This is 2018. With Evan, I paid online. So easy! When my unit has had issues, instead of calling someone or a lengthy email, i just use an online portal to submit issues. The responses are super quick- either someone coming to repair or scheduling a repair. I see lots of reviews from the people who hired Evan Howell, they are completely correct with how they treat everyone. If I could do it all over again, I'd look for a rental these guys managed. Or maybe i will have them as my realtor when i decide to buy a home. Either way, I'd like to continue to use their services any way i can.

Even customers park their vehicles in the reserved parking spaces and management cannot seem to address the problem(getting vehicles towed). Temperature setting is horrible. Dozens of times have they been notified in person and in writing to adjust the temperature settings and after several years, they still cannot fix the problem. Multiple tenants complain about the same thing. Can't wait until the lease term is over to move away from this building.

"I've seen her with clients." I was also informed because of her law background, she's meticulous, great with contracts and negotiations. Hired. Kathlyn is also a 5th-generation Houstonian. Which translates to she knows Houston! I mean, as the Yelp CM for Greater Houston and a native Houstonian myself, I thought I knew Houston - but Kathlyn Curtis truly knows H-town Realestate: the neighborhoods, schools, history, demands/trends, builders, developers, contractors... I was very impressed about her knowledge of the real estate markets, various areas within Houston, and details on each home. As this was our family's first home purchase she provided unbiased guidance on which area to buy in, what the process entailed, and advocated for us when negotiating the sale. Email communication often felt passive aggressive and any time I asked a simple question, I got long policy explanations instead of a real answer. I had to follow up several times just to try to renew my lease and kept getting the runaround. I eventually moved because paying rent on time should not come with that much hassle or uncertainty. I rarely needed maintenance since I handled most things myself. Getting my security deposit back took far too long and every time I asked about it, I got more excuses. They charged a 250 application fee, a 25 per person monthly service fee on top of rent, and even offered a 95 option to fast track the return of my own security deposit. On top of that, they offered to charge 495 for move out cleaning. No thanks I can do that myself. I've never ever not gotten back a security deposit. I'm not that person. Everything felt transactional and unnecessary, which honestly pushed me toward leaving. Right before my lease ended, I sent notice that I was moving. Even then, I got what felt like an automated message telling me my renters insurance needed to be confirmed for the next year. I replied saying I was moving out in a few days and still had insurance, and the response I got back basically told me to send proof or be charged 10 dollars. I am not letting anyone nickel and dime me over things like that. 10 dollars. Please quit the shit. Owners may have a smoother experience, but tenants deal with a very different side of things. Best of luck if you decide to rent from them. I will not be using them again. As a property owner and a renter, this definitely isn't the way people should be treated ever. I only have 2 stars because after 30 plus days I got my deposit back. Minus a f*+^€n 5.00 e-check fee. Yall needed that I guess.

I had to take the matter to court to defend my rights. Once the case was filed, they quickly tried to reach a settlement and return my money, which says a lot about the situation. It was a stressful and unnecessary process that could have been avoided if they had acted fairly from the beginning.
