send physical photos of our feet to the leasing office just to get them to shampoo the carpet again, but even then, the stains remained. In addition to this, the carbon monoxide detector in our unit had expired in 2013--years before we moved in--posing a serious safety risk. Our heater also broke during the winter, adding to our frustration. To make matters worse, we were given very short notice to remove everything from under our stairs and vacate the parking lot for paving. The lack of consideration for tenants was shocking. On top of that, we were falsely assured there was plenty of street parking and were given an inaccurate estimate of utility costs. In reality, the utilities--especially water, sewer, and trash--were outrageous. Water and sewer bills were split by the building, not by individual units, and with some units crammed with up to 8 people due to the rising housing costs in Santa Cruz, this was completely unfair. Our utility bills were sky-high, and when we asked about it, we were told we should have read the lease more carefully. One month the trash bill was 160 dollars with no explanation. The management showed zero accountability or willingness to help. The company operating this complex is corrupt, preying on renters in an already overpriced housing market. Unsurprisingly, we got almost none of our security deposit back after living there for a year, despite taking care of the place. At this point, we had even bet on it happening, and we weren't wrong. If you're considering this place, do yourself a favor and look elsewhere.
