My review to express my disappointment regarding the condition of the home I recently rented through Invitation Homes at Olive Coast Street, Charlotte, North Carolina. During the onboarding and move-in inspection process, several items were identified that required repair or attention. Although my lease began in April and rent was paid for that month, I did not move into the property until May. Given that the property was vacant during that time, I reasonably expected that the identified issues would have been addressed before my move-in date. Unfortunately, when I moved into the home, many of the outstanding items had not been completed. As a result, I was required to take time away from work shortly after moving in to accommodate maintenance visits and repairs that could have been completed before occupancy. As a tenant, I believe it is reasonable to expect that a home is move-in ready at the start of the tenancy, particularly when concerns have already been documented and there was ample time to address them before occupancy. The inconvenience of coordinating repairs after moving in, combined with the need to miss work, has been frustrating and disruptive. I paid rent beginning in April, and I believe the property should have been inspected and prepared for occupancy before my move-in date. Instead, I was left dealing with issues that had already been identified, causing unnecessary inconvenience during what should have been a smooth transition into my new home. I respectfully request that Invitation Homes review this matter and consider an appropriate accommodation for the inconvenience and time I lost from work while facilitating repairs. They advertise homes in communities with amenities. But won't upkeep those amenities. Their website is basically hostile, and can never upload anything correctly. So if you cure a violation, they won't submit it to HOA, nor pay their HOA dues, so then you're out your amenities for months. David Guy is the local contact for CLT HOAs and is rude and dismissive. It took over 6 months to fix an issue with our HOA (not violation related on us, the tenants) so we were out gym, pool, and social access for our neighborhood. He is impossible to get a hold of, never answers emails, and is just plain rude when he finally does. We have done everything the HOA has asked immediately, and it always falls on waiting on Invitation Homes to do their side. It would be much easier if they allowed the tenants to handle things with the HOA themselves. read more

Nightmare experience leasing from this team. You will never really have a point of contact or a way to get assistance with anything at all. It took 4+ months for our tub to be resurfaced after it cracked and started leaking shortly after we moved in. After it was finally approved for repair (7 technician visits later) we were actually charged for the repairs the following month. After sending over the lease documents, they removed the charge. After a pet death last year, we signed a pet removal addendum and still have the third pet on our portal listed. We actually use Xfinity internet and WiF, and the company shipped us an AT&T box with no notice and we have paid for years worth of AT&T service that we have not once activated or plugged in. It's too much effort to get assistance so it's honestly easier to just pay. Our windows don't open. Our ceiling is cracking and falling apart. Our fence has been falling apart as well. Whenever we submit a maintenance request, I get a notification to schedule, and when I click the link to schedule, there are never any appointment times available. Invitation homes needs to really research the resident experience and touch points. Communication is non existent. I do love our house and yard. The location is the only reason we stay for now. Also, our renewal increase is over 13%. Averages right now are 0-5% industry wide. Get this - we also had a mid-year rent bump increase included in our last lease. Signing a longer lease-term will not help you. I do recommend deeply looking elsewhere for a home to rent if you are needing care, a pleasant resident experience, or professional service. There are a lot of hidden fees. I'm sure this will change soon with the push for fee transparency. We also received a random settlement earlier this year from a lawsuit. I'm thinking these aren't new issues? This leadership team and management must have genuinely no industry knowledge or experience. Maybe they are aware and it's just not a priority which is disappointing. read more

Updating my review to say that nothing has changed. That astronomical water chargeback is STILL on our account this month, and no one cares to do anything about it. That, or they're totally incompetent and don't know how to fix it even if they wanted to... I don't know which is worse, but we can't wait until our lease is up so that we never have to deal with this office again. read more

My AC went out on Thursday, May 11. Vendor came by to check the system and said the compressor has to be replaced. Invitation homes requires the vendor to electronically submit a quote. However, the system will not allow the vendor to submit the quote for some reason. It is now 4:30 on Monday, May 15th, and there has been no progress on the repair due to the quote issue, and Invitation Homes doesn't have the common sense to figure out a path forward. read more

We were credited $500. Nevermind we had to purchase space heaters and confine ourselves to one room at night just to sleep! A month ago I put in a work order for rotting around the shower area along the baseboard. We have always had rugs down and shower curtains in place and done everything cheaper vent water from going outside but as I previously stated this home is very old and had barely any updating prior to us moving in. The towel rack had fallen off a couple of months after we had moved in and the drywall behind it had never been repaired/replaced but we never messed with it as we had hooks behind the door and figured we would have it repaired before we ever decided to move out. The towel rack had continued to fall off d/t the drywall so as a safety precaution we chose not to put it back up at this time. Well when I went to pay the rent this month what do you know...a $605 charge for bathroom repairs! Now mind you we NEVER even put in a request for the towel rack, only the floor. The scam husband/wife who did the floor took it upon THEMSELVES to put up a new towel rack! We never asked for that nor was it ever included on any work order which is why it is so unbelievable to me that Invitation Homes would have approved that! If contractors or so-called contractors are allowed to come in and do whatever they want well then they could have just easily walked around the entire house and found random things to 'fix' and charge for! There are so so many other things I could tell you about that have happened over the years and all the ridiculous things they make you pay for every month but of course that would require much more space lol! There is a reason Invitation Homes has already been sued by the government and also why they have such poor ratings on every single rating site. I had a very disappointing experience working with Aujahnae McMillan. Throughout our interactions, there appeared to be a lack of communication, professionalism, and property management knowledge. Rather than listening to concerns and working toward a resolution, conversations often felt argumentative and unproductive. What was most concerning was receiving another person's information via email by her. This raises serious concerns regarding privacy, confidentiality, and the proper handling of resident information. Sharing personal information with the wrong party is a significant issue that should be thoroughly investigated. I previously submitted a review regarding my experience and later noticed it was no longer visible. While I do not know the reason for its removal, I felt it was important to share my concerns again elsewhere. I do not believe Ms. McMillan is currently suited for a resident experience role without additional training and oversight. Residents like myself deserve professional communication, accurate information, and confidence that their personal information will be handled appropriately. I strongly encourage management to investigate this matter and take appropriate corrective action to ensure similar issues do not occur in the future. We've only been in this house for 6 months but so far everything has been great. We've had a few issues pop up. The half bath toilet leaked when we moved in, they fixed it immediately. Our furnace started short cycling, they fixed it immediately. During the snow storm that Charlotte got, one of the gutters pulled away from the roof, they fixed it immediately. That's really all I have to go on so far. The house is nice, the neighborhood is great, we have an HOA but you'd never know it. I'm a little skeptical/nervous when it comes time for a lease renewal, I'm hoping our rate isn't jacked way up. That will determine whether I'm happy or not. So far so good. read more

Nickel and dime approach to property management with minimal contactable customer service. A charge for everything. In order to get any form of maintenance or action will take at least 5-7 attempts and months of work for adequate results with very limited competent communication. Services that are advertised as part of the home are very hard to acquire and will more than likely come with another fee and waiting period for invitation homes to provide. Examples: The first house we started to lease in nc while we were living in Florida prior to moving was in a totally different location and neighborhood than what the description on the website stated. That should have been a red flag from the beginning. When we found the house we are in we immediately contracted an exterminator at our expense as the house was fully infested when we moved in. The exterminator suggested that the house be checked for termites as there are numerous signs of activity. Invitation homes said they don't deal with exterminators until there are maintenance issues as a result. A simple drawer in the kitchen took 7 visits until a tech Patrick came and was able to actually fix the issue. The toilet in the upstairs bathroom did not have a wax seal it took me calling multiple times to get maintenance to fix the issue while not being able to use the bathroom during the whole time to avoid damage to the property. The mandatory air filter monthly charge would either not send the correct size, amount of filters, or not at all after numerous complaints of said issues. The advertised community pool, you guessed it another undisclosed fee that I have been trying to figure out what the fee is and process for over two weeks so far. There are so many items to mention that are symptomatic of a corporation that does not communicate properly and has a primary focus to maximize profits as opposed to providing customer service or care for its properties. The whole experience with invitation homes has been a headache and catastrophe from the beginning. I suggest trying to find another location with a different management company. read more

Christopher Rodgers the technician I did NOT request to come to my property, caused me more stress than relaxation. Almost did not install the dishwasher the technician I DID request to come out had ordered for me. Marcelo Espinoza is a great technician and I specifically requested him when scheduling my service. To my surprise, Christopher Rodgers showed up with no notice it would be a different technician. He then told me I was basically wrong about what was wrong with my dishwasher and bad mouthed Marcelo in the process. I said if he wanted to argue and wasn't going to install the new dishwasher I had been waiting for for a month than I would call the company and he wasn't the tech I asked to come out in the first place. He said "well the new one is here, so I guess im going to install it" Then after he leaves, I get 3 different voicemails about my dog (who I pay rent for and was fully enclosed at time of service), a message about scheduling a another maintenance appointment for my garage door as soon as TODAY without my permission. (I've already taken 3 days off of work for the dishwasher appointments) and one to clean up the debris in my yard that Christopher had filed a complaint...he also never sent me a review request when I get one every time a technician leaves my home so that is why I'm writing my message for invitation homes corporate because this is the only communication I could get. He made me feel racially profiled, incompetent about the issues going on in my own home, and gives your company a bad name by speaking poorly about other technicians. I've lived at the same property for 2.5 years and honestly due to financial issues. I'm going to have to renew and live in this predicament even longer so hopefully invitation homes can figure their stuff out and treat their tenants appropriately. read more

WARNING: DO NOT RENT FROM INVITATION HOMES IN NORTH CAROLINA If I could give zero stars, I would. Renting from Invitation Homes has been one of the most frustrating and stressful experiences I've ever had as a tenant. Since moving in, I've had multiple unresolved issues--broken light fixtures, a dangerously clogged dryer vent, and now a completely broken AC unit during the peak of summer. My home reached over 90 degrees inside, and I was told to just wait. I went a full week without air conditioning while trying to live in this unbearable heat with another tenant and our dogs (who I pay monthly pet rent for, by the way). Maintenance finally scheduled a visit--then canceled it last minute. When they do come, they just take pictures, claim they need "approval," and leave. Then I don't hear from anyone until days later--if at all. It's a complete cycle of neglect and delay. In the meantime, I was forced to spend over $400 on a temporary AC unit and buy multiple fans just to make the house somewhat livable for myself, my roommate, and our pets. Still, the heat and humidity were so bad this past week that the vinyl flooring is now lifting throughout the home. I can't even use the dishwasher, washer, or dryer without overheating the house more. I've spoken to countless representatives and even a supervisor, all of whom simply repeated, "I understand, but there's nothing I can do." I've never missed a rent or pet rent payment. Yet this company clearly doesn't care about its tenants once they have your money. They are slow, disorganized, and show zero urgency in fixing even basic issues. Do yourself a favor: Avoid Invitation Homes at all costs. This company does not care about your safety, comfort, or well-being. You deserve better. read more

Dear Invitation Homes Team, I am submitting this letter as a formal complaint regarding the unresolved issue involving the trees located at a property owned and managed by Invitation Homes. These trees have grown over onto my property, causing damage and creating ongoing maintenance and safety concerns. Since August, I have been in communication with Patricia Conner regarding having the trees properly trimmed. Despite multiple follow-ups, the issue remains unresolved. The last contact I received from Ms. Conner was on October 3rd, when a crew was sent out. Unfortunately, the work order (prepared by Misty, last name unknown) lacked key information and resulted in the wrong side of the tree being trimmed, leaving the problem unaddressed. This situation has now become worse. The acorns from your tree have caused visible damage to my driveway and vehicles, and my driveway now requires pressure washing due to the debris. Additionally, a second tree in the backyard has extended onto my property and also needs immediate trimming. I have lived in my home for 18 years, and I have never experienced such poor customer service or lack of accountability from Invitation Homes. In the past, similar concerns were addressed within a week, but this time I have received empty promises, poor communication, and no resolution. What kind of neighbor are you. I am requesting: Immediate trimming of both the front and back trees that are encroaching onto my property. Beware of Invitation Homes 1. They want to sell, not provide service. This is most apparent when you become a tenant and no one will communicate with you. And if you are so lucky as to actually get someone after multiple calls, they will be so apathetic and useless you will wish you never wasted your time... and will be writing reviews on Yelp to warn others. 2. If your rent is "listed" at $2000/mo, plan for an additional $3-400/mo in addition to this in *required* fees. 'Smart home' fee (Ring & thermostat); monthly air filters (that actually only come every other month); internet/cable; non refundable pet deposit AND monthly rent; utilities; and any other dreamed up administrative fee they feel justified in charging to your rent. None of this is disclosed until you are sent the lease to sign... and there will be pressure to sign and return ASAP. 3. You will be forced to use their "online portal" to pay your rent. This includes linking a bank account. They do not accept any other method of payment. 4. You will have mandatory "maintenance" visits (inspections). You can reschedule, but you can not avoid them. They will *require* you download the maintenance app to your phone during your walk through as that is the only way to submit a work request. It can't be done online or through the portal... 5. Emergency maintenance like a broken A/C or leaking water heater may take 5-7 days (or longer) before anyone is dispatched to address it. It will get done, but no one is in a hurry. 6. When you go to move out, if you want a shot in hell of seeing your security deposit, you have to provide a receipt of service for a professional carpet cleaning and last 3mo receipts for pest control service. 7. Just find a private rental or reach out to local realtor that handles rentals and save yourself the headache of living in an IH property.. and the hassle of moving multiple times. read more

We have lived in a Invitation Home for the past 2 years and have had a mix of good and less than pleasing experiences with them. Our work orders are addressed but not all are in a timely manner and some of the subcontractors that they have hired should be reconsidered. We received an email about a change in portfolio managers and if we had any questions or concerns, to reach out to them. We had emailed a few times and never received any response from them to this day. Thankfully, Lynsey Simmons was able to address our questions and concerns with great knowledge and confidence. Every topic we had discussed was addressed at the time of our conversation, and it is because of her genuine concern for our satisfaction, that we have renewed our lease for 2 more years. read more

Derek James Tyler is the worse maintenance supervisor I have EVER worked with in my whole life!!! He doesn't communicate, follow direction, respond, reply, follow up, call or do any of the things he say he's going to do. Or at least he hasn't done it for us. Why give us your number and say to call you directly with any issues if you don't answer your calls or emails. Nor do you reply back?? It's been a month of no contact from him and I've sent several emails and left several voicemails. It don't seem like he values having great tenants like us. Going on 4 years here, never a late payment, never an issue with neighbors, taking care of the property and identified SEVERAL issues with the crappy remodeling that was done prior to us signing a lease. We tell him we're only available for maintenance visits Saturdays and Mondays but he makes appointment for every other day of the week, even unexpected pop ups when no one is home. Unacceptable! We have been dealing with a back door that is the wrong size for the frame. Already had about 15 techs out to unhinge the door, move it to the left, move it to the right, take off the extra wood added to make the door fit, replace the weather stripping over 5 times, lift up the bottom of the frame with extra wood and just about everything else you can think of. Each one saying the door and frame had to be replaced. We've gotten locked out of the house in the backyard because of a" fix " that was done and I had to shimmy thru the fence to get back into the house. They've left the back door unsecured with the inability to close all the way. In another "fix" the door was stuck and couldn't open. I can't tell you how many hours one of us sat here in the house freezing our bums off while the door was completely off the hinge the entire day!! It's so drafty in here causing us to use the gas fireplace AND turn up the electric heat. I won't even tell you about the $400-$500 gas and electric bills in the fall and winter ugh!!! We get an email saying ticket xyz is for the back door. Then get text saying ticket xyz is for the rotted fence that separates us from 5 hella aggressive dogs. Then we get reminder text with the same xyz ticket number for a pro care maintenance visit. I call and email him several times to understand WHAT the ticket is for so we are prepared and STILL no reply in any way over a week. Three techs said the fence is rotten and need to be replaced. They keep sending people out to add more wood to the wood that is rotten. Make it make sense Can someone help get this door and frame replaced asap please!!! You're spending more money than necessary with all of the unsuccessful attempts to "patch" up things. During the 2nd to last visit this year the guy left a space under the door that allowed bugs and worms in our home. Derek James Tyler has a picture of it too.
