I would never recommend anyone to go through this company. They are so fast to not renew your lease and turn u in to legal action for no reason really at all. I'm assuming if you have a job and you switch your job they will not renew your expect for someone to never change jobs very unprofessional inconsiderate don't care about no one run away from this place as soon and fast as you can a scam a gimmick they do not tell you everything and I was told once you move out, they will try to charge you for everything in the house, the turnover rate is very high. We are new to the Clarksville area and have been, mostly, interacting remotely with office staff due to living in FL. The staff had been remarkable and worked with us at every turn. They did a video walk through of the home and when they answered the phones were extremely helpful and congenial. Flooring was damaged when we moved in. Immediately put in a work order for it. A year later it was never fixed. We cleaned everything well, no damage before we moved out. The lady who did the move out inspection raved about how clean the place was. They still took $185 out of the deposit for cleaning because "the freezer and the oven needed wiping down." The freezer was clean but stained and had been since we moved in. I doubt if anyone gets their full deposit back. read more

We have been in our lease for almost 8 months now, with no issues. my fiancé got a call out of no where(right before they closed so we couldn't call back to discuss the situation), we get a call stating that we have to get rid of dogs that we are babysitting for a family member and this could include eviction. They had just the right home, just the right price and in a great neighborhood. We've had a few small plumbing issues which were resolved the same day we called. The plumber is awesome!! Paperwork to move in was easy and the staff treated us like family. They listened to all our needs and made us feel at home. I love that they are truly there for their tenants. Cherokee have moved up a little in my rating. Turns out that my particular property is a special type. When I call in a work order they have to get all work orders approved by the owner and he uses a specific handyman. So if the owner doesn't get the call or if it takes the owner a little time to get a hold of his handy man then it can take some time to get things fixed. The owner has since changed handymen since my last post and the new handy man is awesome. I showed him the work that the previous handyman did and he couldn't believe the way that guy tried to fix things. Cherokee caught on fire about 2 weeks or so ago and is in a temporary office up Fort Campbell BLVD across the street from Ruby Tuesday. The phone number for Cherokee still works and the move sounds temporary. read more

Absolutely the worst company we have ever rented from. They are rude and disrespectful every time I call, and we are polite, responsible tenents. We went without heat for a week in the middle of winter with a newborn baby, and now our house will not stay cool, sometimes reaching 80 degrees with the AC running, and they will not help, and are making us path for the AC company looking at the unit. We have maintenance requests for the spare bathroom fan which have gone unfixed for over a year. I am telling you, do not rent from this company. read more

Cherokee is the worst property management company to rent from. If I could give negative stars then I would. Comming from my experience alike everyone else's, Dee Bourne is a very unprofessional person. I moved from the house I rented from them back in 2020. Since I have figured out they put "would not rent to again" on my move out paperwork. I left the house in good standing. The only issues were the carpet and the walls of course. Nothing else was tore up. The walls were painted with cheap paint which scuffed easily which anyone with kids can't prevent over time. They also stated they repaint every time they rent it back out. And the carpet wasn't bad. Which had a couple spots in one isolated area due to kids. Which is very understandable. I NEVER got an explanation why I didn't get a single dollar back from my security deposit and if there was more expenses to take care of the paint and couple spots on the carpet, it could have been handled. While doing the clean to move out Dee Bourne stated I'd get some of it back after cleaning 3 separate times. On top of that I recently just found it Cherokee put that I had a missed/late payment. Which I never missed a single payment. When that was addressed Dee Bourne quickly fixed that after checking the log seeing that all my payments were on time. And the last thing, the workers at Cherokee answer the phone very politely. They tell you exactly who they are and "say how can I help you". When they transfer you to Dee Bourne and you talk to her she answers the phone like this "hello". No professionalism and walks around any issues you have. The negative reviews on all platforms speaks for itself. DO NOT rent from this place. Any other property management company in Clarksville will be the better option read more

I'm done being nice with these people. I moved in two months ago and nothing has got fixed. The front door is messed up, under the sink has mold, my ac keeps messing up and they were roaches when I moved in. I have called and called. Every time I speak to someone they are rude. I am a manager of a store and I understand how overwhelming people can be. I try to be understanding but I do pay almost 1,000 a month to live here. I have rarely heard such apparent disdain for doing the minimum expectations of customer service. Used them as a property manager for many years. When I started with them, they were very good. However, their service has declined in recent years to completely unacceptable. My longtime tenant moved out, and I needed a new tenant. I inquired if the house needed any work, and they told me it needed paint and carpet. I had them get it installed. Move forward several months, and no tenant, so I start investigating. First off, they only list your property as being available for rent on the personal website, and don't list it on the MLS for rentals. Next, they tell me they have "many vacant properties" and the community is "slow" in the middle of military move season (every summer). I was thinking doubtful but OK. I gave them warning they needed to get it rented. Another month, no rental, so I fire them. I get another management company who immediately tells me the place is falling apart! I go out to find out that the appliances have been stolen, the doors won't lock properly, the yard looks like a garbage filled jungle, there are broken windows, holes in the walls and doors, broken closet doors, and the entire house is filthy. On top of all this, their vendors that installed the carpet did a shoddy job, using no transition strips, allowing the edges to start to fray before there is even a tenant, and the painters didn't bother to cover outlets, painting over them. Long story short, I personally had to go and overhaul my house that Cherokee assured me was "good to go" but needed four hard days of labor get the house up to snuff. New company had it rented in two weeks in what Cherokee had called a "slow" market. Owners, avoid at all costs. There are too many other choices in Clarksville to allow yourself to be jammed up by these people. read more

i put a 1050 deposit down on a house that was beyond disgusting, they called me and informed me my home was ready to move in & that wasn't the case, after having cleaners go in for a second time they still did not do a good job, in the middle of my work day i had to go to my house and meet with the cleaner thwt they hired to clean my house, she walked in with an attitude, didn't like what i was showing her, flipped out on me, cussing at me, calling me name & threatened me multiple times, the neighbors ended up having to call the police and Jamie Smith got trespassed on my property. do not expect a detailed move in for your house through this company. read more

I never had any problem with the maintenance people. Every time I called, they were there that day or the next morning. We were having very high electric bills during winter, way higher than they should have been and we thought there was a problem with the central unit. They could have easily told us the heating unit was fine but they went ahead and replaced the whole central unit in the house. They always came and fixed anything I needed to be fixed. I know everybody has different opinions though. The reason I deducted 2 stars is because no one in that office is very helpful. They are rude. I love the fact that the places are so reasonably priced but the locations aren't the greatest. We had numerous things stolen from our house. I also got about 75% of my deposit back when we moved, which I did not expect. All in all, I think I would rent from this place again... read more

We have to give something in order to write a review but if I could I would give 0 stars. This management company managed our property but failed to do the regular checks. When our neighbors called about activity that seemed suspicious we contacted the property management and asked for someone to go out and check. We were assured that would happen. A month later animal control and the sheriffs department are forcing the property company to open the doors because the tenant locked his dogs in our home for weeks! My home has received over $10,000 in destruction that could have been prevented if they did a simple check. Since then they have lied and been deceptive about repairs and tried to charge us twice for cleaning (the service only occurred once!). We are firing them and I would stay FAR AWAY! Spend your money elsewhere so you don't get screwed. They seem nice at first but quickly become rude when you point out things (like being charged for cleaning you already paid for the month before...luckily I still had all my paid invoices). Dee Bourne is their property manager and she is a joke stay far away! Always "busy" and never available to deal with actual problems. All they care about is getting new houses on their lists not managing the properties they already have. Also have one of the highest fees (10%) in the city for management properties and for the extra $$ you would think you would get better service...WRONG! Stay away! Should be black listed! read more

I use to stay in one of their properties back in 2010. They only respond to emergencies when asking for maintenance. The gutter on the back of the house was 3/4 of the way off. I called them about it and no one ever came out to fix it. Somehow water from the bathroom leaked heavily into the garage. Crickets and spiders all in the basement and garage. Had a mouse invade the house roaming through my cabinets. The garage door didn't even work. You could see damage from termites in certain walls of the house. From the outside looking in it was a decent house but once I started staying in the property all of the defects began to show. Renting price for the property was actually fair to only pay 600 for the house but its not worth it if the house is already is bad shape. Not sure if this was them or the neighbor but literally every week I would get a notice to mow the lawn or the city would mow it and charge me 500 dollars... The grass was not even super tall. I would do my best to mow about every 1 1/2 - 2 weeks sometimes it would be longer due to the fact that I worked late. I personally would not recommend using this rental company. I would give zero stars if I could. The management is trash. After giving proper written notice (by email, specifically so I would have a paper trail because they were ignoring me and trying to keep me in the property), when I went in to turn in my keys they tried to say no notice was given. So I brought out my receipts and showed them and they tried to say that me not renewing the lease (that was 3 months late) meant going month to month. The owner originally was not ok with month to month so I gave notice we were moving. THEN the owner became ok with month to month (after us previously being told he would sell out from under us if we weremt tied into a lease) but we opted to move still. They would not accept this (hence the emails). Today I went in and the manager tried to say I was in a month to month lease and they would keep my deposit for not giving proper notice. My email is DATED, SAYS WHEN WE WOULD BE OUT OF THE HOUSE AND THAT WE DECLINE STAYING WITH A MONTH TO MONTH. I became upset, told them to fuck off and they could keep the 1200 deposit because simply put I no longer wanted to deal with them. This was not our first issue with them, which is why we moved. We ended up with them after our previous lease was moved from Huneycutt (which was an awesome company) to them. We were with this company for 3 YEARS and were model tenants. They screwed us and I will tell anyone who will listen not to rent with them or through them! They were rude when our new management company called them about our history and gave them inacvurate information. They had to be faxed 3x before the paperwork was returned and correctly. read more

Worst property management company. I've been with them for 10 years because there are no other around the area. This company is only good for collecting and filing tax paperwork. Do not expect the company to look after your property. They consistently allow my past tenants off with damages. They do not conduct regular checks on the property. My most recent tenant destroyed my house and left without paying last month rent but more importantly they had two dogs which was not part of the contract for over two years. This is the second time a tenant had dogs without the management knowing because they fail to conduct annual checks. I am still actively looking for a new property manager. FYI - their company employee and management are the worst in replying to your messages or returning calls. They sound nice at first or in person but completely ignore you over the phone. I wish I could give zero stars to with realtor office!! They are horrible and I would never suggest anyone renting through them. At first it was all going good until our roof started leaking back in May we called to let them know that there was a leak, they said that the put in a work order. a month later we called again because no one came out, again they said they put in an order and they will put in another one. Once again another month goes by and now there is a crack and water damage so we go down to the office and they tell me that someone did go out and "fix" it. We notified them that no one ever came then they promised to get someone out. They didnt come till July. Ridiculous!!! Now we had orders to leave and turned in all the proper paper work and when our last day would be, which happened to be on a Sunday, they told us that we could just leave the keys and carpet cleaning receipt in the drop box and if we wanted to be there for that walk through to schedule it 10 days in advance. No problem. Now being fairly new to renting and we were leaving 2 weeks into the month. I called them right before the 1st to ask what my rent would be since we're leaving in the middle of the month. They told me 750 which is the full month rent. So I asked if the was correct since I was only staying two weeks into the month. The lady had an attitude like I was wasting her time and she said yes. I said fine and asked to schedule the walk through. I got transferred to a different lady and she CONFIRMED my move out date of sunday and scheduled my walk through for that thrusday. Next day I got the money order for 750 and while I was in there paying I asked again about the full month rent and then I was told No it shouldve been prorated. She is saying this while stamping and filing my money order (can't be returned now). She then told me that they will issue a refund on the 8th. Me and my husband ended up going down there again on the 11th to let them know that we didn't receive it. They said it would come the next day. It didn't. So we went down there once again on the 13th. They said it's in the mail. The next day We get a call from the guy conducting the walk through. He says that we have to give him the key then and there and that if we wanted to stay till sunday then it would have to be on monday. (all of our stuff was already moved out except for an air mattress and a single bag of clothes and we're have to be in another state on monday). Frustrated we go down to the office with two problems the issue with the walk through and our missing check. As for the check they say that they were NOT issuing a refund for the overpaid amount and that the person who took the money order was new and she didn't know what she was doing. (So they lied to us for about a week saying it was in the mail) they said that they wrote the prorated amount on out paper (which we looked and they didn't) therefore if we wanted a refund we would have to pay $35 for THEIR mistake. Fed up we paid the $35 got what was left and handed the keys over and am now staying in a hotel until Sunday. They are LIARS and THIEVES !!!! This is a SHITTY place and I don't advise anyone especially people in the military to rent from them EVER!!! read more

I am a homeowner and had my property with this organization for several years simply because I was out of the US and didn't have the resources to change.. When I returned I realized how much damage this organization caused.. Bottom line is, they don't care about your property.. I have had several occasions that I paid for maintenance, yard care, that I was billed for and I paid for,, but the services were never performed, or performed by a relative of someone who worked at the office.. Never the less, no one qualified performed any maintenance on my property. When I finally went to inspect my home upon return to the US. That is when it was apparent that I was paying for a rent collector only. My house was trashed. It took me 3 months and nearly $20,000 to renovate my house.. The irony was that Cherokee let my house go to ruin for years, then offered to buy it from me, in order to take it off my hands as some sort of good deed they were doing after years of ripping me off. Don't let this organization near your property.. You will be sorry. There are other property managers in the Clarksville area.. I highly recommend you go to any other one. read more

They assured us they were fit for the job because (as they simply put) "We are the oldest in town".....definitely doesn't make you the best...or even close to it. They have flubbed up a warranty we have on our home and charged us $500 MORE than we should've been charged with no way of going back on it to make it right..what was done was done...then they just let their tenants pay whatever whenever... we have a house payment to make too! We can't pay rent AND a mortgage with no compensation from people living in our house. We just get sick to our stomachs half the time. They had a lot of work to do. read more

The worst property management company I have ever dealt with. We were looking for a place to rent when we came across this house that was managed by Cherokee. At first sight during the tour we were excited because it was a nice house for a good monthly rate. So we moved in and soon found it to be absolutely filthy as we looked at things closer! My wife and I spent over 150 dollars and 2 days of cleaning the place before we even started unpacking because of the unlivable condition the house was left in when the previous tenants moved out!! When I asked CPM if the house was cleaned before we moved in they said yes and told us they had a receipt from a cleaning company that the owner paid to clean the house. Well OK that's fair I thought. Then I asked, does Cherokee Property Management do any sort of home inspection after a house is moved out of to make sure it was properly cleaned to a healthy standard? No they said. They do not. So that made it apparent to me that this company has no standard for proper home management... On another note. Every time we call the place with a maintenance concern, the lady is so rude! I was hung up on once! No professionalism and POOR customer service. read more

if you are an owner do not use this company. your property will fall into disrepair and they will not alert you or do anything they say. i came home to find where my doors were stabbed by a knife repeatedly and they never held the tenant accountable. the windows were busted out and all the door handles in the home were broken off. holes were kicked or punched in the walls most were so poorly patched that it looked like there was something getting ready to fall out of the walls. all of the custom mini blinds in the home were torn up and irreparable. there is trim work missing and areas where an animal chewed through the door frame. there were not supposed to be any animals in my home!!!!!!! there is very poor communication from this company plus there are approx 20 shingles missing from my home and a leak stain on the ceiling because of that.
