Long story short Amanda Gresiak is dishonest, greedy, vindictive, and so miserable that she went out of her way to ding our credit showing that we owed them rent money. We had our rent automatically taken out each month and never owed them a dime. We moved out towards the end of 2020. Didn't find out about it until about a year 1/2 later. Luckily i have saved a payment ledger and submitted it for dispute. Credit bureu removed it off. I will be reporting her company to FTC for this. You dont F around with peoples credit lady. I want to warn anyone who is considering renting from this management group, do NOT sign a lease with these people. These are some of the most incompetent, careless, soulless people I have ever had the misfortune of meeting. They truly view tenants as a pain and treat them as such. I am a young female who lives alone, and these people let me move into a unit that had windows that were in such bad repair that FOUR of them were incapable of locking. I lived in a ground floor unit. Multiple windows had either no screen or one that was completely falling off. The unit was also FILTHY, like they left urine on the toilet seat filthy. The kitchen sink and counters were covered in dirt and mold; even the walls were dirty. When I contacted them, I was met with apathy and an attitude from the witch that runs the place, Amanda. She was upset that I was thorough with my move-in checklist, and seemed annoyed that I documented all the issues. She said "What, are you trying to get your whole security deposit back or something?" Despite her attitude and the abysmal state of the unit, I was reasonable and we reached an agreement that they would credit me $100 for the future move out cleaning fee, since clearly the unit was not cleaned by anybody. However, they did not fix the windows for an entire two months. They did not even offer to help me with a temporary fix. These people knew that I lived alone, in a ground floor unit, knew the windows were falling apart, and moved me in anyway. I expressed my security concerns multiple times, and they offered me no help at all to feel safe while we waited for the new windows to arrive. California law requires landlords to maintain the rental property in a habitable condition and provide adequate security measures. This includes ensuring that windows have functioning locks to ensure the safety and security of tenants. If windows in a rental property do not have working locks, it can be considered a violation of the implied warranty of habitability. So not only was this illegal, but it was just morally wrong. Who does something like that? People with no conscience, that's who. Additionally, their communication skills are nonexistent. Expect to wait at least a month for any kind of response regarding ANY issue you might be having. I attached a photo that outlines the email thread I had with one of the lazy managers that works there. I started that thread after leaving numerous voicemails and texts dating back to August 2022 about the issue. That particular issue wasn't actually resolved until March 2023... Then, to nobody's surprise, they totally messed up the return of my security deposit. I should have guessed they would try to steal my money too (Over $400) but it's pretty on brand for them. If you read the other negative reviews, you can see this has something they do regularly. They did not initially honor the $100 credit for the cleaning fee that they promised, even though I left the unit in much better shape than when I got it. Even though I communicated directly with Amanda when reaching this agreement, she acted like she had no idea what I was talking about when I inquired about the incorrect charge. They also grossly overcharged me for utilities that I did not receive a bill for. Returning a security deposit 101: PROVIDE RECEIPTS FOR EVERYTHING YOU'RE CHARGING FOR. But hey, they're far from professional property managers so I wouldn't expect them to know the basics. To make a long story short, these people are awful and you should believe every word of the negative reviews that have been posted. I had to contact them multiple times to get them to correct the overcharges. Even after expressing my experience and concerns, Amanda didn't even apologize. Stay far away from this negligent management group, and the witch that runs it. Is she evil? Or just really bad at her job? I wouldn't recommend finding out for yourself.

We don't expect to be successful with every housing application, but we do expect the courtesy of being told that we were denied after shelling out an application fee.

From the moment we found the unit on Craigslist all the way up until our latest request. Since we've been here, they have responded immediately to all of our requests (and we've had a few!). For example, we wanted to start using the fireplace and I wanted the chimney inspected first. I contacted David and he had a company contact me right away to schedule an appointment. I was able to schedule a time that worked for us and they sent out a very reputable company that was able to give us the go-ahead to use our fireplace. Because we have a cat and cannot leave our doors open, I asked if they could add a steel security/screen door to the entry. Days later, we had a great new door and they even changed the other deadbolts to match the one on the new door. Their service team is fast, friendly and efficient. Another time, we asked about a replacement faucet for the kitchen because the existing one was corroded and had a lot of limescale. They didn't hesitate to send out one of their guys to replace the faucet. Another time, they had one of their people come out and (pro actively) install carbon monoxide detectors. Again, we live in a town home, which may be different from their other properties. Our house has many window screens and quite a few needed to be replaced either due to old age or the neighbor's cat jumping through one. Again, they sent out a well reviewed company that replaced all of our screens. Speaking of windows, we have very high ceilings and three windows high up there. The windows didn't have any blinds and sometimes gave us much more than we wanted. I asked David if they could do something about it, and again, he sent a service to the house and they put in/replaced binds on all of the windows we requested. As I am typing, I just remembered that we asked for a bigger refrigerator and not only did they provide it, they even asked what style and color we'd like. Most recently, last week, I asked if they could send someone to look at our garbage disposal. We never used it because the sink would get clogged all the time regardless of what was put down the disposal. Within 24 we had a new one. Moments after my email to David, the plumbing company called to schedule an appointment. Plumber showed up, polite and courteous (he treated me like an intelligent person, not asking questions like "do you put bones, egg shells, or small children down the disposal). I should make it clear that I do not work for CCPM, nor am I affiliated with them in any other way than a renter. This is an honest review. In summary, David Freitas, who is my primary contact, and Centre City have been nothing but great to us and made our living experience above what we could have expected. Granted, we are renting from a private party via Centre City, but that should not matter given the quality of service they provide. I read the two other reviews here (it's unfortunate that no one else has taken the time to write a positive review) and they are obviously written by a couple of disgruntled customers. If you read their other reviews, they only seem to speak up when they feel they have poor service. The choices I make for products and services are determined primarily through recommendations from friends and reviews I read on sites like Yelp!. I do my research before hand and make sure I know what I am getting into. I recommend if you have had a positive experience with CCPM or any other company for that matter that you take a few minutes and give some feedback. In our society we are all to eager to complain or only take action when we are mad. I wish my 5 star review could bump them up a few notches on Yelp, but it probably won't offset the two one star reviews - unfortunately. We spent over 1,000$ on cleaning services while moving out in order to maximize the amount refunded on our security deposit, but somehow Denise and SBMI group decided they could still deduct an alarming amount from our deposit with no explanation. As if issues with contacting and communicating the property manager shouldn't be enough to deem this business incompetent and pathetic, all they want is to take your money. I have never worked with less intelligent people in my history of being a tenant. The lack of professional manner and laziness is appalling.

First of all, we received the property very dirty and under horrific conditions. Many things were broken and we had to wait weeks and months for them to be fixed. One particular issue was we had no hot water in the beginning so we took shower with cold water for nearly a month because SBMI Group could not send us someone to fix! The other thing is after leaving the house they charged us an outrageous fee for cleaning and maintenance. The bill was couple of thousand dollars and there were claims that we broke numerous things in the house. But we know by fact that we received the house under terrible conditions and we are not responsible for any of the broken stuff (Which they also know this very well since we told them). These guys only focus on finding an excuse to rob you. That's why they probably changed their name from Inflexus Management to SBMI Group because people started to notice their infamous scam. Do yourself a favor and stay away from these guys!

A Cautionary Tale of Renting with MG Real Estate Management - High Rent, High Hopes, Low Delivery…read more Marc has mastered the art of underwhelming his tenants. For nearly $4,000 monthly rent, one might expect top-notch service, but alas, expectations and reality are planets apart here. I'll spare his business partner and girlfriend, Melissa, from this critique. She's not very involved with the business, and our rare interactions with her have been relatively pleasant. I see it's been years since anyone left Marc's management company a good review, clearly they have gone downhill. Our tenancy kicked off with a bang - a major kitchen flood just weeks into our lease. After a brief, misguided attempt to blame us, Marc admitted the flood was due to his negligence in fixing the pipe-faucet connection pre-move-in. The aftermath? Destroyed kitchen and living room floors, extending the damage to the unit below. Despite admitting fault, Marc kept pushing back against repairing the floors, saying the owner didn't want to pay for it. We ended up with about half the damaged floorboards replaced, leaving our hardwood floor looking better suited for a frat house than a high-end apartment. Let's talk repairs, or the lack thereof. Marc's response time is impressive if you appreciate a snail's pace. Acknowledgment of a repair request takes about a week, and action? Well, add another 2-4 weeks to your waiting game. Case in point: the seal on our freezer broke and the freezer beeped incessantly for 2 months before Marc got around to scheduling a service appointment. Then there's the rent saga. When we had toured the unit, Marc made this big show of how he doesn't raise rents during the first lease renewal and only asks for minimal increases in subsequent years. When it came time to renew the lease, there was a $100 increase. Now, granted this isn't a massive rent increase, but we did let Marc know this was not consistent with what we had discussed. Marc responded with an essay on his generosity of only raising rent by $100, claiming market rates were sky-high. Spoiler alert: upon moving out six months later, he couldn't even rent the unit at our original rate! Advice for future tenants: document everything. Marc's fond of pinning existing damages on outgoing tenants. We faced potential charges for items and damages predating our tenancy. Marc's modus operandi seems to involve neglecting repairs, only to use them as leverage for deposit deductions. And my final piece of advice? If possible, just avoid renting with Marc. San Diego's full of great units where dealing with the property manager isn't a pain! You might be thinking, "Sure, Marc's not tenant-friendly, but maybe he's a solid choice for landlords looking for a property manager?" Think again. There are two key reasons why Marc is a questionable choice for managing your property too. He lacks conscientiousness in managing repair costs. For example, upon move in our AC didn't work. It turned out to be a single switch that was off and the repairman charged $350 for the 2-minute visit. With Marc, you're likely to hemorrhage money on basic maintenance while he conveniently overlooks essential upkeep. Secondly, don't expect him to go the extra mile to rent out your unit. When we were moving out, he only gave a tour to one potential tenant and the photos on the Zillow listing looked like they had been taken on a flip phone. In summary, whether you're a tenant or a property owner, entrusting your living space or investment to Marc might not be the wisest decision.
