    Daughter's ruined carpet at move-in. Well documented. No response for a year. And they billed us for it at move-out.

    Very unprofessionally run apartment complex, which proved quite dangerous when my daughter lived there. During her year at The Overlook, my daughter was frequently harrassed by a male downstairs neighbor. He leered at her every morning when she left home, left rude notes on her door, and despite living downstairs, stood on th elanding of her 2nd story unit to smoke his daily cigarettes. We asked for help from the office many times and got nothing but victim blaming until he finally confronted her in a way that was physically threatening. Another issue she had was with two young men who verbally harrassed her, then chased her the stairs and cornered her against a wall. Had her dog not yipped and snapped at them, God knows what would have happened. At that time, there were no outdoor lights working near her unit and no security patrols or anything--not sure if that has changed. Finally, over a year after she moved out, we are still getting sporadic, occassional bills from damage that was well-documented as being present when she moved in. I provided photographic evidence of the damage to the office in person, and later via email, and have since provided it multiple times via email. They have never, ever responded, but just keep trying to bill me for a room full of new carpet, when the carpet that was there at move in looked like a major crime scene. My impression is that the day to day running of the community is done by poorly trained, inexperienced students who do not receive the level of coaching and supervision required by true professionals to provide the level of service renters should be able to expect. And the few times I was able to make contact with anyone in management, the interactions were not as professional or helpful as I'd have expected. There are better places for you or your students to live in Nac. Give this one a hard pass.

    0 stars if I could. This is the worst of all the apartments in nac. Very unclean and unsafe

    Clean, affordable and close by campus. I would definitely recommend The Overlook to Sfa students!

    I should have come here before co-signing on a lease for my student. The whole "preference" thing…read moreis BS! We have confirmation in a text that my student is rooming with specific people and now they apartments are trying to change those people. I do not care if I have to drive the 3 1/2 hours to talk to the manager in person I will. This is absurd! How can they designate who my student will live with??? They are not a dorm! Also the place is run by college students that don't know anything. On top of that, when I moved in my apartment was filthy (I didn't do a lease takeover) it took hours to clean my apartment the day I moved in. They pushed back my move in date to "make sure everything is perfect" and my carpets were covered in dog hair and my toilet looked like it had never been cleaned once (it was black). Our dryer vent was not attached to the wall and we were unaware for at least two weeks. Walls are extremely thin and I could hear dogs barking and crying all the time even in rooms I didn't share a wall with. Pool parties are out of control and go on for all hours of the night (try not to get premium view). People let their dogs run around off leash and it has caused issues. There is a horrible smell in the halls and stairs because people let their dogs use the bathroom in the halls. There are also multiple rooms that have a horrible weed smell coming from them and cops do nothing about it. Location is not safe, there has been shootings in front of and behind the complex. Old student maintenance guy set my water heater to a temperature that "can cause 3rd degree burns within 2 seconds" because he failed to read the warning label. The new maintenance man Shannon is the best thing to happen to this place. He actually takes pride in his work and the complex.

I, personally, have not had to deal with any of the…read moreissues the last reviewer stated (outside of some neighborly disputes, but that happens even in the nicest of gated communities.) The Californian (and the rest of the Three Rivers apartments, really) seem to be some of the best -actual- apartments in Nacogdoches. (The Grove and Lumberjack Lofts are honestly just dorms anyway.) Anyway, once upon a time, my girlfriend and I were moving out of our old (terribly managed) apartments. We came to the Californian, and while our initial plan to get one of the bungalows fell through, the management went out of their way to help us get a place of our own (a two-bedroom town home with washer and dryer included) that matched our needs and price range, almost two years later and we're still very happy with where we are. The management has always been friendly and helpful, and the maintenance team have some of the fastest response times I've seen. It's a great place to be, and being walking distance to campus and having Pecan Park as a backyard ain't bad either.

I couldn't believe the difference between the two. The management at the Californian has always been helpful and courteous. They worked with me and my boyfriend to find us something within our budget that had enough space, and here two years later we couldn't be happier. Anytime we've had a problem, the maintenance people have fixed it right away, and we never have to call them twice. Not only is the complex well-maintained and reasonably priced, they are literally right across the road from SFA. You won't find a more convenient location! It's an 8-minute bike ride to get to the other side of campus, which is just awesome. Considering that commuter parking at SFA is awful and not worth the money, it's great to live right next to campus.

And…read moretheir website is misleading at best, flat-out illegal at worst when it comes to making rent payments. Sent my second child to college in local SFA here. (hint - this is not my first rodeo... first child had no issues with 3 different apartments at other colleges). He decided to live in Legends. Setting up payments with this place is a nightmare - one of the problems is their web site leads you to believe you're setting up a recurring payment in the future, when the reality is it will take out money immediately, regardless of the future start date you set for recurring payments. I've had issues trying to set up automated payments via their site that resulted in at least three times the past year. Now to the unhelpful staff... The folks who answer the phones here - as well as the ones who are present in the physical office (they may be the same people) - are not enabled by management to really be of any assistance. Pretty much any question I've ever had regarding payments is answered with "Sorry, I just can't help you with that." Then when I ask to speak with a manager, they usually try distracting me by telling me things I already know - like a payment that was or was not made, the date, and the amount. When I insist on speaking with a manager I'm told "sorry, they're not available". When I ask when the manager WILL be available I'm told "I'm not sure. When I ask for the manager to call me back, they say "They're just going to tell you the same thing I just said. We're not able to do anything about your double-payment. It can just stay on your account here as a credit." This is the only apartment complex I've dealt with between my two kids where management consistently refuses to speak with its paying tenants or help when you have a legitimate concern.
