Ben will not rush through the inspection. If he senses an issue, he will keep working to find the cause. He will give you the independent assessment on your property that you need to be the most informed that you can be. DO NOT just use the inspector your agent provides. HUGE MISTAKE. If they don't recommend Ben....ignore their recommendation and hire Ben. If he can access the roof....he will. If he can crawl in a crawl space or attic....he will. Within the last two months, Ben performed two inspections for me. He was prompt and systematic. He WELCOMED that I was there and explained things as we went through and was patient with questions. Ben found a significant structural issue with the first property that was not readily apparent at the showings and the issue would have very likely been a significant future liability for me. The issue was so significant, I decided to walk away from the purchase during the inspection period and not even pursue seller remediation. The second inspection was just as thorough and though Ben found some correctable issues, we are proceeding with the purchase. If I was in Louisville or the surrounding area, I would not use anyone else even if that meant not being able to make a purchase. That's how good Ben is and how valuable his inspection provides.

He is argumentative, vindictive, unprofessional and dishonest!…read more We planned to use him to inspect our new home, but, after talking to him on the phone, happened upon some pretty negative reviews online. This made my husband and I nervous, so I called him back shortly after I had talked to him the first time and told him we were going with someone else. He told me he had already placed the radon detector in the home. (The appointment was not set until the next day, so I found this hard to believe). I told him again that we were using someone else, and cancelled the appointment. Within and hour, Mr. Osborne copied and pasted and sent to me a text conversation had had with the seller, in which the seller told him where the spare key to the house would be so Mr. Osborne could get in for the inspection the next day and asked how long the inspection would take. Mr. Osborne had responded that my husband and I had cancelled him, but it was good for him (the seller) because the inspector we were going with was a realtor pleaser and their house was as good as sold. Two lies were revealed in this text: 1. The text was the first and only correspondence between Mr. Osborne and the seller, which means Mr. Osborne had never been to the house to place the radon detector, so he had lied to me when he told me that. 2. No one had ever told Mr. Osborne which inspectors we were going to use, so when he told the seller the new inspector was a "realtor pleaser", he was lying, as he had no way of knowing anything about the inspectors we chose to use. I texted Mr. Osborne back stating that, because he was never told which inspectors we were using, his evaluation of their services could be based only on assumption, which only reinforced my husband's and my decision not to have him evaluate the home. He texted back saying "I was told, small town news travels fast". Like I said, he's a liar, and so unprofessional!

The first home that we were considering buying turned out to be a potential money pit with ~$40K in repairs that would have been needed just to get it livable. Mary Anne found those issues and saved us a ton of cash. Her positive review of the next home has helped convince us to go forward with the purchase. If you can be there during the inspection, I highly recommend it. She is all over the house and crawls into tiny spaces that could easily be neglected. Potential problem areas are pointed out, photographed and documented via a room-by-room full report delivered in short order. She really knows her stuff and can explain where a problem lies, what to watch, what the most likely fix is, and can recommend contacts around the area to help you get the job done right. I don't have any previous experience to compare the service of Home Inspections of Kentuckiana against, but with the thorough work at a reasonable price, I don't see myself wanting to try anyone else.

    Just dont horrible communication faulty equipment being plug up in the house by them causing other…read moreissues and refuse to take responsibility. The inspectors are not licensed electrician they just go by looks. Do your self a favor homeowners if u see them dont let them inspect alone. Record phone calls they will lie. And for buyers do u want a non licensed guy telling u yeah that breaker box is good just off it looks no real test.

    Paid $1,140 for inspection. Moved in to NO HEAT…read more William came back out, looked at the thermostat, said the furnace was "fine," and told us to file a home warranty claim instead. He assured us his inspection warranty would cover our out of pocket. HVAC guy found cracked heat exchanger, water inside the furnace, rust damage--all should have been caught during inspection. Furnace must be replaced. Home warranty out of pocket $1971 Inspector's warranty maxes out at $500 (if approved). William continues to tell us inspection met requirements and he has no further obligations. His website boasts "$125,000 in home warranties included"--which is marketing nonsense when it actually matters. When we told him we are contacting an attorney, he told us not to bother as he has been through that process multiple times & would be wasting our money. If you like spending money for nothing, then more money because the thing you initially paid for was pointless, fighting with warranty companies and freezing in your new home through a winter freeze, then Certainty is the company for you! If not, use someone else. Good luck!
