    As a former tenant (exited 12/1/2023) of Southwest Equity Partners 'Pacific Crest Apartments' aka 'the Crest, on the bluffs at West I Street in Encinitas, for nearly four years, I've witnessed the evolution of this community firsthand. During my stay, I prided myself on being a responsible resident, with a just shy of four year record of on-time 'premium' rent payments and minimal service requests (though plumbing is horrible). The pristine location of this property was not just convenient, but it also played a pivotal role in fostering a close-knit community, especially during the challenging times of the Covid-19 pandemic. During the shelter-in-place orders, we came together as more than just neighbors; we became a family. We looked out for each other, shared resources, and collectively took pride in our living space, caring for the facilities as if we were owners, not merely tenants. This period highlighted the best of community living, showcasing how a group of diverse individuals could unite under extraordinary circumstances. However, post-Covid, the essence of this community began to deteriorate. The transition to new management as general/managing partner, marked the beginning of significant changes characterized by 'unbridled greed' and complete disregard for the tenant experience. Understandably, property owners have the right to make decisions as they see fit. However, the approach taken by new management felt impersonal and solely profit-driven. If not mistaken, once 'global' based rent began to unbundle into the equivalent of triple net leases, ie, all utilities, etc., were passed through to tenants and to add insult to injury residents were burdened to pay for 'admin fees' associated with the unbundling c/o 3rd party billing services (Livable, etc.). Covid layoffs and business disruptions notwithstanding (many of us were home based businesses) relentless, though arguably 'legal' rent (lease) increases became the norm, which led to many long-standing residents, who had contributed significantly to the community's vibrancy, moving out. This shift was not just about the financial aspects but also about the gradual erosion of the sense of belonging (so much for tenant "rights to quiet enjoyment") and associated camaraderie that had been the hallmark of this property. Many, and I mean a 'beaucoup' number of a former tenants would routinely return (not anymore) to share and experience our regular gatherings and bonding during awesome Encinitas sunsets and frequent parade of dolphins surfing the swells. That vibe completely disappeared concurrent with new management's arrival and folowed by corporate design and theme orders placed on the property manager who lived on site but communicated via a useless newsletter v. and the old school of 'getting to know you' kind of vibe. They immediately began to strip ALL tenant personalizations (no flower pots, or window dressings, etc). All decisions seemed to be made from the top down, with little regard for the opinions or preferences of many long term and loyal residents. We (and the setting) were the 'attraction' to living at 'The Crest'. It wasn't management I assure you! Two examples: 1. our cornhole boards and bags purchased new by residents was summarily and without consent thrown into the trash 'at the direction of management'. 2. The pool area was taken away from us for 4-6 (maybe more) weeks for what appeared to be 'optional' resurfacing. All the new surface did was pool water and amplify dirt. The net effect of which was to seal access to the pool for the closest units, as we were told the per 'building inspector' order - which was triggered by the resurfacing project. And there is more. Maybe others will 'risk' weighing in? The community, once tightly-knit and proud, began to disaggregate, losing the unique charm that once made it special. Their greed also extends to the deposit matter. Though the unit I occupied was 'demo-ed' they still had the audacity to charge me a 'cleaning fee' and though even with my above average tenure duration and on time FULL (never partial or scheduled payment history), and admittedly late planned exit (I am suffering from PTSD due to the June loss of my vibrant and healthy 38 year old son at the hands of so-called world class physicians), I requested a 24 hour extension to vacate, they denied my request and charged me prorated rent. As it turned out I wound up vacating the unit at 2:40AM!! Did they care? Absolutely not. Really SWEP? Get real. Look in the mirror. Markets are markets and require responsible not exploitive stewardship of assets. Everyone (even the tech bro crowd) have a $$ ceiling. Just because rent increases may be at or below the cap doesn't earn you goodwill. Basically if you're considering renting from this management company I say 'caveat emptor'. Sadly, they're metastasizing throughout the county.

    I'll just leave these photos that came from only a few experiences of severe leakage in our apartment in Encinitas. That bowl was filled by the end of the night and our carpet was saturated. I guess it was our fault that their property is falling apart so much that they took the "damages" from our security deposit for that area of the carpet. Good luck with these properties! Mold will be there soon.

    This review is for Southwest Equity Partners property The View apartments in Point Loma, CA. We spent 1yr here 2018-2019. Highlights: Beautiful renovated interiors with gorgeous views, but major noise issues. Pros: + Newly renovated, massive kitchen and bathrooms. New and clean, our 2 bedroom was over 1100sqft and the open floor layout makes the apt feel spacious. Tons of cabinet space in kitchens and bathrooms + Views of Ocean beach, the sunsets from your patio are really stunning + Very safe, established neighborhood. It was enjoyable to walk around with dog in evening around neighborhood + Amenities- pool, grills, gym, outside storage unit, parking space + Fantastic property manager- Joe is courteous, friendly, and helpful. He is prompt to reply to texts and resolve issues Cons: - You are right over the flight path from San Diego International Airport. The planes roar overhead from 0630 in AM to 2330 in PM. Although you have double paned windows to help with this, walking outdoors, or anytime your windows or open, this will be a big noise disturbance. Ie, no quiet sitting on the balcony enjoying that view. No AC, here so having windows open will be a must or it will be unbearably stuffy. I never got used to the plane noise, it was just too loud. - Floors above and below are surprisingly thin. If you live here, you will hear steps neighbors take, movies they watch, their dog, and even conversations. They are considerate and living normal lives, no shouting, loud parties, or abnormal noises- the floors are just too thin. I am aware that if I can hear them, they can hear me- I had to stop walking on my heels and suspended my stringed instrument practice to be a good neighbor here. In sum: If you want peace and quiet, I do not recommend this apartment complex. If you don't mind constant noise, then this would be a good place, but pick the top floor and not by the staircases (yep, if your unit is by stairs you will hear every person walking up and down). It's a shame about the thin walls and airplanes, because noise aside, this is a fantastic property and location. If management insulates the floors better and eliminates the thin wall issue, the flight noise alone may be tolerable. But daily neighbor and plane noise together was too much for us.

The patio is quaint, but wonderful for its purpose, with a small table, a long bench with cushions and both covered and uncovered portions. When we went back in, armed with Lofty's cold brew, we were led to our board room, which was straight across the space, when coming in from the front door. It was, again, light and updated with comfortable and functional furniture, with a cute lil' plant sat right in the middle of the table (he was my buddy). We had a tv screen to play any presentations we wanted to, a whiteboard and an assortment of coloured markers and, most importantly, had adequate outlets for everything we needed. Awesome room!! Over the course of two days, a lot of great work got done in there! Additionally, the location in Solana Beach was awesome. I don't know too much about the overall area, but I do know that we were right down the street from Pizza Port, which was a-okay with me!

What Needs Improvement - Thin Floors & Walls: Noise carries easily between units. Even normal footfalls or a dog's soft bark seem amplified in neighboring apartments. - Neighbor Harassment: My downstairs neighbor repeatedly filed complaints about "excessive noise" despite my walking normally (I can't float). I was issued written warnings without the opportunity to explain, which ultimately forced me to relocate. - Unreliable Pool Heat: The pool's heat pump was broken for nearly a year, so unless you enjoy "cold plunges," skip the pool. - Management and Billing Issues: The front office misquoted my move-out date, resulting in an extra $500 charge. Responses were slow, and I felt my concerns weren't taken seriously. I had to chase down info needed to move my application forward. * The online portal is outdated and lacks user transparency. * Deposits are via check only. If you are not local to drop off a check, the 'bill pay' check takes 5-7 days but leasing only gives you 72 hrs for deposit refund. * No initial disclosure of the third-party screening company used during the application process, making it difficult to follow up directly. * Most professional complexes automatically send screening report details via the portal or email. Here, I had to ask separately for the screening company name and report---3 times before I actually got it. * Poor follow-up to my unanswered calls with unclear application timeline made it difficult to know what was happening, creating unnecessary delays and uncertainty. * At one point, I called the office and got no answer -- but then received a vague reply to my email shortly after, which felt inconsistent. I was able to get clarified: * Utility charges (water, sewer, trash) are split among residents, and there is no clear breakdown of usage--meaning residents could be overpaying regardless of personal usage. We were hopeful it would be a good fit and after almost a month, Westmont surprised us by exceeding our expectations. The health and resident providers are caring and incredible. Concerns are addressed immediately. Donelle the executive director,and the entire Westmont team- especially Stephanie -have provided the highest level of customer service to both the resident and their families. So far, Mom says the dining room produces tasty and nutritious meals. The dining staff tries hard to please. The common areas are lovely and always clean. The hallways smell great and fresh on our regular visits. However, the best part for our mom is the combination and superior quality of the resident activities. This combined with the Westmont community have made a tremendous difference in keeping Mom engaged and busy. We didn't realize how much mom needed this aspect. Living here seems to have cured her loneliness that had crept in the past year and that she tried to hide from us. She continues to be very involved with her family, but now she has the much needed social connections without the increasingly strenuous effort it took on her part when she lived alone. Live music, field trips, holiday celebrations, current events -wow! Lots going on...Every. Single. Day. Fellow residents have welcomed her and the staff encourages interactions. When she tires, mom retreats to her very well-appointed apartment. It's remarkable to us how quickly Mom began thriving here. The impressive Westmont team have been the answer to our prayers after a very trying time spent in the hospital and skilled nursing. Our family is extremely grateful.

    I searched for an Independent/Assisted living home for my mother who was moving here from out of…read morestate. I knew I had found the place for her after touring the facility and meeting with Kitty, the Community Relations Director, and Randal, the Executive Director. This is a fairly new building (just a couple of years old) and it has a lot of light and lovely artwork in all of the hallways, where music is often playing. There's a fireplace and grand piano in the spacious entry room (it's so much more than a lobby)! The apartments, (studios, and, 1 and 2 bedrooms) are good sizes and have high ceilings, kitchens, full-sized washers and dryers. The apartments and bathrooms also work with wheelchairs so your loved one can "age-in-place" if necessary. The Westmont of Encinitas staff and residents are friendly and kind. My mother has now been there for about a month and is happy there. My sister and I are relieved to have her in a place that is designed for assisting her as her needs increase and also for her to be in a place where she is safe and can make friends. The social element here is up to the resident to a certain extent. There are activities and outings, as well as dining, for social opportunities. Also in the building, there is a small indoor (very warm) pool, a courtyard, a movie room with large, comfy seats, a dining area, a recreation room for activities. There is also on-site physical and occupational therapy. When first working with Kitty on selecting an apartment, filling out forms, sending forms for others (ie: doctors) to fill out, I was overwhelmed. Kitty was so patient, kind, and accessible. She worked with me and my out-of-state mother and was always reachable or would get back to me within 24-hours. She also could always answer my questions... of which I had many! I've also noticed (and heard from my mom) that Randal, Anisa, Christine, and of course Kitty, will go to the lengths necessary for their residents to be happy and feel that they are HOME. They are all enthusiastic and ready to help with any issue big or small. It truly is impressive. I feel very fortunate to have found Westmont of Encinitas for my mom!

Mike, the property manager, consistently went above and beyond - his genuine care for the community and commitment to maintaining the property was evident every day. Virna and Courtney were always on hand and happy to help with any issue, making residents feel supported and valued. The maintenance team--Marco, Rigo, and Zenon--worked hard to keep the grounds immaculate; the grills and pool area were always spotlessly clean. Jennifer Athens, the owner, clearly cares deeply about making Los Arboles a desirable place to live. Under her oversight, the property has seen amazing renovations. The entire exterior has been repainted and updated, making the building much more inviting, and the new business center overlooking the ocean offers a fantastic quiet space to work. The upgraded grounds, new dog park, and well-maintained pool and jacuzzi further enhance the community feel. We are very sad to be moving out as our family is growing, but we will always cherish our time here. We look forward to stopping by and saying hello whenever we return to the neighborhood!

Del Mar is an amazing neighborhood, that truly caters to people who enjoy leading an active, healthy lifestyle (No Smokers!!). Truly paradise. I've called Los Arboles apartments home for well over 15-years. As I joke with the manager or owner, passing by their office, on my way to a daily beach run - "Southern California's finest beach resort; Los Arboles apartments!"

    I reached out to Jameson for a consultation and proposal on a very complex poolside deck project in…read morethe Hollywood Hills. We are doing a full remodel of the existing pool, deck, outdoor kitchen, and outdoor living area. The entire structure needs to be replaced due to code issues, long term wood deterioration, and insect damage. After speaking with several industry contacts and asking who they would trust in Southern California for highly complex projects, multiple people pointed us toward West Coast Deck, which ultimately led us to Jameson and his team. This project involves challenging engineering, hillside caisson work, fire considerations, and structural conditions that many contractors are not equipped to handle. The scope includes steel framing, AZEK PVC decking, glass railing systems, an integrated patio cover, and significant structural concrete work. Jameson and his team were able to quickly identify the key challenges, explain what needed to be addressed, and help us think through viable solutions and a clear work plan for the site. If you are considering a complex hillside or poolside project, I would feel very comfortable recommending this team.
