We have lived in Dockside for 2.5 years now and it is very nice. The apartment is very large, 1515 sq feet. We downsized from a 4 bedroom home on retirement. Yay no more huge home or property to keep up. This is the perfect place for us. The apartments are very quiet, I have never heard one sound from the adjacent apartments and the property is well maintained. They allow pets so have out little dog and cat. All in all we are very happy with this move. Oh and the staff, both the office and maintenance, have been great. read more

Not the place to live if you want peace, quiet and above all PRIVACY! I've lived here for several months, and while the property itself is nice, there are several ongoing issues that make it difficult to fully enjoy living here. First, the constant door slamming is disruptive at all hours of the day and night. It echoes through the hallways and makes it hard to have any peace and quiet in your own apartment. On top of that, kids often run up and down the hallways without supervision, which adds to the noise level and can be frustrating for anyone trying to work from home, rest, or just relax. Another concern is the gym area. Children are frequently left unattended there, using equipment that isn't safe for them and making it uncomfortable for residents who are trying to work out. It really feels like a lack of oversight on management's part. Finally, one of the neighbors has cameras set up outside her apartment door, pointed into the common hallway as well as cameras pointing to the parking lot. It feels intrusive knowing that everything residents do--coming and going from their apartments, carrying groceries, greeting guests--is being recorded. Common areas are meant to be shared respectfully, not monitored by another tenant. Overall, this could be a great place to live, but until management takes steps to address noise issues, enforce rules in shared spaces, and deal with privacy concerns, it falls short of being a comfortable and welcoming community. read more

Beware of the phase III, 3 story apartment complexes First off some insight to cost, you cannot use credit card even though it is all online has to be check or debit. 1 bedroom monthly charge approx $1,370 in the summer $1,222 base rent $30 gas $60 electric $23.04 sewer/water flat fee with a $5 setup fee through a BBB poorly rated company WaterWatch corporation!!! $0.20 water usage (actually first 4 months were read wrong now my usage is 3,000 for a 1 bedroom that barely uses water making it about $50 a month for water) Highly recommend you to wait until all the construction is over and has been tested for a year before you think of moving to Dockside! Area is treated like a construction zone not a home, with sounds of equipment at 6am, messy projects done right next to your car, cigarette butts and nails littering the parking lot. Also, there have been several faulty fire alarms, one at 4am. It seems the helpful workers get fired quickly. I've only been here a couple months and it's mainly new workers at the desk and it seems like the main training is just on how much things cost not the ability to do anything. Expect a lot of time in their office as computer systems do not work. Also, around 9am you can hear loud disagreements between the staff near the club house. Be very observant as you tour the apartments, remember if you are on the 2nd floor you will be living above a garage.... or three. Yes, you can get 1 apartment with 3 garages directly under that you will hear open and close and will be extremely hot in the summer and frozen in the winter. Also, you can hear all footsteps and dogs barking throughout the building. HVAC vents are difficult to use to make air go evenly throughout the house; unfortunately the last vent to get air is in my bedroom..... Stairway is quite difficult for move in if you have any large items Since June 2018 the hallways have not been vacuumed or cleaned, the elevator has had mats around the walls and the button covers removed, and massive spider webs have built up around the building. Basically no noticeable work has been done to maintain the building for 3 months. Package delivery is extremely difficult as the building is not on normal google maps and the drivers do not have access to the building so expect spending time going to ups checkpoints and fedex buildings to try and collect mail Most treadmills in gym are not serviced regularly and short circuit if turned above a brisk walk Tv in the clubhouse room for general residents has been sitting on the wall with no cable hooked up for months. Basically just a blank tv on the wall. Parking is terrible as there is no assigned parking or limit to cars you own. It looks like a used car lot with everyone parking all over the street. Also, with the cramped spots expect your car will get many scratches from people hitting your car with their doors. Also, beware of the move out costs $200 so they can "repaint" and that's before they remove money from security deposit for anything Pool is nice, but hours are difficult 11am-8pm with an hour of breaks. Also it is crowded now I can't imagine when the other buildings are finished Also, when the clubhouse is rented out for parties expect zero parking and extremely loud until 11pm Staff can be helpful at times but as the new buildings go up it seems conversations are more around owing them more money for any help. read more

The worst office staff ever. First...maintenance is great always friendly and they respond fast. I have neighbors who jump up and down near my walls, move chairs out on purpose. They pound on my bathroom wall while I shower and at night while I try to sleep. Office staff is useless, allows me to leave after months of documented concerns from me regarding above . But......60day notice during the pandemic! Mind you they told me this the day they closed their offices because of a quarantine . How is anyone to move? My advice is avoid this place there are others nicer with better staff. What is a lease for if they pick and choose what they feel like enforcing. Also not well made walls are cracking among other things. read more

Luxury, security and a great community for children. I couldn't ask for more. The staff is friendly, the grounds are beautiful and Dockside Village offers great amenities and community events. The end of summer event was so much fun for me and my 5 year old daughter to attend. This community is in a great area with good schools. I will recommend Dockside Village to everyone I know. read more

If you plan on moving out make sure it's on your exact lease day and you give them 2 full months notice. The above is very unrealistic when your trying to better yourselves and get a home. We paid thousands in fees to break our lease and still paid for the 2 months rent for not giving a full 2 months notice. These are corporate crooks that could care less what your situation is during this pandemic. read more

Beautiful and luxurious, but isolating. Not ideal for a single person as there are no opportunities to mingle with neighbors, who are mostly retirees and young families. Staff are exceedingly unpleasant and unhelpful. read more

My husband and I have been living in a phase 1 apartment for almost a year. We love our 2 bed, 2 bath place and are so comfortable here. Any maintenance issue is always fixed within 1 day. Lawn care and snow maintenance are kept up well. We don't have any complaints! read more

Package thieves! The post office makes mistakes( too many) I would expect residents to return a mis delivered item but they don't. How classless,speaking of which the residents are noisy. I hear a kid maybe or an even ruder adult running around and banging on my walls its intentional and so obvious. People with dogs walk them right up to your patio and let them go right there as opposed to walking the across the street to a patch near basically just trees.They don't pick it up so I have to or I get that stench in my kitchen. They look nice but not made well.I can tolerate that but as I sit here writing this kids are pounding on my walls, I hope the office does something about all the noise but they wont. In the last year the service has greatly declined. The residents living here currently are not treated as well as in the past. Complaints are not taken seriously and original grounds/apartments are not being maintained as well as in the past. Sad that residents who've lived here for years are feeling as second class citizens while they put all the focus on filling the new buildings and maintenance focus there. Some awesome people live here, and some not so kind entitled people live here. Unfortunately the establishment caters to the latter. read more

On the plus side, my apartment was new, the grounds were kept clean, and it was quiet. Those were all pro's. However, the office staff and the maintenance crew are rude, difficult and miserable. As soon as you sign those lease papers and you become a "tenant" they could care less about customer service of any kind. If you have maintenance requests, or need to deal with anyone in the office...good luck! They don't want to be bothered. Their only priority is getting people in there, so they can collect rent money. Over the summer, my apartment was inundated with mosquitoes and fruit flies, that were coming in through the vents and the pipes. I was getting bitten up alive in my own apartment. I informed the management company several times, and they did absolutely nothing. Also, although internet "comes with" it is a joke. It doesn't "come with" They charge you for it in the rent, and if you have any issues with your internet or TV, it's hard to get assistance through Spectrum, since the account is in the name of Dockside. They also charge for "garbage pickup." They make it appear as if it's a convenience, that they have someone pick up the garbage, but again, they charge for it. I would just assume throw out my own garbage but there are no dumpsters. This is another example of them taking our money. As far as heat in the apartment, it simply does not disperse very well at all. This makes it especially difficult in the cold winter months. I usually have to keep my thermostat at 75 to get any warmth at all in my unit. Lastly, the location is not East Amherst. It's actually Swormville, and it's very isolated. The nearest gas station and supermarket are several miles away. For these legitimate reasons, I do not recommend Dockside. There are many other communities that charge less and take much better care of their tenants. read more

An excellent choice if you need a rental apartment. The office staff is AMAZING.... Professional, pleasant, efficient and accommodating. Our apartment is quiet, well maintained and bright. Parking is a breeze. I highly recommend this complex!!!! read more
