They spoke in a very condescending manner to that family, as if the family was stupid or unable to hear. Apparently, if you are not military or making big $, a minimum 700 credit score and 5 year spotless rental history in another state is NOT good enough for a person of color to rent from them. Funny, I had no issues with this type of discrimination in NC. I knew I had jumped out of the frying pan and into the fire by trying to live in this dreaded, oppressed place. Agnes (property manager) is a snobby, racist wench, simply put. I believe because she holds people's livelihoods in her hands (in her eyes), she has an ego big enough to fill the entire Berkshire Hathway/John Brabham office building. Please dodge this bullet if you can! This is a completely honest and clear review because I do not want others hurt or used by these people. In the past, about 10 years ago, I applied and was given a raised eyebrow by Agnes because my credit was perfect (as if it is a rarity for people of color to have excellent credit). Please see the Yellow Pages reviews on this company. Hawkins & Kolb (Century 21) in Sumter has some discriminatory practices too. Think I will take my $ to Columbia and get the hell out of Dodge. No way I will ever refer anyone to them, or deal with any more racists who make a living off red-lining in Sumter County. Plus, most, or all of their rentals require a full 2-YEAR contract. This is because they know that people are reluctant to continue dealing with them once you've had a taste of that horrible customer service and sub-par property management, (but they try to preface it and say it is due to the tenant being able to "lock in" a steady rental rate with no hikes for at least 2 years). Simply not so; the mandatory 2-year contract is a basic part of their repertoire of shady practices. Rental prices have not changed in Sumter much in the last 10 years, so a hike in market rate rent in 1 single year is unlikely...I know because I left the state in 5/2008 for 6.5 years, and moved back 12/2014 after having been here in Sumter originally since 1992. When I applied with Agnes in 2005, some of the same properties were the SAME price then (particularly the ones off N. Guignard and in the old historic Sumter areas off Calhoun and Haynesworth Streets (that area)) as they are today, 2/12/2015!! Take your money and family (if you have one) somewhere else, if possible. You will likely be so much happier! They even have issues realizing whether a tenant paid a pet deposit or not! Many properties say "no pets," but man, if you show them a little $, they will change their minds oh so quickly!

Despite being on time with payments, having efficient communication with them and keeping my place EXTREMELY CLEAN and organized, Midlands Management has failed time and time again to provide even the most basic level of safety and concern for their tenants. Despite alerting them multiple times about suspicious activity happening right in my backyard, they did absolutely nothing. Their negligence is unacceptable. Let me be clear: Church St, Apartment 4 is cursed. There have been two deaths, a break-in, car vandalism, and who knows what else--yet Midlands Management refuses to take action. They don't care about tenant safety. They don't care about the trauma or fear we live with. They only care about protecting their bottom line, even if that means putting lives at risk. It's almost eerie how problems consistently revolve around Apartment 4, and yet management acts like everything is fine. Well, it's not. Far from it. Don't be their next victim. Don't walk--RUN from this place and this company. You deserve better.

It even states in our signed lease agreement that we have a well on our property which provides the water supply to the hoise.After speaking to the city, who stated they have been providing service to this property since 2010 Midland Management lied to me over the course of several phone calls. They first said they weren't aware the city was providing water service and neither was the property order( which is false because the city told me the owner would have had to pay several hundreds of dollars to get water service switched from the well to the city), then they told me that since the city was providing water service then it would have to stay that way and there was no way of getting that changed( false again. Per the city, the owner would have to take it up with the city to get the water switched back again), and finally rested on saying the owner was NOT going to pay to get the water switched back to well and that we were stuck with all the fees and bills that came with getting water service to the property and continuing to have service going forward. They did not care that I was 6 months pregnant with 2 dogs and the amount of stress this was causing me! Their words to me was "oh well sorry but there's nothing we can do." The blatant lies, the run around and the rudeness and inconsiderate behavior displayed by this company is staggering! I have never been treated so poorly in my life. Needless to say I WILL be seeking legal help and I WILL NOT be renewing my lease in 10.5 months!

They wanted us to replace the carpet and the flooring through out the house do to no fault of our own they replaced a section of the kitchen area floor which still had multiple soft spots in the floor we called the rental agency on multiple occasions to have the floor and floor vents fixed also we requested to repaint the walls during our moving process we put two, (1 1/2 inch x 2 inch) holes in a section of the wall in which we repaired with Spackle we were instructed by the rental agency not to repaint the walls and they would take care of it after we moved out and there would be no expense charged to us for the repainting. we also had a local maid service clean our home prior to moving and they are charging us for that, We paid to have our lawn maintained and the rental agency is charging us $60.00 to weed-eat around the property? We called the agency about our bedroom doors trim was broken at the top of the door when the repair man showed up the put a few nails into it and called it good. now they are trying to charge us for it.
