It has happened a total of 3 times in 2025 alone and we are only 14 days (2 weeks) into the new year. In 2024 it happened at least 4 times as well. That is ridiculous. Each time it happens I also send the property manager Candi an email and also put in a request but nothing happens as a result of my issue. I was then told to pay $300 to transfer to a new unit since this one "doesn't suit me" which does not make sense since the complex is responsible for the leak and ongoing issues through no fault of my own. Additionally, the entire complex has an issue with rodents and insects. My unit specifically has had a spider, small roaches and mice issue which I've also contacted maintenance and management about, again receiving no solution to my issues. I keep my apartment clean (sweep, mop, do not leave food out or dishes in the sink overnight/all day) so not sure why I have a roach and rodent issue. It is heartbreaking to know that as residents we are not cared for and basic living necessities are not mandatory. Something needs to be done about this.

There are many things to love about Pomona Park. My spouse and I live in the garden style buildings on the top floor. These apartments were constructed in the mid to late 1970s and are solid -- not shabby like the ones from the 80s and 90s and not flimsy like the ones built more recently. There is a foot of concrete between each floor so you don't hear much of anything from neighbors. There are few (if any) shared walls since the mechanical room is situated between each apartment. There are only 3-4 apartments on each floor! This place is quieter than it was when I lived in a townhouse. I have a 1550 sq ft 2BD 2BA unit. I have wood floors, modern appliances and tons of cabinet storage. We have so many closets! I love the layout of my apartment and the flow is much better than it was in my former house. If you are in the bedroom at one end and someone is in the living room watching TV you can barely hear it! I have a 13 x 7 foot balcony. Some units are bigger and some have even bigger balconies or patios. Some residents have huge hanging gardens on their balconies. A few ground floor folks treat the areas around their patios like a private garden with solarlights and garden gnomes. I doubt management has said a word to them about it. People put out nice patio furniture. No one steals it. Imagine that! There are storage rooms in some of the buildings. The fact that I can store camping gear and folding chairs and whatever in a ground level locked and climate controlled spot (not in my building but not a huge issue) is fantastic. There is tons of parking in front of each building. The gate is open during the day, so that delivery drivers can get in, At night the gate is monitored by a real live human being. No codes to remember. My fellow residents are quiet and keep to themselves. When you do see them, they are friendly and civil. The demographics skew to retirees and mature employed professionals. I work from home so I see what goes on here all day. And basically, that's nothing. There is NO PLAYGROUND and there seem to be very few children, although there are some. There are no groups of teens hanging around, no one gathering on the stairways, and I have never heard one loud party since I have been here. In fact, if there was anything approaching a loud party, I probably hosted it but no one complained to me. I have never seen any mice, no bugs, and people generally clean up after their dogs outside. There is a dog park. There is a place to vacuum out and wash your car. There are a few EV changing stations (hopefully they get more of those). There are 70 acres of grounds to walk around and tons of mature trees. The pool was recently renovated and is nice now but barely used by the residents -- although the management has held events to lure folks out. The pool had been enclosed and pretty much unusable for a couple of years and I think people just forgot about it. Frankly I am fine with fewer people there because when I go it is quiet and relaxing. Any maintenance issue I have had has been quickly addressed. It is true the management has changed, but I don't have any issues with the new folks. I think in some ways they are learning about the character of the community as much as we are learning about them. I think for a while, based on some of the events they were trying to organize, they were approaching Pomona Park like some other kinds of communities -- filled with people who were wanting to mingle and get to know each other. But that's not the people who are attracted to this place. Folks here want to mind their business and feel safe, and I do. Ok, so I have said a lot of nice things about Pomona Park. What do I hate? I don't hate much. I am not a huge fan of the super bright lampposts they installed a while ago. For real that thing shines into my living room at night. I use plants to block it. But I suppose it was seen as a security measure from the herd of deer that grazes at night. The layout of the community is confusing to delivery drivers and the signage is not great. Sometimes my packages get misdelivered. I have lost 2 packages over the course of the nearly 3 years I have lived here. I am in a West building and sometimes my package goes the same number in the North section. Annoying, but I just go fetch it. And the #1 thing I don't like about living here is the sound of traffic from 695. I didn't thoroughly consider that when we selected this community. It is far less noticeable in the winter and it ebbs and flows during the day. But going forward, I will definitely consider proximity to a major highway regardless of where I live next. LOCATION! LOCATION! LOCATION! Overall I think Pomona Park is a good value for the money. It possesses all the important features we wanted for a price we could afford.

Management keeps focusing on residents, when even they acknowledge this is a clean community. Parent mice may be around for two years and are able to produce as many as ten litters - approximately sixty mice - each year. Then factor in every litter is ready to procreate after another six weeks. Additionally, house mice live twice as long when living in the home's walls or foundation and mate year-round. This is how an infestation occurs. Surprised the first line managers are allowed to have this lackadaisical approach as mice's incisor teeth grow permanently and they have to chew to keep them down, you can only imagine the damage being done inside the buildings. The pool here has not been usable for two years. It is an indoor pool and is not heated, although it could be, so it is unbelievable cold even on the hottest day. At one time the apartments were being renovated but that has ceased. It is a shame these apartments are going downhill, because the concept is amazing. The apartments are huge, each building has only 12 units and it is situated in a park-like setting. These were solidly built in the fifties so you will never get this again.

The water was always turned off every month in the 15 month lease!!! Maintenance tried to tell us nothing was wrong with the windows but flies, bees, & ladybugs stayed in our house even on days no one left out. Parking was terrible as almost every spot had a number which you had to pay to occupy. The cleaning staff does a great job of trying to keep the building clean, however, the tenants do not care as they leave trash and filth all through the hallways and trash chute. Only good thing is how spacious the 2bed/2bath was and having a washer/dryer.

While the general staff is always apologetic, it honestly just feels like they are pandering to the residents and no longer feels genuine. At the very least they could leave a bathroom in the community building open so we could use it while waiting for the repairs to be finished and the water to be turned on.

While I…read moreenjoyed living at the complex during 2023, I insist on posting such a low review primarily due to the concerning attitudes, poor communication, and severe mismanagement exhibited by the property managers. This review is a warning to potential tenants about the negatives of this complex, with some positives to balance it out. While the apartment itself was satisfactory at best, the overall experience was marred by an unresponsive and uncooperative management team. Let's start with the perks. The garage is nice, location is great, and I loved the fireplace in the winter. However, more negative aspects of this complex are overshadowing of the positive ones. Attempting to contact management proved to be a difficult task on its own from the beginning. I recall that our scheduled tour in December 2022 was delayed, which should have been a sign that management was not Avalon's strongest domain and one that begs for improvement. During my lease term, I found communication with management was practically non-existent. The only way to truly get in touch with anyone is to stop by the office, which isn't always convenient if you work full-time like me. Repair requests regularly went unanswered (some for weeks or months), or would be closed without having actually done any repairs. At one point, I just gave up. The best example I can share is upon moving in, where I was delighted to have a brand-new sleek refrigerator. I noticed immediately after installation that the ice-maker didn't make ice (it really had one job). I figured maybe they forgot to attach the water line? I'm still not sure. Despite multiple attempts at getting it fixed with maintenance requests, it never worked. I sadly I never got to enjoy the luxury of ice on demand, but as is life at the Courts of Avalon. The most recent and frustrating issue occurred only after I had left the apartment and concerns the withholding of my security deposit. Per the lease agreement, the management is obligated to provide a written list of damages claimed and the associated costs within forty-five (45) days after the termination of the lease. As tomorrow (01/23/2024) marks the 45th day since my lease termination, I have not received any such notice, despite numerous emails requesting more information. A family member of mine (who co-signed the lease) inquired about the status of the $500 security deposit earlier today, and was met with an unsatisfactory response. The property manager insists that the 45-day period following my tenancy excludes weekends. To my severe distress, I cannot seem to find the clause or subsection where this is stated, after hours of carefully re-reading our binding document. Regardless, the lease agreement states that I was required to submit my intent to renew my contract within the 60-days prior to the termination of the least agreement. To my confusion, however, the renewal offer letter was dated 10/16/23, 54 days before my move-out date. The lease stipulates that I would be given notice of rent increases or lease changes at least 5 days before this 60-day mark! Now, I do take responsibility for not responding on exactly 60-days, but I provided my response the following day from receiving the letter with the new offer (on 10/17/23). How would I have been able to even determine if I could renew my lease if I didn't have the new rate? And if we aren't counting weekends regarding the 45-day period after I move out, I'm sure we can do the same thing with the 60-days before, right? Also, the best part of the renewal letter is that I would've had to contact the office 6 days before the letter is even dated to take advantage of the new rates (oof, now that's a little embarrassing). Lastly, the mismanagement extended to the move-out process. Despite my multiple attempts to schedule a move-out inspection, I received no concrete response from The Courts of Avalon. On my official move-out date (12/9/23), I expected a thorough inspection with a member of Avalon management as per the lease agreement in several paragraphs. When our loosely agreed upon time had come (11am sharp), I waited in the office for about an hour. Due to the property manager being unavailable, I was eventually asked to film the apartment myself on my phone and send it over email. Now, this is clearly a deviation from the agreed-upon and legally-binding process, which also states that a "failure to comply with the security deposit law may result in us (Courts of Avalon) being liable to you (me) for a penalty of up to three (3) times the security deposit withheld, plus reasonable attorney's fees."
