Our HOA was with Cedar for two years. It was a struggle to get bills paid for contractors and everything had to wait a long period of time to be processed. The accounting department was very slow and made numerous mistakes. The manager was accessible most of the time , but only to one person. This is not a good practice because that one person has a job and does not always have the time to be the in-between person. The worse offense, is when we notified Cedar that we were switching management in writing within the allotted time, they stopped paying most of our bills and the manager did not answer the phone or return calls when called by the designated person. I called and left a message for Joseph Dailey, our new Property Manager with Cedar Management Group, on July 5th to see if there had been any decisions made about our back yards (My yard is completely mud with no grass nor mulch at all.) and also other concerns. I have yet to hear from him since July 5th. Our neighborhood, Prosperity Place, has received terrible service from our previous management company and Property Manager, but our Board assured me this would not take place with Cedar Management. Three weeks is not an acceptable time frame for a Property Manager to have no contact in response to concerns submitted to him. I am thoroughly disappointed in the lack of service from Cedar Management, and considering they just started to manage our community on July 1st, 2018, I would think they would be more proactive with their response time. read more

Our HOA went with Cedar Management over a year ago, and since then, we have nothing but issues and screw ups. Residents have been billed TWICE for their dues, estimates for repairs are HIGH, and most importantly, it is almost impossible to get anything done. Or, if you want to deal with a middle person who will just refer you back to your board, this is your place. This company has the poorest customer service I have ever experienced.

CMG took over as property management several months ago for my condominium association. Since then, it has been a total and complete nightmare. Earlier this spring, I attempted to re-finance my condo and CMG was the biggest obstacle, causing me to miss the original closing date, and almost caused me to have to reschedule a second time. The lender needed a simple condo questionnaire to complete the loan. CMG stated that their company rates to complete the form are $205 for a 1 page questionnaire, $250 for 2 pages, and $295 for 3+ pages. If you needed the questionnaire "rushed" it would be an additional $100. Any attempt to actually talk to someone at CMG was futile, I consistently got their answering service. When I finally did get someone on the phone, I was told to stop responding to the emails, as it was just pushing my request further down the priority list! This was a time sensitive matter. For the amount of money that CMG is making per year from our HOA dues, this is just completely and utterly unacceptable. HOA boards and condominium members beware, this is the kind of treatment you will get from CMG. They have no problem taking your money, but provide incompetent service, especially when you need it the most. Aside from that isolated issue, based on the other reviewers here, my community is not alone in that CMG does a great job writing deficiency letters, but not actually correcting any real problems or providing any real services to the community members. read more

They are the worst sent me a letter about dandelions in the yard and wanted to fine me 100 and there is a house on the next street overgrown everything and cat have taking over the house for a year and nothing has been do and sent me to an attorney for late fees and the cat house is still there where did all that money I paid for go to. ZERO STARS Received a trash can violation citation today. Do not even own an outside trash can. Meanwhile, Ingram Fields in Goldsboro, NC is not maintained as it should be-haven't been able to turn the roads over to the DOT & the community is 5 years old; street sign at entrance is misspelled, tree down in a common area not addressed, communication board destroyed by kids over half a year ago, can't remember the last time mulch was refreshed. HOA does not keep the community up as it should, but mgmt group sends out bogus violation letters. They also make up rules to enforce that are not in any Ingram Fields documentation. read more

On 3/15/22 our Property Manager Brittany hosted a google meet for our Annual Board meeting. She sent out notification via email, and mail. She sent an agenda that included voting for 2 Board seat AND the currently filled 3 Board seat. Towards the end of the meeting she tried to end it when a community member mentioned we still haven't voted. One of the current Board members nominated himself then had to leave the call to jump on a work call. Other nominated people in the community or themselves and we conducted a vote. After filling 4 of the seats someone motioned for removal of our Board President. This is consistent with our Bylaws and so we voted. More people voted to remove than voted to stay. This community member then nominated another member for the last seat. The vote was held. All in all 2 of the 3 board members were replaced including the president. We adjourned the meeting. A few days later the new board met to review the CMG contract. What was discovered was the contract with CMG actually violated our Bylaws. We sent these concerns to Brittany. She ignored. 5 days later she sends and email stating she spoke to management and legal team and the vote that was held virtually was illegal. She stripped the newly elected members and reinstated the previous members. CMG claims they have no decision making power within HOAs. How was Brittany able to make this decision for the community? How does CMG who we hired have the "power" to make these moves in an association. Even if the vote were "illegal" CMG does NOT hold the power to strip the elected Board and reinstate a previous Board. They are management of the community and do NOT have decision making authority. Only a judge could issue this order. CMG overstepped BIG time. The community is upended over CMGs decision. What I can assure CMG is if the Board is re elected they better prepare their legal team. If you are a HOA Board DO NOT HIRE this company. One day you could be a board member and the next they might decide the DONT like you and someone you are removed by them... huge liability issue. read more

They are horrible. They shouldn't even get one star. They don't answer your questions - they circle them or give you empty answers. They don't even take the time to know your community, or their governing documents, i.e. Covenants and Bylaws. And the response you get from any department you contact is "we're experiencing high volume". Maybe they've over-extended themselves in the HOAs they service. And they don't like you to question them on anything; if you do, they get sarcastic in their responses. And I see there are lots of reviews regarding statements for the regime fees - well, ours were due in July and no one received a statement as they were expected to get it online, yet we have residents without computers. And mine didn't appear until July 2nd. Unfortunately, our Board just retained them, so we're stuck. read more

This group recently took over my neighborhoods HOA. Their service has been atrocious. Support requests take days and days for a response. When finally getting a response, the responding person does not respond to the actual issue brought up accurately. Also communication is terrible. There is no ability to reach ones Community Manager directly either by email or telephone. At our recent HOA meeting, residents pled with our community manager for a way to contact her. She refused to give us a way to contact her stating, "I can't have people calling me for help". Steer far clear of this company. read more

I was in the process of trying to set up a payment plan for dues because we are in the middle of a pandemic and I did not have the money to pay them in full and without any type of follow up they turned me over to a debt collection law firm and I was charged an additional $350 in legal to keep my property from having a lien placed on it! Called to report a derelict car left in our neighborhood. The cars front was damaged and the windshield cracked and the tags had been removed from the car. I waited on hold ten minuets before I spoke with a rep. She told me to email the office with my concerns. I asked that since I was speaking with her could she not take down the information and was told it was bet to just email. I also expressed concern about and Airbnb being run next door. I was asked how did I know and I explained that the house was listed on Airbnb. I was told again to email the office with my concerns. WHY is it impossible to speak with someone in the office and have them take down the information? This HOA just wants money to do nothing. Why do we even need one if we just get told to email the HOA and they might get around to your concerns or not. read more

This company discriminants against renters. Even though HOA dues are paid, the landlord filled out the appropriate paperwork, Cedar Management refuses to give pool key. I've been living in the community for 8 years, and have received key for 7, until this year. They play a nifty little game by saying the work order has been received and being worked on, but they've been saying that for months. I am now looking for a new home, both rentals and purchase. I am making only 1 stipulation, the HOA cannot be run by Cedar Management, if it is, don't bring it to me, it's a deal breaker. What is also sad it, I live across the street from the pool at a dead end. I am the only house in the entire community that has a view to the pool parking lot which is on a dead end street. I have been asked by the HOA to keep an eye on the pool for them. So they want ME to keep an eye on the pool and call the police for any suspicious activity, but don't want to allow me to have access to it? I am a Board member of a HOA that recently switched from one management company to Cedar. What a mistake!!!!! In the 18 months that Cedar took over the management duties, they managed to totally mess up our accounting books and leave our association's finances in a mess. Their accounting department does not pay attention to due dates on bills and mails payments to vendors at their leisure leaving behind a litany of late payment fees in their wake that are the responsibility of the HOA to pay. Their managers are not properly trained and are never seen at any training sessions provided to all property management companies for proper training of their employees. We recently terminated their services. BEWARE (don't find out the hard way as we did)-Cedar sticks a termination fee of $1800 in their contract. Never before have I witnessed a management company have any kind of fee like this. Even if you decide to not continue a contract with them once the contract is expired, if you change management companies, they still get their $1800 fee! Horrible company... I live out of state and rent my property. Cedar Management Group took my Bradford subdivision HOA over and decided to change my method of contact from email to postal mail. When I did not respond to an invoice sent to the house (since I never got it because I don't live there), they turned the account over to collections and I paid an extra $400. In the interim, they were sending me a bunch of newsletters. etc to my email address, but never once notified my of payment per the agreed-upon manner. Someone in there office made a mistake and had my water turned off instead of someone else and no one took ownership of it. I emailed them and informed them I was changing banks to stop taking the direct deposit out of that bank, I got no response so I called and wouldn't you know it they took it out anyway. NO STARS!!! They are the worse!! Exceptional incompetence is the truth of their service in North Carolina, specifically Charlotte. Over and over again we receive notifications of non-payment when the check is cashed by CMG regularly without issue. Over and over again letters, emails and phone calls are made to CMG to resolve the confusion. Yet over and over, right after we are assured all is worked out, it starts again. Logic dictates that if your organization can figure out how to cash the checks sent to you for HOA payments, your organization can figure out how to apply them to the address that is clearly stated on the check. Though all the constant harassment for payments and public shaming policy implementations, when once again Cedar Management Group's accounting process was the problem Never is anything said about t the inconvenience their incompetency has caused us. Nor do they demonstrate any remorse to the money, time and aggravation we exerted toward -once again-having to defend ourselves from CMG's stupidity. There are apologies for the possible negative effects of their behavior may have upon my credit and upon my relationship with my neighbors Oh and even better is the lack of any mention of identifying where the problem is and how they have taken steps to resolve it. It is apparent CMG has no intention of fixing anything nor do they care how they impact the communities they manage and the people's lives that live within them. I find it unfortunate that, as a resident of only one year, I am being held responsible for helping pay for $24,000 of delinquencies that have accumulated over 12 years due to poor leadership that was unable to be proactive. I am sorry that you have been backed into a corner that has forced you to be reactive and resort to socialism for your solution. When I finished reading the letter I received in the mail I realized there could be shorter version such as; Over the past 12 years we have had a lot of residence not pay their dues leaving us $24,000 upside down and $14,000 in vendor debt. Instead of having consequences for those that do not pay their dues we have decided to take the path of least resistance and get the money from those who pay their bills on time. Our condo development is managed by Cedar Management, having taken over from another management company. At the time, we had both Special Assessment and Regime Fees to pay on a monthly basis. When the Special Assessment was levied, I paid around $4.00 per month extra, and I had done for the Regime Fees. Due to the fact that there was a co-mingling of the funds by the previous management company, it appears that Cedar Management is unable to correct its accounting. There was no problem with the previous company's accounting. However, when I paid the final installment of the special assessment, Cedar has levied the incorrect amount and refuses to correct same.. I am wondering what the accounting educational levels this company in their "accounting" department. At this point I am having to pay my regime fees through an attorney's escrow account until Cedar can get its act together. read more

Trying to pay my HOA fees, online website keeps saying database error. When I tried to call to pay my HOA fees, it took 15 minutes for someone to appropriately spell my name and zipcode. Then I was told that I could not pay my bill someone would have to call me back. I said no please transfer me to someone else so that I can pay my bill. No, they would have to do a call back. So far our interactions with this group trying to get a shed put in our back yard has been frustrating to no end and no end in sight. We have called in and went to their office in person to submit our application and was told they could not accept it that we would have to snail mail it or scan it and email it on only to be referred to the neighborhood. We submitted a request for a shed, got denied and the answer we were given in the denial letter was a cut and paste of what is in our neighborhood CCR's, 3 paragraphs worth of everything! When I called in to ask why we were denied she said I would have to email back in and request that they give us specifics as to why. What ??? You deny an application but don't tell us what for? So frustrating and the Board of Directors for our neighborhood have NO contact information or anyone to talk to just a PO Box ? This is my 1st experience with an HOA and it will be my last. When we sell we wont be moving into a development ever again. read more

Before you consider them look at how they take payments, their after hours support, and their inconsistency in applying rules. Sullivan's Trace is a good example.
