    DO NOT LIVE HERE…read more Our experience with Lark Athens has been extremely disappointing, both because of the condition of the apartments and the way management has treated us when we raised legitimate concerns. During my son's time at Lark, we dealt with numerous maintenance and sanitation issues, including: A bee infestation that we reported numerous times. At one point, my son had to kill 14 bees in his bathroom/shower. A leaking water heater that resulted in a significant amount of water collecting over only a few days. Did I mention RATS! MOLD from the leak in the upstairs apartment - that they tried to just paint over Toilet/plumbing issues, including problems present when he moved into his new unit. Ongoing trash buildup and sanitation concerns causing more RATS Parking deck has no light Pool closed because it didn't pass inspection. Multiple maintenance problems that required repeated follow-up. Despite everything he dealt with as a resident, management has now taken an extremely rigid approach to his move-out from one Lark apartment to another apartment directly across the hall. They are charging him 30+ dollars for leaving one bath mat on the floor, and blinds that they claim were damaged. What makes the blinds charge particularly frustrating is that management has acknowledged that a Move-In Inspection was never completed for his previous apartment, meaning there is no move-in documentation showing the original condition of those blinds. I repeatedly requested an actual phone conversation to discuss the situation. Dammian Gonzalez, General Manager refused to speak with me by phone, stating that all communication regarding the dispute would remain in writing. While I understand documenting a dispute in writing, refusing to even have a conversation with a parent/resident who is actively trying to resolve the issue says a lot about the level of customer service we experienced. We have photographs documenting the bees, plumbing conditions, leaking water heater, and the amount of water collected from the leak. These were real living-condition issues--not cosmetic complaints. What is most frustrating is seeing management take such an aggressive stance over relatively minor move-out items while many of the significant maintenance and sanitation problems my son experienced as a paying resident did not seem to receive the same urgency or concern. Based on our experience, I would strongly recommend that students and parents think very carefully before signing a lease at Lark Athens. DO NOT LIVE HERE without researching the property, reading the reviews, documenting the condition of your apartment from day one, and keeping copies of every maintenance request and communication with management.

I asked in September for my air filters to be replaced after having covid. I then got bronchitis after covid and noticed mold growing on the locked HVAC door. So I took the door off it's hinges and the pictures are what was revealed. My dad is a retired owner of a HVAC business. He said this filter was at least a year old! I emailed the complex 6 times. No response ever. I will never live here again nor recommend it. Every single maintenance request was half ass done or just ignored. Needless to say, the next issue is going straight to the health department.

But it looked like a decent spot with good appliances and comfortable living space. Then came the application process. Seems reasonable enough until it comes down to proof-of-income. If you're coming from a family that's able to pay for your arrangements, this place is for you. If you're trying to make it on your own, good luck; you have to have held down a job for a year prior to applying. They don't tell you that in the application process. They also don't tell you that if you're a GI-Bill student, like me (6 years US Army), they'll ask you for 3 bank statements verifying you actually were paid the money, because your statement letter that you get at the beginning of your most recent term won't suffice. After a week-and-change of back-and-forth with the leasing office they finally told me that I had the option (read: my *only* option) was to pay the lease up-front a week before intended move-in. Not a problem for two months - but, since I would only have had the job I'm moving here for for two months (less than a year), my renewal would have cost 12 months x $515 a month, up front; there was no explanation given for this. Rude, money-grubbing, self-important, dishonest, and NOT veteran-friendly.

Just went to move in on move in day and was informed that they broke the lease agreement that the apartment was roach infested. They waited until move in day to inform us. The problems I encounter on a weekly basis are almost debilitating mentally and financially as a student with a limited budget. There are much better options in the city of Athens. Better in terms of amenities, safety, convenience and liveability. I regret moving here and I regret recommending it in the past. The person I recommended it to has also had a very similar experience. 0/10. don't waste your money

I researched replacement windows and installers for several weeks and after several estimates settled on Universal Windows. The quality and warranty was as good as any of the biggest manufacturers but I was able to deal with a local company and local installers. Dwight, Rod, and Madonna kept me informed as to the status of my order and installation and any changes immediately as they occurred. The installation was done earlier than scheduled because of their attention to the job. The hard charging crew showed up when they said they would and were able to replace our old, outdated, and defective windows (24) within two days. Finishing and cleaning up by 1:30 PM. They even cleaned the windows inside and out. Great service and value for the cost!

Dwight is a humble and easy going person that didn't put the high pressure sales pitch on me and my wife. I purchased the windows and the crew that came out to put them in was amazing. They replaced all 16 windows in less than 7 hours. The crew has been together a long time and everyone knew there job and did it well. I had several quotes from different windows companies including the box stores. I am glad I picked Universal Windows of Athens the price was better and the windows have made a world of difference with noise and drafts.
