Good morning Mr and Mrs Schweighardt, I first wanted to…read morethank you for choosing and trusting to work with Grand View Renovations. I did want to give you our findings in an email to go along with the pictures and videos during the project. Prior to any demo work, we checked things on the surface like the levelness of the tile, the slope of the tile floor, etc... We first noted the negative slope of the tile seat. This means the tile was sloping towards the rear of the seat (opposite the drain area). This slope is established at the time of framing and is to be double-checked prior to any tile installation. This is not something that can change over time from settling. You may have noticed this when you showered and a puddle of water was left on the tile seat where it meets the half wall. This traps the water and does not allow it to flow back into the floor drain area which will eventually lead to water damage/mold issues. This was evident when we started to remove the tile on the seat. Mold was present on the entire bench seat. As we continued to remove the tile, we discovered that the flashing was not installed to industry standards, in a "shingle fashion". Shingle fashion simply means upper layers of material are placed overlapping lower layers to provide for drainage via gravity. The kerdi board of the wall (seat) was installed first, then the floor flashing was installed over top of that. This installation was not done shingle fashion which in turn trapped water and allowed the water to get to the framing of the tile seat. Over time, this water damage caused mold and even rot in the studs. We noticed this same issue as we removed the wall tile under the shower head where the wall meets the floor tile. Lastly, we did check the slope of the tile floor and that was consistent with industry standards sloping towards the drain. After 9 months of living in our home we noticed water stains on the side of the wall near the shower and on the baseboard. We contacted the builder while we were still within the year warranty. They blamed the water stains from us opening the shower door. It seemed like a ridiculous answer but they did some touch ups and it looked ok. A few months later, we were now two months past warranty I called them again and the stains were back. This time they replaced the dry wall and molding. Unbeknownst to us they also shoved absorbing material behind the wall. They did the repair and assured us it was just from opening up the shower door. They actually told us their shower was so insulated we could shower in it without the tile and it wouldn't leak. I from time to time my husband would paint the discoloration thinking it was just water stains from the shower door. Over time we started to notice an odor which turned out to be mold. We hired a contractor who photographed and video taped their findings as they went along. Above were their findings. 70 West ignored us when we sent them the videos and pictures. The shower leaked from the day we started using it because of poor workmanship. They knew it was compromised when they stuffed the material behind the wall.

Rick…read moreHoogendoorn gave me an estimate in December for electrical work on my home for home I was closing on in January he was paid half of that to upgrade my electrical system luckily he wasn't paid in full. He came in February and completed a fourth of the work about $200 of the $565 he was paid and said he needed to get it a couple more supplies and would be back. In May he had still not returned and I followed up and asked him if he expected to have the work completed by June or July which he said yes and when I touched base with him in July he said he didn't think so and in August and September he refused to respond to phone calls, text messages or emails from me. So now I'm having to get take time off from work to get additional bids to complete the work that he said that he was going to complete which $365 i'm sure has long been gone and spent of which the work was not completed and hope I can find someone that can do the work that he quoted me on for the remainder of the $565 that was left with my closing attorney to pay him when the work was completed in full. Unless you want to end up in small claims court with him or a large claim in court depending on electrical services that were not completed I would not recommend his services.
