I am going to go ahead and give this complex 3 out of 5 stars to start off with. PLEASE READ. To begin, I started searching for an apartment complex nearby the SFA area that wouldn't be outrageous on pricing. At the beginning of May 2020, the Overlook at Nacogdoches had a special going on to where a future resident would only pay $399 a month for a lease as long as they would renew the lease for a year at the end of the summer. In my opinion, that sounded fair. I called, received plenty of information and even a virtual tour. I live in the Nacogdoches area, and I even drove around the complex and it was a nice place from the outside, so I went ahead and went forward with signing my summer and fall lease. The employees were very nice on the phone and were leading me in a very good direction to signing my lease. This process was going perfect... until move in day came along.. The application that you fill out in the beginning describes how you are as a person, in which they will match your qualities with a roommate with similar qualities as yourself.. Let me just say.. the matching is not good. The unit they assigned me already had someone living in it, which would have been fine anyway. Before I had moved in, they gave me the contact information of my roommate, and I began communicating with this person to see if they needed absolutely anything extra for the apartment. The guy was nice, and so I felt good about my decision at first, until I walked in for the first time. When I walked in for the first time on move in day, this unit was disgusting. The smell was absolutely horrible, there were very thick layers of dust on every single air vent, my very small bathroom was molded, my bed was broken, and even more. I noted on my application that I suffered with asthma and allergies, and was allergic to heavy dust and smoke. I'm assuming the part I noted was completely ignored. The roommate I was assigned with asked me via email if I smoked marijuana, and asked if it would be an issue if he smoked inside of the apartment. I said absolutely, it would be an issue due to my asthma and allergies, and since it's ILLEGAL. I walked back in to put a box of my stuff into the room, and there he was, smoking marijuana in the apartment. I IMMEDIATELY complained and mentioned that I would be terminating my lease if something wasn't done that day (In which a person that admits to doing illegal activity could be an automatic lease breaker with proof, and I had proof). The manager, KIM, being as nice as she was on the phone immediately took action. I was placed in another unit that was in immaculate condition. Even though there were a few things wrong with the sinks and the lights, ANTHONY WITH MAINTENANCE made sure I was completely set and fixed everything when I called. You will not come across a maintenance person like Anthony.. LAURA is also one to get things done and going! I really like every employee. Keep in mind. There isn't much storage space in the two bedroom units. My unit did not come with any kind of cabinets or countertops in my bathroom. In the kitchen, there is very little countertop space with only 2 drawers for silverware and for other necessities. It is still nice though, and you could purchase your own storage cabinets and pantry space, like I had to do. ALSO KEEP IN MIND. The walls in your unit will be VERY thing.. you will hear everything your neighbors do, and they will hear everything you do. Even though it is expected, it is NOT fun listening to neighbors banging against the wall behind my bed at 3 am. Kim and Anthony will make sure you are happy and comfortable. read more

Here is a list of my experiences at the Overlook: - Gunshots were fired in the parking lot on April 7th, 2026; police were called immediately after, a search ensued and shells were found on the ground! This happened right outside my window, around midnight. - My first Roomate smoked pot indoors. The staff refused to relocate me upon my initial report; I had to badger management non stop until they finally gave in and let me move units only after months of phone calls and emails. Yes, months. Keep in mind they did this with the knowledge that not only my own health was suffering, but also that my pet Yorkie's life was actively being endangered by the smoke that filled the entire unit. Preposterous! (Don't worry, we're fine now). - Laughably unprofessional and openly disdainful emails from property manager Brighton Ehrnhardt, regarding the same request I mentioned above to transfer units. Not only did she bicker with my mother for months over email, but also blatantly refused to speak over the phone. I've heard she wears all black like Megamind and has a charming cackle. If Lucasfilm ever needs a replacement for Ian Mckellen, I think they know who to call. - Multiple and constant blunt rotations outdoors in the evenings, including in the parking lot and even in the dog park which, again, actively endangers not just the general health, but life of an animal. I can't stress that enough. Do NOT come here if you have a pet. Marijuana is toxic to dogs. - They turned the WiFi off for nearly a week, starting on a Saturday. We eventually found out that this was due to them switching internet providers. I say "eventually", because they didn't alert the residents in any way, shape or form in advance. Not over email, phone, or in person. They switched it off without warning. Another interesting tidbit. After the gunshots went off I pretty much called it quits and moved away, despite my lease, which contractually you cannot break, still being active. That was months ago, but unfortunately for me I have to return to the Overlook tomorrow for a couple of days. In preparation, I called both the Overlook front desk and Nacogdoches PD non-emergency number about an hour ago as of the time I'm writing this, and asked if there have been any more gun related incidents since April. Luckily they both answered no, but the PD receptionist informed me that, despite no more gunshots, they "do get 911 calls from that area often". That's a direct quote, and something I wish I was aware of when I was staying there. Take it how you will! P. S. - If you're curious, I did call the police department a couple times after the parking lot gunshot event to see if any information had been found out. The answer is apparently not! According to the same receptionist I spoke with today, CCTV footage showed no vehicles entering or exiting the premises around the time of the shooting. As far as I can piece together, that means either whoever checked the footage made a mistake in doing so, or that the gunshots actually came from my fellow residents (or at least someone hanging out inside the complex) rather than criminals entering from outside. I'm not sure which is worse, but either way, that's Nacogdoches for you! Also, I say "residents" plural because, despite what the email management issued the day following the incident stated, I distinctly heard fire from two separate firearms. This is coming from someone who has been around and used firearms in the past. Despite this information, not only did management specify that only one person opened fire, but also that said person was not a resident. Here is a direct quote from the email: "Dear Residents, We are writing to make you aware of an incident that occurred on the property near buildings 12 and 13. An individual who is not a resident entered the area and caused a disturbance. No residents were injured, and the individual left the scene. Local law enforcement was contacted and promptly responded to the scene. The incident is currently under investigation." If you're wondering how management would know to infer it was only one person if no one at all was found responsible in the CCTV footage, so am I! read more

If you're a college student, I wouldn't even waste my time. Firstly, I was charged for "paint damages." I had proof via images that no damages had occurred and was told to email their corporate office. No one EVER responded. It was "$200" in damages. Make it make sense. Then, my current residence had to contact them to gain a renters verification, but the never responded. I even called them 5 times where I was told 5 different things each time. No one knows what is going on or what they're doing. The absolute worst management I've ever come across. You'd be better off living at lofts or legends. Make this place a last resort! read more

Let me start by saying no apartment complex is ever perfect. I work in the property management business and know even if the staff is doing all they can, it will never be 100% perfect. I used to work here. So a lot of this information I know first hand. I obviously used an alias for professional and personal reasons, so if they comment "We have no record of your employment" that is why. The staff is asked to receive a certain amount of 5 star reviews as a part of their job. This results in inaccurate reviews, mainly on Google and Facebook. The reviews are often from friends and family members who never lived there and probably have never even visited. I would also like to mention that the Overlook has not always been this bad and it may not be completely the on site staffs fault for all of the current issues. The real problems start with the owners. The owners of this property are cheap and do not want to put out the money necessary to keep a property of this age improving. There's only so much the on site team can do and fix with very limited funds. The overlook used to be managed by various third party management companies. Not anymore. The owners wanted to stop paying management fees and try managing in house. This is always a bad idea if the company does not have the money, staff, or experience necessary to manage in house. This also causes them to hire lower quality managers for the property. This is why the whole property is due for new HVAC units but is not receiving them. The gate does not work when the property is next door to one of the most dangerous affordable housing complexes in Nacogdoches. This is why residents have rodents or animals dying in the attack above them and there's no capable staff on site of resolving the issue. This is why there's a ton of leaks and "water damage" aka mold in the units but there's no staff capable to fix it or no staff being paid enough to care to fix it. This property used to be beautiful and a great place to live before they decided to manage in house. I am so sorry to the residents and parents who have had to deal with The Overlook, owned and managed by CRA/CRM. It saddens me to see a property I once cared about and loved in this condition. But PLEASE do NOT live here. Choose Lofts, Legends, Stone Creek, or anywhere else but here. The other places may have issues, but I guarantee the experience would be better elsewhere. Very unprofessionally run apartment complex, which proved quite dangerous when my daughter lived there. During her year at The Overlook, my daughter was frequently harrassed by a male downstairs neighbor. He leered at her every morning when she left home, left rude notes on her door, and despite living downstairs, stood on th elanding of her 2nd story unit to smoke his daily cigarettes. We asked for help from the office many times and got nothing but victim blaming until he finally confronted her in a way that was physically threatening. Another issue she had was with two young men who verbally harrassed her, then chased her the stairs and cornered her against a wall. Had her dog not yipped and snapped at them, God knows what would have happened. At that time, there were no outdoor lights working near her unit and no security patrols or anything--not sure if that has changed. Finally, over a year after she moved out, we are still getting sporadic, occassional bills from damage that was well-documented as being present when she moved in. I provided photographic evidence of the damage to the office in person, and later via email, and have since provided it multiple times via email. They have never, ever responded, but just keep trying to bill me for a room full of new carpet, when the carpet that was there at move in looked like a major crime scene. My impression is that the day to day running of the community is done by poorly trained, inexperienced students who do not receive the level of coaching and supervision required by true professionals to provide the level of service renters should be able to expect. And the few times I was able to make contact with anyone in management, the interactions were not as professional or helpful as I'd have expected. There are better places for you or your students to live in Nac. Give this one a hard pass. read more

If I had one word to describe my living experience here it would be HORRIBLE. The management loves making tenants feel dumb when brining issues up so they ultimately stay unresolved. I have been charged with damages I DID NOT commit and they are threating to send me to a collections company. Upon trying to dispute the damage charges they will not respond to me and cannot show me what damages I am paying for. Overall there is no such thing as an easy process with this complex, everything takes at least a week and the staff doesn't make this any better by their lack of communication. I wish I listened to all the warnings about this place, DO NOT be the sucker that thinks "Oh that's just one persons experience..." this has happened to multiple of my friends. If you are a parent looking for apartments when sending your kid to school AVOID the Overlook. read more

THEY LITERALLY DELETE THE BAD COMMENTS! SO HOPEFULLY YOU CAN READ THIS BEFORE THEY TAKE IT DOWN!! Do NOT move here unless you want to be taken advantage of. I had things broken for MONTHS. Outlets did not work, dryer made our electricity go up because it was broken, they don't replace broken screens, furniture was missing, and I FOUGHT with them to get me a new microwave. That took 2 MONTHS! Then I asked for compensation for my apartment and they constantly ignored my emails and calls because they just want your money and do NOT care about their tenants. The management is rude and disrespectful promising things that NEVER happen. You may think oh only 2 or 3 roommates sounds AWESOME! Well it is until you are constantly overpaying for utilities and nothing works in your apartment. My roommates made it worth it, but my friend had a literal drug dealer as a roommate. ALSO the gate is listed as an "amenity" to the apartment but it never works, so technically it is not a gated community. FINALLY, I had a short term lease that ended in May which they then tried to charge me for June rent and utilities because they "couldn't find" my updated lease. Overall, RUN away. read more

Nice amenities and friendly student staff, but don't be fooled. I never write reviews but figured I should warn people since housing is so expensive. I've had many issues since moving in and so have many people i've met. I know people who had a broken ac for weeks before it was fixed. Sometimes we find slugs inside on our walls. We are on our 3rd property manager in my 2 years living here and she recently made people living by themselves MOVE OUT and relocate to a different unit in the middle of late march/early april. The courtyard lights don't work and it's super dark at night, which makes me uncomfortable walking around. I asked if they could fix them on multiple occasions yet they are still broken 2 years later. Upon moving in our unit was totally trashed, paint on the floors, nasty brown stuff on the carpets, mangled, almost nonexistent blinds, so we had to do so much unnecessary cleaning. Our "gated community", which is still advertised as such, has had the main gate broken since last may. It was fixed almost 6 months later but broke within about a week and stays open 24/7 to this day. The dumpster oftentimes has trash piling out the gate because 1 dumpster is not sufficient for 13 buildings and the poor maintenance has to spend time hauling them. It's smelly. Despite these issues rent continues to rise. I constantly get spam emails saying to renew and they always advertise sign-on bonuses bc i'm guessing not enough people want to renew. Overall I believe you could find a different complex with similar amenities for about the same price or cheaper. read more

Contractor & Residents Beware- I am a contractor and was providing services for this complex. The people working in the office do not know how to properly manage. They do not get work orders sent to the proper people leaving unpaid receipts for work that has been done. That leaves contractors no other choice but to stop performing work, therefore residents are left with various maintenance issues. I am going on 7 months getting the run around on why its taking so long to get my money! read more

My Daughter and her roommate were with out heat and ac for 9 months they fought with the management staff to get it fixed once I called the fire dept on them for having a bunch of small space heaters to have them use to heat the place and them getting sick. I had her short pay rent and they finally after all the months of fighting with them they finally fixed it and gave them late fees for short paying. They previous manager took the late fees off and this new manager put them back on the accounts and now deny that this ever took place. They will not return calls to resolve this and they have no heart for any college student trying to make it. They had to go out and spend money they didn't have on heaters and blankets. My daughter has been out of AC/Heat since move in in August. Management and staff has done nothing but given her and her roommate the run around about getting it fixed. They have been told numerous of times it would be installed and each time has been a new excuse as to why it hasn't. My daughter and her roommate had to go stay else where during the freeze because of no heat and all they office says is "we gave them heaters." Mind you they are small space heaters!!! Now they are claiming they have no records of any work orders. Manager is always out of the office or on vacation and never returns calls. Don't have a pet but the dog park is above average . Just moved in the apartment the leadership here is very good. Ground keeper stays busy. In the apartment it smelled like fresh clean new apartment . They replaced the carpet it was new and the bathroom has real tile floors. The closest is a reasonable size , twice that of the last apartment I was in. The washer and dryer area have doors not too noisy. The entrance to apartment has space for bikes and tools ,supplies for camping very nice.Only been here 5 days though it's very clean outside . The pool is not bad but they have bushes close by and the leaves blow in the pool and make it appear dirty when it's clean . The visitors parking is sometimes taken so you may need someone that lives here to park in it til the visitor show up. I would recommend this place . read more

I have lived here for two years and it is genuinely hell on earth. The overlook does not give a f*ck about any of their residents and only cares to make a profit. My first complaint pertains to the consistent noise problems you will encounter if you live near the pool/courtyard. If it is a sunny day, you can guarantee there will be 20+ people out there no matter the time of day blasting music on one or multiple speakers. I have called the apartment multiple times to complain and when they revealed this information to me it all made sense. I recently called asking about a DJ who was set up at the pool this friday afternoon and asked if this was the apartments doing. They informed me that this was a group that rented the pool and they would be permitted to play their music until 10pm. So yeah, it does not matter if you are subjected to listening to music blasting into your apartment for 6 hours before finals week because it means they make a quick buck. This happens constantly, the neighbors have zero respect for you and will not adhere to noise regulations. My roommate was up until almost 4am last night because our neighbors were partying, banging against the wall, and f*cking loudly until then and the apartment won't do a damn thing about it. There are so many other problems with this place but this has to be the most irritable. My roommate and I have been threatened by neighbors before, have had rude maintenance workers, and even were told there was nothing the apartment could do about a bug infestation. Living here has truly spoiled my college experience and I would absolutely never recommend this place to my worst enemy. read more

I cannot stress this enough, DO NOT LIVE HERE. My experience over the past 2 years living here has been absolutely horrific. Gnat infestations, disrespectful neighbors, air conditioning issues, and uncooperative management are just a few of SEVERAL reasons. The apartment management not only allows raves at the pool and courtyard, but ENDORSES them. DJ's are hired to play for 6 straight hours on Friday nights, which can be heard on every floor no matter what unit you are in. Music so loud the windows rattle. The units are back to back to eachother, so you can hear your neighbor's conversations even at a normal voice level. If they happen to be people who are disruptive in anyway, you're screwed. I have had horrible encounters with the neighbors behind me as well as below me. I have been threatened to "have my ass beat" through the walls for asking them to quiet down politely. I do not smoke (cigarettes OR weed), but the stench of marajuana can be smelt through the air vents in any room of my apartment all hours of the day/night. My car has been side swiped and i was told footage couldn't be reviewed. The front entrance gate has been broken for 1 and 1/2 years, a main reason for wanting to live here due to the promotion of "safety". For $1,400 a month for a 2 bedroom apartment, I would expect a nice living environment which the overlook has not provided me in the entirety of my lease. read more

fyi they recently deleted the hundreds of 1 star reviews calling them out for scamming people. you genuinely could not pay me to live here again. beginning in november of 2022, we began having issues with our air conditioning and heating. our AC has been fixed momentarily but has gone out once again as of may 26, 2023. our apartment is nearly 80 degrees, they refused to call an HVAC company or bring maintenance out despite me listing the issue as an emergency. our apartment consists of 2 emotional support animals and this heat is unsafe for them. I'm moving out early because this apartment complex is unsafe. below is a bullet list of reasons - AC and heating do not work. we have gotten lawyers involved. the overlook still refuses to do anything - I was berated by the previous apartment manager and lived in fear of going to the main office building as i was afraid of her behavior - there are beer and alcohol bottles everywhere - there is one trash bin that is emptied maybe once a week and it overflows, making the complex smell horrible - they paint over handicapped parking spots and let their employees park in designated spots - there are dog feces everywhere - it is advertised as student living, yet there are plenty of people not in college living here, one of which offers people marijuana at the dog park - the gym has no AC and is impossible to workout in - they will show up at your door with a box of poptarts randomly asking you to renew after office hours (super weird and unprofessional) - the printer never works - they advertise 2 pools yet one of them has been out of service for 2 years - there is a giant hole in the ground by building 12 - they refuse to get us a new air conditioner - if you are a parent of a college student/a student looking to get an apartment in the nac area, please don't live here. If I could choose 0 stars I would. The PM Pam is one of the greasiest, nastiest people I've ever spoken too. She with 100% confidence told me she has more important things on her plate then dealing with my issues with my unit. Talked about how much power she has etc...Total power trip and money hungry. Her staff mostly follows suite, willing to con and take advantage of college students with so much going on to make a quick buck Didn't offer me a walkthrough, went back on their word multiple times about arrangements agreed upon. About 20 hidden fees and things alike. Everyone I know has had the same experience. I get it's an apartment complex and they are trying to make money, but some of their tactics are so overdone and unethical. I guess it's what you get for a cheap furnished place around a college campus. Management never ceases to amaze me with how open they are that they don't care about you, just your money! Trash is an issue outside of rooms. The area with the trash compactor is always gross. Maintenance doesn't take care of the issues that they don't want to. They're not timely in fixing the work orders that they do care to fix. The office staff can sometimes be helpful but sometimes is also unprofessional. I would not recommend these apartments to my worst enemy. The management is terrible and the front desk workers are rude and useless when it comes to any kind of information. Since living here it has been one problem after another. While they are in the middle of renovations and upgrading the facilities, the way that they have treated their tenants is inexcusable. Not only have we had to move our own stuff out of the apartment without any assistance but also without any notice. As a pet owner keeping my animals locked up for that kind of time (going on 8 hours now) is ridiculous. These are upgrades that should be made in-between tenants not while there are people living in the apartment. Not a good experience. Move in was a nightmare. My daughters first apartment. If there is any up side any apartment after will be an improvement. Mgt was very helpful but it looks like if the spent this much and effort weeks before and not the day of it could have prevented 90% of the problems. Apartments were not ready for move in. HUGE disappointment. The filthiest place ever. Not clean and ready for move in. Code violation to not have smoke detectors in place. No pantry, no kitchen table, no bar stools at proper height to eat at bar, torn furniture and missing furniture, no shower rod or even a toilet paper holder. Gum stuck to bed frame and furniture looks like it was taken out of storage and just put in room. Torn carpet. Is this what $600/ month gets you? Disorganized at checkin and a line of people standing to complain. Dirty dirty dirty. As another reviewer said, a rating of zero is what this place deserves. Students working were fine and nice - but they really have no ability to do anything about the place. We saw air conditioner men fixing units as we left late at night on move-in day. Read your lease before you sign it and make sure you understand it! The model apartment is all you get to look at before signing and it is NOTHING like what you're really getting. Gate didn't work for almost 3 months and was just left open. Pool was closed all the time for unknown reasons, before the Covid requirements. Office management blows the kids off and a parent contacting them is the only way to get anything done (I am a parent). Maintenance takes forever to fix anything. A/C went out at least 4 times. Apartment was filthy at move in. Furniture is old and damaged/falling apart -not what is in the model. There is hardly any parking for guests and they will tow you in a heartbeat, not caring if they damage your vehicle when pulling it out (I wasn't towed but this was witnessed). Large parking lot has no lighting so it's incredibly dark at night and is not in a bad part of town but it's not in a good part of town either. Lease was from August 18 , 2019 to July 31, 2020 at 10 am (READ YOUR CONTRACT). August rent is not prorated and they will charge an extra month rent for moving out even 30 minutes late; ended up with a $825 move out bill. This was our first time ever leasing an apartment so it was a very hard but valuable lesson learned. read more

The inside of the older phase is completely trash and until you are charged with multiple days of overage fees you will not be notified when you you go over on your monthly bills. Would definitely recommend living here to anyone looking for an all bills paid and furnished apartment. The office recently changed their hours and are open later which I love. Our AC has gone out in the past but maintenance is always on top of their game and it's fixed in 1-3 days unlike other places where it seems like the maintenance request forms are being submitted to a black hole! The only downside is the neighboring apartment' s residents who like to invite themselves over to use our amenities however I know the office has been trying their hardest to fix it! read more

I've had good service. When parking was a problem, they took care of it. I got it as a lease takeover, so yeah everything is not perfect. However, if there are any problems, they will try to fix it right away. Over all, the new management has greatly improved this community! read more

I had a terrible experience with this apartment complex. When I moved in the place was disgusting and i spent 6 hours deep cleaning before I could move my stuff in. The washer was broke, which was followed by the dryer 3 weeks later. They finally replaced my washer about 2 months before my lease ended, I had to continue to air dry all of my clothes the whole time I lived there. The refrigerator leaked when i moved in, they tried to fix it which resulted in them ruining $3,000 on medications, which the proposed renters insurance that they force you to buy is supposed to cover, but guess what, THEY DON'T ACTUALLY PURCHASE THE INSURANCE! The apartment above us had a huge water heater leak which leaked into my roommate's closet, and they didn't care to come look at it for 3 months, after the entire closet was green with mold. We all left for the summer and when I came to move out in July, the closet, bathroom, bedroom, and half of the living room walls were green with mold, they hadn't done anything about the leak for 5 months! They tried to charge each of us $1,000 for damages, ha what a joke, just sent them a bill for my ruined medications and said that was good enough repayment for their poor maintenance crew... DON'T LIVE HERE! read more
