She provided us with her insight from her experience and also really listed to our needs and comments we would make while walking thru new homes. If I said on house #3 I didn't like the setup, yet walked into that same setup on house #33, she was right there with her clipboard to remind us. We spent 8 months looking for our home, Stephanie gave us constant attention and follow up from beginning to end. Never once did Stephanie make us feel we needed to rush thru the process and pick a house. After closing, she has been a phone call away to provide local references. My husband and I are both appreciative of the hard work Stephanie put in. Her professional organization skills are top-notch, she was always responsive and super pro-active on our behalf. Ms. Coughlin initially stated that I would be able to view the home if I provided a copy of my driver's license. Relying on that representation, I sent both the front and back of my driver's license. After my identification was reviewed, the showing was denied, and she stated that she felt "uncomfortable." When I asked why my identification was requested and why I was told I could view the home if the showing was not going to occur, her tone became rude and dismissive, and my request for a clear explanation was characterized as being "argumentative." She then provided multiple inconsistent explanations, including stating she did not receive the back of my license, later admitting she did receive both the front and back via my business email, and then stating she could not proceed because the license did not come through via text, even after acknowledging receipt by email. She further stated she was not checking for it and again said she did not feel comfortable moving forward. At one point, she stated, "I see now it wouldn't work with you renting from me." No objective or consistent reason was provided, and the showing was denied only after my identification was reviewed. The shifting explanations and denial after reviewing my identification left me feeling scrutinized and subjected to what felt like prejudiced treatment, rather than being evaluated fairly as a prospective renter. While safety or verification protocols may exist in real estate, they should be communicated clearly, applied consistently, and handled professionally and respectfully. This behavior is unacceptable and fell well below the standards of professionalism, transparency, and fair treatment that clients should expect.

"Violations" are sent via email and often off by weeks or even a month. The people skills are terrible and you can tell they are in this purely for the money. Strongly avoid if possible.

Dealing with them as a resident and homeowner is an ongoing nightmare because their staff completely ignores communication. Simple admin tasks like take months to resolve--that is, if they even bother to reply at all. When you actually need them to address an issue, like a neighbor violating community regulations, they completely ignore requests or tell you to reach out to the police or code enforcement departments because it is not their job but if you look at their rules and regulations it is all listed there as part of the rules they need to enforce. I've had to take the extra steps to include the rule/code number being violated and they still do not care. Yet, when it comes to arbitrary rules, they enforce them completely unfairly, play favorites, and treat resident concerns with total apathy. This total neglect extends to the neighborhood itself; basic property upkeep, common area standards, and preventative maintenance are completely neglected. Worse down, their billing and financial practices are incredibly shady and lack any transparency. They deliberately do not send out the standard bills for dues. Instead, the very first piece of mail you receive from them is a late payment reminder tacked on with late fees. To make matters worse, they will intentionally hold onto physical payment checks and deposit them well after the due date just so they can add extra late fees and interest to your bill. Between the confusing duplicate charges, extra fees, and complete lack of communication, they are doing nothing but draining the community WHILE LETTING THE PROPERTY FALL APART. Avoid this company at all costs.

The side door was improperly installed as an inward swinging door that flooded the laundry room every time it rained and their handy man couldn't figure out how to fix that either. He also broke a piece of my furniture that I placed outside to dry and he put it into my garbage can in pieces because "he thought it was trash". The ceiling fan in the kitchen fell right out of the ceiling and was hanging by a wire. The place was a disaster from the start. They will keep your security deposit and then demand thousands more in addition to that for preexisting damage and damage caused by their inability to fix issues appropriately when they are reported. Stay far away from these people.

You can pay your rent online, but if you don't enter your bank routing info, the fee is a little steep. So, I'd recommend paying by check each month, or entering your banking info on the site, which I don't typically do. The duplex I rent is beautiful, especially the lawn and botanical touches, and I get many compliments from friends who have come to visit. I would actually love to own something so beautiful and easy to maintain in the future and rent out the other side. It feels like a house/home instead of the apartments I'm used to since moving back to Florida. I love all the beautiful windows, the paint was freshly updated, nice blinds, cold a/c, pretty kitchen and basically, everything was in good working order when I rented (the items that weren't, such as simple things like the shower fan or doorbell not working, they promptly fixed). I felt like as a management team that they care about my needs. The pest control company did a good job right before I moved in when I pointed out (the very few) pests I found; after that, tenant is responsible for pest control and I take care of that myself with Home Defense from Lowe's and haven't seen any pests. Starting this year, maintenance can be informed a different way: on the website via a form, by email, or by separate phone number to contact. The staff, the maintenance crew and even the lawn guys are extremely nice and helpful. I would highly recommend Ms. Nada and her fantastic folks at House Huntin'! I understand they manage thousands of properties, and not just in this state. Way to go, staff! Support a local, woman-owned small business that knows how to treat their tenants right (Nada showed me the place personally as I filled out the application, and I knew right away it was what I wanted). I look forward to a long relationship with these folks until and unless I buy my own house at some point.
