I have heard so many horror stories of other buyers spending a year looking, but even in the middle of the craziness that was the summer of 2015, once I got my financing squared away, it took me about 3 months to hone in on exactly what I wanted and buy my home. It came down to 11 offers and two pre-inspections (not by me) and yet Alice still knew exactly how to put together the most competitive offer to beat the rest out. We bought our first home in late 2006, right before the sub-prime crisis. Back then we did not really know much about houses. Alice helped us. She is extremely knowledgeable and taught us many things - making the right trade-offs being the most important. We were changing our minds constantly and she was very patient with us. Through-out she never tried to rushed us to make a decision - and we really appreciate that. We ended up getting a townhouse that is closer, versus newer SFH's farther away - this property weathered the market downturn much better. It was a good 7,8 years before we needed to move again as our family grew. We went to Alice right away. Actually many of our close friends worked with her in-between. It never came to us that we needed to consider a different agent. It was 2015. This time the market was red hot (for seller), and it took us six months. With all the online resources the shopping experience became much different. Everyone sees all the houses right when they came to the market, with photos/videos and many other details about the property. We had to be very diligent about seeing the houses immediately, submitting offers the same day, deciding how much more to bid above the asking price, deciding whether to do pre-inspection (there usually wasn't enough time, so Alice's visual inspections played a huge role) or whether to waive inspection, etc. It was completely crazy. Alice was working extremely hard for us - she was responding to emails post mid-night, showing us properties right away, and trying out different bidding strategies. She went far and wide to try to collect any additional info/insights to give us the little bit of advantages. We finally won the 11th bidding war after losing the first 10. Alice this time felt like a friend, a family. We relied on her to look after our best interest.

We had worked with Joshua for over 5 years when he managed our property. We rented it out until the real estate market was at a place where we could sell and at least break even. As our property manager, Joshua helped us keep it consistently rented over the years. He was an exceptional property manager handling all kinds of problems that arose from our renters and always advocating for us. He knew WA State tenant and landlord laws exceptionally well and was able to guide us through pit falls we would have fallen into without his help. A year ago we tried to sell our property, with a different real estate agent, but were unsuccessful. That was a big deal because we spent lots of money and our personal time painting, repairing and getting it ready to sell. It was off the market for 4 months which meant it was unrented during that time. That meant 4 months of paying a mortgage and our own rent. The next time we put it on the market we wanted to be sure we could sell it quickly. Joshua, and Dan Edwards, guided us throughout the process. They recommended the best time to put the property on the market, made some repairs, had someone paint, and got the place staged for us. The place was beautiful! And we didn't have to do any of it ourselves! They also recommended we start at a higher asking price and when we got multiple offers they recommended which offer we should except. Our experience could not have been better. We are so lucky to have sold our home with Joshua and Dan. I fully believe that without them we would have listed it too low and would not have sold the place as quickly and for the amount we got. Jessica Gustelius is the selling agent for a property my mother is purchasing in Bothell Washington. The sell of the house will be cash and is contingent upon the sell of an existing home, which is also in closing. My mother has been to this home two times: during the open house and during the inspection. Jessica Gustelius removed the lock box from the exterior of the house, after the inspection. Our agent, the buying agent of this home, suggested that he would personally pick-up the key from the Seattle office and return it in the same day, in order for my mother to measure, and was denied. It is not contractual, but considered an industry courtesy to allow the buyer of the home access to measure for furniture, appliances, etc, before closing. Jessica Gustelius refused my mother access until the contractual obligation, 5 days before closing. In my family we have sold our homes many times and we have never heard of the professional courtesy not being extended to the buyer. It will be extremely challenging to get appliances in time for my recently widowed mother's move into the home. Logistics when moving are challenging as it is, but not being allowed access to the home to measure, in order to purchase appliances for delivery around the move in date, really adds to the stress and anxiety of the entire ordeal. Since the purchase of this home is contingent on getting the funds from the sell of an existing property, I am not sure what Jessica Gustelius is trying to achieve. The outcome as of today, May 19th, 2015 is a dissatisfied buyer and someone who will warn people from ever using this agent for future transactions.
