Every significant mistake pushed the value downward rather than reflecting the correct zoning (RM-2-5 + Transit Priority Area + Complete Communities Tier 3 FAR). The reports valued my property at $1.53M-$1.58M, even though the correct redevelopment zoning supports a realistic land value in the $6.4M-$7.4M range. In a city where a home is often the largest investment a person will ever make, accuracy matters. Review reports carefully.
