We have been renting from compass since September 1st of 2025. When we came to look at the apartment, the first thing I noticed was that it was kinda dirty, with nails on the floor, food on the counter, and what I assumed was "dirt" on the walls. I thought they were still putting in new carpet and weren't finished cleaning it from the last resident. We also noticed a strange door with a chain and latch lock in the laundry room. We opened the door to find there were totes on the other side of the door. We had no idea what this was about and decided not to explore further, so we shut the door and locked it again. We LATER found out after moving in that this was actually our other neighbor's apartment, and we had full access to their apartment. Against our better judgement, we signed the lease with compass. Before signing the lease, they were very communicative, answering any questions we had, our property manager, Kate Thompson, always answered my texts whenever I needed something. This excellent communication is one of the reasons we signed the lease. As soon as we signed the lease and move in day came around, all communication ceased and we couldn't get ahold of anyone with compass. I've left numerous voicemails and called multiple times, as well as texting the same number and absolutely no answer to anything. The only way I can get ahold of anyone is through email. The day we moved in, there was an AWFUL smell. The entire apartment smelled like a barn, and it was coming from underneath the kitchen sink. Turns out, the underside was FILLED with mold. Then I tried to use the toilet, it was turned off. I flipped the knob to turn it on and water began pooling out of the back of the toilet so I had to hurry and turn it off before water got everywhere. I then went to go grab more stuff from our previous home, came back to our new apartment with compass, and noticed that the door handle was unlocked. I thought that was strange because I definitely locked it, and thank god along with the deadbolt which was still locked. I locked it and then jiggled the door handle a few times, and it immediately unlocked. I'm already extremely frustrated at this point. We finally move everything in, and I go to do laundry in our laundry room. In the ad they offered a washer and dryer with the apartment we rented, that's one of the reasons we wanted the apartment. I go to use the washing machine, water began dripping from the pipes, then came the awful electrical smell and the smoke pooling from the washing machine. I stood there, with a fire extinguisher, until my clothes were fully done because I was not going to have soaking wet clothes if I could help it. I went to then put them in the dryer. The dryer turned on no problem, went to check on my clothes later on and the entire room was coated in water. Turns out, the dryer vent wasn't even hooked up so the water from my clothes was accumulating all over the walls. When inspecting the water on the walls, I noticed what I originally thought was "dirt" on the walls, and upon further inspection noticed that this was actually an insane amount of mold. The walls were covered in black mold, along with the floor. The next day I went to use the oven, the burners on the oven were bent and could not be put back down. Then I turned on the oven, and it completely burnt everything I put inside of it because the thermostat was shot. I had to go buy a toaster oven just so we could cook anything in the apartment. The only things they fixed within the first 2 days was the toilet which is still leaking slightly and they've done nothing, the front door handle, and added a deadbolt to the door in the laundry room that led to the neighbors. Everything else took them 2 months to take care of, including the extreme mold problem. Mind you, I had to begin threatening them with reporting them to the city for them to even do anything. The smell continued to get worse and the mold began making us sick, and yet they still wouldn't do anything until I brought up the landlord and tenants relationship act and threatened with calling the city. In the lease, we're obligated to a quiet peaceful environment, there's no smoking allowed, and only tenants are allowed to park in the main parking lot. We introduced ourselves to the majority of the neighbors so we could have a good relationship with them. We began having issues with our immediate neighbors blaring music and smoking in the HVAC room. We explained that not only is this connected to our vents, but our entire apartment wraps around that room so it's extremely loud to us and the smell of pot and cigarettes fills out apartment. I mentioned this to them 4 times, and they continued so I emailed compass. We are continually woken up at night because of these neighbors and our entire apartment smells awful and compass has still failed to do anything to uphold their end of the lease. I have lived in an apartment managed by Compass for over a year now. For almost a whole month now I have been without a bedroom because of flooding. When I initially reached out to Compass (June 7th, 2025) I was told the issue would be resolved promptly. They did not do anything for over a week. They let more water flood the room and left the carpet to sit and rot. Finally someone came to suck the water out of the carpet, even though the foundation had not been repaired so the next day when it rained it all got soaked again. The foundation was finally repaired after over two weeks, however when they were trying to find the leak they cut a whole in my wall and it has not been repaired. In addition to that, the carpet has begun to rot, and there is a strongly smell of mold in the room. While I have been told multiple times they are "working on it" no progress has been made to replace the carpet, or clean and remove the mold, or to fix the hole in the wall. If I could give them zero stars I would. If I could do literally anything more to force them to take this issue seriously I would. If you are a landlord and care about your tenants even slightly please do not hire Compass Property Management. If you are a tenant and you are unfortunate enough to have Compass as your management team just know I am right there with you and I am so sorry. read more

We have been renting from Compass for almost 2 years. Getting ahold of anyone there in nearly impossible, weather it be by phone, email or in person. The latest problem they have chosen to ignore (among many) is the fact that our A/c in our "luxury "apartment has been broken for 3 weeks. DO NOT RENT FROM COMPASS!!!!! The most unprofessional group of people I've ever had to deal with. They never answer the phone, always always always goes to voicemail and they respond with an email avoiding your question if it's something they don't want to talk about. I was wrongfully charged a late fee and told "it is what it is" when I finally got in contact with them ( a month later). Seriously they will do anything they can to get more money out of you and have no regard what so ever for your well being. I'm surprised they are still in business for how horribly everything is managed, if you know what's good for for you stay far far away from this company and rent from LITERALLY ANYONE ELSE. I would caution people to stay away from this company based on the experience I had in helping an immigrant family find a rental. The first property they looked at was nice and they were told it was $950 a month. After paying the application fee & deposit they were told it was really $1100 per month even though the 4 of us all heard the agent say $950. Because of the higher amount they decided to look at a larger property and were told it included a garage which they were happy to hear. On the move-in date they were told they needed to get the garage key from the landlady. She informed them that the garage was never included in the rent and she had told Compass that. They filled out a form detailing the problems with the property on move-in day and were told to mail it to the landlady. She told them today - ten days later- and after the seven day limit that it was the wrong address. I don't know if the Compass personnel are dishonest or ignorant but it's pretty shoddy behavior. And no one from the office has returned their calls. read more

They do their best to not communicate. I call, email, visit and they're never ready and push us away or they aren't open. Their hours are shorter than bakers' hours, and they're totally unavailable during lunch. If you get through, they'll say they'll call back...but don't. read more

I am so glad that I found my current apartment listed on craigslist for a subleasing from Compass Property Management. The past tenant needed someone to rent the last three months for her. Compass was helpful with getting the easy paperwork done after I was approved for move in. I decided to sign on for another full year after the three months were up, so I am six months in. They have always plowed our drive, and they are fast with emergencies and repairs. The only downside has nothing to do with the company at all. The actual apartment I have is all hard wood (beautiful), but because of that, I can hear my neighbors downstairs very easily (and their awesome sound system). Let this be a warning that hardwood is easy to clean and looks awesome, but if there is a lack of insulation, it will be loud. And no one can remedy that unless there are big remodels taking place like carpeting or insulation. I just wanted to put this up because I know that Compass has just recently changed management, and I have had a wonderful time renting from them. tl;dr They have changed management and have been awesome to rent from! read more

This company is highly unprofessional. Stay away from this company unless of course you are a slum landlord and want someone like them to manage your property. Then look no further you've found the right Place. You can never talk to John or Brad owner's or Tom the person in charge of the maintenance department. Emails go unanswered as well as phone calls. They hide behind their incompetent answering service. I've had several horrible experiences with them but I'll give you only two examples. I had some water damage from a sink that had leaked down to the basement. It took them to weeks to hire professionals to come in and sanitize the cement & padding & clean carpet. During that time our home smelled horrible my daughter whom is severely asthmatic had to breathe in these toxins. Finally we were forced to leave our home until it was fixed. Yesterday after working a 12 hr shift I come home to a overflowing toilet & water filling the bathtub. Made the call at 8:30 am only for them to finally send Magnum plumbing to fix the issue they left at 1:00 pm. Only for the water to start overflowing in the toilet and water filling the bathtub. 3 emails and a phone call to Compass finally they send the plumbing company back at 4:20 that evening. Remind you I've had no sleep or been able to shower do to the issue. Finally at 5pm Magnum plumbing left I ask him about the mess left in the basement? He stated he spoke with Tom at Compass and was told they would send someone out to professionally clean and sanitize due to the waste and water that came out of the pipe during repair. Only for Gina to ignore emails and phone call as to whom in when would be coming to clean the mess left. However she could email and send text messages about a late fee in which I didn't have. Yes keep receipts video record yourself if using nightly deposit box. This company will try to get over on you by any means necessary!At 8:30pm I call their crummy answering service to make them aware the hot water heater isn't working. Their maintenance guy calls back private ID caller to tell me he can't get anyone out tonight the earliest would be 9am maybe. Keep in my mind my children had just gotten home from football and cheerleading practice. He stated to me that it's in my lease which isn't by the way! That after 9 they can't send anyone out unless it's deemed an emergency. I stated to him it's not 9 and magnum whom is contracted through you are available 24 hrs! He then stated well it's policy after 5 pm we don't send anyone out if it's not an emergency. His name was Berry and told me the best he could do for me is walk me through on how to light the furnace! I told him I'm not knowledgeable about working with a furnace and that it was unacceptable in him suggesting I try and light it! Berry then hung up on me!!! They are not helpful and have treated myself and others I know, who are current residents, only with disrespect while our apartment is in shambles. They are promptly and efficiently caring for and cleaning around my property and whenever I have a maintenance problem, they repair it that day or the day after, if its not an emergency. The employees there and maintenance staff they contract have always been kind and meet my needs and answer any questions I have. They never bother me and always give plenty of notice before they need to come into my home. read more

I work for a local nonprofit organization providing supports to help disabled adults live independently. The people at Compass have been so compassionate and generous not just to our organization as a whole, but on an individual level as they work in the homes owned by the people we work with. That alone would make them stand out from some other Grand Rapids companies, and their work is great too. As an amendment to this, they changed my locks EARLY against our verbal phone agreements, and charged me $300 for "excessive cleaning fee, including appliances," among other miscalculations. Out of a $675 deposit, I got $226 back. I left this place in need of normal cleaning, it was EMPTY, outside of their nasty fridge that they wouldn't repair (AND it had my last remaining belongings inside, as I had communicated that there was one more trip before I was turning the keys in). In fact, the stove, oven, sink, etc were SPOTLESS. Compass Property Management is HIGHWAY ROBBERY at its finest. I still may counter-sue. It's a lot of time off work, energy and unnecessary investment to correct their vast wrongs. DO NOT RENT FROM THIS RIP-OFF COMPANY. Even when YOU win in court, THEY CHARGE THE COURT COSTS TO YOUR ACCOUNT!!!!! So you'd have to fight to get them removed. SCAM ARTISTS WORKING THE SYSTEM. read more
