This is the worst apartment I've ever seen. Look up city view on Facebook. There's homeless living in vacant apartments, drugs, there's been a few deaths. And there's constantly dog poop in the hallways and in front of doors. Plus the elevator shuts down constantly, I've been stuck in there 2 times in one year for hours. Today I experienced no electricity, no hot water for the third week in a row and now both elevators are out. I have 2 bad hips and shouldn't have to take 11 flights of stairs several times a day just to be in my apartment. Someone stole the only camera that was on the 11th floor and it hasn't been replaced. The day the first floor flooded leaving several people displaced Sherri the office person actually went home when so many residents were without a place to sleep after the flooding. She actually looked residents in the face said there was nothing she could do and went home. 14 people that live here had no one to help when it was a building issue. She looked these people in the eye and went home. Who does that. She is by far the worst thing to happen to cityview in the 3 yrs I've been here. She hates her job, clearly she knows nothing about being a manager and she has the worst attitude I've ever seen. And I live here that should say something. Please end her suffering and those that live here and fire her. She is horrible at her job, she clearly hates it here and we all hate her being here. I can have a petition signed within a day. Everyone feels the same way as I do but if you don't think so, give me 24 hrs. This petition will be signed by almost everyone within 24 hrs. She is not the person for this job. city view doesn't even deserve one star!! I lived here 3 yrs and it is awful nothing is as it's advertised no security no community rooms, no exercise rooms. well they have room but no working equipment and the lounge is locked up tenements not allowed to use. I had a plugged/ backed up tub for a year I got someone else's dirty bath water in my tub weeks at a time!! they charge for everything and when I moved I am fighting to get my security deposit back! I left apt better than when moved in and got screwed! maintenance man got arrested selling drugs out of his his apartment. They don't come to fix anything. It takes weeks to get somebody there and threats of turning into the city to get anything fixed. I was lucky and didn't have roaches or mice or bedbugs, but the place is riddled with them. the place is just awful. It's not safe. It's dirty and it's not a place to read more

My folks live there. The security does nothing about other tenants blaring their music between midnight and 4am when people are trying to sleep. They don't like the place but have nowhere else to go. Maybe if they do something about the tenants being rude and inconsiderate overnight things will improve. read more

I lived here a year ago. Let me tell you it was a nightmare drug addicts being moved in people getting in the building that don't live there. Mice roaches through out the whole building management stole my deposit because I left a microwave in the closet even though I sent them pictures after I moved out. Drug overdoses every week people begging for money out front of the building packages being stolen. Trash everywhere fences in the stairwell and elevator. I lived here for a year and experienced several issues even with the "new management". 1. They have roaches and mice inside and outside of the building.(especially in the laundry area which was closed for two weeks) 2. The elevators always break down! Always! 3. A water pipe bursted and my apartment was uninhabitable for a week due to flooding (they put three large,loud fans in my apartment and their was clearly mold growing on the ceiling afterwards) 4. My packages were stolen twice! There are numerous security issues. I was solicited on a daily basis by strangers that had gained access and slept in the stairwells and lobby. 5. They're was always trash and smoking inside the building as well. My apartment was filled with the smell of weed and cigarettes almost every night. I found several condoms and needles in the yard when I took my dog out. 6. If that's not enough. When I complained about the mice and roach problem, someone came into my unit and placed a box of store bought rat traps on my bed Don't live here! The owners clearly take advantage of the fact that they rent to lower income people and choose not to properly clean,secure, and treat the building's many issues. read more

We lived there for approximately 5 months before the cockroach infestation in our apartment drove us out. Management hadn't approached the issue for a couple of months and the problem escalated to unbearable; we had cockroaches crawling on us in our sleep. I even had a cockroach fall into my ear. The general atmosphere was less than family friendly as well. I believe a drug dealer lived across the hall from us (I have no evidence to prove my theory). The amenities are noteworthy, however. A small gym that was almost always free. There's a game room in the basement where you can pay to play pool or an arcade game, I think. And the common room has cable, even if it is usually overrun with small children playing XBOX. read more

It's doing way better now, they're starting to make nice changes. The security is great, and I feel safe even though being downtown can be spooky. They have a nice gym, the lounge is nice. All the people seem to be really nice. There are a lotta gross things in the stairs, and I feel like the place would be a 5/5 if the cleaning was just kept up better. :) read more

Do not rent with these people!! They are not on your side whether you're a responsible tenant or not. I rented with Tzadik management throughout 2020 and first red flag should've been the different prices for the same units when they show to different people. I definitely should've spoke up for myself when they gave me an apartment that looked nothing similar to the one I first toured which was updated, yet I was still paying the same as an updated units price which is definitely not worth it. The carpet was dirty and stained, tiles in the bathroom cracked, blinds old and yellow from smoking in the unit yet I read in the lease and now know for sure we are charged upon move out for supposed cleaning of carpet and things in the unit in general like new lightbulbs & blinds. So why was my apartment dirty upon move in? Someone must not be telling the truth.. on top of it when my lease was over they did not bill me up to date for utilities and sent it to collections before even attempting to address this debt with me personally. Tarnishing my improving credit score and ability to get into a better apartment with reasonable rent in Omaha. I'm upset about this because I had brought up concern about this billing error to the office and it was never resolved. Appliances are new and look nice but the plumbing in the building has been long overdue for maintenance but this company refuses to pay workers that do come so nothings ever completed. It looks nice but overall it's useless, can't cook much if your sinks clogged and there isn't anyone able to actually fix it at the root of the issue in a timely manner.. Aside from the corrupt money hungry management & weak maintenance the apartments are always dirty! The only halls I've seen cleaned are the main floor and once in a blue moon the adjacent floors. Roaches run freely apartment to apartment, in the hallways and mice lay dead in the stairwells as well. Maintenance is unprofessional and rarely on time because they're so understaffed and unskilled they can't complete their jobs in a timely manner at the tenants inconvenience. I had a large hole in my ceiling for at least a month until I reported them to the state and even then they patched it poorly. I was called by the management being told I was wrong for having reported it despite my efforts beforehand asking the maintenance would he be able to have it done sometime soon. The job had most of the items in my bathroom filled and covered in dust, some things even smeared w paste from the putty. I brought it up to him and he said aren't you planning to move units anyways? This won't be your problem soon then as if I didn't want to maintain a living space to be proud of. Every other week the elevators are out and that could mean if you live on the 11th floor, you'd be walking many many flights of stairs at random. If they are running, be careful you may step right into a puddle of urine, and you won't have another option if the second one is out. Don't think the stairs are better though. Don't trip over the homeless person, junkie, random trash or fecal matter on the way down. It's really a drag when you have to make your way to the creepy ass basement to use the very limited janky washers and driers.. I wouldn't recommend letting your child walk down any of the halls alone. The tenants are loud and restless, the police and fire department very often visit the apartments at all hours of the night. You will struggle to get sleep, everything going on above you and in the hallways, apart from the outside below your windows, (especially in the front with the only actual city view) will interrupt any peace and quiet you'd like to have. Anything you need from these people will be at your expense, even after you leave they'll be racking up fees to charge you.. trust me. There was no Covid relief and no improvement in cleaning or sanitizing to protect residents during the time of the pandemic that's still ongoing. They do not care for us, only our money!! These apartments completely took advantage of me being a young first time renter and definitely took me for a ride. Highly do not recommend!!!! Take your money elsewhere, these apartments and even the view is definitely not worth the hassle. Signing a lease is basically signing up to be extorted and abused, along with traumatized by the "City View".. seen and heard too many acts of violent from my window. I wish I could go into more detail.. hopefully you get my point by now. read more

Terrible management. Megan is probably the most professional out of them all. Maintenance requests don't get done until a month later or not at all. When we moved in our bathroom was full of fly's and tub dirt covered. Very bad dog smell as if they didn't clean the floors (which is a cost that gets taken out of your deposit upon move out). No heat half of the winter. Office is never open on time and people leave early. I lost my keys and there was no such thing as emergency maintenance to get me into my apartment. Highly suggest not living at this property. read more

Reported me to a debt collector after telling me they owed ME money! I moved into a one bedroom on the tenth floor the now City View apts in late 2009 by myself. I enjoyed most of my stint in this building with a unit at the end of the hall and a nice view. I never really had much of an issue with the management until this past October I had found a house that I went ahead and decided to buy. So naturally, I went ahead and gave my move out notice to Kelly one of the long time leasing office girls, who I thought was a pleasant individual. Sadly I knew I had just signed a lease a month or two before with a new provision that called for a 60 day notice of departure or face a 900 dollar early termination fee. I visited Kelly in about mid october, and knew I was giving about thirty some odd days notice, but what was clearly inside the 60 day early termination clause. I had a friendly chat with her about finally leaving for new home ownership and of course she and I both acknowledged my complete obligation to pay all fees associated with my early departure. To my complete shock and surprise, Kelly explains to me that there has been an accruing balance on my behalf with the building in the amount of somewhere just over 1100 dollars due to me overpaying rent little by little, or so she thought, she even turned her monitor around to show me, as I stared in pleasant astonishment. I left the office feeling like I had the sun shining on me after she explained that I ought to be receiving about 470 dollars back, assuming that was barring any other fees assessed when my request for termination was processed by her management. She told me that it could take at least a week before she would know what the status was of my account, so I waited one week then two, and finally called and reached her. She said she was sorry for the delay and made mention of a new senior office position in the midst of being filled as the reason for my paperwork not being processed, I said thats fine, no problem. I then called the next week and was given the same answer. Cut to Nov 25th, 5 or so weeks after I'd given my notice, I am moving my things out of my unit that day, and when finished decide to go down and visit Kelly in the office. I told her that I would like a formal walk through, and she obliged, calling the friendly maintenance lead to join me for a walk through. After returning to the office with an all clear from him, Kelly is again kindly stating that I should be receiving four hundred and sixty some odd dollars back, which I'm still delighted to hear. Between 11-25-17 and 1-06-18 I was told in no less than 3 phone calls to the City View office that I absolutely had a check being mailed out to me. The first time I was told by Kelly that my account was finally processed was Monday or Tuesday the week of DEC 5 2017. Up till now, I could not be 100% certain of the amount I'd actually be refunded, but on this call she confirmed to me for certain that I was going to be mailed out check and asked for my new home address. After this call I thought I could rest easy. Not to be. More than another week had past when I dialed her up and we nearly repeated the prior exchange. After about another week went by, I called the office again, by this time it was Tu Dec 19, I believe, or about 3 days before Christmas break. I reached a girl by the name of Baily, who I'd never talk to or met before in person. I explained that I had recently moved out and was wondering why my refund check ,as promised in the mail, twice before, had not reached me yet. Baily kindly looked up my account and recited exactly the figures that I'd heard prior, stating that maybe it was possible that my refund was one of the ones she had just sent out that morning, but could not be sure other than that it was clear to her that I was still due that amount. She ended the call stating that my check ought to be mailed out before Christmas, so I was appeased. I got tired of waiting any longer for the check to arrive, so on the 6th of Jan 2018 I drove to the building. I happen to run into the sweet old Hispanic fellow who works on the property doing misc property chores, who's face lit up when he recognized me before I entered the building. I didn't have to tell him that I'd moved out before he began telling me a broken english tale of a City View resident he knew of being allegedly fraudulently bilked for around 1400 in fees after moving out. He seemed very concerned for me, and told me to "Be careful". I was relatively unaffected by his troubling news because in my mind I had already gotten the resolution of my finances, save for check in hand. Boy did I have another thing coming! I reached the office feeling that at this point I was being avoided knowing that my phone message to the office on my drive down was not replied to along with a call about a week before that. I lived here for approximately 12 months. The price is decent for its location but the neighborhood is not safe; I've witnessed my first drive by from the window of my apartment, which made me rethink why I moved here. In addition, the hallway carpet smell funny and looks worn out. The apartments trap heat easily, heard the same complaint from other neighbors, which only becomes a problem when they remove the window units for winter and sometimes this lasts for months. read more

My husband and I lived in City View apartments for about 10 months, in a studio on the 10th floor. The carpets, tile, and kitchen cabinets were new. It was a great efficiency apartment, close enough to walk downtown and not a bad neighborhood, despite our initial assumption of the area. Everyone we met was friendly, we never had any rodent problems, unlike the previous review. The walls were a bit thin and we could hear our neighbors bathroom activities, which was not ideal. The only problem I really had was the amount of dust in the apartment. Dust everywhere, thick, dust bunnies, just dusty as heck. Otherwise our experience living there was a very positive one!! The laundry facilities were always available, no kids taking over the lounge area with the cable TV or Xbox, and loved walking downtown or to 11-Worth Cafe. read more

Initially the girlfriend and I needed a place and found City View apartments. We read reviews going in expecting a cockroach problem but that didn't bother us because we needed a place and a studio was $510 per month. everything here is good, the common area is nice, the apartment is renovated, there's plenty of washers and dryers (granted they break sometimes and we've had people steal our washers and dryers mid cycle (not cool, so you have to actually watch your laundry)). the other tenants are nice (cept for the ones that steal washers and dryers, bastards) and the gym is alright for being free. Now on to the REAL problem. they hire pest control to come in like once every 2 months to spray for what I assume are the cockroaches and they spray all the corners of the apartment HOWEVER the cockroaches actually live in our cabinets, you know, where the food is. Actually JUST cleaned it this morning, we aren't dirty people but holy Christ those things live and die by the law of the cabinet, not to mention on top of the fridge. I killed 6 fully grown ones living in a lunch box that had no food in it. So yes, there is a cockroach problem, not sure if its just in certain apartments because some people might not have that problem, but the problem does exist. Now the second bothersome pest problem is we have bed bugs living in the carpet (they didn't come from our mattress because there's an actual cover on it and for some reason we catch them on the walls. Never had a problem dealing with waking up with 68 bug bites before moving here BUT like I said might be certain apartments. Actually over heard another tenant the other day talking about how she told the office there were bed bugs in her apartment but they apparently looked for the bed bugs and said she didn't have a bed bug problem (probably because they're in the carpet). Any who, we're out of here in a few months and moving to Florida where I doubt I'll wake up with as many bug bites as I do here. Parking's a pain in the ass too sometimes. and they want to charge you an extra $40 for a reserved parking spot which is pretty dumb but whatever. Another reason we stayed was because all we have to pay is our internet and electric bill, they pay everything else but I heard that's changing soooooooo thank god our lease is almost up! OH and this winter a homeless guy was in the lobby (we were going out to see 13 Hours, great movie. if you haven't seen it yet, you should, it's out on DVD now.) and he specifically asked if he could take a poop in our toilet. I can't make this up, it was funny. But by all means if you're looking for a place to transition into or out of Omaha, choose City View and play Russian Roulette with the fact that you may have to worship the bugs living with you because they out number you.
