This review is about their property management. This company has been managing our rentals in Redding for more than 15 years now. Before Coldwell, Shasta properties was managing the apartments. I went out to inspect the apartments and saw one of the boards under the eve was dangling. It was a 2 x 6 and probably 30 foot long. The Shasta property manager was there and I pointed up and asked him what was this all about. He actually said he didn't notice it. That's right that property manager didn't notice a 30ft foot beam dangling over the driveway that if it dropped on someone it would've killed them. After doing some research, we learned that the garbage company would lift the 20 yard garbage can up and back up and knocked it loose. When some roofers evaluated it, the roof was rotting for more than 2 years. That means that this problem had been there for years and Shasta didn't see it. I saw it the second I looked up. I was so frustrated that I immediately looked for another property management company. I went to Coldwell and told them I was in desperate need to get another property manager. We don't live in town and we could not deal with all of the rental stuff that happens. They took us on immediately and we have been happy with them ever since. Every time an issue comes up for maintenance. They contact me and ask me what I would like to be done. They get bids and help me find the best price and good quality work. Sometimes, when something like new appliances have to be purchased, and we don't have the money, they help deal with the vendors so we can have payments overtime. Over 15 years they have done so much for my wife and I. Not just the normal paint and carpet stuff either. Rebuilding replacing flooring, fixing broken items. Pest control, sewage, air conditioning and furnace replacement, tree removal, water heater replacement . All of the items that my wife and I do not want to be involved with. Coldwell personnel are polite, professional, and expedient. Once in a while, I need their advice and they always come through. Over 15 years the rents have more than doubled. If I could I wouldn't give a single star to any of the real estate companies in reading. I have been house hunting with my parents for about the last month. I find It absolutely ridiculous and infuriating that I have to sign up with my name, email, and phone( obviously so you guys can call me and text me) which is annoying, rude, and just totally Unnecessary!!! Just so I can see some damn photos of a house!! It's sad to see these real estate companies stoop as low as the debt phone call collectors that blow up your phone every day asking if you can pay off your bill. God I'm so Irritated! No joke, I have gone to 8 different realtor sights this morning, just to look at a few picture of house that's it. My wife and I are relocating from Los Angeles to Redding. We used the Mover's Advantage through USAA and were paired with Glenda Grant. Best thing to ever happen to us. Glenda has been professional from the get go and extremely knowledgeable. Not just with real estate either, but with the whole Redding Area. I can't speak for the rest of the realtors in this office, but when it comes to Glenda she is GREAT! We will be using her to purchase our home when we relocate in February and will use here to purchase our rental properties from here on out. I'm currently in a lease for 6 months. The upstairs bathroom leaks into the kitchen. We have tried to reproduce the problem with the maintenance guy on a couple of occassions with no luck. Now there is a piece of drywalk cut out and just loosely sitting there which creates debris onto the kitchen counter daily. I've complained many times about pests. A pest control company made one visit and we now see more and more spiders and roaches on a daily basis. The shower and tap water smells strongly of bleach (city of Redding issue I'm sure). Homeless people dig through our trash. If there is a way to get out of this apartment, I would like to. read more

Recent experience with C&C property mgmt and my reasons for locating a new Mgmt. team.C&C is great if you just need them to collect the rent. They're not so great at handling maintenance & repairs. I originally chose C&C Mgmt. for a more professional approach than my last management company provided. I selected them for the connection with Coldwell Banker, a strong hold in the real estate business. Now I believe that connection to Coldwell Banker must be a personal one. I recently terminated contract due to several issues involving the use of flyby-night landscaping and handyman businesses providing unsatisfactory work. When I signed up with C&C, I had just recently professionally landscaped the front yard of my rental. I asked them to hire a landscaper for seasonal clean ups and weed control of my new low maintenance designed rock garden. When I checked on it several months later, the rockbed was completely covered in tall dry weeds, which had seeded. I was upset with the billing of that landscaper: it was equivalent to a napkin scribble invoice, with no discription of work, no business address, no date simply a name, a phone number, and an amount changed. It was always the same invoice. I let C&C know how disappointed I was. The yard continues to be a weeding mess. There is no indication that it was fairly recently installed. When a tenant had an issue with a garbage disposal that had been newly installed within two years, I told C&C mgmt that I did not want a handyman to simply go out and install a new disposal. I wanted them to see if there is an electrical problem. Their handyman took weeks to schedule ((the tenant reported the handyman always called him at 9pm) and he could not determine the cause of the problem. More than two weeks after that, I checked with C&C and the tenant on the status. No response from C&C, but my tenant said he didn't feel like the handyman knew what to do and it was a "creepy man" he wasn't comfortable with. I reached out to Brandon at C&C for status and he said he would get back to me. The following weekend, I received notice from my tenant that he had solved the problem by replacing the plug end of the electrical cord. Another problem was that I requested 3 bids for exterior dry rot that I discovered myself, while in town for a drive by of the duplex. Deborah offered to get right on it and provide some bids, I received only one bid from Deborah. It quoted an unnessarily inflated materials list. I decided to coordinate the repair myself, from out of town. I saved myself a lot of money doing that. I have lost faith in C&C Mgmt's ability to provide professional quality management services for myself and for my tenants. I don't believe C&C Property Management works in line with Coldwell Banker's vision or mission statement. This is my reason for locating another managment company. Lesson learned. Lesson shared. This office is unprofessional. I do not recommend them. They choose when they do and do not honor their contracts at our expense. They have had my house for sale since August 2015. It is March 2016 and I want to use a different real estate office. But Coldwell Banker C&C Properties will not let go. The agent, Ingrid Hall, wants a commission if someone takes over and sells my property to anyone at all! This is not ethical. This Coldwell Banker office is costing me money and stress, after having had the chance to sell my house for nearly 8 months and failing to do so. My house is vacant. This is terrible. read more

I believe the woman's name is Julie (person who works at the front desk on Friday 8/27/21) She is extremely rude and treated me like I was unworthy of any of her time or answering any of my questions like a professional should. She answered the phone when I was mid sentence and when I had addressed the fact I felt she was being rude to me, she got up from her chair and began to kick me out and shoo me out the door and locked it once she forced me outside. I was very calm and just seeking help for some issues I have been facing for a year with a property that was originally listed by this company, but since the sale didn't go through with them they can't help me (seems like a money thing to me.) I had my toddler in my arms and this was handled COMPLETELY unprofessionally. I will be speaking with whoever the branch manager is, because this was unacceptable. There was an older female in there who witnessed the whole thing and was very kind to me, trying to ask me questions to help send me in a good direction. This women's behavior, who is supposed to represent a company and greet and help people to the best of her ability, I am appalled that she can be the first thing you see when you walk into this business. My recent experience with Glenda Grant, Realtor was spectular, awesome, fantistic, out of this world, etc. I just can't say enough about her. She will go over and beyond! I connected with her through a friend of mine in California who's agent recommended her for the area my home was in, which I was selling. This real estate office is the single most unprofessional office I've ever heard of. They do not return calls. They do not enforce contracts. Our escrow closing with a buyer for our home came and went; extensions were filed, but, a second is now due and we have not had any return calls from our agent, agent's manager, or the head of Coldwell Banker for this entire area. Not sure it is fair to judge the company due to the poor service of an agent. We've bought and sold many houses and CHAD PHILLIPS is by far the worst agent we have ever had. Chad's mode of operation is to sell himself so that he can get the listing. He is very talented in selling himself. Once he had the listing we never saw or heard from him again. After 110 days with no contact, even while calling his office and cell phone asking that he call, we ended our listing. We are still going to put our house for sell but not with Coldwell Banker due to the poor poor service by this agent. We have since heard many similar stories about this agent. STAY AWAY! read more

Coldwell Bank C&C Properties, is actually CBCC of Redding, Incorporated, a California Corporation. I am a consumer activist and a veteran California real estate licensee. This real estate brokerage has been involved in so much fraud and deceit that it could fill a book. Even today, I contacted, Julie Anne Quesinberry, the division manager, attempting to inform her of the on-going fraud. But she represented I would have to put it in writing and have the broker's attorneys look at it. I called because a salesperson had just entered onto Craigslist - Redding - real estate for sale. Instead of it being for sale, he was using this site to promote business. The property he represented was also represented as "PENDING." He failed to comply with the California regulatory requirements of providing his full name, or the broker's name, or any telephone number. His intent was to solicit for business and have persons send electronic mail letters to him (Craigslist ad 4362027524.) For years, the fraud has been on-going. At one time, a salesperson, known as Chad Michael Phillips worked here, and represented himself as an expert and promoted himself in the Redding Record Searchlight under "Ask the Experts." But this person was an auto parts owner and abandoned the business, then having money judgments placed against him. Even the Redding Record Searchlight sued him and obtained a substantial money judgment against him. He walked away from his $715,000.00 Redding home he was able to purchase through his relatives. He caused the relatives to purchase vacant lots in the Tierra Oaks subdivision in Redding, which were then foreclosed on. He then went on to purchase another home, but could not make the payments and obtained a loan modification. This brokerage has 12 offices and goes under several fictitious business names with 35 miles of Redding. It fails to properly serve the natural hazards-environmental hazards- real property tax liability disclosures pursuant to California Civil Code, Sections 1103.10 and 1103.12. These documents must be served in person or by first class mail only, by the broker, of the salesperson, or the seller, to the buyer, similar to service of a court document. It cannot be provided to the buyer by electronic mail or courier service, or by United Parcel Service or by Federal Express Company. It must be served before the contract offer is ratified, because it presents material facts related to the given property. The statute is clear that it must be provided as soon as practicable. This 60 pages of documents must be served on any buyer of any property, including vacant land. Complaints to the State of California Bureau of Real Estate accomplishes nothing, even though I have testified very several times. A person has to be defrauded and financially injured before any quasi-government even addresses the legal issues. Use this brokerage, and you are on your own. I knew of scores of salespersons, and not one of them turned out to be honest. This brokerage with 127 salesperson and a number of broker-salespersons also violated the lead based paint disclosure requirements as mandated by Title 42, Section 4852d of the United States Code. The four 1 page forms must be provided to the buyer of any pre-1978 constructed home before the contract is prepared. The lead-based paint neurological disclosure must be on a separate sheet of paper and in large print. There can be no other disclosures on it. The buyer must sign all of the four forms before any offer is ratified. These four forms must be attached to the top of the contract offer. If the seller fails at this, the seller is liable for three times the cost to remove the lead based paint. It costs about $150,000.00. This means that the seller is liable for $450,000.00; plus attorney's fees, as per this section 4852d. Most of the salespersons represent they are "agents." However, this is unlawful to represent in California, and this is disclosed in the statutory real estate agency relationship disclosures. The salespersons and broker-salespersons, which all 150 of these persons are, are employees of the employing broker. Not one of them can list any property, and not one of them can collect any commission from the seller(s) or buyer(s). The broker maintains workers compensation insurance on each of these 150 employees, and the "independent contractor's agreement" between the salesperson and the broker is strictly for tax purposes. If the broker did not pay the salesperson the wages (most often called commissions) then pursuant to the California Labor Code, the salesperson can sue the broker for up to 30 times the wages owed. YET, THESE PERSONS WILL TELL YOU THEY ARE AN AGENT. An agent is the broker, and it must be a person or a corporation, but never a fictitious business name.
