My experience included ongoing maintenance problems, inconsistent communication, and concerning billing and lease enforcement practices that escalated over time. From move-in, I experienced multiple unresolved maintenance issues including roach sightings in the unit, recurring mold in the bathroom, and persistent electrical issues such as flickering lights and intermittent outages affecting kitchen outlets. These electrical issues were repeatedly reported and marked as "completed," but problems continued over time. In addition, during January 2024, the heating system in my apartment was not functioning properly during extremely cold weather. Despite submitting multiple maintenance requests and having staff come out on more than one occasion, the issue was not effectively resolved at the time. My household had to rely on multiple layers of clothing and heated blankets to tolerate the indoor temperature. I am also including photo documentation showing ice forming on an interior bedroom wall, which reflects the severity of the heating issue during that period. The oven was defective from the beginning of my tenancy (burning/uneven cooking) and remained unresolved despite multiple service requests starting in 2023. It was ultimately replaced only in mid-2025, after repeated complaints and escalation. I also dealt with ongoing noise disturbances from upstairs neighbors (constant running/jumping at all hours) and cigarette smoke entering hallways from neighboring units, which significantly impacted livability. These issues required repeated reporting and were not consistently resolved in a lasting way. A major concern involved billing and lease enforcement practices, particularly related to NSF (non-sufficient funds) payments. When a payment was returned, I was charged both an NSF fee AND a separate late rent fee, and then required to pay exclusively via cashier's check or money order for a set period. In practice, this created a situation where a single banking issue triggered multiple fees and payment restrictions, even after the rent and associated fees were fully paid. This policy was not clearly explained in advance in a transparent way and felt overly restrictive in effect, even after the original issue had been resolved. I also experienced utility billing confusion and inconsistencies, which were difficult to reconcile month to month and lacked clear explanation. Communication with management was often formal but not resolution-driven. Many issues were referenced as "closed" or "resolved" in the system while the actual problems persisted, requiring repeated follow-up to receive any meaningful resolution. While some maintenance actions were eventually completed (including oven replacement and selected repairs), these occurred only after extended delays and multiple escalations. Importantly, the location itself was also a concern due to ongoing safety issues in the surrounding area, including high crime conditions, which impacted my overall sense of security living at the property. On May 29, 2026, I received notice that my lease would not be renewed for the next term. While I was already preparing to move out, the timing followed a period in which I had consistently raised concerns about maintenance issues, billing practices, and communication problems. July 3rd of 2025 was my big move in day I was super excited to move in. Renters Insurance was sent, a fully executed lease was signed and my Comed was ready to go for my move day I even saved certified funds for my move in. Talked my agent Fernando at Carol Stream Crossing said they closed early and I was to pay my move in fees online. Mind you typically most management companies require certified funds but I had to cash all my money orders in okay truth be told it did take a little time, I wasn't able to get to the office on time to pick up keys. I understand that no move in payment no keys but he terminated my lease and I have no were to go and told me I should be considerate of his time! I asked to please reconsider. He said "I was warned" that the process will have to start over if I wasn't on time. So I've lived here for almost 3 years and I want to touch on some of the awful things that have happened during my time living here. Around 2 years ago (2022) management tried to cook their tenants alive. This happened to all of the taller buildings on Gundersen Dr. these buildings don't have wall units for AC what they do have are fake thermostats in every unit. They are fake because you can't switch to heat or AC on a whim like you'd expect instead management controls if you have access to heat or AC when THEY decide it's appropriate. So one day it was 90 degrees outside but they wouldn't turn the AC on! They claimed that they were at the "mercy"of their ONE vendor that is HVAC certified to come out and work on the heating/cooling system. Okay fine but why wouldn't you have all of your maintenance staff be HVAC certified? So you're not at the "mercy" of a completely separate vendor? Not sure but it probably cost Marquette management way too much money to do that and they HATE spending money on ANYTHING around this property. So after repeated complaints via email and phone calls threatening legal action and reporting this incident to Carol Stream's village office. They FINALLY got their one and only vendor to come out and get the air to come on. Of course during that time another tenant in my building had to be carted off in an ambulance for heat stroke and my wife got so sick from the extreme heat she kept throwing up and we had to stay with her parents for a couple of days. But hey their entire leasing office is always properly temperature controlled so they didn't know what it was like they don't live here so screw the tenant's am I right. The Maintenance team we have is ridiculously slow it takes weeks upon weeks that turn into months upon months on end before something gets fixed if it's fixed at all. When asked about why it takes so long I was told that they don't have enough maintenance workers on staff and at the time of writing this review they still don't. Well that's not my problem that's a YOU problem Carol Stream Crossing! You shouldn't run an apartment complex if you don't have enough people to fix all the broken stuff around and in the apartments. The outside doors to get into the buildings are almost always broken or cracked and don't close properly. The garbage will and does get pilled up for weeks at a time even though tenants pay $25 bucks a month for garbage service which is a joke. The hallways in the building I lived in where always gross other tenants trash in the hallways the elevator and one set of stairs always smelling like old urine. Has the maintenance team ever heard of a vacuum or carpet cleaner? Do you like to take hot showers? Of course you do! but if you are taking a hot shower for too long even with the fan running the walls will LEAK old nicotine goo from people who have smoked cigarettes in the bathroom in years past which is hilarious because they send out emails once or twice a month reminding everyone that this is a smoke free building but they don't take the time to redo everyone's walls to get rid of the gross nicotine because that would cost to much money for them to do so they just let it be gross. Totally worth $1700 a month for a one bedroom right? I'm not sure what the property manager Becky M. does all day because she certainly doesn't manage anything other than her email's inbox. We have a package room that's constantly a mess and even if you tell the people bringing your packages not to take them to the package room management staff will grab your package and put them in the mailroom for you anyway like what the hell don't touch my packages. Lastly as I've mentioned before they are charging $1700 and up for a one bedroom which is insane to me that they want that much a month from people when they don't fix anything that breaks and the hallways smell like urine and are always dirty. If you have that kind of money to spend on a place to live I severely encourage you to take yourself and your money elsewhere. Good morning, today in the morning I approached for information, I know that it was closed, they opened at 10 am, but I knocked on the door anyway to see if maybe there was someone to help me, when a woman with a horrible and rude aptitude came out to tell us that she was closed, something that we already know was very rude and despotic I am definitely not going to take the 2 rents that I thought with Carol Stream Crossing because of that bad service we are 2 Colombian families each one we are going to take an apartment. Quality of life at Carol Stream Crossing is horrible. The pictures on their website is not real compared to the majority of their complexes. As someone who lives on the first floor, I can hear when my upstairs neighbors wake up, stomp around continuously, and fornicate. For one week, sewage came up from the pipes in hallway and it took them forever to repair. I have no pictures of this due to the need to vomit every time I passed by. Safety? There's gun shots and constant police calls to the nearby park. The door handles are not secure and anyone can walk in. They keep replacing the cheap security doors, only for them to be easily opened. Near the dog apartments? My elderly yorkie was bit by a skinny black dog and the owner proceeded to hit the dog repeatedly. Told the apartment management and nothing was investigated. Despite the papers you sign, there's been no penalty to dog owners who do not clean up after themselves. It's incredibly embarrassing bringing guests over and all they see is shit everywhere to try and stepping on it. Forget about getting repairs. Reported AC being broken since I first moved in and they've delayed that process. Did you order packages here? Good luck! They won't release the package until a week has passed and often lose the mail (or stolen, possibly.) One of the worst housing experiences I've had. I wish I read the reviews vs the monthly rent. It may be cheap now, but knowing their money-grabbing selves, they're likely to increase rent due to the new park incoming. If you can, spare yourself from this horrible business run by inadequate staff. If not, invest into air purifier, loud noise machine, and earplugs. read more

The leasing agent we worked with prior to signing was exceptional. However, everyone we have dealt with after becoming residents had bad attitudes. Immediately after moving in, we were disappointed. The unit we toured is nothing like the unit we ended up in. We were looking at first floor units with patios, and while we are technically in a first floor unit, there is a ground floor below. So we're really Level 1.5, and instead of a nice patio we got a dinky wooden balcony that's falling apart. I will also add that the mail situation here is a joke. When we moved in we noticed a giant sign taped to the mailboxes that read, "GIVE US OUR MAIL." My partner & I don't even try to get mail here. There's a package room that has sent me multiple emails telling me to pick up items there. Once you type in your code to enter the package room, the system counts that as picking up your items, even if they aren't in there. The water in our building also gets shut off nearly once a week for "plumbing emergencies." I understand that things happen, but for the complex to shut off our building's water multiple times a month? At a certain point residents here should be getting their rent reduced, because clearly there are bigger issues going on here. I should be able to take a shower or run my washing machine/dishwasher without fear of an email declaring the water will be shut off. Additionally, our downstairs neighbors smoke cigarettes all day long, so our kitchen reeks as if we're smokers. We've also caught them smoking in the hallways, as if they're the only ones who live here. Worst of all, the pest control person entered our unit while I was naked. I was given no more than 30 seconds to respond to the knock. As I turned off my music & grabbed my robe, our front door was unlocked & opened. To make matters worse, when I went to the door and explained that I was not aware of pest control coming and that they would need to return another day, the employee was rude. They told me that pest control always comes on Thursdays, and they didn't know what to tell me. I was never able to locate such information on the website or in our lease. The pest control employee didn't even apologize. As you can imagine, this was a very uncomfortable situation for myself. I was clearly showering, as my hair was wet, and I felt my privacy was grossly invaded. While the complex apologized for the incident, they didn't seem to care too much. They stated we had given permission to enter, despite the fact that our request included a notice indicating someone works from home here, so nobody can enter without permission. Additionally, we were promised a level of security when we toured Carol Stream Crossing and ultimately signed our lease, which has not been provided. The entire time we have lived in this building the exterior doors have not locked. We have maintenance requests on record to fix the locks, but they need to be replaced on all of the doors. The office sends emails about not keeping doors propped open to avoid salespeople entering the building, but the doors don't lock when closed anyway. In January, we also made a maintenance request to remove the birds from above our balcony. The pest control person informed me they would be back in a week to install a cone, so that the birds could get out but not back in. This never happened. Our balcony chairs continued to get pooped on by the birds that still live inside the exterior ceiling above our balcony. Overall, I would not recommend this complex. Any community that is managed by a large company seems to lose care or concern over its residents. It's quite ironic that the Marquette Management website says, "customer service is what we do." read more

This is now the second time in 2 months there is no AC. Please understand that moving into these apartments, you will not have access to the AC until the leasing office decides to provide it. They will point their finger at the local regulations, while the city and county will turn around and say it is the landlord's choice to provide this amenity. We just received an update saying AC will be restored in roughly 3-5 days assuming the vendor can get parts and complete repairs on time. Temperatures this weekend have been 90 degrees...management is once again leaving its residents to be boiled alive inside their units. read more

When I moved in, nothing was checked. The plumbing leaked and the AC wall unit had a missing button. It's obvious that no one inspected the unit before I took residence. Submitting maintenance reports only meant that it would take at least a week to fix the reported issue- a simple bathroom light took more than a week to fix. When I called about this issue, I was told it was an old building and nothing could be done even though the unit was not in the condition indicated when I signed my lease. I was then hung up on. Cannot recommend less. This apartment is worth maybe 2/3 of what I pay for it monthly. read more

Had an appointment at 10am with Ana. She emailed me back to confirm addressing me by the wrong name. Got there a little early, no one was there understandably. Walked around when we came back at 10, she wasn't there. Two other salespeople and one other applicant. One salesperson was playing music on their phone with no headphones, as was the other applicant, so it was like dueling hip hop. (Applicant seemed sweet, but was playing music in the wait area like his own personal soundtrack) Ana shuffled in 11 minutes late, said a general good morning but didn't address us directly. No apology for running late, no I'll be right with you, no offer of refreshment. We told the other applicant prior that he could go first since he was dropping off two papers. Ana couldn't work her computer, overheard the super nice applicant who earlier taught the other salesperson how to work their own coffee machine, "Maybe you should hit Enter?" The property is a good value for pricing for the most part for the area. You are close to 355 expressway and North Ave. You are minutes away from downtown Wheaton and Glen Ellyn. Close to parks and activities for families. It doesn't help that the office sales consultants change frequently. However, that is the business. The grounds are very well kept for the property and there are two pools ( seasonal) accessible for how large the property is. It's a great location for families starting out and or separated families, young couples, single and or working third shift , elderly and just stating out as well.....ect. I have been living on the property for about 6 years an moved from one unit to another in that time. Apartments are also kept up by tenants, if the tenants keep it clean and follows the general standards then we all live nicely for the most part. Change has happened since I first moved in. The Maintenace team is solid. The team also knows the property and lives on property. That team is a amazing to keep the buildings going and in compliance. Maintenace always nice, helpful and working. If you are on a budget and want to be in this area, I highly recommend touring. Even tour during the week. read more

WOW!!!! I WOULD NOT LIVE HERE IF YOU PAID ME! This place is the most disgusting apartment you can possibly get and extremely overpriced. Nothing will ever be repaired, the pool is green, there are cops there constantly, there's trash everywhere, the garbage dumps are always overflowing and have raccoons scurrying throughout. Pretty sure it's illegal that they have one of the doors to the building bolted shut (fire hazard and not handicap accessible). Better not be wideset or in a wheechair because you will not fit in the building. But if you do fit, you can just walk right in because everyone knows the buzzer is broken for eternity. Don't think about getting in the elevator! The door opens before it stops moving and I once had to jump out because it got stuck between two floors. The sidewalks are covered in goose poop and garbage. People literally just line up old furniture wherever they feel like it. They had a broken down creepy van taking up a parking space for about six months-pretty sure someone was living in it. Hmm what else? Oh the door to your apartment will probably have a huge crack in it so you can see into the apartment with the door closed. Your patio will be rusted and your cabinets will fall right off. The "gym" is poorly ventilated and never cleaned-I tried to clean my equipment but they were always out of wipes. The buildings aren't open when they're supposed to be and you may get sent to collections without being notified. All in all, don't live here! Alright folks, get ready for a journey. My roommate and I had very little time to find a place to live, leading us here. We have not even moved in yet and I can already tell you- DO NOT WASTE YOUR TIME. The "professional" management is far from it. Not only do they give you incorrect information (we were told 3 different ones and dates to pick up our keys), they do not answer their phones or e-mails. My roommate actually had to show up and sit there for AN HOUR and force the woman type up our lease 4 days before our move in days. She told me she watched as the staff sat around and let the phones ring. The management is also rude and will argue with you on everything. When we got our quote, which was supposed to be saved for three days, they tried to raise the price and then argue saying that we were wrong. They also continually put the wrong names in our e-mails. THEN, they tried to argue our move-in day and claimed that we had it wrong. If you're still with me and think there can't be anything more I have to say, buckle up. In the month I have tried to contact this group, I had left 5 voicemails and 3 e-mails- none of which EVER got returned. We were also informed of a pest problem, which stories will come in my next review, once we actually move in. read more

I had to literally miss work to sit in the leasing office to watch the agents make my lease renewal after weeks of being lied to and staff (Ana) doing nothing they needed to or said they would. There is always water in the hallway somehow. They put fans out, they don't fix it. I smell mold walking throughout the building. $100 water bills (!!!) are common. There are dogs in my building that aren't supposed to be there and a broken down van with no parking pass sitting in my parking lot. The dumpsters never get truly emptied. This place is an absolute pile of garbage. They let anyone rent here, so I'm SORRY if this is your only option! If it's not, go ANYWHERE else!!! read more

Don't let the pictures fool you, these apartments are not worth the price you pay in rent. Common areas are poorly maintained, the office staff are all rude and do not communicate with each other, maintenance requests take forever to actually get worked on, and children play in the halls all the time and the office does nothing about it. You have to pay for parking passes for guests, there are only four recycling bins for every 5 buildings and yet they continue to raise the price of trash every month. The utility billing is confusing and they don't explain the monthly charges. We are still working on a billing issue that we have had since May of last year and the office has done nothing. I initially saw this apartment complex on Zillow and Trulia. I liked the photos that were displayed but I wanted to be sure the place was legit so I visited the actual website. The pictures on the website were BEAUTIFUL! This led me to contact Carol Stream Crossing. I called during evening hours, and spoke with Alexander. He was extremely helpful and I formative. I asked if I could schedule a viewing but surprisingly he recommended I do the application process first and I'd approved I would then be able to see one of their units. He even added a helpful touch by sending a video and other documents about their complex. The fine print said I had 72 hours after approval to get a refund minus the $50 background check. Well I did the application and paid the $200 the very next day. This is where EVERYTHING went downhill!!! A week went by, no communication at all! I reached out several times during the day and on different days but could only get the "call center" (I thought that was strange but decided to be hopeful). After multiple attempts at reaching a live person, I got an email saying my application was being looked at and needed more documentation. I did that. Some days go by still unable to speak to Alexander or anyone else, other than this "call center". I finally got an approval email to which I immediately replied requesting to see a unit, any unit and also requesting a return call from someone in the office. A couple days later ( after the "72 hour period after approval") I get an email from Alexander saying I wouldn't be able to view the unit until September 9th, THE DAY BEFORE I'M SUPPOSE TO TAKE POSSESSION OF THE UNIT!! I immediately respond because now I'm livid and questioning everything about this facility and their professionalism. I state what our first and ONLY conversation consisted of and my concerns with not being to see the unit or talk to anyone! Alexander does not respond! Fast forward to the 9th, I go to the leasing office which is fully staffed and phones are working and ringing. I state who I am, that I've been working with Alexander, have not seen the anonymous unit or any unit for that matter and not to my surprise, Alexander is out of the office. They initially suggested I co.e back the following day but call first (how? If no one ever answers!!) Before I leave, Becky offers to show the unit (she was very nice!). Well, the unit was NOTHING like the pictures on their website, NOTHING!!!! The elevator was nasty, the halls smelled less than fresh and the unit was cosmetically redone! Patchwork to be exact! I told Becky it was not what I expected at all! She suggested I call Alexander the next day to finish the process. I left totally disappointed, angry and to say the least out done! I emailed Alexander that evening. Surprisingly, the person that could never be reached, took days to reply and did not know what good customer service was, emailed me early morning, stating he was sorry about my experience and that I didn't like the unit but I forfeited my refund because it was past the 72 hours... WHAT??!!! I didn't have a sufficient 72 hour processing period! This entire experience was a setup! Carol Stream Crossing had no problem taking my money, stopping communication, and then brushing me off without any sort of true accountability!!!! DO NOT, I REPEAT, DO NOT waste your time, money, or hopes to find a unit that looks like what is advertised on their website!! It's all a fraud!!!!!!!!!!!!! I recently move here and I HATE IT!!!!! Please don't waste your time coming to this place. Can't wait until my lease is up, I'm out of here. They advertised hardwood floors as granite countertops, after moving in, I realized the flooring is just some type of cheap sheet flooring and the counters are a cheap replica of granite. Also found roaches in my apartment, the exterminator has come out several times and the issue still has not been resolved. I had to purchase over the counter sprays and traps to help get rid of the roaches. Maintenance is a joke. Where do I even begin, let's just start with if I could give no stars here I would. I moved into the property 4 years ago, and what a nightmare that has been. My first night here I turned my oven on and there swarmed all the roaches! I immediately called the office and the lady's response was "oh well we can call pest control to come out next month". Really?? This is how we are starting off... for a month I dealt with roaches, bought my own traps and spray. Then their mediocre pest control comes out and hardly sprays. What a joke. Becky the "property manager" is never in the office. The staff is lazy and incompetent. Besides Wendell and Kesha, they're the only two who know how to do anything around that place. Let's not forget the time they decided to just patch and paint over the mold in my bathroom! Nothing ever properly gets fixed in this place. Our ceiling pours water when the upstairs turns on the sink or AC. Currently looking at my ceiling leak as I type this. Pest control came out for a mandatory inspection yesterday, was told everything looked great. Funny, I find a roach under my sink. I'll attach a pic ;) water is always shut off without notice. Heaters break conveniently every winter. We have squirrels living in our AC unit but that's fine. Dog shit all over the yards along with garbage. I was at a nearby grocery store and noticed a young lady wearing a Marquette Polo and decided to approach her as my family and I are searching for a rental unit. Nancy then introduced herself and showed me pictures of lovely apartment units and models they have at Carol Stream Crossing and asked me if I wanted to schedule an apt with her. She went out of her way to discuss amenities and surrounding features. I was so bummed when she told they do not have 3 bedrooms as we are a larger family with pets and need more space then 2 bedrooms. I've lived here 2 years and can't leave fast enough! The rent is way too high and the place is a dump! They don't fix things for 2 to 3 weeks when something breaks, the air conditioner only airs the front room soo it's just about 100 degrees in the bedrooms in the summer. They have bugs from other apartments and you tell them to fix the problem and they don't respond. You pay every single utility even garbage never heard of that in an apartment complex. If you pay 3 days of rent late you will have a 5 day notice on your door! I hope nobody ever comes here they are terrible! Never live here! This place is an absolute joke. Let's begin with the facilities... broken doors, rusting stairwells, broken glass, dysfunctional elevator, broken emergency flood lights, hallways reek of pot... have a maintenance request? Forget about it. Fix it yourself, but pay for maintenance costs. We were told we would have central air, but when called about why my air won't turn on I'm told that there is a bogus town ordinance (which is not remotely true) about how they can't until the temperature has been consistently over 74 degrees or some bull crap (including night temperatures). Sure the apartments look "adequate" at best, but not worth the price. Let's talk staff now. My absolute favorite. Rude. Inconsiderate. Unprofessional. Should be fired. Oh and a property manager who never seems to be in the office. We call with a complaint and listen to the phone ring, ring, ring with no answer. Just to go up there and see them all sitting on their asses talking and laughing while the phone continues to ring. Need to find a package? Better send it to a family member because they can't seem to find it, but when my fiancé goes 15 minutes later they magically find it. This place is garbage. Actually, let's talk about garbage. These people can't even put up enough money to buy one additional dumpster, would much rather it all overflow and add additional waste and garbage into our community. It's an environmental hazard and i will be calling both the village and county about this. This place is disgusting and a waste of $1,400-1,500 a month. I am an incoming resident that is moving from Texas. I first met Ms. Wendy Kent online and a quick call, and scheduled an appointment to tour the property. Well I came in a day early unannounced and caught Wendy off guard. That is where my life and situation changed dramatically as I was under dire circumstances with a new job and relocation. Well, to my amazement, this lady took me under her wing and after 1-2 hours of her valuable time, we had a deal done. I can't begin to sing the praises of this lady and how she handled herself in such a friendly and professional manner. She is my hero and friend as my relocation now is running very smoothly. Wendy is the true representation of what you want and need in this business and her counterparts on her days off were also very helpful. Posting this for a friend who will thankfully be out of this mold infested hell hole soon. Used to be Parkway Commons. Carol Stream Crossing is a new name to go with the poloshing of a turd of an apartment complex. Haven't been able to use the balcony all summer due to renovations. Notice was said that the work would be finished in a week back in June. Still NOT complete. Furniture was taken off the balcony without any notice. Management team has no idea where it went other then the "ground floor" and they were not responsible if it was stolen or damaged. AC works when it wants, same goes with hot water. Also be sure to enjoy trash littering the hallways on, Gang signs drawn on random doors, and loud inconsiderate kids that roam the halls. You're better off living in a van down by the river then giving any money these crooks. read more

All the bad reviews about this places are 100% true. Believe me or not, this place is a living hell. The hallway stinks, there's always dog's poops, trash, all kind of stuff ... My apartment was not much better. There was always something's gonna be broken down now and then. It's just bad. The maintenance is horrible!! They show you models and your actual rental looks nothing like what you were shown or told. Nasty attitudes you wait weeks on service orders. The company doesn't want to accept responsibility for anything they are just money motivated they don't care about the tenants.
