Water main break prevented showers, laundry, cooking, dishes, drinking water for pets, basic living needs for hundreds of residents. They had the audacity to deny a polite reimbursement request and asked for positive reviews while event planning for holidays instead of checking in on the residents. Water still running brown today. Rent $2007.90, RGE $257.88, National grid $84.34, rental insurance $117, laundromat. $4/gal war-time gas because they still haven't fixed my in unit machines after months of "completed" work orders and saying they'll call a third party company to fix it since maintenance won't do anything about it. Over $2500 a month just for a guy to have a somewhat quiet place outside of the city to sleep with space for pets. Unfortunate location directly in flight path to the airport. Constant low altitude flyovers. No parking available all winter with months of communication with local management and off-site management in NJ basically saying gso, the wellbeing of residents is not a priority. "Move your car from it's location (in front of my apartment) it is in violation of lease agreements blocking snow removal...Parking is not reserved even though your car is in the lease agreements. Continue parking at the office or the closest available spot blocking the least amount of things possible." The neighbors take all available spots every night double parking and parking mirror to mirror onto sidewalks and into the snow/grass. No option but to walk in the road at night dodging cars a quarter mile to their office to park in the middle of negative degree winter weather advisories. Walked past maintenance and multiple parked plow trucks with groceries and laundry for months. Sidewalks and roads never salted. Roads in Henrietta were melted and dried while we still had snow packed down on the roadways. Snow piles always blocking driving visibility. Called the police in multiple times. Maintenance removed my note to neighbors requesting a spot for a night and screamed at me from across the parking lot when I tried to negotiate the horrible parking situation with the neighbors. My tires got slashed, no acknowledgement from management even though I have rental insurance and protection fees in lease agreements. Listed with outdoor grill available but the manager said grills are not allowed. Listed as smoke free. Still wreaks of cigarette smoke from the previous tenant months after move-in. Still stepping on hundreds of nails left behind from the rushed carpeting job before I moved in. One of the neighbors from across the street parks directly in front of my apartment every night and just sits in his car with the brights on smoking weed. Incredibly rude response when I requested he smoke somewhere else since he's 15 feet from my pets and bedroom. I can smell it on my walk from the office as well as while in my apartment. They gave me a different apartment than the ones I toured. Tape on the front window like they never cleaned off the previous eviction notices. Broken glass on my patio, trash in my lawn, stains on the walls and in the dishwasher, and holes in the kitchen closet. Random leftovers from previous tenants, a dish here, marker there, bags of tea in the cupboard, lint in the dryer, heating vents painted. Previous tenant never completed a change of address form and came directly to my door threatening to call the cops. Pot holes in the road and tire tracks through lawns here. Snow piles plowed into trees and shrubs. Can't park on any of the corners, along grass, infront of mailboxes, or dumpsters that are full but they allow maintenance and plow trucks to park in our spots and on our sidewalks. No router and $65 internet fee is not negotiable even though it's 2026 and everyone has smartphones. The previous manager that had positive reviews quit. Every apartment I've tried near Rochester is so unprofessionally handled. Where did the adults go?Sorry to any of the neighbors who were actually decent. Closed blinds. Locked doors. My husband and I lived at Clearview Farms for 4 happy years. The apartment we moved into was a great deal. The place was clean and well kept when we arrived. The prices were quite fair for the commodities we had while living here; in a nice, quiet neighbourhood out of the way of all the city noise. Central air conditioning, great for those hot summers and much more efficient than a window unit. The staff are pleasant and helpful. The place is very pet friendly, we had a dog, a cat, and a pet bird. Parking was never an issue and it was free. The neighbours were friendly and courteous. We were good tenants. We didn't trash the place, we always paid our bills on time, and if we got a noise complaint (because of my puppy) we took care of it right away. Because of this, the staff treated us very well and always answered our maintenance requests promptly. I believe that this is something to take into consideration when reading negative reviews of this place- oftentimes bad tenants are the reason for bad service. We had very few issues with the service here and the few we had were ultimately resolved in a timely and pleasant manner. This place is great for families- we watched many parents with children move in here and the children are always playing happily about the place. or even college students that aren't wild partiers. Overall, I give this place a 5 star review, as living here was wonderful for the great 4 years we had. The only reason we are moving was because my husband got a wonderful career opportunity in DC. Paid $500 security deposit in May for a 1 bedroom apartment for August 1st, person was moving out July 1st. June 5 I had to cancel due to family troubles. They said I can only get half my security deposit back. I also paid $40 application fee. They will get another deposit from the person who rents the apartment once it is empty and they clean and paint etc. How much do they keep from deposits of renters leaving? read more

DO NOT RENT HERE!! June 2020 Even during a pandemic, the property manager threatened with court and eviction. We were late May by 2 weeks, and June by 2 weeks, and they still threatened with court and eviction. Even with us communicating the issues we were having with my husbands job. They never returned our emails or calls. They responded to an emergency maintenance request 3 weeks after the initial service request. There is absolutely no communication from the property manager whatsoever even after countless calls and emails. The apartments overall are nice, but the property manager is clueless. Update 1/13/2021 Our lease ends in February and we were looking into staying another month while we close on a home. My husband emailed asking about the cost with no response. Anytime we called during business hours there was no answer. So the property manager, Lorrie is too busy to answer emails and phone calls but she's not too busy to stop my husband while he's out walking our dog and demand him to pick up our dogs waste. (We always do. But how would she know considering she can't even do the basics of her job right.) We were late on our January rent. I don't need to go into details considering most of the country is struggling and waiting for COVID relief checks. We were late by 2 weeks and we get an email stating that they are sending our late rent to an attorney. An attorney!!! For a months rent??? They can't even get maintenance to come by the right day or even the right apartment for that matter, and they lose their minds of 2 weeks late rent and threaten to call an attorney. If you are looking for a place to live, please do your self the kindness of looking anywhere but here. They will trick you. They'll talk up the apartments and how management works extra hard to make sure the tenants are happy but it's all a ruse. They never answer their phones in the office or answer emails. They leave notes on the door saying maintenance is coming by to clear out the dryer vents and no one ever shows up. Lorrie, the proper manager, can't even form a coherent email. I've gotten emails with the message in the subject part of the email! It's a complete mess and it isn't worth how expensive the rent is. The apartments are decent, and that's being generous. First of all, the new management is extremely rude, Ashley to be accurate. I called to see when they would be plowing and she hung up on me. They don't plow or shovel when it's bad out, I can't even walk to my car or drive through the parking lot even if I wanted to. They don't fix anything in apartments, they half ass it so it looks fixed but it's not. They're very very slack. DO NOT RENT HERE!!!! the rent just keeps going up more and more for no reason. I lived here in 2005-2006 for approximately 14 months in a 3 bedroom townhouse. First of all Tracy rocks - she will get stuff done right away! The maintenance team here is also stellar! A month after moving into our apartment we had a leak from our washer machine and the maintenance guy came over right away at midnight and fixed the issue and then sent a follow up crew the next morning to patch everything up. As for the apartments they are in great shape and are really kept up with. My only advice to you would be to NOT paint the brick walls - its a pain to paint back! read more

Do yourself a favor and look elsewhere! The property manager, Laurie, is very unprofessional and rude. She DOES NOT respond to any issues in a timely manner And when she does, it's not professional at all. Maintenance is great if they're ever given the work orders. I had an upstairs window that literally turned into a waterfall every time it rained because the gutters were so full. It took a month for it to be resolved. The first time it happened I had water pouring in over an electrical outlet. I called the emergency maintenance number and was told to use towels for the weekend. I never got a call the following Monday and had to call the office several times over the next couple of weeks. I had a hole in my living room floor that sunk in near the wall under the window. It was covered by carpet. I requested maintenance several times and ended up fixing it myself to avoid bug getting in. The units are very drafty. My blinds literally move when there's a breeze even when the window is closed. The outdoor dryer vents are completely full of lint. (HUGE FIRE HAZARD) My car has been broken into and I also had an incident where someone tried breaking in and damaged my front door. It took 2 weeks for maintenance to get the work order from the manager to fix it so that my door was secure again-even though I expressed my concern for safety and I have 2 young children. The townhomes are large and priced fairly, however, it's still not worth it because the community is so poorly run. RUN AWAY! read more

I lived at Clearview for 2 years and I can't wait to get out of here!! First of all, the office manager Laurie is a joke! She will be nice as could be to get you in there but will turn on you the moment you sign the lease. She is mean, evil, vindictive...the list goes on. When we told Laurie that we were not going to renew out lease she said there has to be something that we can work out. After telling her what we were getting at the new place she said that she couldn't do anything BUT did say she didn't have to raise our rent.....wait...what? why would you say that to someone? if you don't have to raise our rent then why did you? When it comes to paying rent you can only pay cash or a money order, you can't use a credit/debit card and heaven forbid you don't have your rent in on the first or you will be charged a late fee...the same applies if the first falls on a holiday, you have no choice but to pay the late fee. Oh and if you have animals just know that the pet fee that you pay is just a fee, not a security deposit that will be used when you move out for any damages that may have happened from your animal during your time there. When you call here to report an issue at you house she says that she will let maintenance know and then who knows when they show up as she doesn't tell them. Weeks could go by before something is taken care of. The maintenance guys are great! The maintenance manager Shawn is awesome. He is very attentive to the issues you have, very personable and always willing to help. Laurie does not really give maintenance what they need to get repairs done therefore I feel they do the best they can with what they have. As for noise in the complex it usually isn't too bad, however we can hear our neighbors with no problems at all. We can hear them go up and down the stairs, opening and close the kitchen cupboards, open and close the closets in the bedroom etc. The tub doesn't drain well, the upstairs bathroom leaked and damaged the ceiling and the pilot on the hot water tank will not stay lit however maintenance has done whatever they can to fix it. I did not have to use the onsite laundry as I was in a townhouse and had my own washer/dryer so I can't comment on that. The pool is small, and there is a very small playground with one swing and a slide. The grounds seem to be well maintained due to the great maintenance staff. Overall, I would think twice about moving here. If they would get rid of the property manager Laurie that would be a great start. read more

Tracy no longer works here.Do not attempt to live here. The negatives outweigh the positives greatly!!! The rental manager is a huge B, even if she seems nice at first. She has no idea what she is doing and lies to all residents. The houses suck. They have old windows with bad drafts and most of the time the places don't get new carpet. Between the rent and the utility bills, you could afford to rent a large house for cheaper. It's not worth your time and money at all! it's also full of welfare recipients and section 8, who don't watch their kids at all. read more
