I've been here for almost two years and for most of my stay I have experienced mystery medical issues that disappear only when I leave for extended periods and reappear when I return. My ceiling was caving in and growing mold because the roof was caving in, and some of the medical issues have resolved since this was fixed. I reported a broken window three times and it took eight months for it to actually get fixed (meanwhile outside air was leaking in and surely running up my ac/heat costs). There has been approximately 20+ things I have had to report to get fixed from the moment I moved in a year and seven months ago and they were only actually completely repaired two months ago (been reporting and reporting for months, they didn't take me seriously or "forgot" and my dad had to make reports and call and complain and argue to get it resolved. I also got my college involved and they sent over a notice about it because I was so sick from them not resolving the issue that I was failing my entire semester. They are good about housing you with someone from your own school/similar to you, but my initial apartment I had to switch because I registered for an esa cat and then they assigned me a roommate who was very allergic to cats and put "not okay with cats" on the questionnaire. A lot of the residents life staff can talk down to you like you're stupid and many of the maintenance workers are unprofessional; swearing, breaking things, walking in on you when you aren't decent because they practically knock and enter at the same time, throwing out their trash in YOUR trashcan, tracking snow and mud on your floors. Some of them are really personable though and have been very helpful, one even offered to take his shoes off and another offered to fix an additional issue they hadn't put in his report. I basically have resented renewing my lease all year while getting sick over and over (I was hospitalized multiple times), and struggling to get them to follow through on maintenance requests. I definitely don't recommend staying here if you have a compromised immune system as the upkeep in these apartments is almost non existent. When I tell you I have things lodged in my carpet and sealed in my flooring that I cannot even identify as real life substances- my god. As soon as my lease is up I'm getting tf out. The entrance to CV is often very dangerous with cars often not stopping at the stop signs or letting you turn in/out of CV so be aware of that risk as well. I haven't been hit but it's gotten pretty damn close. When I first moved in I also had an issue with one of the security guards at the gate not letting me through even with sticker permit, keycard, keys, and ID. This was resolved very quickly by one of the residence life members so I do appreciate their effort in that regard. Many of the employees at the front desk are very nice and timely as well, many recognizing residents by name. They do have a lot of ammentities and events although I haven't been well enough to go to any of them. Despite the good, CV has not been for me and I cannot say I recommend it. read more

Get out of here, don't rent!! I lived at CV for a year and a half, and initially, my experience was positive. The community has security personnel who are friendly to residents, giving an impression of safety. However, the security personnel rarely conduct thorough checks on incoming vehicles or register unfamiliar individuals, making it relatively easy for someone with ill intentions to enter the community. There were several thefts of items from vehicles in the community while I lived there and all CV did was email everyone to keep themselves safe, it was none of their business! Due to family circumstances, both of my parents underwent three surgeries within six months, leading to a financial crisis. My job couldn't cover the upcoming rent, so I provided the management with proof of my parents' surgeries, hoping for a compassionate early termination of my lease. Unfortunately, they showed no empathy, insisting that I either pay the remaining rent in full or find a subtenant meeting their stringent criteria. During my attempt to sublease, I noticed that CV's website listed 2B2B units at $915/month, indicating a rent decrease. This made it impossible for me to sublease at my current rate. THEY ARE ASKING FOR A ONE-YEAR LEASE FOR THE GUY WHO TAKE OVER THE LEASE. !ONE-YEAR! !SAME CONDITIONS AS YOU! ****What they're saying is that even if you want to sublet, which isn't possible, you still need to pay the whole thing, even if you don't live here, which presumably means we're outright robbing you, but legally.**** Additionally, the discounts offered to new tenants were more substantial than those for lease renewals, suggesting a decline in occupancy. So why? You need to think about it. During this process, I met several others who were also attempting to sublease their CV apartments. We all faced difficulties due to the rigid contract terms and unanimously agreed that we wouldn't recommend living at CV. read more

I had a very poor move-in experience. Upon entering the unit, I found a large plastic bag filled with trash left inside, used paper towels in the bathroom, and my stovetop disassembled and unusable. Additionally, all the power outlets were uncovered, creating a dangerous situation. When I reported these issues, I was simply told to contact maintenance to have the trash removed. Also there is a mattress which has white stains on it. This lack of preparation and attention is unacceptable and left me deeply disappointed with my move-in experience. read more

Overall I have had an awful experience with this corporation. I moved into a 2 bedroom my Sophomore year of college, my roommate was awful, extremely dirty, always had kids in the apartment. Not someone, I, a sophomore in college playing field hockey would necessarily match with. On the lease it explains you had one roommate switch, so i asked for that option. They then told me if I wanted to do that I would need to go on a waiting list for another 2 bedroom apartment. If i moved into another apartment I would need to pay rent for both apartments until someone else moved into my vacant room...I could not afford to pay $2,000 a month for a room. That was not an option for me. I was then put on a waitlist for a studio apartment. When I moved in that winter to a studio, the washing machine was leaking, I called maintenance. He told me that he told his manager this machine needed to be replaced because the previous tenant reported the issue before vacating. After about 2 weeks I finally received a new machine. At the end of my sophomore year my school shut down. I was attending Medaille University and the school suddenly closed. I decided to transfer to a school out of the area. I was hoping management would be a little lenient because of the circumstance. They told me they couldn't do anything for this and there are options in the area I could choose and to sign a document for vacancy. I would have to pay the rent of this apartment until another person moves into it. I stated I was vacating 07/01, I have to continue paying rent until they find another person to move into this apartment. This is completely frustrating as I was dealing with finding a new school to go to and now I need to pay rent for an apartment I am no longer living at. read more

I had the shared suite (2 bedroom, 4 roommates at like $425 per month per person). Over priced to all hell for the cramped space and lack of storage. Running late and forgot your keys? Its okay, happens to everybody. You could wait til your roommate comes home 3 days later or pay FIFTY DOLLARS for maintenance to let you in. Roommate threatens you and multiple people with a knife? Collegiate Village tells you "Tough shit, can't force that person into a different apartment, YOU have to pay to move to another unit and breaking your lease for your own safety" Roommate purposely smokes pot regardless of how many times you've pointed out that the smoke makes your asthma act up and actively chokes you? Don't worry, the RAs will come join them! Roommate has a 3 day constant party with 6+ strange men living in your shared space? Makes your social anxiety act up so bad that you live off of crackers and bathroom water for those 3 days? Thats fine! No matter how much you complain, they'll either ignore you or vote in favor of whoever gives them more money. Had the latest class scheduled and the buffalo weather is acting up? Tough luck kid, guess whose walking home because the Shuttle Driver doesn't want to drive out their or "forgot" their shift? They wait until midterm week, (knowing your financial aid takes a week extra to kick in). But harass you for 2k upfront immediately adding to your stress from MidTerms. I've been living here for a year now and I just renewed my lease for another year.This is definitely the best place to live if you're a student. I live in a studio apartment. You get washer and dryer in your apartment and a dishwasher you also get AC and heat. Most apartments in Buffalo are not going to offer you this for under $1000. It's also in a pretty central location to Buffalo Amherst Cheektowaga etc. You get the lodge which has a gym, pool, fitness center, and movie theatre where they play movies every Wednesday. They also have community events a couple times a month so you can make friends and get involved. you're lease also stays the same when you renew it and they offer rent specials. maintance comes the same day you call them and they are respectful and efficient. ive only had 2 issues, one with a person at the gate who was super rude but this was resolved quickly. And locking myself out my apartment which really sucks but at least you won't have to worry about leaving your door open. If it's during maintenance hours they come fast, if it is after hours they may not answer the phone for hours and you'll be outside which really sucks! Also in the winter they plow the snow which is nice but then it piled up behind your car. So if you move here you'll need a shovel at some point because the snow is crazy. read more

Counting the days until I can move out. Collegiate village is an absolute monstrous place to live in if you value respect and privacy. Most employees are extremely disrespectful, dismissing issues as if they were coming from the mouth of a 5 year old. I once found myself waiting for the shuttle bus to my college for over 30 minutes during finals week. I decided to go in and inquire about the schedule at the front desk, only to have the man on duty put his hand to my face in order to silence me. I was indeed silenced, thrown off by the sudden disrespectful action. In terms of respect and privacy, my issue lies with one particular person. Jay who is the assistant director Of Cv. He is by far the most disrespectful employee I've come across, acting as if his status makes him somewhat of a god amongst cv residents. He bangs on apartment and room doors with the force of the military, and barges into rooms a split second later. I've feared many times that he'd one day barge into my room before I'd have a chance to make myself decent. With residents who voice their dislike for his disrespectful and intrusive behavior, he turns to threats, mostly stating that if "you want to make it an issue" he can "make it an issue", and then threatening the stability of your stay here at cv. I personally believe that he is undeserving of his position, and hope one day that his higher ups- if they retain any sort of decency, and respect for the people paying them- realize this and hopefully give him restrictions on how he is allowed to speak toward residents here. Especially if said resident is respectful and shows no signs of hostility, and yet is still met with a venomous response. There aren't many positive reviews on here, and I see why. I only wish I would've looked thoroughly at the existing ones before deciding to move out here and deal with these problems. If you don't want to be treated like a child. Five words: Over priced & not worth it. If you're unfamiliar to the Buffalo area, this seems like a relatively good option. It's cheaper compared to living on student residence and offers bus shuttles to numerous places (super markets, malls, school, hospitals). It has a gate around the premises which "supposedly" increases security. They do a criminal check on you prior to leasing to you (to which I question its validity given it is not a formal police/background check). However, my friends (who also rented from CV) complain of noise complaints, foul smells (residents smoking weed) and so much more. When they brought this to the attention of the staff, they did little to nothing about it. Don't get me wrong- CV isn't short of amenities. They have a pool, a BBQ grill (to which you can rent out), a movie theater, study room, computer labs and free printing. But come on... free printing where you have to bring your own paper? It's also quite far from schools if you really think about it (it is located in Cheektowaga). Buffalo is a city where you NEED a car to get from place to place. The little towns (Amherst, Williamsville, etc.) are cute and close by (10-30m drive in between); but I definitely don't find them to be walking distance. If you're at the mercy of public transit, CV might be the best option for you. However, if you don't plan on exploring the city during your studies/work, perhaps renting close to your school/work place would be wiser. Check out kijiji or craigslist for lease postings. My new monthly bill is almost half of what it would be if I was still renting with CV. read more

I stayed there for almost two years and thus I believe two years is enough time to express an opinion for a place to recommend or not. Using only one phrase: STAY AWAY FROM THIS PLACE!!! IT IS A TERRIBLE PLACE AND YOUR LIFE WILL BE MISERABLE IF YOU DECIDE TO LIVE THERE!!! They advertise it as student housing apartments, student dorms and other nice words, which would make students believe that it is a welcome and nice place for them to live and study. IT IS NOT LIKE THAT!!! If you respect yourself, your work and your studies, please STAY AWAY FROM THEM!!! The buildings are old, the walls are made out of paper, which means that nothing stays privately and if you are unucky to stay in the same building with people who party then you won't be able to sleep or work. I had an incident with the people who stayed below me, they were partying each single night, they were making loud noise, even moving furniture in the middle of the night! I had to sleep for almost a week in the sofa to eliminate hearing the noise and to avoid sleeping in the bedroom (I was living in a one bedroom apartment) because in the bedroom the situation was even worst! Of course, I complained to the main office and they did not take me seriously! The people who work there are rude and unethical! I had to yell at them over and over again about the situation and only then they took me seriously and they moved me to a different unit. Of course, after all these I wanted to leave the complex for good, but they wanted to make me pay almost 3 rents because I was technically breaking the lease, even though my decision to move was not 100% mine; it was because I couldn't be productive anymore and I was losing my sleep. The people who work there make the residents suffer, because they make them stay in bad conditions which interfere with their work under the threat that if you decide to leave, then you have to pay 3 rents, although it is not your own fault!! Since I am sure they know how bad constructed the buildings are!!! But they do not care about the residents, all they want is to find opportunities to get more money! Another time, I had a package delivered on my name, and the person in the front desk lost my package! They never found my package and they covered it saying that the package was going to someone else and his/her name were confused with mine! They offer shuttles to grocerie stores and although during the whole year they were stopping in each stop to drop students with their groceries, sometimes, I assume it depends on the drivers' mood, they only stop in the front desk and if you are unlucky to stay in a unit far away from the front desk, then you need to carry all of your groceries, although nobody prepared you that this will be the case!!! In summary, please IF YOU RESPECT YOURSELF AND YOUR MONEY STAY AWAY FROM THEM! SAVE YOUR MONEY FOR SOMETHING WHICH IS WORTH IT! read more

You will get constant emails saying the internet is out or someone lost some staff somewhere in the lobby and they have videotaped who took it. There are a lot people who smoke weed here, and the administrators don't care. So if that is what you are looking for as well, then you should live here. They have developed an extremely long list how to charge you, but they have never tried to really help to solve the internet connection problems or improve the living experience. They are people who don't live here get into the gate and walk around the community at 2 am. The price is way too much for a Buffalo. You are better off somewhere else. read more

This is my 2nd year at CV. When I was moving to buffalo for dental school from sunny LA everyone was saying that buffalo is a depressing/boring place. I would say living at CV has kept me out of depression! But seriously at CV I have had many first time experiences like carving pumpkin, skiing to eating pancakes. If you are coming from another country you will have enough opportunities to get involved in variety of activities to know the American culture well and even if you are local you will find a reason to celebrate all festivals with fellow residents. I was initially thinking to buy a car before I moved here but I found CV's shuttle service very reliable. Shuttle buses are always on time, may be a few minutes late if weather/traffic is bad. Regarding facilities, CV has Pool, fitness center, gym, theater, gaming room, computer lab, study room, vending machine. You name it! I think that's more than you could ask for. Recently they have opened solar café which provides different food choices at very convenient location. Staff members and fellow residents are very nice that I feel like CV is my second home. CV is a gated community with security car patrolling. I feel very safe to walk around/take pictures whenever I want. We were 15 classmates who decided to live here during our 1st year and 14 decided to stay for the 2nd year too. This high retention rate shows that most people liked it. Someone wrote that for printing you have to bring your own papers. I believe that is to prevent misuse. But I would like if they give residents a login ID/password to use computers which will maintain privacy and also some fixed amount of money for printing. The only thing I don't like about CV is when you make good friends and time comes to move on. Well, things change and friends leave. Life doesn't stop for anybody. If there was an option for zero stars I'd give it. The walls are super thin. I would hear people from upstairs walk, sneeze and even hear their phone vibrate. The staff is extremely rude. The carpet reeked. THE STAFF IS RUDE. They hit you with all sorts of charges if the rent isn't paid on time with no grace periods. My friends were racially profiled. The gate let a stalking ex in without my permission. OH DID I SAY THE STAFF IS RUDE? I hated each day living there and lm so glad I moved! I don't understand how they wanted $1,000 dollars a month for such a shabby place. They need to remodel, undergo new management and rehire staff. I will say the food was good at the cafe they had. I am new to collegiate village as I just moved in this fall as a freshmen. I have my own car and drive to school since shuttles are not offered for any of the ECC campuses. So I have never been on any of the shuttles since they're of no use to me. I have had major problems with the fire alarms going off all the time. Also, if you plan to be able to park near your building you better get there before 7pm. At night its impossible to find parking because it gets so full. It has issues, but so do dorms. And thus overall I still believe CV is a much more enjoyable place than an on-campus dorm. read more

You've been warned. Everyone seemed so nice until the lease was signed, then I saw their true colors. The staff and even some residents make living here unbearable. The Wi-Fi goes out at random, the printers in the lodge and cafe never work, the shuttles are always late, and the roommate matching is terrible. They purposely match roommates with nothing in common in hopes that one person will want to upgrade to a studio or one-bedroom, which costs more than the shared housing options. The staff will yell your roommates your personal business if they don't care for you. You could be in your earlier 20s paired with people in their 30s or close to it. It's advertised as student housing, but pretty much anybody can live here, student or not. Who wants to be woken up in the middle of the night during midterms to a baby crying, a couple arguing, or inconsiderate loud neighbors? When you make noise complaints, the community assistant tells the people you complained about who made the complaint. The same goes for smoking in the building. The management, Greg and Gina, are the worst and have no compassion for students. They're just money-hungry and racist and bullies. Most of the good reviews came from the emails they send out bribing residents with gift cards. That money probably comes from all the undisclosed hidden fees they charge. Maintenance enters the apartments to spy on residents at times. They also aren't very professional. It could take weeks or months for maintenance to come to the apartment for a repair just to say it's not broken because they're lazy. Be prepared for maintenance to use your personal items. The apartments are not very clean when you first move in, some may even be damaged. Make sure take pictures or you'll be charged for it. read more

Do NOT live at Collegiate Village if you can avoid it. The place is a money suck--apartments are way overpriced and the quality of the appliances, furniture, etc is subpar. Maintenance does not respond quickly and we were told they would follow up on our request but we never heard from them. I do not feel secure living in this complex because non residents are always walking around the property. The walls are thin and our apartment constantly smells of smoke/weed. The parking lot is not well plowed and the heating system does not adequately heat the apartment. So disappointed. read more

I told them I that my parents are in their 70's and I need to send my saved up funds to them because they need help. CV where to start? I came across CV online when I was looking for a place in Buffalo to stay for my time at UB. I didn't get a chance to tour prior to signing a lease but I had heard positive things from other classmates. If you're not familiar with the area and need a place to start, Collegiate Village is perfect. It does seem pricey at first but when you break it down in comparison to living on campus, it can be cheaper and you get a lot more privacy. I didn't have a car at first and so the shuttle service was a huge help getting me to and from campus as well as to grab groceries. They just recently built a brand new on-site Cafe (within the year I believe) that delivers right to your apartment. They also hold different events and such there if you're looking to meet new people. The cafe has free delivery to the apartments which is super convenient. I noticed a few negative reviews on here regarding maintinence and the condition of the apartments. I stayed in a new studio apartment and had very few issues with anything. I had a few friends who had some complaints but they were addressed. (it did take awhile). The community is gated and I did have trouble getting in a few times (prob more of a positive) and I always felt safe living here. Rent covers almost everything and so it's nice to not have to worry about paying the cable bill every month. The amenities are great if you have the time to use them. The outdoor pool is a nice addition during the summer but given that it is Buffalo, you can only get so much use out of it. read more

I recently just moved out of Buffalo and spent four years living at Collegiate Village and can say that I'm a fan. I lived in CV during my years as a medical school student and had very few complaints while living there. I see some old reviews with complaints so I'll try and address them as a lot of them I have not experienced/may have been fixed. Mostly for busy students, I found living at CV to remove a lot of the added stress of living in a new city. Over four years, I've had 5 roommates (I first lived in a quad room then moved t o a double), 3 of whom were strangers who were matched through the roommate survey and they were all quiet and clean and I never had an issue with that. I'm probably less picky about roommates though since I wasn't home much. Never had an issue with noise or people smoking etc. A big point for me was the on-hand maintenance which were handy for anything. Parking spaces were shoveled during Buffalo's frequent snowfalls and those extra hours of shoveling saved went into sleep and were much appreciated at 5am. The amenities are great, I use the computer lab frequently and print all my things there. Midway through my stay there, they removed the "bring your own paper" and now all the printers are already stocked. The cafe is decent enough and I go frequently when busy and there are plenty of good study rooms that, for the most part, are very quiet, above the cafe and in the computer rooms. There is a theater I've used once and it was great but never really had a time to go back to. The gym is pretty decent, not the full replacement for a local gym but has enough so unless you are a purist, it's very usable for most people. Never tried the swimming pool but its popular during the summer. Laundry is in each room. There's many monthly events and raffles and once in a blue moon I'll go for the free food and prizes. If you find yourself lonely and dying of depression, this is an understated resource I suppose (I mostly went with friends but we often met people who came alone and people were friendly and nice). I used the shuttles for about a year as I got car issues fixed (I'm from NYC originally and did not own one when I came to Buffalo) and found them punctual and for the most part, spacious enough even at 7am in the mornings when everyone is taking the shuttles to campus. I've only had one issue where the shuttle was extremely late in a whole academic year of daily use. There's plenty of people who use it (I've met medical residents who solely used the buses) and while Buffalo is a city where you pretty much should have/need a car, the shuttles are a very serviceable patch-up should you not have one. I've never once had an issue with parking and I've lived in two different buildings over four years. There were always spaces even when I've had multiple classmates/friends over so I'm not sure what to make of that comment. A lot of people will bring up the COST and I will say that if money is your primary and only concern, then don't bother. It is, honestly, overpriced for Buffalo in terms of LIVING. There are places for much cheaper. The security is more of a reassurance than anything, but the campus does feel safe and I've never experienced/heard of any safety incidents within the apartments. Most places you stay at however wouldn't have a gym/cafe/computer lab/study rooms/maintenance/shoveled parking all 2-3 minutes away though, so I feel it's unfair to say that they're ripping you off. Overall, CV has lived up to expectations. They're not perfect, I took a star off from very occasional internet problems (but really, I can only think of maybe 12 days total out of 4 years but people on facebook like to complain and I'm always either watching lectures online or gaming so internet was a top priority for me), and occasional problems with heat/cooling that were addressed reasonably promptly (one maintenance worker worked for 4 hours just to make sure the heater was working) as well as the above average cost. If you're someone who feels like they would use a gym, printing, minded shoveling/getting up early to shovel, I would say that this is a good place to live. If you're looking to save money on housing and don't see a need for any of the amenities, then obviously, look elsewhere. read more

CV was an amazing experience for me. I worked for athletics at UB and it was a perfect space for me. I had a 1 bedroom apartment and it was spacious and well kept. Every time I needed something fixed, they would fix an issue the day I called. The staff is friendly and very helpful. The community is gated, which makes it very safe. I used the basketball court a lot and the weight room. Ac unit is awesome with a washer and dryer included. Great experience. read more

I totally agree with all the other reviews out there. It's way overpriced for what you get. the apartments are very low budget and dusty. The apartment was sooooo dusty and nasty I had to literally scrub every corner before I even unpacked. If you are a medical/dental student or simply care about your peace at night I wouldn't recommend this place at all because the neighbors are very loud and obnoxious and the walls are very thin. They let anyone into the place. My friend who also lived at CV had a stalker and they let him in no problem, just like everyone else. So don't feel like you're in a gated area. To sum up: very overpriced, noisy, dirty and old. One good thing was that the staff was actually very very nice. read more

If I could give this place no stars I would. I moved to CV Jan '17 and worst mistake I've made. I was supposed to live in a two bedroom and upon move in date after I paid rent for two bedroom I was forcefully put into a 4Br and they wanted to charge me more. Apparently the two bedroom was not ready for someone to live there and it was filthy. I sucked it up and switched but refused to give them more money like they asked. this was only the beginning. I also had a roommate that dated one of the security guards at the gatehouse, lets call her C. C can call anytime she or any of her friends was doing something wrong in the complex and tell him not to show if someone called security. THATS DANGEROUS! One day my other roommate B was soo mad she pulled a box cutter out and threatened to slice me because I thought something she said was immature but apparently had no right to correct her. I called security and they never came. My life was in danger and they were made aware and never came. Instead they sent two resident assistants over as if they couldn't have been stabbed too. However they were able to calm her down and get her weapon from her but then he gave it back and told her to put it in her room. Corruption again! I asked this man who worked for CV if he was going to call the police and he said "I do not want to see another one of my brothers and sisters going to jail." Not the proper, professional, or correct answer. I called the police myself and they go the weapon and arrested her. I wrote a letter to management explaining problems from then and from why we live in buffalo and all winter I have not had heat. Sad very sad. CV doesn't care about anything other than your money. NOT EVEN YOUR SAFETY! I can sit here and go on an on about this topic because i will be heard and CV can not shut me out! read more

Collegiate Village is a great place for students. Once you are settled in CV becomes a home away from home. Almost anything you need is in the village, from computer rooms, to gyms, to food. The shuttles to the schools makes living here 10x better. Two major NFTA bus lines are close if you ever need them. Hanging in the lodge has led to me meeting lots of new people from all of the schools in Buffalo. Great place to network and socialize. read more

Collegiate Village is the perfect place for housing if you want a more mature environment and to escape being trapped on campus. The prices are almost identical to on campus housing, but has superior internet, a washer/dryer in every apartment, study rooms, and even a pool when it is warm out! Collegiate Village even has its own activities and a cafe, if you want a quick meal. And if transportation is an issue, Collegiate Village has shuttles that go to every college every hour, plus stores like Tops, Target, Wegmans, and Walmart to name a few. I would have to say that moving to Collegiate Village was a great decision and has helped me to grow as an individual and meet people from all of the 8 colleges in Buffalo! read more

WORST MISTAKE OF YOUR LIFE!!!!!!!!!!!!!!!!!!! Take a moment to think about what they are charging. a 2 bedroom apartment is about $1,500. That is ridiculous.. They take advantage of the pricing because most students use financial Aid and will not see the effect of rent until they start paying their loans. Secondly, if you are a medical student, forget about this place, it is extremely noisy and no one does anything about it. Before you move in, tell them to show you a regular hall in a building, not the model building. It is such a low budget apartment that costs way too much. They will try sell you by showing you the lodge and the pool etc, do not fall for it, because living standards in your apartment are hell. I cannot wait to move out this month. read more

I don't want to be completely negative, so I will list the following positives: 1. Close to UB south campus 2. Convenient access to the 33 and Interstates 3. Convenient location in regards to local hospitals if you are going to school for anything medical 4. Includes internet/basic cable and heat (for budget-concious people) 5. Security-gated 6. Staff was always friendly Now, if the above list is important to you (as was for me) and you can tolerate the following list of negatives, then I would recommend the place: 1. Besides the convenience of the location, the location is not in a great neighborhood (previous reviews are correct), but really I wasn't in to hanging out on the corner, so this didn't bother me 2. Depending on what kind of apartment you are renting, the walls are shared and NOT very well insulated! I want to stress this, not for heating purposes, but because if you have loud neighbors, this WILL bug you. I often had to wear ear plugs at night to sleep because I could hear my downstairs neighbors talking--yes, talking! This problem is perpetuated if you happen to rent a single bedroom apartment---your bedroom will abut another unit with some shared walls. And if the talking neighbors don't bug you, the middle apartment which is their "studio" has their kitchen against your bedroom/bathroom depending on what side you are on in the building. Every time the middle tenant cooked or used the microwave, it would sound like a one-man band! I think my walls shook when they opened/closed the microwave! 3. Not sure if other buildings had this problem (and it could've just been my neighbors) but we had cockroaches!! And yes, it was gross!!! CV did have an exterminator come (2 years in a row) but it was a huge inconvenience because of the preparedness everyone in the building was required to do. 4. If the tenants in the building like to cook....watch out...you will smell all the wonderful or awful wafts of cooking!! Indian food, fish fry grease, you name it...it will infiltrate the hallway and your apartment. 5. Each apartment has a spring loaded door, and if you have inconsiderate neighbors, these doors close VERY loudly! (must be experienced) 6. Parking is first come first serve... any tenant with a sticker can park anywhere. This can get to be an annoyance as people from other "nearby" buildings take up your spots and you end up parking God knows where. 7. Even though CV is advertised as apartments for college students, there are families here (someone has to be registered I guess). I say this to make you aware that there are babies in some of these apartments. And yes, they cry, and yes, you will hear it all! 8. Winter time: they do their best to keep the side walks clear, however, some sidewalks are I guess below the grass line so to speak. So you will be walking through unavoidable puddles... and these puddles turn to ice, so be careful where you step! OH! and depending on who is snowblowing the sidewalks, I've seen on many occasion the person blowing the snow directly onto the parked cars. 9. RENT: rent goes up every year....and you will have to only pay utilities as an extra which is added on to your rent statement monthly now. The utilities (electric) are expensive. This is my third year here and personally I love living at Collegiate Village. Reading the other reviews I do see some valid points so I'll start with the bad. Get rid of lockout fees ! I understand that this policy is put in place for security reasons but seriously people lose their keys sometimes. Also the fitness center could use some revamping. They just recently added some additional treadmills which was nice however with more students living here I'd suggest they expand it. Most of the time the equipment is available however there are certain busy hours where it gets tough. I did hear that they are addressing the situation. Next, the roads get very dicey during the winter time in Buffalo and that is one of the main reasons I love the shuttles so much. I have a car but in the winter I find myself taking the shuttles regardless because of weather and they're pretty much always running. If you need to get downtown it's literally only 8 minutes away ( Elmwood, Chippewa, Etc) . The food at the Solar Café is fairly priced and extremely convenient. It also has extra rooms to study if you need them. I've also met a lot of people here I would not have met otherwise. I initially moved here for the safety and convenience. This place does not care about its tenants, just the profit. They do not accommodate you at all if you have any issues. I have a chronic disease that is induced by stress, and collegiate village's "extensive" roommate process put me with a person who they knew was mentally unstable who has made living here hell. My disease has progressed and after voicing concerns, their only solution was to move my room, with only one month left on my lease, resulting in only more stress, instead of just ending my lease early. Despite how severe the situation is, there is no middle ground with these people. My roommate's boyfriend is banned from the community, yet he lives with us everyday and bypasses the "high security" every single day completely on his own. Even after directly telling them that he lives with us, they still have done nothing and he remains here. The night security is constantly sleeping and it is extremely easy for ANYBODY to get in. If you have an issue with noise and put in a noise complaint, it will NOT be kept confidential at all. Do not fall for the pretty picture they paint for you. I stayed at Collegiate Village (CV) for an entire year while I did my MBA at UB. The place is really big, rooms are nice and spacious. I stayed in a one bedroom apartment which is perfect for 2 people. The place always felt secure and well taken care of. The staff is very very professional and extremely prompt. There was always a smile when you met any of them in the lobby or any where in the property. They really are super sweet and this honestly makes a lot of difference to your entire experience. There was a 24/7 patrolling of their own security around the property which always gave that sense of reassurance. I loved going for a run in the property towards the evenings in the summer particularly. Their shuttles work on weekends which is a big plus if you dont want to drive. The lodge area is open most of the time and during exams I remember it being open even later which was really convenient I thought. The location is right in the middle of Amherst and Downtown so I personally thought that was great if you visit both places often. Walden Galleria mall was like a 7 minute drive and Tim Hortans was right around the corner at walking distance. Thank you for a wonderful experience. Was a good year at CV read more
