Firstly, the apartment we rented when we first moved in was incredibly infested in roaches, fleas, and mice. Fleas were on our clothes, roaches were everywhere in sight in the kitchen and bathroom, and mice droppings could be found under our beds and in the closets. It took over a month of pest control appointments to get the problem in order. Secondly, the move-out charges taken from our deposit were incredibly high for no justifiable reason. A little under 1000 dollars was taken from our deposit for painting, cleaning, and "dry wall repairs". One of the charges was for blinds repair, which is understandable. But otherwise, we thoroughly cleaned the apartment before leaving, we spackled any parts of the wall that might've been damaged, and we even used the paint that was left in the apartment by the property managers to go over any parts of the wall where the paint had chipped. During our move out inspection they told us everything was fine and offered no further suggestions on what else we could fix so in order not to be charged. I asked for further clarification and specifics after we got sent the receipts for the repairs, and they showed us that the total of what CA Income property paid for in repairs was over 3000 dollars. The walls, the paint, everything was fine when we left but they acted like we trashed the place and damaged their walls. 3000 in repairs is outrageous for a place in good condition, and charging us a third of that is ridiculous. Make sure you sign up for a pre-move out inspection as well as the move-out day inspection. Ours was offered to us in the form of an email attachment file with no mention of it in the actual body of the email, which seems purposeful, so that we would overlook it. I don't typically make reviews but I felt the need to write this for any future tenants looking to rent with them, and this seems to be a common experience as another reviewer had a similar story. Please be wary!

To honor our lease agreement we hired Right Choice to assist with finding a qualified tenant/ owner approval. Within our 30 day escrow Laurie and George assisted with listing the property and processing application. They successfully found a qualified tenant that was accepted by the owners which allowed us to legally terminate our lease. Laurie is outstanding with communicating all correspondence, application, credit and back ground check. Our process was effortless she took control of everything!! For most repairs they have their own people and get them pre-approved in the lease so they don't have to bother getting any quotes to compare for any repairs. When the tenants moved out they left a mountain of trash behind. Right Choice paid their own handy man handsomely from the security deposit for hauling out the trash but didn't withhold any money for general cleaning. The owner of this business is called the 'King of Brea' by some people because he is very successful in the real estate business and owns a number of businesses in Brea. When you are that successful you have leverage and he doesn't mind using that leverage.

That said, my experience has been almost entirely with Kelly, so she's the reason for my rating. Kelly has always been incredibly responsive, follows up quickly, and handles everything accurately. On the other hand, when I've emailed other company email addresses, I haven't received responses. I also once called with a billing issue and spoke with someone else after asking for billing, but my issue wasn't resolved at all, which was disappointing. I eventually reached out to Kelly, and she took care of it promptly and correctly. So my 5-star rating is really for Kelly.
