    Backed up water from several areas of the house

    If you're considering renting through Green Residential -- don't. Save yourself the time, money, and stress. Since moving into one of their properties, it's been one issue after another. The move-in process was tedious and frustrating. Tenants are required to do their own self-inspection (which took me over 3 hours) -- something that should absolutely be handled by management before a tenant moves in. To make matters worse, the property was dirty upon arrival, the backyard was full of trash and leaves, and several maintenance issues needed immediate attention that should've been addressed before move-in day. Green Residential is quick to pressure tenants into renter's insurance -- even before the grace period is up. I suspect this is because they're well aware of the condition of their homes. Every property is stamped with the same black-and-white, millennial-grey aesthetic, likely to cover up underlying problems rather than provide true quality. In just 8 months, we've submitted nearly 20 maintenance requests -- many of which have been outright ignored or "resolved" with quick, temporary fixes that only delay the inevitable. The most serious issue? Plumbing. We've had major plumbing problems since our second month. Rather than sending qualified plumbers, they've sent the cheapest handymen possible, which has only made things worse. Now we're dealing with water backing up into multiple areas of the home, spreading water damage under the floors, and completely unusable appliances (washing machine, sink, dishwasher -- all out of commission). The house also has major foundational issues. Cracks started to appear around 3 months of us living there causing doors to stick and not close or open properly. To add insult to injury, Green Residential avoids communication. Emails are ignored, calls go unanswered, and maintenance requests on the tenant portal mysteriously disappear. We have to plunge our master shower after every use because of the ongoing sewer pipe collapse -- an issue they've known about for over two months with no real progress made. This company is owned by a hedge fund, and it shows. Tenants are treated like numbers in a churn-and-burn system. If you have the misfortune of dealing with Sheila Glenn-Cole, don't expect much -- she shows open irritation when asked to simply do her job. Green Residential has made this entire experience a nightmare. If you're lucky enough to be rejected during the application process -- consider it a blessing in disguise. Avoid at all costs.

    BEWARE! THIS IS A FAMILY OF SCAMMERS! Very unprofessional, plus they practice and specialize in unethical behavior! Here is a run-down of the Green Residential "family". Leon Green (President, CPA & Son) Luis Rojo (Family Member and Manager of Repair and Maintenance) Ashly Rojo (Leon's sister-in-law and Secretary) Brittany Bunch (Leon's sister-in-law and Director of Collections & Security deposits) Carol Garnett (repair and maintenance coordinator) We have personally dealt with all the people mentioned above. The property we are leasing has a HVAC issue that has been reported several times since the beginning of the lease (NOV 2019). Leon Green and Green Residential has failed in trying to resolve any issues. If the owner refuses or delays repairs, the tenants should be notified immediately to make accommodations. Instead we were repeatedly told lies and given the run-around, while Green Residential collected rent month after month with no repairs or follow up. Their initial resolution offered was for a "mutual impromptu eviction" in the midst of a pandemic, however; my family including newborn have nowhere else to live on such short notice. Carol Garnett has given us the run-around on repairs for over 18 months before we were luckily passed on to Luis Rojo a family member of Green Residential and the maintenance manager who is actually much worse at his job compared to Carol Garnett. From the beginning of our lease, we were dealing with Carol Garnett and the pro-longed HVAC issue, in the course of this delinquency, Ashly Rojo (Leon's sister-in-law / secretary) coincidentally reached out to us to see if we were interested in renewing our lease for another year. We still had 51 more days until that decision had to be finalized with Green Residential, however, we decided to renew the lease because we are happy living in this area. Fast Forward, Not until recently, Brittany Bunch (Leon's sister-in-law / director of collections and security deposits) as well as several others from the Green Residential office reached out to notify us, that the offer to terminate the lease early is still on the table and can take place effective May 31, 2021 (Today is May 27, 2021)....In addition, Luis Rojo made some very inappropriate comments regarding the repairs we have been requesting, and even questioned our intellect by asking how would we know that the HVAC is damaged or what an HVAC actually is? To answer his concerns, first, we have been living in these unacceptable conditions since NOV 2019 so we know first hand what the issues are and were very specific when asking for repairs.. Secondly, we are young professionals who have college degrees with high honors in Engineering and Communication, that's how we know! In another instance, our house was flooding due to the HVAC, when we submitted a ticket for repairs, they responded and said we need to vacuum all the standing water. Being the great tenants that we are, we complied with their suggestion. Once the tech came out a few days later, he reported that he did not see any standing water and that those areas were dry... well duh, because they asked us to vacuum the water beforehand. (photos attached) This "family-oriented" company is unethical, when you try to reason with them, they spin the story around to find any excuse not to help. If you are a tenant, do not let this company intimidate you. If you are a homeowner and are thinking about hiring a property management company, stay far away from Green Residential!

    Our leasing experience with this management company was frustrating due to poor communication and…read morelack of follow-through. The process took about a full month. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

Email communication often felt passive aggressive and any time I asked a simple question, I got long policy explanations instead of a real answer. I had to follow up several times just to try to renew my lease and kept getting the runaround. I eventually moved because paying rent on time should not come with that much hassle or uncertainty. I rarely needed maintenance since I handled most things myself. Getting my security deposit back took far too long and every time I asked about it, I got more excuses. They charged a 250 application fee, a 25 per person monthly service fee on top of rent, and even offered a 95 option to fast track the return of my own security deposit. On top of that, they offered to charge 495 for move out cleaning. No thanks I can do that myself. I've never ever not gotten back a security deposit. I'm not that person. Everything felt transactional and unnecessary, which honestly pushed me toward leaving. Right before my lease ended, I sent notice that I was moving. Even then, I got what felt like an automated message telling me my renters insurance needed to be confirmed for the next year. I replied saying I was moving out in a few days and still had insurance, and the response I got back basically told me to send proof or be charged 10 dollars. I am not letting anyone nickel and dime me over things like that. 10 dollars. Please quit the shit. Owners may have a smoother experience, but tenants deal with a very different side of things. Best of luck if you decide to rent from them. I will not be using them again. As a property owner and a renter, this definitely isn't the way people should be treated ever. I only have 2 stars because after 30 plus days I got my deposit back. Minus a f*+^€n 5.00 e-check fee. Yall needed that I guess.

The biggest issue is the complete lack of accountability and documentation. They cannot properly explain where the tenant security deposit/reserve funds went. I was told the money was supposedly used for maintenance items, yet when I requested receipts, invoices, work orders, or supporting documentation, they could not provide it. As a property owner, that is completely unacceptable. How do you spend an owner's money yet fail to provide basic proof of where it went? That alone destroyed my trust in this company. I repeatedly requested maintenance records, inspection reports, photos, invoices, and accounting documentation and was continually left in the dark. Simple requests became exhausting battles just to get basic information that should have been automatically provided from the beginning. The entire operation felt disorganized, unprofessional, and honestly very shady. I never felt confident that my property or finances were being properly managed. A property management company is supposed to reduce stress for owners. ICON Management did the exact opposite. They created more stress, more confusion, and more frustration than if I had simply managed the property myself. And don't even bother trying to get them on the phone -- they never answer. Terrible communication, terrible experience, and honestly unprofessional people to work with. I cannot recommend strongly enough that property owners avoid doing business with this company. In just over the past 8 months this has been our experience: We moved in to carpet soaked with pet odor that, to this day, has never been properly resolved. Within days, we discovered the dryer didn't work (and wasn't fixed for almost 60 days), and the garbage disposal constantly trips the breaker / something we still have to manually reset after every use. Less than a month in, we were dealing with a roach infestation. It only got worse from there. We found out the smoke detectors were expired and disconnected before move-in * a serious safety issue * that wasn't corrected for over two months, forcing our family to leave the home. Shortly after, the air conditioning went out and took nearly a month to fix, once again displacing us. Most recently, we've had to deal with a broken front door lock (forcing us to use the garage to enter and exit) and a non-functioning water heater -- meaning no hot water. Let that sink in: no working dryer for two months, repeated A/C failures, no hot water, pest issues, unsafe smoke detectors, and ongoing electrical problems -- all while paying premium rent. We have been forced to leave our home multiple times just to do basic things like laundry, sleep comfortably, or take a warm shower. That is not normal, and it is not acceptable. This isn't just poor service -- it's a complete lack of accountability and basic property standards. Repairs take weeks (or months), communication is lacking, and issues that should never exist in a rental home are treated as low priority. They are a large organization with a beautiful office in Dallas, fully staffed 24/7 with service professionals that handle every aspect of property management. These guys have tons of properties and they have years and years of experience. They have seen it all and they are more than prepared to handle it all. As a real estate investor living in California with an Air BnB in the DFW area, I am completely hands off. I think of property management in two different categories. 1) Managing the online presence, the rentals and keeping vacancies to a minimum and 2) Managing the house itself. When it comes to the management of the house, I feel like they are taking care of the house as if it were their own. Every aspect of home care is covered from the landscaping to the pool to the appliances and every working piece and part inside the house. All repairs and maintenance is handled by professionals who specialize in the trade and handled immediately. And the house is beyond clean at all times. They also have some cool technology that allows them to monitor the home while not interfering with the privacy of the guests, so the risk of something inappropriate, or worse happening is taken out of the equation. As an investment, under the care of Goldnest, the home gets better all the time and the value of the home continues to grow. As for the rest, and the rest is a lot... Goldnest is extremely impressive. They handle the pictures, the write ups and marketing that goes on all the sites. Goldnest has access to all the sites that matter and they have a young fresh vibe in the way they write up your home and present it on each site. From the minute the guest comes in contact with your home, they are entertained and engaged. Maybe this is why in the "slow season" the house seems to be continuously rented. I don't know how they do it, but they keep vacancies to an absolute minimum. Last, these guys are great at the "Tech". part They have an "owners portal" that makes it so easy as an owner. You can see a calendar of all the rentals and you can see the daily rates for each day. They use a dynamic pricing system that maximizes profits. They have a finance page that breaks down every expense and everything is very transparent. You see what's coming in, all the expenses and have a clear understanding of exactly what you are going to make every month. There are also year to date totals and lots of data and analytics so you can analyze your home's performance in any number of ways. These guys are smart. Very smart. I will say that when I started doing this, I tried to save money by going with a smaller management team. That was a huge mistake. What I was saving in management fees I was more than losing in so many other ways. I now spend a little more to have professional property in Goldnest, and as a result, I am making WAY more than I ever have and more than I even thought was possible. And my home is being maintained to a standard that is higher than I would have if I were living in it. If you are looking for a professional organization that is going to take great care of your home and make you lots of money, your search is over. Goldnest is simply the best.

It's very important to have a management office with a physical address; unlike our last management company working in a PO Box and remittance to Atlanta Georgia." Yes, that's what I said when our HOA just got a replacement in May 2016. Unfortunately, my satisfaction faded gradually. Last year, I sent 2 email requests with no replies, one on August 15 and one on October 7 to request for prior year's Annual Audit. I even called. Yet, Triquest did not have the common courtesy to respond to my attempts at communication. Finally, I had to hand delivered a demand letter for the Annual Audit. Why? According to county's Official Public Records, the previous management company's contact info was still there. So, hand delivery was the only way to be sure of receipt. After that time, it was 6 month after Triquest took over and they still have not filed a Property Owners Association Management Certificate (POAMC) with Harris County. By law, any change of management company a POAMC must be filed within 30 days. I had to tell them to do it. Finally, it was filed in December - 8 months after Triquest became our new management company. Fast forward to 2016, the battle repeated. So, if you're looking for a new management company, you need to ask their current clients. Don't look at their fancy looking website. By the way, those 5 testimonials posted on Triquest Management's website 2 of them are mine - one from Yelp and one from Google. I don't understand why it's so difficult to obtain the Annual Audit from Triquest Management Services and the "Board".
