Currently living here and let me say it is POOOOOOOORRRRRRLLLYYYY managed the parking sucks they have a neighborhood in the alley and they take over the parking that belongs to the complex and managers don't do anything about it they tow cars even when you have a plack it's roaches all over it's overpriced they let people with more than one dog move in so it's always barking kids who don't live here in the pool I saw neighbors from the street over walking back after using the pool it's poorly managed even drug addicts are here you guys don't come here I'm waiting for my lease to be over cause they really don't take care of their residents . read more

I was here visiting this property about 2 months ago and had nothing but a horrible experience. First of all the property is not clean in any way shape or form, There are roaches and rodents around the entry points where the gates are as well as residents doorsteps Which is not sanitary at all. On top of that, I was staying the night with a friend and all I heard was loud noises and yelling from apartment 335. When I come to visit friends and family at an apartment complex, I should not have to deal with disturbances and unsanitary areas... This complex needs to do better with making sure that their residents are held accountable properly For any disturbances that are reported And to make sure this is a safe and sanitary environment. Seeing rodents and cockroaches is not a great example of sanitation for any visitor or resident. read more

Hey all! If you're looking for a great and friendly place to live, this is where it's at. I had Mercadez helping me through the entire process, she is extremely knowledgeable, supportive, and helpful. I am a first time renter, however I've lived with roommates for a while at different places, was looking to move to get closer to campus and immediately got into contact with someone to help me. Luis and another gentleman also were a great help, overall I'm assuming the entire team is as efficient and kind as them! It seems they have a great community in their hands and it shows! As for the studio ! Right when I moved in they encouraged me to you to inspect and take videos to make sure everything is in order, they go ahead and check every faucet and sink area, as well as the fridge, lights, etc! They definitely go above and beyond to make sure you are happy with your space. As for the roaches which I've seen people talking about, I have not had any experience with them so far, food in the house and all, plus my cat hasn't been going crazy over them so for my specific unit I have not seen any of the sorts if any new future tenants are looking to rent. Neighbours are very sweet and it's a pet friendly place! For first time renters they are a lovely experience compared to others that often make you feel stupid or are sketchy with communication. I lived there in 1970 and the place was great but even then I had roaches in my apartment. The ones that current residents are experiencing must be great great grandchildren of the ones that inhabited my apartment. Back then it was a great clean place to live, no crime and many of the residents worked at Disneyland. I paid $235 a month for a one bedroom apartment back then with a great balcony. Not hard to believe that 53 years later because of the transient nature of the surronding area around Disneyland and a less than above board management company ( same one in 1970) that things have deteriorated to what everyone descibes. All the negative reviews are 100% true. They deserves less than 1 star. This place is absolutely disgusting, unprofessional, and operate under false pretenses and unethical business practices. This company is criminal. They retaliate agains every complaint or basic request and they constantly change policies without notifying residents. I have been lied to by their office staff and they will say anything to you to get you to move in and lie to you to steal your money and say "well someone provided you false information ." That excuse should not be used half a dozen times and the reason to justify their actions. I have example after example of how poorly they operate including my toddler being injured because they did not secure my dishwasher upon move in. There is feces all over the property and cockroaches and maggots. My child went swimming their pool, twice, and got recreational water illness and was vomiting for days because they cannot maintain their pool to the standard of the health department. They ignore emails and phone calls and are unable to provide a decent standard of living. Every single resident I ever talked to there has has similar experiences. If you are thinking about moving here, run as far aways as possible from all Arnel properties. Update: please see the comment they made below and note that I have reached out and and I receive NO responses from them to my direct emails and calls. Numerous times while living there and now having moved out, they do not respond to anything unless they can take money from you. They can respond to yelp but not the actually request or complaint. STAY AWAY!!! STAY VERY FAR AWAY!!! This place is absolutely INFESTED with roaches. Even after I moved out it took forever to get rid of them because they made their way into everything I owned. I wanted to set my stuff on fire and start all over. M This place is a total scam, they make it really difficult to get approved and once you're in you're STUCK! After only being there a few months I wanted to break my lease to leave early because I couldn't take the bugs, the property is dirty and the laundry rooms are DISGUSTING and the machines are always broken. Despite all of that they said I couldn't break the lease. I would have to find someone to take it over or pay the remaining rent for the next 6 months whether I stayed or not. After showing my apartment for weeks and MULTIPLE applicants trying to take over my lease they denied every single one of them. I had no choice but to move and already had another apartment lined up so I left and now they're claiming I never moved out, that the apartment was in my possession for the remainder of the lease even though they KNEW I moved!! They're trying to collect almost $12,000 from me now. I believe whole heartedly that they denied all of the applicants I sent them on purpose because they told me if I couldn't find someone to take over the lease they would still put the apartment on the market once I moved out. This place is disgusting. Make sure to read the reviews before moving here that was my mistake. Since we moved in we had problems with a cockroach infestation. After reading the other reviews it seems like that's a common problem here. The people at the leasing office expect you to prep your apartment every week for treatments because they know it'll never go away. After I declined after 2 treatments they started ignoring all my emails like petty high school girls. They are so unprofessional. Besides the disgusting infestation of cockroaches they have like 7 people living in one bedroom apartments, insanely loud neighbors who slam doors and are screaming all day, paper thin walls, neighbors who blast surround sound so the entire building is always shaking. They have bugs/insects I've never seen before. Will be reporting them to the health department and wherever else I can because they can't keep taking advantage of people. The Circus currently has ongoing black mold, along with a huge infestation of roaches that nobody seems to care about but the tenants themselves. if you want something done here fixed or replaced, you better do it yourself don't even bother calling them. I had black mold, growing underneath my sink. They called in a "specialist" and all he did was paint over it and said that's not black mold. This was brought to my attention when I notice water damage on the baseboard under the kitchen sink . During my time living here my sinks have never had leak this happened shortly after moving as I was trying to Figure out if I would be storing anything here. The board fell apart and exposed what u see in the picture my nose instantly was in discomfort . The roaches are coming from the sub pump my house is clean I randomly find a stragglers which is normal but I have came home to were I'm walking down the hall and I see 2inch roaches trying to collectively climb in through peoples doors like they got a search warrant . Btw studios don't have a single window just a front door and back door . So ventilation is terrible . Everything is outdated ! Walls are not sealed , try to wipe it during your move in or as your casually cleaning your home . Guess what you can't cause alll the paint comes off as if it was chalk .... Let's not talk about the actual paint job that gets sealed..... washing machines and dryers do not work and if they do, you might need to pay to dry your clothes more than once because the rest of them are out of commission and they will NOT get replaced. If you decide to call the front office and informed them about a washer dryer not working. The response is " YOU have to call the company that owns them and file it with them " so there's one amenity that doesn't work out of the three they provide. The other two are 2 soda vending machines, that I guess you can't really complain about whoever owns them because he constantly stocks the machine. As far as the pool I wouldn't use especially on a hot summer day . If you want to use the pool, use it an hour to an hour and a half after the pool has been cleaned otherwise you're gonna be very disgusted with your surrounding tenets . If you want to use the restrooms that are meant for you to use while at the pool all I'm gonna say is if you choose the wrong door to stick your key in, it will not come out because your key will be jammed and if you try to take it out, you're gonna bend it. Many people have gotten their keys stuck in this exact door and they're always told I apologize. We are going to replace the door handle and lock but never do. aside from having a maintenance team here we also have a cleaning lady and she is is LAZY . Dog shit will be on the walk way and she was walk past it for 2-3 days won't pick it up. I had to call and complain about it and within 10 mins it was gone and the walk way was rinsed like she usually dose but that week she didn't do it cause of the dog shit and I know that because every other hallway got washed but ours . Nighttime expect junkies to attempt to break into your car and when you call the front office for security footage, their response will be that they don't work or they don't keep recordings. Well come to find out we only got security cameras physically installed this fall but they aren't hooked up yet ... I've been here for 4 years and we've gone through more mangers than I can count . The only person that cares and dose his job is the head of maintenance the rest of his crew is still fairly new but so far so good with them thankfully . But the office and cleaning lady , they all do nothing about anything UNLESS they have a vist happing soon oh and you'll know when someone is coming to visit the property because everyone is actually fucken working getting shit fixed . Spend the extra hundred bucks and go next to the angle stadium or somewhere your amenities will work and you can actually enjoy your HABITABLE home . Cabrera has bad attitude and wants other people to do her job she lures you to move in but once you're in she doesn't care about you completely she ignores your needs involving apartment issues , they've been targeting my vehicle to get parking violations for the past three months without any reason, pool is dirty and spider webs all around the property to the point where you don't want to go outside because there's huge spiders, maintenance team steals stuff and let's not talk about how security lets homeless people break into cars here I've stayed in my car by the entrance gate and I've seen how homeless go and talk to security and they gladly open the gate for them and then they start looking to see if there's any unlocked doors , let's not talk about roaches , I'm sorry this is a honest review but I'm fed up with all this bullying from this team I reached out to corporate but they're no help either read more

Since my last review I've been here almost 4 yrs and I take very seriously where I lay my head. So far I've never had a roach infestation. I've seen some here and there but it's very occasionally. Maybe 3 roaches (waterbugs) a year. No German roaches. My apt hasn't given me big issues. The issues I have are normal apt occurances. There's one maintenance guy here. I never caught his name but he's been here a good while and he's the most respectful individual. Says hello always and is really considerate. The rent is way higher than I'd like but unfortunately so is everywhere. The washers/dryers don't work a lot but the vendors do refund the lost money fast as they should because it's inconvenient and the homeless come through here way too much. That makes me livid. Overall, I don't have any complaints about my apt. It's cozy. I take great pride in how I keep it. No infestations. The office has been approachable and respectful. It's my belief that it's what you make it. Mutual respect goes a long way and that's been my experience here so far. I try to be the tenant I want to be around. I've lived here for over 4 year. When I first moved here the management was horrible from top to bottom. Now it's a completely different place. Of course you have stuff that's not controllable like neighbors and what not but I've been lucky. all neighbors in surrounding apts are chill, keep to themselves and I feel comfortable around the apts.( although the bathroom walls seem to be thin) the only downside has been after the washer and dryers in all laundry rooms (4 years in)and the majority of the time they work half the time, Largely because of the users not the apartment management. I've seen how people mistreat the laundry rooms. so Casa Madrid isn't a bad place to live Because of the management but if you do run into a problem, it's from the renters not the management. read more

Honestly LOVE it here! The bad reviews are ridiculous. My fiance & I have lived in worse circumstances with landowners scamming us while also allowing rats & cockroaches infest their home. The Arnel Apartments are by far the BEST! They have a maintenance/service team that you go onto an app to request service at any day & time. They come basically the same day the request is made & fix any issues & are so friendly! The cockroach thing is not even bad here. I've seen only 1 & the apartment offers a bug guy that came & the problem was gone immediately. I even bought the Raid Perimeter spray which works wonders too! NO MORE roaches! Problem solved! It is really not bad here at all. There will always be issues no matter where you live & these issues are so manageable its insane! Don't listen to the bad reviews. This place is seriously a hidden gem! SO close to Disneyland too! We are loving it here. They keep the surroundings super clean & tidy & the neighbors are fun! Yeah the neighbors can be a little loud at times but it isn't bothersome & you can't hear them through the walls. I love the liveliness of the neighborhood & everyone is family friendly. The landscaping is beautiful too! The complex is constantly maintained daily by a great staff & everyone knows each other here. There is even a security guard walking around the complex every day & night! It feels really safe here with the community & a lot of neighbors have cameras up which also makes me feel even safer! Great family environment! As long as you don't mind the occasional bug & loud noise it's really a great place to be living! You have to be an open minded person. No negativity! Unprofessional to say the least. I had good hopes for this apartment complex and was working with Mackenzie. Unfortunately they did not let me know they were strict with credit score but because we made 4x the rent Mackenzie ensured me that it should be fine. Well we did not get approved and two months later I have not received my holding deposit of $200. I called the office (a total of 4times in the spam of two months) and they said they did not know as corporate was handling the deposits. So I call corporate and they just transferred me back to the apartments. Clearly employees are not trained well. I had to do down there physically for them to give me Gianas number who is from corporate within 10mins she located my check and sent it on its way. This could have been resolved weeks ago if Casa Madrid just gave me Gianas number from the start. Be weary of the staff and make sure to not put down a holding deposit as it is a nightmare to get back. read more

I'm currently about to end my lease here at casa Madrid and honestly it has been such a bad experience with not only neighbor complaints for no reason but especially management. I reached out to Management who told me twice that they would waive a late fee but never kept their word. I've called multiple times about my lease to make sure I would pay on time but due to their lack of communication between the team and getting back to me. I accumulated the late fees. When I reached out about them due to instructions from them and not hearing back they claimed to have no idea what I was talking about. Make sure to get anything in writing as they seem to not be able to keep their word. I am now having to pay late fees that should've been waived due to not getting what they told me in writing. If you plan to live here or live here already make sure everything is in writing because they will act like nothing was mentioned. read more

TLDR: I would not recommend anyone to move here. Listen to the reviews. When signing the lease, they claimed that the carpets were newly installed. Upon move in, we learned that's false. The carpet had various stains and discoloration of all sorts, had paint splatters, smelled terrible, and no matter how much times we deep cleaned it, it always smelled and felt sticky. On the day of move in, we were greeted by two huge dead roaches. We vacuumed the carpet twice and after both runs, the vacuum was loaded with filth (Pictures attached). Unfortunately, the initial greeting of two dead roaches was only the beginning. With no exaggeration, if we didn't spray pesticides EVERY WEEK, a roach WILL come into the apartment. We had to spray various types of pesticides on the patio and inside of the apartment every single week in order to combat the roach problems. Upon move out, we realized mold came in through the walls and floors since on the opposite side of the wall was plants and sprinklers. So much of our furniture was ruined by mold and that's what was causing the endless sticky carpets and funky air no matter if we had an air purifier on the whole day and no matter how much cleaning we did. If you have pets, children, or remotely care about your health, do not move here. To top it off, some tenants here have zero consideration of others: they're loud and rowdy, leave trash on the walkways, and leave the laundry room a mess. Kids are running and yelling past 11PM, kids playing in the parking lot at anytime of the day, and there would be people playing loud music on the stairwells or on their patio at 3AM. Walls are so thin we heard our next door neighbors fighting almost every night. Edit to add: parking is a mess. Our assigned parking spot was so far from our unit and overall parking is terrible. It's first come first serve on 'open' spots which fill out very quickly. If you come home past 5PM. Good luck finding a parking spot. It's also pretty scary walking to and from your car at night, there would be sketchy people walking or hanging out in the parking lot, and one time there was a group of rowdy teens hitting parking poles with baseball bats. Luckily my car wasn't broken into, but I've definitely seen dents and shoe prints appear ON my car overnight. Ridiculous. Only positive thing I could say about this place is that they had friendly staff: particularly the maintenance crew and Martin who I see patrolling the area every morning and greets you/makes conversation. read more
