As we modernize our grounds and tend to upgrading our complex, it was clear that we needed to move to a management company. An Ad Hoc committee reviewed proposals and assessed the reputation and referrals from multiple companies before the Board selected Benjamin Cobrin and Company. Making the transition to a management company has not been without its detractors, though the decision was supported by a vast majority of owners. Jeff Krimstock and his staff have worked closely with us toward a smooth transition and he has provided countless hours meeting with the Board and HOA Committees to assume more and more responsibilities. His guidance and patience in dealing with complex owner issues and identifying needed upgrades and future needs has been invaluable. In my experience, the level of professionalism has been completely unacceptable. In particular, Jeff Krimstock's conduct has come across as aggressive, confrontational, and bullying rather than professional property management. Instead of communicating respectfully and addressing concerns reasonably, interactions have involved yelling, intimidation, and what appears to be an effort to pressure residents into submission. One of the most disturbing examples has been the repeated treatment of my neighbor over his personal vehicle. He has been contacted and threatened with fines for parking on what we understand to be a public street, sometimes within approximately three minutes of parking there. The speed and frequency of these complaints make the situation feel less like legitimate property management and more like targeted harassment. If Corbin Properties believes it has legal authority to regulate parking on that roadway, it should clearly identify that authority instead of simply threatening residents with fines. Meanwhile, when another neighbor reportedly had landscaping or snow-removal equipment damage their outdoor lights, approximately four months have passed without any meaningful response or resolution. That contrast says a great deal: immediate attention when they want to threaten a resident over parking, but months of silence when a resident is asking them to address damage allegedly caused during work performed for the property. Property management should involve communication, consistency, accountability, and basic respect. Residents should not feel intimidated, screamed at, selectively targeted, or ignored depending on whether an issue benefits management. Based on what I have personally witnessed and experienced, I would not recommend Corbin Properties, and I would strongly encourage prospective residents, homeowners, or associations to carefully investigate how this company and its employees handle disputes before choosing to do business with them.

This is the worst appraiser I have ever seen!!! When appraising my house did not notice one…read morebathroom. I had to tell him during the walk around that there is one more bathroom. Did not do any measurements while being in my house and underestimated the square footage of the house by 160+ sq ft. according to my second appraiser. Did not see that his main comp was next to township dumpster and other comps were pulled from worse school district (Belmont hills). Lied about the guidelines he allegedly had to follow (within .8 miles radius, settled within last 3 months, within +/-25% sq). There are no such hard guidelines. Simply forgot to include the list of updates done to the house. What a sloppy job!!! Avoid this person at all costs.

I felt like I dealing with a 5 yr old and I advised her that anyone could have been trying to make trouble for me. My time is valuable and anyone knows no one can just call and lay claim to a property so if other harassing calls came to her I would have been contacted with nonsense. I have legal rights to handle the estate and Ms. Jenkins showed her unprofessional and childish behavior in which she told me not to contact her anymore when in fact she bought hearsay from a crank call to me. I own properties around the world even in the islands and never had such craziness from a realtor. I have since hired a mature seasoned realtor that will not contact me with foolishness because they respect me and my time.
