Absolutely incompetent!!! If I could provide a rating of ZERO Stars i would... The number of mistakes made was ridiculous! The most obvious one was the appraiser (Raurie M) listing our house as having a two car garage where we clearly have a proper three car garage, not a tandem. Just count the doors, 1 - 2 - 3 pretty simple. Again this was just one of several errors. The appraiser would need to be blind or an absolute moron to get this wrong and he did not appear to be blind... We ordered a second appraisal from a different firm and the new appraisal came in $375K higher than the one provided by Cascade Appraisals LLC!!!!! My wife is a realtor so we are very familiar with the local market. The market analysis she ran came in very close the the market value from the second appraisal as well. Cascade Appraisal LLC is an absolute Joke! Raurie should consider another line of work and spare homeowners from dealing with the results of his incompetence. If you are unfortunate enough to have your lender select Cascade Appraisal LLC as we were you should request anther firm to conduct the appraisal asap! My husband and I recently refinanced for both the first time ever and after an extensive remodel. I honestly cannot praise Patrick enough. He was extremely courteous, friendly, and respectful. He gave us a really good conservative figure for the value of our home that both my husband and I were pleased with. Sure, we didn't get all that we wanted, but that's the name of the game for refinances. In reading some of the reviews regarding lower appraisals for refinances: Look. I've been in lending for a decade and a half and have processed probably over 3,000 home loans in my career so let me give you a little insight. Refinance appraisals generally always come in lower than what the true market value is of the property. Look at it this way: What if something catastrophic happens to you and you have to sell your home on the fly. If you're loan to value is up past a certain limit, and with realtor fees being what they are, you could end up owing thousands at closing because now you're upside down. Not to mention if the market dips, you're now towards that higher loan to value (or even under water) ratio and could owe tens of thousands. Or are forced to keep the home - worst case ending in Foreclosure. It's my honest belief that appraisers give conservative values for refinances too both protect the market and the consumer. read more

I had Neal Sommer as my appraiser. He is a super nice guy and someone I wouldn't mind hanging out with, but his work is garbage. He spent about 20 minutes on the property and here is what he missed: Both bathrooms were remodeled within the past 10 years he listed them as original (1978) There are two wood stove inserts in the home (one pellet stove, one cord wood) - his report listed one fireplace The home is fully fenced - completely left this off the report. Most of the photos were blurry and dark. That stuff I can get over, but the comps he listed were truly horrible. I live in Shoreline where the schools are very good and home prices/property taxes reflect that. Two of the three comps he selected were in Edmonds - not even the same county! The remaining comp was next to I-5, so yea, he was $30k under my extremely conservative estimate and $75k under what similar houses next to me sold for months before. Just sloppy work and it cost me $800. What a crook. read more

I am a loan originator and I worked extensively with Patrick Dunn from 2006 to 2009. I'd estimate he did nearly 100 appraisals for me and my clients. He's a great guy, honest and helpful and an excellent appraiser. He went out of his way to do thorough and well researched work, and carefully explained his appraisals to me and my clients. If you are looking for an appraiser in King County, I guarantee you will not find a better one. read more

I used Cascade Appraisal in preparation for a refinance. Patrick came out the day after I called and did a quick but thorough walkthrough of my home and property. He would courteous and did not leave a trace. The appraisal itself exceeded my expectations. The comparables were spot on, and his understanding of the market conditions was evident. The value he placed on the home was almost exactly what I was expecting. Overall, the process was quick, professional, competitively priced, detailed, and accurate. read more

He spends ZERO time evaluating your home and then takes FOREVER to get the appraisal back to your lender and then comes back with a LOW BALL number. If I am ever in need of an appraiser I will not be calling this company. If appraisers do not start having some type of accountability, we the people are going to suffer. read more

Lisa the office manager needs more customer service skills. The VA needs not to do business with them . its been more than a month for them to process the appraisal report to my mortgage co. When I asked Lisa the status she rudely commented to call my loan manager. I was not asking for anything else just the status of where everything is sitting at to know how long I need to wait. As someone in the real estate business myself, this man is unfit at best and should not hold an appraiser's license. He lacks understanding of the market, more specifically, he lacks understanding of a comparable property which is one of the main duties of his job. Steer clear of Patrick Dunn, save yourself time and money by going elsewhere. read more

If I could give zero or fewer stars, I would. My appraisal came back so wildly low that it was laughable at best and criminal at worst. I lost my ability to re-fi with cash back, and the whole deal went south. The comps were in a completely different neighborhood and had none of the renovations my house has. I supplied scads of research that refuted the appraisal and showed the current market value is significantly higher than what they appraised my house for. The mortgage company challenged the appraisal on my behalf, and it was denied. The deal was a complete disaster, and I hold Cascade Appraisal responsible. I found a better rate with another mortgage company and just had a second appraisal from the wonderful team at Mahon & Rutledge, and my appraisal came back $200,000 higher and right in line with the market. If you need an appraiser and someone who knows construction and the market, ask for Peter Schaaf or anyone at Mahon & Rutledge. Your money will be well spent. read more

We had our home appraised with Cascade Appraisal for purposes of refinancing. Patrick Dunn showed up for appraisal at the appointed time, however, he gabbed a lot and did not consider any of the improvements made in the home. His appraisal showed a comp that sold over 6 months ago, which alone brought my house price down by about 20k. The other 2 comps shown were recent and reflected the actual prices in our area. He refused to consider this, was adamant and and very slow in responding. I will not recommend Patrick or his company to anyone seeking an appraisal. I'd like to have rated him at 0 stars, if possible. read more

I DO NOT recommend this Appraisal company at all. Patrick McKinney - a partner at Cascade Appraisal - came to my house to appraise it with only 15 minutes prior notice. I told him to finish the outside first since we were not ready for him so early in the morning. He walked in and upstairs anyway before I could stop him and request him to take off his shoes. He barely skimmed through the house and took photos with disinterest. My 14 year old son was in the bathroom and he asks me to step inside and take a picture while my son was using the bathroom. I found that very odd and declined his request. When his appraisal report came, he had completely missed the 4th bedroom in our house. How hard is it to compare against the public records available online to verify if he got the plan correct or not? When we submitted the error and asked to reconsider, he claimed that he was right irrespective of the mistakes he made and refused to budge from his original appraisal. I would say he was ABSOLUTELY UNPROFESSIONAL and displayed COMPLETE LACK OF INTEGRITY. I would give a ZERO STAR rating for this company if possible. read more

The approximate time of the entire appraisal was 15 minutes...but then it took two weeks for the report. The report itself was very disappointing; I understand that the market has changed significantly but the comparables were ridiculous. One home was almost half the size and others were in a different zip code with major geographic differences. I would not recommend this company to anyone! read more
