    I should have come here before co-signing on a lease for my student. The whole "preference" thing…read moreis BS! We have confirmation in a text that my student is rooming with specific people and now they apartments are trying to change those people. I do not care if I have to drive the 3 1/2 hours to talk to the manager in person I will. This is absurd! How can they designate who my student will live with??? They are not a dorm! We are paying them, we are the customer!! I need to find out who the property management or owner is.

Also the place is run by college students that don't know anything. On top of that, when I moved in my apartment was filthy (I didn't do a lease takeover) it took hours to clean my apartment the day I moved in. They pushed back my move in date to "make sure everything is perfect" and my carpets were covered in dog hair and my toilet looked like it had never been cleaned once (it was black). Our dryer vent was not attached to the wall and we were unaware for at least two weeks. Walls are extremely thin and I could hear dogs barking and crying all the time even in rooms I didn't share a wall with. Pool parties are out of control and go on for all hours of the night (try not to get premium view). People let their dogs run around off leash and it has caused issues. There is a horrible smell in the halls and stairs because people let their dogs use the bathroom in the halls. There are also multiple rooms that have a horrible weed smell coming from them and cops do nothing about it. Location is not safe, there has been shootings in front of and behind the complex. Old student maintenance guy set my water heater to a temperature that "can cause 3rd degree burns within 2 seconds" because he failed to read the warning label. The new maintenance man Shannon is the best thing to happen to this place. He actually takes pride in his work and the complex.

I, personally, have not had to deal with any of the…read moreissues the last reviewer stated (outside of some neighborly disputes, but that happens even in the nicest of gated communities.) The Californian (and the rest of the Three Rivers apartments, really) seem to be some of the best -actual- apartments in Nacogdoches. (The Grove and Lumberjack Lofts are honestly just dorms anyway.) Anyway, once upon a time, my girlfriend and I were moving out of our old (terribly managed) apartments. We came to the Californian, and while our initial plan to get one of the bungalows fell through, the management went out of their way to help us get a place of our own (a two-bedroom town home with washer and dryer included) that matched our needs and price range, almost two years later and we're still very happy with where we are. The management has always been friendly and helpful, and the maintenance team have some of the fastest response times I've seen. It's a great place to be, and being walking distance to campus and having Pecan Park as a backyard ain't bad either.

I couldn't believe the difference between the two. The management at the Californian has always been helpful and courteous. They worked with me and my boyfriend to find us something within our budget that had enough space, and here two years later we couldn't be happier. Anytime we've had a problem, the maintenance people have fixed it right away, and we never have to call them twice. Not only is the complex well-maintained and reasonably priced, they are literally right across the road from SFA. You won't find a more convenient location! It's an 8-minute bike ride to get to the other side of campus, which is just awesome. Considering that commuter parking at SFA is awful and not worth the money, it's great to live right next to campus.

    I am going to go ahead and give this complex 3 out of 5 stars to start off with. PLEASE READ…read more To begin, I started searching for an apartment complex nearby the SFA area that wouldn't be outrageous on pricing. At the beginning of May 2020, the Overlook at Nacogdoches had a special going on to where a future resident would only pay $399 a month for a lease as long as they would renew the lease for a year at the end of the summer. In my opinion, that sounded fair. I called, received plenty of information and even a virtual tour. I live in the Nacogdoches area, and I even drove around the complex and it was a nice place from the outside, so I went ahead and went forward with signing my summer and fall lease. The employees were very nice on the phone and were leading me in a very good direction to signing my lease. This process was going perfect... until move in day came along.. The application that you fill out in the beginning describes how you are as a person, in which they will match your qualities with a roommate with similar qualities as yourself.. Let me just say.. the matching is not good. The unit they assigned me already had someone living in it, which would have been fine anyway. Before I had moved in, they gave me the contact information of my roommate, and I began communicating with this person to see if they needed absolutely anything extra for the apartment. The guy was nice, and so I felt good about my decision at first, until I walked in for the first time. When I walked in for the first time on move in day, this unit was disgusting. The smell was absolutely horrible, there were very thick layers of dust on every single air vent, my very small bathroom was molded, my bed was broken, and even more. I noted on my application that I suffered with asthma and allergies, and was allergic to heavy dust and smoke. I'm assuming the part I noted was completely ignored. The roommate I was assigned with asked me via email if I smoked marijuana, and asked if it would be an issue if he smoked inside of the apartment. I said absolutely, it would be an issue due to my asthma and allergies, and since it's ILLEGAL. I walked back in to put a box of my stuff into the room, and there he was, smoking marijuana in the apartment. I IMMEDIATELY complained and mentioned that I would be terminating my lease if something wasn't done that day (In which a person that admits to doing illegal activity could be an automatic lease breaker with proof, and I had proof). The manager, KIM, being as nice as she was on the phone immediately took action. I was placed in another unit that was in immaculate condition. Even though there were a few things wrong with the sinks and the lights, ANTHONY WITH MAINTENANCE made sure I was completely set and fixed everything when I called. You will not come across a maintenance person like Anthony.. LAURA is also one to get things done and going! I really like every employee. Keep in mind. There isn't much storage space in the two bedroom units. My unit did not come with any kind of cabinets or countertops in my bathroom. In the kitchen, there is very little countertop space with only 2 drawers for silverware and for other necessities. It is still nice though, and you could purchase your own storage cabinets and pantry space, like I had to do. ALSO KEEP IN MIND. The walls in your unit will be VERY thing.. you will hear everything your neighbors do, and they will hear everything you do. Even though it is expected, it is NOT fun listening to neighbors banging against the wall behind my bed at 3 am. Kim and Anthony will make sure you are happy and comfortable.

    If you're a college student, I wouldn't even waste my time. Firstly, I was charged for "paint…read moredamages." I had proof via images that no damages had occurred and was told to email their corporate office. No one EVER responded. It was "$200" in damages. Make it make sense. Then, my current residence had to contact them to gain a renters verification, but the never responded. I even called them 5 times where I was told 5 different things each time. No one knows what is going on or what they're doing. The absolute worst management I've ever come across. You'd be better off living at lofts or legends. Make this place a last resort!
