I bought an LLC (Mulberry St LLC) from Mr. Halaugua for $100,000 over 10 years ago. I was initially receiving small payments each month for about 3 years. Then everything stopped. I not have gotten any return on my money for about 6-7 years. I do not even get a statement to show where my money went. They do not answer phone calls at all. To me they stole $100,000 and are probably using it for their private use. If you can help as to whom to write, it would be appreciated. I must say I'm very lucky comparing to other tenants, my super has been mostly responsive. But my building got into AEP where the City is FORCING them to repair EVERYTHING within 4 months or repair themselves and put the costs as tax lien on the building. It happened shortly after I filed complaint and it got inspected. So call 311, call the unit doing inspection and setup an inspection day if they keep coming when you're not home - when there's enough serious violations city issues that AEP order so you don't even have to go to court. But if you do it's 45$ to file without an attorney and if your lease says you owe them legal fees for a lawsuit there's a law making it reciprocal so they will owe you too if you win. You can start with AI asking if you have the case, then you can request NYC bar referral service to get a 30 min consultation for 35$ or get legalshield app for unlimited consultations on any kind of legal matters. **IF THEY PROMISE TO FIX YOUR LEAK BEFORE MOVING IN THEY ARE LYING!** You may think that you're getting a good deal on a 1 bedroom in Manhattan, but you're not. You're about to rent from the scummiest landlord known to man. Jonis Realty/ Citi-Urban Management are effectively the same, corrupt company. Make sure to check your building with the HPD website. First, Jonis Realty is the biggest bunch of crooks. Elena violated New York City law by charging me a pet fee for my service animal AND told me she wouldn't rent the apartment to me if I didn't pay it. In addition, she knowingly rented an apartment to me with two different ceiling leaks and THREE open HPD violations. She promised me that they would fix the ceiling leak. I moved inThe leak was never entirely corrected. This leak racked up $9000 in destruction (according to my insurance adjustor). Second, Citi-Urban Management does not care at ALL about your apartment. They only responded to my emails occasionally and did not ever fix the leak. In fact, when my ceiling collapsed (photos included) they did not care at all. As long as you're paying rent they will happily take your money and allow you to live in squalor. I had to get legal representation to get anything done AND I had to forfeit my security deposit ($2900) AND pay a fee of $2000 to get out of my lease due to the mold, plaster dust everywhere, and constantly falling apartment. As soon as I vacated the apartment they put it right back up on the market with all of the open violations unfixed. The building is falling apart- Molotov cocktails thrown in, reconstruction of the entire building, asbestos, no gas (heat, hot water, stove) for weeks and all we were given was a hot plate. This company will give you the go around until you're so exhausted you don't want to hire a lawyer. I am counting down the months until I can leave or seriously might consider taking legal action. My experience living in this property has been great. The super is very responsive, and has replaced appliances/fixtures which have broken in a timely manner, has installed my air conditioner every year, and gone out of his way to help with lock-outs, even if he wasn't planning on returning to the building. Specialists are called in if there are larger issues that he cannot fix. The building is clean and well-maintained, and my unit has updated fixtures. There has been no issue with bugs or other vermin, and there is a regularly scheduled exterminator. Overall, a very positive living experience. read more

Citi Urban does something that is extremely difficult to do: they manage buildings on the more affordable end of the rent spectrum in New York City. Occasionally, of course, there are issues. They don't come along too often, but when they did, I felt that Eric (building manager), Martin (super), and the whole Citi Urban team were trying their very best and doing everything they could to address and resolve them every step along the way. I lived at a Citi Urban property for 3 years and once we had an instance where the hot water heater broke. They worked tirelessly to fix it, and then when fixing it didn't work, they installed two different heaters until they could find one that worked. When I reached out for updates on the situation, they we're very transparent and let me know what was going on every step of the way. Another time, similar to so many other buildings in NYC, we had an issue with packages getting stolen. Management remodeled the first floor to create a package room and installed a new security system to make the problem stop, and it did. Again, they deal with the same issues that a lot of buildings in New York have to deal with, but they always try their best to fix them and I always appreciated the effort they put forth. On top of all this, Martin was always very responsive when my apartment needed a quick fix, and Eric was a pleasure to work with when discussing lease renewals and negotiating. He was extremely helpful during the pandemic, and fair when prices rose again. I would strongly advise against living in a unit managed by Citi Urban Management. The management team is either grossly understaffed, inexplicably incompetent, or some combination of the two. We continuously reached out the property manager, Eric Borkowski, to receive a key fob for our building given other units were provided with them and entrance to our building requires unlocking two separate doors externally. Over the course of the 2 years we lived in the apartment we never saw that key fob, despite reaching out about a half-dozen times. Our shower drain would make you think water had the viscosity of maple syrup -- another issue we reached out about numerous times to no avail. Finally, upon moving out 5 weeks ago, we have yet to receive any form of communication as to how we will have our security deposit returned -- again despite numerous emails and text messages sent to management. Again, i don't know if the management team is over their skiis or if they are bad people, but either way i would highly recommend you seek alternative living options. read more

Finally moved out because I couldn't physically live in the conditions posted below. However, Jonis Realty has recently rented this location ( 121 Saint Marks Place Apt 10 NY NY ) for $2000 a month. With these mold and other conditions, I wouldn't move back in here at any price. The future renter(s) should know that the apartment was just being painted over and not renovated--I wish them well. I don't have too much interaction with Citi-Urban, but I occasionally talk to my building super and once our property manager whose name I believe is Eric, and they are both friendly and answered the questions I had for them. What I really love though about my building, especially in comparison to my last few NYC apartments, is that I can issue my boyfriend a digital key so I don't have to buzz anyone in anymore or go downstairs to let him in. That might sound lazy but its seriously so convenient especially in walk ups. If you hear the name Citi Urban Management OR Jonis Realty, run the other way! My two roommates and I were sold a "newly renovated" apartment in the East Village (05/16-05/17). While the location is good, everything else about it is terrible. The lists of problems include: no gas, screeching pipes, faulty lighting and wiring, thin and cheap walls, and issues with the water (heat and pressure). This is no joke. If you buy an apartment through these two agencies, you will find at least 3 of these. We were told that gas would be put into our apartment before summer ended (a couple months), and now being the end of January, there has been no sign of work being done. When November came around, our pipes began to scream. The issue behind this is that the pipes themselves are dirty. We told the super several times to fix the noise but it took him 2 months to attempt and fix 1. It became such a hassle that we could not get a good night's sleep. We ended up putting towels over them to suppress the screeching enough to not go crazy. Half of the outlets in the apartment don't work. If you try to cook in the kitchen, all of the lights will turn off because of faulty wiring. Once you stop cooking, the lighting is fine. The windows were installed incorrectly and in each one, there is a draft or if the wind blows too much, they will move, creek, and open. Now, praying that no vermin enters our apartment, we have had fruit flies and cockroaches. At first we had thought that it came with the title of living in the East Village to have these issues. We were wrong. I have visited friends' apartments and for the price they pay, they have been blessed with a great apartment and no issues with landlords/superintendents. We are college students, and the respect they treat us with is unacceptable. If you see Jonis Realty or Citi Urban Management, my sincere advice is to look somewhere else. read more

BE WARNED. I was a tenant in one of their East Village 2015-2016 building. Our building had no gas since the april 2015 gas explosion. Management has yet to fix the issue since I've left. sprinkler pipework & gas pipe inspections were done multiple times without the tenant's consent to enter into the apartment. And due to inspection failure, the building did this to us multiple times (open holes in ceiling, no notification etc.) There was a massive law suit between the management & the tenants regarding this. The landlord decided to settle the case after 1 year of back & forth, when me and my roommate left the apartment, the gas issue was still not resolved. In addition to the ill management issues we had with Citi-Urban. The apartments were in a poor state that even though steam heating was operational. Most of the heat were lost due to air leakage from the exterior windows. We were on 1 FL, so winter was an issue, but summer was OK. And through out the course of the year, we had fruit fly infection, rodent problems and a non-working dishwasher that overflowed. New tenants who joined our law suite moved in without being notified about the no-gas problem. read more

Don't believe these suspicious recent positive reviews. Citi Urban is nothing but a slumlord criminal enterprise with rampant incompetence from top to bottom. Avoid these scumbags at all costs. When I rented with them, they refused to make any repairs unless there was several months of pleading (unacceptable when the issue is heat not working during multiple winters). The fact of the matter is that Josh Halegua is bad at business, so his only way of making money is by torturing tenants and performing zero maintenance. Towards the end of my lease, my bedroom had constant severe leaks from the ceiling, which Citi Urban never came to fix and it destroyed a substantial amount of my property. The building super Lukasz Stapor, in the rare instances he answered his phone, often spoke with slurred speech. When I took them to housing court, they bold faced lied to the judge that they were working on repairs, and constantly delayed proceedings until my lease expired (at which point I learned tenants can't sue after lease expiration). This is a terrible company run by evil people and they will almost certainly steal money from you, whether it's from refusing to make key repairs or withholding your security deposit for no reason. DO NOT WORK WITH THESE PEOPLE OR JONIS REALTY. The greatest mistake of my life was working with them. I lived at 127 2nd Avenue and could not be more happy when my lease ended. I can't even begin to cover all the things that went wrong: 1. MICE. There are rat droppings all over the cabinets. We reached out multiple times to them and nobody ever fixed the problem. We got mouse traps a few months ago and is disposing of dead mice weekly. Disgusting. 2. When it rains, the cheap ceiling tiles in the bathroom absorb water and completely collapse on all of our stuff and the toilet. There were huge black chunks of ceiling and dirty water all over the bathroom for days before they sent anyone to fix it. And when they did, they only replaced the ceiling and left us to clean up all the mess. By the way, this happened TWICE while we were living here 3. The superintendent Martin is the worst man I have ever met. To keep mice from scurrying into our trash, we left the trash outside our door for one night in order to throw it out the next day. Immediately we received an email saying there are "complaints" when we know our neighbors did not file a complaint. Funny how they ignore us everytime something is wrong but the second that we do something they don't like they'll respond immediately Bottom line is, do not live here do not work with them. Everyone in the company is unhelpful not to mention extremely inaccessible. I've been using citi urban since 2011, first an apartment in the west village and then an apartment in Greenwich village. I've been very happy with them at both places. They were very accommodating when we wanted to move to a bigger apartment before our lease was up, helping us find another place that they managed. Also had a situation where a rent check was lost in the mail, and they were very nice about it. My current super (Jesmond) is awesome too, has helped us with any problems with very short notice, and has been able to do most of the work himself to make scheduling a lot easier. I can also confirm that their listings (on jonisrealty.com I think) are all real apartments, which was nice after all the bait and switches we ran into on Craigslist. I can only assume that their ratings are skewed here because people usually only think to write a review when they're upset, not when they're happy. read more

Haven't had a working stove since Oct 2019 and now its almost February 2020 and still nothing. This building is in the most disgusting condition I have ever seen in many decades of living in the East Village. There is hardly any maintenance at all. Garbage mixed with recycling overflows across the greasy lobby floor on a daily basis, hallways are never swept or mopped, heat and hot water are sporadic at best, rats scurry throughout the walls of the building. Today there is no water at all and we tenants were not given advance notice - which is usually the case. The Citi-Urban telephone answering machine and website instructs tenants to file complaints or maintenance requests through the website, but there is no option on the website to make a request or complaint. We were happy to remove the additions we did, but also offered to leave as is because it made the apartment more valuable. Truly shocked by the positive reviews leading me to believe they are falsified (or encouraged by management for some sort of compensation). Been living in one of Eric's buildings and have had countless problems. Packages stolen, wet floors with no signs leading me to fall down a stone staircase, mice in my apartment and our bedrooms despite having a housekeeper deep clean once every three weeks and clean regularly once a week. Not only do we deal with these issues daily but there is zero support coming from management. Eric has never answered our phone calls, CC'd the exterminators on emails that have subsequently bounced. We had to call our own exterminator and it took us months to get reimbursed. If anyone has any suggestions on how to make sure my experience is broadcasted to a larger audience, please let me know. NO ONE should be considering living in a building managed by Eric until he learns to treat his tenants well. Awful management - most unprofessional and terrible. Do not rent with them. 1) The first couple weeks moving in, we were shipping our furniture over. Someone stole our vacuum. We texted our super, to which he responded "oh that's not my job, can't help you." I am convinced this so Citi Urban's motto. 2 & 3) We live on the top floor of a six floor walk up and a month into moving in, we noticed our ceiling was leaking due to rain when we got back one day. We contacted our super who said "is it raining now?" "...Not now, but it was during the day and our floor is wet" "Oh it's not raining right now and it's too late so can't do anything about it" Excuse me??? This was probably the most infuriating I have ever been my whole life. 4, 5, 6, 7, & 8) We contacted management over and over again to fix and it took over three months to get it fixed. The process lagged on and on, even going Into Thanksgiving - my roommate and I planned to host thanksgiving but couldn't because of the mess the rain left the previous day. I am not talking little drips, I'm talking this filled an entire bucket with water, took off CHUNKS of dry wall, and softened the walls. Anyway, 3 months later, management checks in to see if it's fixed, and it was... Until a couple days ago when it started raining. I, and all my bed bug roommates, currently live in the 127 building on 2nd Ave. This is one of the worst buildings in the east village and perhaps NYC. Everything you have seen in these reviews about pest issues (rats, mice, cockroaches, BED BUGS) is absolutely true. Everything you have seen on here about the management's inability or unwillingness to help tenants is 100% true. Everything you have seen about the sorry state of the buildings is 100% true. It is a horrible place to live and you can do better. The biggest issue is obviously the current lack of cooking gas. This has been going on for over a year and I can only imagine it is because this management company was participating in a similar scheme to save money on gas that cause the explosion next door. Even if you are reading this review after they have restored cooking gas, the conduct of the management company during the process was awful. They would enter the apartment during the day to do repairs unannounced, they would send vague emails about when they needed access to your apartment and then show up at a different time, and they would show up on Sunday mornings at 7 am to do the work they were supposed to have done months before. They have been completely unwilling to discuss lowering the rent while this was going on and many in the building were forced to pursue legal action. While I was extremely fortunate to make it out of the incident largely OK (and I pray for those who didn't), it has been a nightmare ever since. In a perfect story to encapsulate this company's idiocy, to fix the gas issue the company put exposed gas lines through the hallways like some kind of factory (and put a literal hole in my wall to accomplish it). This was obviously not to code and they had to completely dismantle the work they had done and start over. I am sure, and sincerely hope, that this dumb move cost them dearly. My daughter had lease with 2 other girls which ended May 31, 2020. The two other girls decided to stay there another year. Before the lease ended, my daughter sublet her room for a few months until the end of the lease, assuming she would get her security returned in 14 days after her lease ended, as required by law. They also withdrew June rent from my account for some unknown reason. I was told over a month ago that they mailed my security deposit and June rent which was a total lie. I asked where was it mailed and was told the address on move-out form. Second lie. I filed a complaint with State's Attorney and they returned June rent but not security deposit, claiming my daughter was supposed to arrange security deposit with new tenant. That sublessee signed a new lease for June 2020 to June 2021. My daughter's lease ended May 31, 2020. How is she legally responsible for someone else's lease for which she has no legal nexus!!!? Worst management! Lived in an apartment of theirs in the East Village. There were many problems (hot water would shut off without warning), I was not told of construction upon moving in (which lasted 2 years and blocked my windows), had mice and a rat, and they were impossible to deal with. Their system of receiving payment was so slow that every month my payment was marked late (I even started submitting it two weeks in advance) and they refused to resolve the issue or waive the late fees. I lived in an East Village apartment building managed by Citi Urban for two years. While the super living in our building was great (very responsive, quick to fix any small issues that he could, etc), Citi Urban was truly horrible. We lived on the top floor of the building, and about 9 months after moving in I noticed a wet spot forming on my bedroom ceiling. This quickly worsened, and soon started leaking onto my floor anytime it rained heavily. I told our super who responded right away and brought someone by to do a patch job. Unfortunately this did not work, and over the next few months the leak continued to get worse and worse. The super said that Citi Urban needed to hire an actual contractor to get onto the roof to fix the leak, which he was not able to arrange himself without Citi Urban's approval. I repeatedly called and emailed Citi Urban asking them to fix the leak. All of my requests either went completely ignored (the person assigned to manage my building entirely stopped responding to my emails and did not return a single phone call), or I was told that they needed to wait for the weather to clear up (?!) to send someone by. After legit FOUR MONTHS of constantly begging them to fix it (and 9 months after the leak started in the first place), still no one came by. I called the city housing hotline to complain, and even though an inspector confirmed that the leak violated housing code and presumably contacted Citi Urban about it, still no one came by. By the time our second year was almost up, no one had done anything about the ceiling, and when we contacted Citi Urban to see if we could bring in a new roommate to replace one who was moving out, they said we would need to pay a $500 (completely bogus, illegal) fee, even though property managers everywhere were offering rent reductions for re-signing because of COVID (and even though we had been living with a leaking, moldy ceiling for over a year!!!). Luckily we stumbled on these Yelp reviews around the same time and made the decision to move to a new apartment instead, given that it was clear they would never actually send someone to fix it. Bottom line is that Citi Urban is entirely incompetent, will not fix ANY major problems you have, no matter how serious they are, and will try to charge you for anything they possibly can. This is hands down probably the worst management company in NY. During the two years in which I live in one of their buildings I did not see the building manager's face once. He did not respond to emails, calls or texts and would give out our key unknowingly to contractors to come and go as they please with no supervision. Our super was not any easier to contact and when we were able to get a hold of him he was disrespectful and often expected additional compensation for routine services. The building was in a contrast state of disrepair and the door to the building was often left unopened for hours at a time. Poor renovations which caused an electrical fire in the building. Sent complaints to bldg dept and nothing has been done. Never live in their apartments!! I should preface by saying I've only been living in my apartment managed by Citi Urban for a few days, but already my experiences have been quite solid. Not perfect, so I would have done 4.5 stars if I had the option (the fixes weren't made prior to move in). Now that I am in though, I've let the management know about what needs to be done and they've been responsive. The super came over already to start the work, and will be working on it soon. For additional issues that have come up, they've answered my calls and attentively said they will fix. I was worried when I first read these reviews online, but now I wonder if the people posting are just the ones that complain. I mean they manage tons of units and most people don't leave reviews when things are going fine. All that is to say there are good experiences too and I'm happy a happy tenant so far! read more
