    I've postponed making this review for some time in order to avoid being emotionally charged about…read morethe things I write concerning Trust Property Management of Florida. Giving them 1 star is over-generous. When we originally looked at the property and we recognized it was a "disaster" in that it was dirty, still contained materials from the previous renter and had so much "junk" in the 2-car garage that we could barely get 1 vehicle in. As we pre-viewed the rental, it was obviously in need of new paint and had horrible patches in the walls. While the agent (Steve Jarboe) walked us through the house he explained how all of this would be deep cleaned, junk removed, and repairs made where indicated. From the grandiose way he presented the renovation new paint for walls and trim was expected. The landscaping was a wreck or non-existent. We were assured that the plans for the property included new sod for the front yard and extensive clean-up of flower beds, etc. With these promises made (which never appeared in writing in the contract), we accepted the lease agreement and put down the 1st and last month's rents, and moved in shortly thereafter. When we moved in we were shocked to see that the house was no cleaner, no junk had been removed and the previous owner's materials were still there. It was NO different the day we moved in than it was the day we did the initial pre-view. If we didn't have a moving company sitting in the driveway when we arrived we would have walked away that first day. We moved in the best we could leaving many belongings in boxes to facilitate the cleaning that was required. If it was cleaned, it had been done superficially in less than 45 minutes as there was a layer of scum on the surface of the floors, countertops, cabinets, sinks, etc throughout the house. For the next 2 weeks, we scrubbed everything down with harsh detergents, degreasers, and antiseptics due to the layers of filth that were left. The pool also had layers of sediment and algae that were supposed to be cleaned out. A weekly pool service was part of the agreement so we waited despite the fact that it was extremely hot in the mid-summer heat and it would have been nice to get to cool off in a clean pool. When we complained to Steve Jarboe about the condition of the house he simply replied that he had paid for a deep cleaning and that was the only satisfaction we would get. We continued to work on the deep cleaning of bathrooms, showers and cabinet interiors, etc for weeks. The one piece of bed- room carpet in the whole house was never cleaned and smelled of wet dogs even despite our best efforts to clean it with the store-rented carpet cleaners. Eventually, it got so rank that we offered to pay 50% of the replacement costs for the carpet and were summarily turned down. During the first 6+ WEEKS of the rental, the pool was so bad that the pool company could not get it completely clean and keep the algae under control. So we went through the high heat of the summer without access to a pool we had paid to use. The pool guy that showed up had several suggestions for the pool which would make it less problematic and give us better use of it, but all of his suggestions were refused by Jarboe and Monica (the owner of the property and the owner of the Trust Property Management of FLorida, LLC). To be fair I should mention that after about 3-4 months Jarboe conned a contractor, who had done some work on the property, to come in and remove some of the junk. I showed him what the materials were that we needed to be removed and he said, "Steve told me we had left some building materials on this site that he wanted me to pick up. None of this junk is leftover building materials from the work my company did here." I apologized and thanked him for coming explaining that we had no idea who Steve had called. The guy said, "What the hell, I'm here; I can haul off some of this stuff for you." He filled his pickup and took about 30% of the material that needed to be removed. We eventually took the remaining materials to the dump at our own expense. The only other thing Steve and Monica did for us was pest removal (because we indicated we would report them if they didn't). We eventually broke the lease 3 months early with 3+ weeks notice and they rented it for occupancy the day after we moved out (we left the house spotlessly clean except for the nasty doggy carpet). They still decided to keep 1/2 of our last month's rent, even though they did NOT lose as much as a dime of revenue and got improved landscaping and a much, much cleaner house! This is a less-than-honest business, with promises made and NOT kept. If it is NOT in their contract they will not honor anything they promise or imply verbally. I would NEVER recommend them or rent a property they represent!!! You're welcome Steve, and Monica.... you earned this review!!! Seems to mirror your other reviews!

    Monica made our rental experience unbearable. After I cancelled an initial appointment with her due…read moreto finding another rental, she became a bit perturbed when I rescheduled after my first choice wasn't ready for immediate occupancy. She complained that driving from Tarpon Springs to Dade City was an inconvenience. She wasn't rude at the time...just whiny. Upon her orientating me to the house, she basically knew nothing about it. I had to show her where the irrigation system was. The only thing Monica was able to do was draft the lease and provide the keys. I had to find the garage door opener and learn the smart-house features on my own; and learn about the municipal services on my own as well. Monica did negotiate with the owner to reduce the rent when the promised lawn mowing service was not provided. When the owner's mail was still being delivered to the house, Monica assumed they were all junk mail and suggested I leave it in the house. After receiving a letter for the owner from the Sheriff's Dept, I contacted her again and she recommended that I send the mail to her office. The house was a new construction, and the LED lights burned out in a few months due to them being left on all day during construction. I came to this conclusion from watching the building of the surrounding houses and the contractors leaving the lights on until the home sold. I submitted a work order for the first lights that went out near the end of July 2022. My work order was very specific that the lights were a single-unit fixture with microchipped LED lights integrated...not light bulbs; yet Monica e-mails me asking if they were light bulbs. After having to write back to Monica with a detailed explanation, Monica claimed she knew they weren't light bulbs and began complaining that the new house shouldn't have problems. Her complaint about work orders on a new house becomes an ongoing issue when dealing with her. For some reason, Monica doesn't answer my calls unless I leave a message and she doesn't extend the professional courtesy to call the tenant when she doesn't understand the work order or related correspondence. I took initiative to follow-up with the Strada electrical contractor after she eventually contacted them about the warranty (something she knew nothing about before renting the house and she don't understand what a contractor is...she just says "It's a repairman...not a contractor"). Monica doesn't follow up with the contractor to fulfill the warranty on her end and she doesn't provide the tenant with any periodic updates while the work order is still in progress. It took nearly 3 months to get Strada to replace the lights, and Monica was never involved. I had to inform her that the work order was complete. Miscommunication occurs quite often since Monica doesn't bother to call with questions, and her assumptions finally led to a conflict when she misread an email about the water heater and obnoxiously made allegations. Even after Hurricane Ian destroyed a tree in front of the house, I had to walk her through how to resolve the issue. Our experience with Monica's attitude and inexperience made us decide not to renew the lease. Upon notifying Monica we were not renewing the lease, she stated "I will get with you on a good time and day to show it during the weekdays." We assumed Monica was going to work with us on a schedule that would be beneficial for both, and we'd try to make the house look as new as when we moved-in. Unfortunately, Monica became demanding by attempting to ignore our right to privacy and claiming she had a right to enter any time because it's in the lease contract. We gave her a specific block of time that allowed her two weeks prior to the end of the lease to show the house any time she wanted; but that wasn't good enough. We became fed up, left the keys in the kitchen, and quickly moved-out. Monica never maintained a spare key to enter the property and she failed to keep the door code on file. Monica stated that the cost of a locksmith would be deducted from the security deposit. Upon receipt of the security deposit, we didn't care about the locksmith cost being deducted. After waiting nearly 30 days for our security deposit to be returned, we successfully deposited the check hoping to be done with Monica forever. Immediately after depositing the check, Monica calls the bank to cancel it. My bank representative stated that Trust Property Management placed a stop on the claim of the check. I asked why she stopped the check and her replies were "I did not stop the check for your return. I am learning a new software" and "I'm confused. Did you not receive your check?" At that point, we began preparing for a lawsuit. Fortunately, reporting Monica to the state scared her enough to return the full security deposit. It's important to correspond with Monica in writing because she will deny anything you talk about verbally that could be incriminating against her.

Buying a new home from 1,100 miles away is tricky and we are very fortunate to have had Stephanie on our side. Stephanie spent multiple weekends with us when we came to town to house hunt and countless hours of phone conversation that worked around our busy work schedule. She provided us with her insight from her experience and also really listed to our needs and comments we would make while walking thru new homes. If I said on house #3 I didn't like the setup, yet walked into that same setup on house #33, she was right there with her clipboard to remind us. We spent 8 months looking for our home, Stephanie gave us constant attention and follow up from beginning to end. Never once did Stephanie make us feel we needed to rush thru the process and pick a house. After closing, she has been a phone call away to provide local references. My husband and I are both appreciative of the hard work Stephanie put in. Her professional organization skills are top-notch, she was always responsive and super pro-active on our behalf. I highly recommend Stephanie, and if the need arises for us again - we will be using her as our Realtor.

    I had a very uncomfortable and concerning experience while attempting to view the property located…read moreat 3545 Haystack Road, Zephyrhills, FL, with realtor Shannon Coughlin, who stated she works with Davis Clarke, Inc. / DC Property Management and Charles Rutenburg Realty. Ms. Coughlin initially stated that I would be able to view the home if I provided a copy of my driver's license. Relying on that representation, I sent both the front and back of my driver's license. After my identification was reviewed, the showing was denied, and she stated that she felt "uncomfortable." When I asked why my identification was requested and why I was told I could view the home if the showing was not going to occur, her tone became rude and dismissive, and my request for a clear explanation was characterized as being "argumentative." She then provided multiple inconsistent explanations, including stating she did not receive the back of my license, later admitting she did receive both the front and back via my business email, and then stating she could not proceed because the license did not come through via text, even after acknowledging receipt by email. She further stated she was not checking for it and again said she did not feel comfortable moving forward. At one point, she stated, "I see now it wouldn't work with you renting from me." No objective or consistent reason was provided, and the showing was denied only after my identification was reviewed. The shifting explanations and denial after reviewing my identification left me feeling scrutinized and subjected to what felt like prejudiced treatment, rather than being evaluated fairly as a prospective renter. While safety or verification protocols may exist in real estate, they should be communicated clearly, applied consistently, and handled professionally and respectfully. This behavior is unacceptable and fell well below the standards of professionalism, transparency, and fair treatment that clients should expect.

    Avoid, if at all possible. Deceitful property listings via inaccurate photos, neighborhood…read moredescriptions, deposits required. Monica has a clear track record of not refunding security deposits (do a quick google search). Has a knack of deferring all rebuttals to recuperating security deposit refunds to the defense of "I've been doing this for 20 years and know more than you" which means she's keeping your security deposit. Outside of her keeping our deposit she was also days to weeks late on repair requests when the property experienced issues.
