This company now seems to be operating by the name Cobrin Properties, which is a fictitious name. The real name is Krimstock Enterprises Inc. They started managing our property, Wooden Keys Condominiums, earlier this year. Our condo fee went up within months of this company taking over management of our property. I've spoken to the president/owner of this company twice. He's a real tool, unhelpful and evasive. For years now they have annually increased our condo fees influencing new agreeable uninformed condo owners by discussing privately on the phone w them prior to the budget meetings. Today our condo fees are more than double any comparable condo in the area. i haha shared and shown proof of this to our association however we are now stuck. if you resist, question, and or complain regarding.. your emails and calls go unanswered and they spin the conversations at the meeting against you personally. Today our insurance is through the roof as a result of putting too many claims in that which the management company did carelessly with no guidance to the owners who pushed for these claims despite Cobrin knowing it would put us at risk for higher fees and possible losing the existing insurance company. Basically they only acknowledge and assist owners who want to spend and who go along w their obscene budget proposals. They have a fairly new person who handles the condo fee payments. Lawsuits are threatened to anyone for a missed payment and this person is mocking shaming and demanding that all sign in for autopay versus mailing a check. I would go elsewhere for condo management. read more

Cobrin just doesn't care about the tenants in the buildings they managed . I don't know how they stay in business . A simple request by a tenant which could be fixed in 1 or 2 days by a good property management company could take a Cobrin at least 1 month or more -- and Cobrin will not provide updates by email , text , etc Don't hire this company if you want to have happy tenants! read more

I own a property managed by this company and all I can say is they are extremely slow to respond, if they respond at all Frustrating considering we are obligated to pay monthly fees, but they don't seem obligated to keep up the property, and that is their job. Post office threatened not to deliver mail because the tall weeds covered the mailbox Maybe someone getting hurt or worse because of a dark unlit area (which only requires a light bulb), will get their attention. We used to go to to Benjamin Cobrin because they were the cheapest guys in town this is no longer true and their service is even worse than before. Generally incompetent, rude, and dishonest with employees you should not be alone in a room with, or at least a recording devise. If you want to be threatened with law suits at least once a week this is the management company for you, otherwise literally look anywhere else for better service. read more

Much of my review echoes what others have already posted. The two individuals behind this company--Jeffrey Krimstock and Brandon Vas--seriously need to work on 1) their ability to management a property and 2) their communication skills. They cannot seem to resolve some of the most fundamental issues that several units have been having with another occupant in the condo. Their only resolution is to keep sending them e-mails with complaints. Also, like several others have pointed out, they will RARELY respond to e-mails or any correspondence. Out of the 10-15 e-mails that we've sent out, they responded to maybe 2. One time, we were lucky enough to score a conference call with them. Mind you, none of the issues we expressed were ever resolved. But one thing Jeffrey K assured us was that he will do his best to resolve the issues because his company has a very good reputation. Sadly, I can't tell if he's in denial or he just hasn't seen these reviews. Avoid them if you're able to. And if you're in a position to switch management companies, do so. I wish we were in that position, but it'll happen soon! read more

Cobrin is the worst property management company I ever had to deal what. They were slow or even non responsive. They did not taken ownership of their mistake. They mismanaged our budget. They did not pay our bills on time. They let issues linger or not take responsibility. They were often rude in their response. It was awful dealing with them. If I could give this company a zero I would. they have been our management company for 2 years and they are worthless and dishonest. Three HOA meetings ago I ask if they got three bids on a $34,000 job to replace our sewer line. The president Jeff said yes he did and I could have have them. 6 months and nothing from Jeff the president. Stay away from these people they are totally incompetent. In the last two years they did nothing 4 roofers, a terminated brick pointer and sub par painters. Be warned these people are the worst!!! read more

This is the worst company. I do not think incompetence alone describes how terrible they are. They are not even capable of sending basic emails or responding to you. You only get a response to one out of ten emails, they bring the worst possible contractors to do the job, do not follow up on any problems. List goes on and on. Brandon specifically is a snake-oil salesmen. He will talk your head-off when he needs to get out of trouble but will not take care of a single thing he needs to take care off. I am starting to think that this company may not even be a legitimate business. They do not deserve to be operating. I have always found Benjamin Cobrin & Co to be responsive and helpful. All of my neighborly concerns have been dealt with in a timely and professional manner, I have received helpful advice in dealing with difficult tenants on various occasions, and whenever I have had an issue with my unit specifically (i.e. new tenant moving in/out, a leaky garbage disposal or a leaky shower), Jeffrey Krimstock and his team offered great suggestions and support. I recently became a first-time homeowner at a property managed by this company. I wish I knew their name in advance and did my due-diligence so I knew what I was getting into. Despite many calls and emails trying to get in touch with the right "Property Manager", two months later and I still haven't even been provided gate code access and key fobs -- let alone responses to specific service requests/questions, including a city sewage backup on my patio (not exactly a petty complaint). When you speak to them it's like they could care less that you've been strung along and say "I'll figure this out and have someone contact you" or "I'll call you later today with info" neither of which have ever happened. Pretty astounding that my several hundred dollars a month can't even get me standard access to the community or a call back. If you're considering hiring these Property Managers, go elsewhere. I'm hoping when I meet other members of the HOA they're already considering making a change. read more

Do not care about tenants or the building whatsoever. Come unprepared to HOA meetings they are hosting: unaware even of who is still a condo unit owner, lacking documentation, without voting forms. Consistently late to meetings. Takes multiple days to respond to any kind of inquiry. Commits to responses or actions by a certain date and never meets the commitment. Took Cobrin over 30 days to simply have someone come out to inspect an active water leak with water pooling inside a condo. Communications on the fact that this is unacceptable were met with arrogant and unprofessional responses. read more

April 3, 2018 Leamy House Condominiums is on the move. The complex has 30 units and a long history of self management. As we modernize our grounds and tend to upgrading our complex, it was clear that we needed to move to a management company. An Ad Hoc committee reviewed proposals and assessed the reputation and referrals from multiple companies before the Board selected Benjamin Cobrin and Company. Making the transition to a management company has not been without its detractors, though the decision was supported by a vast majority of owners. Jeff Krimstock and his staff have worked closely with us toward a smooth transition and he has provided countless hours meeting with the Board and HOA Committees to assume more and more responsibilities. His guidance and patience in dealing with complex owner issues and identifying needed upgrades and future needs has been invaluable. We are grateful to Jeff and his company for supporting us through this transition, and helping us to plan for the future. read more

This company was not helpful when my parents house was damaged by a broken sprinkler head. They are quite savvy at navigating insurance and legal issues rather than providing help to home owners and having things repaired. I would not choose to work with them or engage with them in anyway if at all possible. I would be happy to edit this review and improve my rating of this company if they change the way they operate and offered to help in a timely and responsive fashion and prove by word and deed that they care about homeowners and their needs as much as the bottom line. read more

Benjamin Cobrin is a horrible property management company. I live in a small condo building in Pennsylvania and they can't even manage the building properly. They don't take care of the building at all. Kevin McGrath said that he doesn't get paid enough so he just neglects the building. Be careful before you hire this company. read more

I have been on the condo board for a number of years and the president for the past several years. Our account is managed by Kevin McGrath and Suzanne Kennedy. Kevin and Suzanne have been invaluable partners in a number of major improvement and maintenance projects for the association.
