Also Sean the owner was extremely helpful and went above and beyond to correct some pretty bad issues we were facing. I've worked with a lot of different landlords and property management. These people are really at the top of their game. I would absolutely consider leasing another one of their properties.

The condition of the house we rented was extremely disappointing. We were required to submit a minimum of four photos of every space in the house, along with an itemized list of additional close-up images. This process seemed unnecessary and disproportionate to the purpose of documenting the property's condition. It felt less like a standard inspection procedure and more like an attempt to monitor tenants for undeclared pets or additional occupants. What made this especially frustrating is that the issues with the property had already been documented in their own pre-move-in report, and no repairs were completed prior to our move-in date. In the course of three months we had 4 maintenance service calls, at the time we broke our lease there were many more appointments scheduled. Judging by the fact that we've received mail for at least 6 previous tenants--Holland has a very hard time keeping people in this very worn-out house.

Ms. Harper emails me around 9am this morning letting me know that the documents would be ready and to me for signature before noon. That did not happen... 5:20pm roles around and still no documents and more importantly no communication as to why, so I inquire yet again. Ms. Harper offers apology and a multitude of excuses in response. A short while after the documents are sent to me along with explanation of additional information needed. I had some inquiries of what would be required and asked why it was my responsibility as the home owner. Apparently I misunderstood the intent of Ms. Harper's communication and designation of what was my responsibility. In response, I am going to share the actual verbiage of her email to me: "Mr. Jones, Did you even read through the documentation I sent? I am not suggesting you get the HOA document provided by the HOA. I am suggesting you fill out the SELLERS PROPERTY DISCLOSURES. And in fact, I'm suggesting you find another realtor. I am not going to deal with your attitude. Best, Ms. Harper" Shocking to say the least... We had set up a photo shoot that was two business days away and were set to list the house in four business days. All of a sudden, some standard questions become a resignation of service. Thanks for leaving me with nothing! If you like this sort of service, then this group is right for you. The individuals in this organization have a lot of fancy titles obtained by attending various classes and courses, I know it all looks great on paper. This my readers is a true life experience that happened to me. Very sad that these types of things happen in life.

KJK Properties took over management of one of our rentals that had been mismanaged by another PM…read morecompany. When KJK came onboard, the house, both inside and out, was being destroyed by the tenants and their high energy dogs in a multitude of ways. Before hiring KJK we interviewed a number of property management companies. By the end, there was no question that KJK's owner, Kathryn King and staff stood out from the rest as exceptionally professional and highly informed about the most recent City of Portland landlord tenant laws. A win-win for everyone as long as everyone involved is acting in a responsible manner. Unfortunately the tenancy that KJK took over left the house a complete and total disaster. I've attached a few of the pictures below. These tenants, ELISHA M. and MEGAN W, unfairly left scathing reviews of KJK on both Google and Yelp when they got the 'Move Out Inspection' report that documented the filthy state they left the house in. The house (that had been fully painted with all new appliances and updates after the 10 year tenancy prior to this tenancy) was left a complete mess - trash /junk everywhere, pet excrement all over the basement are just a couple of the many examples I could give. Just to remove the junk and trash they left all over the property cost us $1200; $1600 to clean the filth and gunk they lived in and left for us to clean; Thousands of $ to restore the yard and irrigation system the dogs destroyed and the tenants left in piles. Unfortunately for us, I could go on and on. Sadly, as in this case, the Review system is flawed - there's no way to stop people from weaponizing or writing fraudulent reviews. For example, these tenants allege that KJK 'unfairly' mailed them a bill for the cost of damages. However, KJK did what we hired them to do - manage the end of the tenancy. The law very clearly dictates the guidelines property managers must follow. To do the 'Move-Out Accounting,' KJK simply followed the steps dictated by law: Compare the 'Move-In Accounting' and the dozens of associated pictures required as documentation, with the condition the tenants left the house in, also with the dozens of required pictures for documentation. Some of which I've attached to this review. If these tenants had simply picked up/ cleaned up after themselves and taken care of the property as any self responsible adult would, there would have been no bill to send. These tenants also allege that I the owner 'peek over the fence' and 'make unannounced visits.' First of all, it's illegal for anyone, including an owner, to come unannounced to a property under tenancy. That most certainly never happened. And why they think I the owner with 3 young school aged kids and a small business to run have nothing better to do in my day than spy on one of my rentals is beyond me. Perhaps there is an addiction problem in the mix with these former tenants? If so, that would actually explain some of the unfortunate things that happened under their tenancy. This group will soon find out when I take them to court for their damages to our property, that allegations must be supported with proof of some kind. Otherwise in the end it all comes across as what it truly is.... A group of irresponsible, immature tenants and their lies about being done to. When what really happened, is that these people didn't care one bit about how they treated our property or about their mess that they left for us to clean up.

Horrific company... they took over our contract the last couple months we lived on the property…read more.. they and the predator landlords that own the house lied on a bunch of "damages" they claimed we're on the property... It is very obvious that the company/landlords look to take advantage of renters to upgrade the property on the renters dime and not their own... maybe they are better with other properties and maybe our situation is Landlord driven... But do NOT rent the property on 5035 N. Minnesota Ave. in Portland... not unless you like invasive Landlord's driving around the property peeking over the fence... Making unannounced visits... Because that happened too. Their Maintenance Guy, who would stop by on occasion... Even told us that they make cheap repairs that don't last to save money despite multiple attempts at suggesting they do better repair work.... Nightmare property.

I have have been compliaing since March 2025 when the inconsiterat cow moved in. Management does not return emails or phone calls. By far the worst property management company ever!!!! I strongly recommend you stay away from any property they manage.
