After agreeing to work with me, Robin Errington of Century21 New Millenuim, told me that she did…read morenot know how to price my home. She focused only on an incomplete appraisal of $430K, one where the appraiser spent less than 10 minutes in my home. She ignored the Zillow estimate at $527K, the BrightMLS estimate at $513K, and my mortgage company's estimate (Caliber Home Loans) at $577K. Importantly, she did not show or review any neighborhood or local comps with me. In addition to not knowing HOW to price the home, Robin told me that it was not her job TO price the home. She said that it was my job. I priced the home at $450K based on her 'expert' advice of $430K. Robin did not discuss with me how much I paid for the house, how much money I put into it, or what I wanted to make. She did not discuss pricing strategies with me such as putting it on the market at one amount and then reducing it after certain period of time. When I asked her about being able to accept multiple offers, she discouraged me. I asked her for help staging the home and she told me just to continue doing what I was doing. I did not realize what support I should have expected from Robin or how much the house likely could have sold for until after I had already signed a contract on the house and there was no recourse for me to get out of the contract, except for expensive attorney fees. I regret working with Robin. At best, her incompetence was due to laziness. At worst, she was unethical.

We thought the offer was so awful and wanted to be done with the company my recollection is that we did not even take that. If he has documentation that he sent us $3500-$5000 for damages and lost rent I would be interested in seeing it because I did not receive any money - I lost $10,000 by entrusting my rental business to this company.

The very worst part is when he became an advocate for our tenants and stopped working for us. First off, he listed our house under the rental market value by at least $200/month if not more, he didn't even give us a copy of the renewal lease, he signed for us (we had agreed to renew the lease), but never let us know he signed for us and never sent us a copy until we requested one. He had repairs done without even telling us and he did a poor before move in report and took unclear pictures. He even told me that if we sold our house to the tenants he would be their Realtor not ours. This was a very immoral thing to say and if our tenants had of bought our house and he worked for them , well, that would be unethical. That was the last straw. Fortunately, at the end of 2018 he was no longer our property manager and Roland Mellies became the new property manager for O'Brien. This was excellent. Roland was everything Jimmy was not. He made it clear he was to work for us, he communicated very well with us. I will be leaving a separate review for Roland.

Horrible experience. First of all , I left this apartment in pristine condition. The bathroom , Kitchen , bedroom and living room was cleaned to perfection. I'm not the only one who has posted a negative review of this company . They currently have two stars and they have this rating for a reason. I don't owe this company any money , never damaged their property . I submitted a Maintenance request it took them three weeks to fulfill . I was the one who moved . When I did move, I owe them nothing . I have never owed them anything . If I had it to chose over again, I would never move in a Horton managed Property . Side note : Notice how this management company attempts to discredit those who don't have a favorable review of them. Read the other reviews then read mine.Do your research. Go on other sites read those reviews. The truth isn't hard to find .

I have made numerous maintenance requests on the house that I am renting that have been completely ignored for months now, one being a safety issue. The one staff member he has is absolutely incompetent and extremely rude. He is no better though. He never responds to maintenance requests even having done a walkthrough and seen the issues himself. I recommend no one renting through this company.
