I lived here for 7 years. The apartments themselves are fine, but I wish I could have moved out…read moresooner. It's hard when rent increases all the time, and they try to nickle and dime you time and time again. The headache that you get from management is not worth it though. Here are a few anecdotes to help determine how much you want to do deal with it: I once recommended someone to rent an apartment there because they offer a reward for referrals. They refused to honor it on a technicality. My first year I was offered a free indoor parking spot in the garage. I asked a few days ahead of time, and they said I could turn in the garage key anytime in the next few weeks. A couple days later, I found an additional charge on my rent for an extra month of a parking space because they told me I could hold onto it beyond the 1st of the month. My final rent payment was only for the first 5 days of the month, but it was listed on their payment portal for a full month on the 1st. I had two separate employees blame me for not reminding them for a third time that I was moving out, and offered me no free alternatives to pay, and the portal does not allow the payment amount to be changed, so I had to spend additional money just to pay them my rent. I have now moved out and they are charging me hundreds of dollars for normal wear and tear and some things that were broken when I moved in. Some things to consider when applying: They generally do apartment inspections multiple times per year. They renovate, but really only for things that they can try to sell you on for signing. Walk around the property to some of the areas you might not see right away. There are mud pits in every patch of grass except the ones around the office. The dog park hasn't been mulched in years. These complaints weren't always the case, but they have gone downhill. Don't put yourself through all of this.

It's mostly about your money…read more I lived here for 3 years and here's my honest feedback. Good Things: 1. Location - close to Metra, Jewel and downtown Arlington Heights. Lot of restaurants to choose from. This is what you're mostly paying for. 2. Quick maintenance - I only faced minor issues with the apartment that was promptly resolved by the maintenance staff. 3. Social events - The management organize events (free pizza, stream big games) for those who want to socialize. Bad Things: 1. Only heating or cooling - The building can only heat or cool, not both. So when the weather is changing, this can be very inconvenient especially if you're working from home. 2. Paper thin walls - You can hear EVERYTHING your neighbor does. I'll leave it at that. 3. Not the most helpful staff - Yes, the staff are friendly but that's unless you have a real problem. My mail got lost twice and the staff did nothing to help. They basically put their hands up saying check with USPS, while USPS said check with your building. Staff said they would ask the mailman and follow up, but nothing like that happened. 4. Moving out charges - I had to relocate for work and broke my lease about 2.5 months early. I did the exact same thing when I relocated from Philly to Arlington Heights 3 years ago. The difference? Hancock took all the rent despite me not being there + a ridiculous cleaning feeing fee. How much did I pay for the other relocation you ask? $0! The rental agency in Philly asked me to find another tenant and would only charge me for the time that the apartment was empty. Fair enough. Hancock offered nothing of the sort, just wanted the money and that's it. I'm ok with paying the rent money because I signed a lease but if they cared even a little bit about their tenants, couldn't they just have taken the cleaning fee from the rent when I wasn't even in the apartment? So yeah, they just want your money. 5. Rent & lease term - Only keeps going up and gets longer. Don't expect any friend prices here.

I would like to share the horrible experience that we have been dealing with at Forest Cove in Mt…read more Prospect, IL (owned by TLC Management Company / chicagorentals.com) since a fire occured in our building on 7/27, that we did not cause. We received a phone call on Friday, 8/1 shortly after 12pm letting us know that our apartment was ready to go back to. We decided to go home on Saturday 8/2. We already had booked our hotel, since checkout is 11am. When we got to our apartment we saw water damage all on the bathroom floor, dirty water with soot, cracks in the wall panels and so much, that it spread to our closet's carpet. The smell was unbearable. That water was sitting there for 6 days. I called our complex and left a voicemail that our unit was not in livable conditions, and I entered a work order through the portal as well. I mentioned that a cleaning will not do the trick and that we have had our carpet for 9 years, and to replace the whole bedroom. We got an email response on Monday saying the carpet in the closet will be replaced ONLY, and they'll put a dehumidifier there. NO apologies and NO urgency. I responded "no, the whole carpet needs to be replaced." I mentioned that I also needed a letter stating our unit was uninhabitable, to be reimbursed for my hotel stay. Taylor Younglove told me that they can email her directly... Assurant (my renter insurance company) said that it is not the normal practice... but they'll do it... and the letter is usually submitted to the claims email by the tenant. They also said they had been trying to reach someone for a week, at multiple phone numbers, and had NO response. Maintenance told them that the whole carpet needed to be replaced, too. I asked if just the closet carpet could be removed for now, so we can go home and the response I received was "IDK probably Wednesday..." So, today came and I still didn't have a response or letter to submit to my insurance. I sent another email stating how upset I was with how we were being treated and that I needed the letter, ONCE AGAIN. The email response came and had a letter (dated today, so Taylor just never did it) that mentioned only 7/27-8/1 (until the original Friday we were displaced.) NOTHING about every day since then. It boasted about how fast they worked to get people back in their homes... record time!! We do want to return home, when it's livable, and thoroughly checked, which OBVIOUSLY it wasn't. We were told we need to pay rent in full and that they can't give us a credit because the cause is still being investigated.... Ok well its a 100% fact that our unit didn't cause it. The unit that caught fire, and that is 3 feet away from ours, has had nothing removed or repaired and the door is partially opened. The smoke smell is so strong, it's nauseating. The outside of our building still has broken glass, caution tape and boards everywhere. They were so proud when they told us they had the carpets cleaned... but wait, it was ONLY the hallway carpets... thank you??? No one in the building had anything done or checked in their units. I am furious. I am exhausted. I am already dealing with the traumatic experience of the fire, and have this to top it all off!! We have been asking for a new porch door since 2016. They only give them to empty units to lure in new tenants. Go look and you will see 1/2 the porch screens are falling off. These are all long term residents' units. Proof attached in photos. Every year we need to submit a work order that our heat doesn't work. Proof attached in photos. The past 2 years we've had an 8% increase in rent for... what?!? No new amenities or anything fixed in our unit. The pool has been broken/closed for 1 month... maybe you should give a credit to your residents for that??? They have enforced no smoking in or out apartments, they just switched everyone over to comcast, and you can barely have anything on your patio. The entryway doors are ALWAYS broken and strange ppl come around picking in the garage among other creepy strange activity. Nothing about this property is with it AT ALL. In just one week, we talked to more people than we had in three years at our old place! The community here is incredibly friendly and diverse, which we absolutely love. Our first impression of the apartment was fantastic. I'm quite observant, so it was clear that whoever repainted the walls and ceiling did an exemplary job. The carpets and appliances were clean, there were no funky smells, and nothing was broken or missing. We were also pleasantly surprised to find nice-sized 4x4x12 storage units in the basement garage for residents to use and a beautiful pond with wildlife in the back, complete with a walk/bike path. The location is perfect! Jewel Osco, Tony's, and Valli Produce supermarkets are right down the street, and the Meineke Recreation Center, where we can do all our fitness activities, is less than half a mile away. We've already added a couple of great restaurants to our list, thanks to Sherri, one of the apartment managers, who recommended them to us. Speaking of staff, Sherri and Elli, who run the office, are fantastic. They are so down-to-earth and all-around nice people who made my wife and I feel very welcome. We also met a couple of members of the maintenance staff, Brian and Jason. Both are very friendly guys and were just in our apartment the other day taking care of two problems: the beginnings of a small hornet's nest outside our bedroom window and a faulty gas burner. They were very professional and came out right away. Overall, we couldn't be happier with our decision to move to Beech Pointe Apartments. The community, the staff, the amenities, and the location have all exceeded our expectations. I have a feeling this is just the first of many positive reviews I'll be writing in the future.

The apartments are old so not everything would be perfect, perfect so when you move in make sure you note everything down with regards to the condition. I see people not getting a return on their deposits & complaining here though I know 4-5 tenants who lived and moved out & had no complaints. You cannot get a better price & service on an apartment at the heart of Schaumburg downtown. We loved the time we were there. Excellent Staff & support. Only good things to say for the staff and apartment building. Sherry is the Best & if anything get broken or needs service they are quick to get it fixed ! If I ever rent again in Chicago Burbs, this will be the first location I will look for an apartment.
