Horrible company to deal with!!! Deserves no star at all! It takes forever to get someone on the phone. One violation was a Xmas wreath in January. Another was about a mailbox, it was crooked, then rusty, then replaced. Our renter had a violation regarding the mailbox corrected, we received an e-mail that the issue was resolved and four weeks later we got another threatening letter again with $100 a month fine for that same mailbox. I am a customer and homeowner in one of the communities that Cedar manages with a HOA in Charlotte NC. I experienced disrespectful, judgemental and bias emails from.the manager E.B. of this community in regards to an ARC email/form for a roof replacement that needs to be replaced as a soon as possible in a couple of weeks (from the initial date it was submitted). There was miscommunication and a misunderstanding on her part, however some of her email responses were unnecessary, rude, and disrespectful. Her manager and Cedar was sent an email about these concerns along with the emails which she included the 3rd party in ( the roofing company). Cedar Management Company has charged me two late fees between January and June of this year as well as loosing one check. I mail my checks 3 to 5 days before the 1st of each month. (They must be in hand by the 15th.) It takes 3 to 4 weeks to deposit them. (Because of all the bad reviews, I include the date of mailing on each check and copy them.) Fortunately our board believes me and had the late payments removed. Since my lost check hasn't been found yet, I mailed them another check which has not yet been deposited. read more

I have had the great misfortune of dealing with Cedar Management for the past year. Among other things,, there is a drainage problem on the property.. Each time it rains the area floods. I've sent pictures and I've asked for the holes to be filled and for the drainage problem to be addressed but there has been nothing done. I have NEVER had payment problems up until now. Three of my last 6 automatic payments (Wells Fargo), have been kicked out for some reason. Talking to a responsible person at Cedar is impossible. I emailed again today to a different email address in hopes to get this resolved. My login doesn't work and on the chat feature the person has to get with his manager to try to fix it. They send out violations that are not correct. They don't follow the bylaws set by the community. Cedar management is currently our communities management company. I am on the board of our association. Cedar management kicked me out of my portal because I had transferred my titles on my properties. I never received an email or a letter advising me that I was going to get kicked off the portal. I contacted our manager and was advised to contact support which I did and support never returned my email. I was able to chat with someone online and was told that I had to set up two new accounts because I was not able to use my email that I have been using to log onto the portal for over two years. Now I have two log ons instead of one and again I reached out to our manager and asked her for board access on the portal. Again she tells me to contact support. Again I email support and no answer. I emailed my managers manger requesting access to the board portion of the portal and he never returned my email. This has been going on for one week and I am getting nowhere. I called corporate and i also got the run around. I asked to speak with someone higher than my managers boss and was told to email support. This company only wants your money and does not help out when needed. Beware if you are looking to hire CMG. Complete lack of communication with this company. By the looks of all the reviews this company has, I do not know how they are still operating. BBB should seriously take a good look at this company. read more

I wouldn't even click one star if that were available. I am a new owner to a property that uses Cedar Management Group. As soon as we bought the property CMG billed us for the full 2021 HOA fees. My husband and I confirmed twice with the closing attorneys that the previous owner paid the 2021 HOA dues in full and has provided proof of such - cancelled check for the full amount. We provided CMG our closing statement that proves we paid the previous owner for our prorated share of the 2021 HOA fees. So far... nothing. CMG still shows us owing the full 2021 HOA fees. We are not able to talk to anyone that has any responsibility for correcting the problem. They must be hiding somewhere. I am a retired CPA and I find CMG's actions reprehensible and unethical. read more

This company is complete trash. Every time you call you get the run around and no one can answer any questions. They are rude and we have been hung up on multiple times by both the answering service and by the community rep at the management company. In an letter to the community it said they would have all community records within 30 days. It has been 30 days and they still do not have things such as the budgets available for community members to view. The area rep, Ruth, who we spoke to told us the letter said 90 days and then back peddled and said that she never said that and that the management company doesn't "have to tell you everything". She then rudely hung up instead of trying to diffuse the situation. Everyone at this company tries to pass the buck and is extremely unprofessional. If I could give zero stars I would! Complete waste of communit The community rep, Allison Lipschitz, allows our board to selectively enforce rules in our neighborhood. I live in Cardinal Woods Subdivision in Pineville which is Managed by This Hoa Company this subdivision keeps declining because no HOA rules are enforced. Excuse after excuse. Supposedly they send a person around once a week to check for violations, what a joke my phone is full of them. THey want you to submit pictures and addresses for every thing you see which causes confirtations because there people don't do there job. Cedar actually deserves 0 star. Overall they have only a 1.5 star rating. Cedar has managed our hoa for maybe a year. My opinion they are absolutely useless. I have one gutter that needs repair which I have had service request in since May 2021, until present Oct 2021. The gutter overflows when it rains causing flooding in my patio and sometimes into my house. It flooded my living room causing my carpet to mold. It was a mess. (pics). I went to the hoa president to come look at it. Every time I contact Cedar for an update I get not very responsive reply which tells me nothing, except the status is pending or incomplete. meanwhile when it rains it stresses me out. Never respond. Constantly charging extra (pool passes) mailing an polymailer for $2.50 But charging $7.50-$15 extra. Don't bother emailing or calling wait times are Always over 10 minutes then answering service to pass along a message which should Result in 2-3 day response no responses until you email again 9 days later. read more

If you're lucky enough to talk to anyone, employees don't have the knowledge or authority to take action. I live across from the pool and can't get an access card to use the pool, even though I signed a release and paid an extra $25 for the replacement card. They supposably manage multiple HOAs in upstate SC and in NC. Being in Charlotte, they don't even know where our neighborhood in Rock Hill is. Cedar Management Group is one of the WORST HOAs to deal with. CMG needs some competition. But they WILL fine you if you leave your trash on the side of your house VISIBLE from the road. read more

I over paid my dues by nearly $300 and can't get anyone to respond regarding when I will get my refund. They are the most incompetent and unprofessional group of people I have ever encountered. It's trashy, they allow anyone to live there including pedophiles! The children aren't safe here. Neither is the elderly, the walkways are falling apart, literally. The exterior of the buildings are in poor condition, The termites have called severe damage, the buildings are roach infested, it's water damage all through out several of the buildings causing mold and mats, the parking lot always has broken glass and trash everywhere. Twice my car has been broken into. They said that they were going to put cameras out but never did. The police are always patrolling this area but yet My Cadillac converter was stolen!! They over charge for the pool fees and aren't open half the summer! No one deserves to live like this it's barley livable. And as a seller of a condo they have totally delayed / almost destroyed the closing process by not providing requested documents. This is a horrible management HOA company. They are charging me for an amount that I had already paid back in Dec of 2019. When I reached out to Cedar management to clear up the discrepancy, their customer service was poor and the follow up is unreliable. I have been calling constantly to set the record straight. To such an extent that my previous HOA association had to become involved and emailed Cedar Management the ledgers and my financial breakdown and the fact that I have never missed a payment. I am so annoyed with Cedar Management that I am planning to switch back to my older HOA management company. Do not I repeat do not hire these folks you will regret it. They are unethical, disorganized and simply are not able to read ledgers or financial statements. I was harassed by accounting and billings even after I scanned them my bank receipts and statements proving that I did pay these alleged HOA dues. i wish i could give zero stars, but yelp won't let me. Our problem is with paying our bill. Here it is, 2019, and they want us to mail a check for our homeowner's association dues. What? When we try to pay online, all we get is the message "there is no invoice available for that account number." Hmmm, interesting. Then we get an overdue notice in the mail for not paying our bill. Well, no problem, I'll just call and pay over the phone since their website says I still don't have an invoice nor a bill. Nope! 1 pm on a Friday, and their office is closed for a three day weekend! We live between two renters and have had multiple issues and Cedar management has never helped us out by dealing with the rental company about the problems we are having you can't even get a phone call back from anyone that's a manager that should be able to take care of this ​ and represent us we are 75 years old living next to one house that had drug dealers thank goodness they're gone and the other house that has multiple families living in it not the original renter is there a rule from these rental companies the person that rents needs to live in it why should we have to live next to people we don't even have any idea who they are . This HOA took over in January. In June, I realized no payments were coming to form my account to the previous company. This was incidental as I was trying to refinance. I reached out to this company 8 times. I was not able to speak with anyone at the company. They have a call center that answered. I was only able to get the company when you choose the sales option. On 7/16 I received a letter from a law firm demanding the money I attempted to pay 8 times with a legal fee of $185.00 Now someone explains this to me as I am in disbelief. I called the law firm and paid the $575.00. So you refuse to give me the information to pay my HOA and add then add charges. I am not sure why the association left the previous company but this could not be a better option. read more

Pretty Miserable Organization. Every communication I've had with them has gone no where. They don't hold anyone accountable for HOA agreements and are generally tough to get ahold of (I just got off the phone from them hanging up on me as I was coming off a 10+ min hold right after they opened). Honestly, we're in the process of selling our home - and I specifically looked for a home NOT in a Cedar Management HOA to make sure we wouldn't have to continue dealing with them in the future. I'll note that I'm not a proponent of HOA's in the first place, but if I'm going to pay for one, I expect them to do their job...In my opinion, they have failed to do so. read more

Our HOA used Cedar Management group to manage our finances and common areas. After a little over a year, we have terminated our contract with them. To put it mildly, they are beyond horrible. Bills to vendors were late nearly all the time. Duke Energy turned off our power to our main entrance twice for non-payment. Our landscaping vendors weren't paid for months. The only bill promptly paid was their own. When we requested out of our contract, customer service became even worse. We were given monthly statements with the prior year's info. When it came time to settle our finances, they withheld amount a $1000 of our money and did not provide a good accounting for it. We simply took the money and cut our losses. For any HOA considering using Cedar Management, run away!! They are horrible and I can't understand how they stay in business. read more

This is the worst management group I have ever worked with. They send out notices of violations two weeks after the "violation" occurred. Ive received many notices regarding my "weeds" two weeks after my yard has already been mowed several times in the interim. They generate fickle violations because they are INCENTIVIZED to generate violations! Ive read up to $30 a violation. Your home owners association is being charged for their ridiculous violations. So not only do they stick your neighbors with the cost of the letters, while lining their pockets, their approach to management undermines the very culture and neighborly environment that many neighborhoods strive for. All for the mighty dollar. They should be ashamed of their business practice and perhaps if fewer HOAs used them, they might reconsider a different approach. I'm a new resident dealing with Cedar Management Group. They have sent me additional bills after having to send in a paper () request for autodraft. At the top of my latest bill, it states, "Your account is currently being paid via ACH draft. Do not pay this statement. This is for information purposes only." Yet, no funds have been deducted from my account. Really sloppy service. They say they've corrected it moving forward, so we'll see. I take my credit very seriously, and I know of horror stories about property management groups sending people to collection for past due HOA fees. I don't play with this, so to get additional statements after I've submitted my paperwork and my dues not to be paid is a red flag. They also insisted I pay to have pool key because the previous owner did not leave it. The house had been unoccupied for about 18 months before I moved it. The owner didn't leave the a refrigerator - nevermind a pool key. I could see if i wanted extra, or had lost one, but no exceptions. Welcome to the neighborhood! There are always numerous reports on our community facebook page about their neglect to our neighborhood and mismanagement. Bottom line, basically fall right in line with exactly what you'd expect from a property management group. read more

Good luck getting anyone to respond to requests. They have a third party "answering service" 24/7..then you'll receive an email three days later that still doesn't resolve the issue. This is a pattern with them as I've ran into this issue more than a few times and in speaking with other homeowners .. they have as well. This has to one of the worst property management companies in the Charlotte region. Highly recommend utilizing a different management company. Service is horrid! read more

Cedar management company IS NOT good. I filed a common area maintenance complaint over a year ago and it has yet to be fixed. I file another request for maintenance on my home (covered by the HOA within the covenants) and it has been a month without repair. They ask for pictures in the original maintenance request of which I provided. To push the request further off they continue to ask for pictures of which I provide every time. They are not professional and not providing a service. They are simply collecting our money. We pay $300 monthly to put it in perspective. I called the "emergency line" and it's been 3 days with no call back. I will be taking legal action soon. read more
