Last week, Compass Maintenance provided my personal phone number--which is not associated with any business--to an unknown woman, who then sent two men to my home to assess why my air conditioner was not blowing cold air. These individuals arrived without identification or professional documentation and proceeded to walk through my home while only my teenage son was present. They represented themselves as qualified technicians and informed me that the condenser was broken, instructing me not to turn the air conditioner back on. They also stated they would contact me once a replacement was approved. I received no follow-up from Compass for four days, during which temperatures in my home exceeded 80 degrees. Out of concern, I contacted a licensed HVAC professional. They advised me to reset the thermostat. After doing so, the temperature immediately began to drop--clearly indicating a defective thermostat, not a broken condenser. This experience leads me to believe that the individuals Compass sent were either unqualified or attempting to recommend unnecessary work. read more

I lived in a Compass Property Management rental for four years. Throughout that time, the house had significant water damage and many other maintenance issues. Every time I contacted the company for repairs, it took weeks to get a response, and when they did send someone, the work was either poorly done or made the problem worse. The management team was consistently rude, unprofessional, and inflexible in communication--always taking a "their way or the highway" approach. There was no sense of care or urgency in how they handled tenant concerns. After four years, I was given just two months' notice to vacate so they could sell the property. Every time I call some woman answers the phone and tells me that corporate is deciding on my application. It is now Friday the ending of week two with still no answer! This management company is absolutely horrible. Many requests for repairs over the few years I've been with them. My 5 YEAR OLD SON and myself were without water FOR TWO WEEKS because they wouldn't contact the owner abruptly when the water line busted. Now I've been without a dishwasher for months. I have been told twice to be here at a certain time and NO ONE EVER SHOWS UP. Worst experience anyone can imagine. Spent a lot to bring property up-to-shape, only to find out that the work was shoddy at best and the management company didnt even do basic job. My property was always taking too long to rent and collections were poor at best. Now I find out that the management company never paid the energy company bill and it was reported to my credit report for non payment ruining my credit score. Horrible! Been having plumbing issues for pretty much all of November. They make you submit request, but don't send anyone out until the owner request it. Refused to give me the owners information, so he could actually see how bad it was. Long story short I got the owners info from a plumber that didn't know what to do! There are few companies I feel as negative about than Compass Property Management. They are extremely unprofessional, unreliable and have no sense of decency. I was looking to rent a home in the ATL area that this company is managing. They provided us with the codes to get in and look at the house. The house looked like a crime scene. It was filthy squalor and completely unkempt. It was a beautiful house so we pursued it and asked if they would address a list of concerns we had. Teresa, the manager/owner? of the company said, "maybe this isn't the house for you." LOL. Nice business attitude. We called every day for 12 days dealing with Miranda trying to get some information as to whether or not they ever intended to get the house presentable. Finally, I began dealing exclusively with Teresa and voiced my concern about their business practices. She admitted no one from her company had seen the house and told me that our list of concerns was probably not going to be addressed. The next day she called and said that they WOULD be addressed. So I gave them a week to work on the house. During this entire process, I had to initiate all calls and correspondence and often would call 3x before they would return my call. When I went back to the house to see the progress, they had KIND OF cleaned the carpets and that was it. Despite SOMEONE being in the house presumably cleaning it up a little, there were still the same 5 dead cockroaches laying around, the walls were filthy and in disrepair. I'm not sure what kind of clientele they generally deal with, but they obviously don't care about people or basic decency. While I was writing this, someone from the company called and said, "This is Compass Property Management. I was told to call you?" Ugh. They're the worst!! read more

I agree with the one other reviewer. Terrible experience with this company from start to finish. I just finished using their services as an owner of a residential house. I was at first concerned that because they were the cheapest management company between the few I was looking at there must be something wrong. I spoke with Theresa the owner and she gave a great pitch how they truly understood how to care for and put at ease owners of the properties they managed. Well, I bit the pitch hook line and sinker and regretted every moment of it. If you're looking for piece of mind with your property, I strongly suggest using a proper management company. To get any information took numerous emails on my part...never from their end. I'd send an inquiry and would have to continuously follow up to try to find out if any progress had been made. Never at any time did they take any initiative to follow up with their customer without being asked. I have over 20 plus emails where their answer was 'we haven't heard back from the tenants'. Over, and over, and over again. Essentially I ended up having to deal directly with my tenants. I also lost all my warranty paperwork from all the new appliances I had purchased for my newly constructed house. I moved out of state and the agent kept them...she was apparently eventually fired and when I asked if I could get said warranty paperwork they answer was 'oh, she had all that and it's not in your file, sorry'. Additionally they couldn't coordinate for painters to come early on while the house was still under warranty. I attempted over three months to get this done without avail and I just had to pay a few thousands dollars to get it done now since it's no longer under warranty. It took me over a month after the tenants had moved out and I was finished with them to close out everything. When I went to do the final walk through the lady from the company I met there thought she was there to market the house even though I sent an official letter and email stating I would not be using them. I could go on and on and on. I truly wouldn't wish it upon anyone to use this company. I'm relieved the house is still standing and I no longer have to deal with them. Beware, you get what you pay for and there's a reason they're the cheapest you'll find in the area. In 33 years truly this was the worst experience with a 'professional' service I've ever had. read more

Had them 'managing' 6 properties. They had no clue about what was going on at the properties and - when work was done - could hardly explain what was done and why. Very poor response and communications with their vendors, and the work was often terrible: On 3 occasions I had to call my own vendors to fix repairs that I paid Compass dearly for. Nor do they check the work that vendors do, so problems keep coming back. Compass denies that they uncharge$$$ on vendors, but they also never showed me an original invoice. hummm. When a tenant left, they told me they'd need 3-5 weeks to turn around and re-rent the property. I did it myself in 1 week. These guys are very friendly - and useless. read more

I looked at a Compass property last year. Same thing, they give you the code to go in by yourself (1st red flag). Apparently, they'd set off a fogger to kill the roaches in the house, but did not come back to clean before they allowed potential clients to go in alone. There were literally THOUSANDS of dead roaches in every room, every corner of the house. I found that to be so incredibly unprofessional and irresponsible, that I didn't look at any more of their properties. So, this year, I saw a house that I really liked online and it was one of theirs. I thought I'd give it a shot. The house looked abandoned. Broken window in the front. Huge spiderwebs all around the front door. Spiders in every corner of the house - dust and debris everywhere. Yet the ad says it's move in ready.... They're awful. If this is the way they treat POTENTIAL clients, I can only imagine what their actual tenants have to go through...BEWARE. read more

It's a mixed bag for me and my husband, so far. Initially, we received great communication, follow up and information. Renee sold Compass Prp Mngt to us very well. She was informative, insightful and offered good advice. It seems however, that the administrative tasks are not the strong suit of this company. Grant is responsive, but clear & concise communication would be super helpful. Prompt response would be greatly appreciated. Our experience renting our property out through Compass is cookie cutter at best - as far as a 5 star, wow factor rating...the company can work harder to achieve that. read more

I don't think it is necessary to go in to detail about my awful experience with them. I just want to tell anyone who is thinking about renting with them not to do it. Just don't do it. You can find a much better company or landlord to give your money to. Compass is the worst excuse for a property management company and their employees are INCREDIBLY rude- i.e.: Shan Currie. I am in shock at how she spoke to me, her lack of urgency and concern for my boyfriend and I's rental situation, and lack of respect as a service provider. Compass Property Management has been great throughout the process of leasing one of the Decatur properties they manage. The process was smooth, and the customer service has been fantastic. Over the phone, we dealt exclusively with Grant Spence. He was extremely helpful, friendly, and dealt with everything in a very timely manner. Grant was very knowledgeable and took the time to address all of our questions and concerns over our many phone calls. The property is clean and well taken care of. I have every confidence that our only remaining concern with the deck on the property will be addressed in a timely manner. I don't even know where to start with this. I will start by saying, things in the beginning were really good. I have lived in a home under the Compass Property management for 2 years and 2 months. Soon after starting our lease we had a furnace issue that was quickly resolved. I assume there is a new staff because the staff as of the last year or so have become super rude, dismissive, and I would say just wrong. Its not what you expect from people you give 1K of your hard earned money too EVERY MONTH. So to skip ahead to 7 weeks ago. We started to have issues with our water heater. Everything was being taken care of as long as the 3rd party maintenance company were handling the orders. After the plumbers realized it was nth else that could be done without replacement, and at that point the company took over things took a nasty turn for the worse. From no answers to snarky responses. It took the basement to completely flood with our belongings for them to actually replace the water heater. And ok this wasn't the end so all of this happens less than a week before our rent is due. To make matters worse we are charged extra fees for renewing our lease after this huge water fiasco. So I call in. I assume my number is blocked by now which is totally fine. I call the line for people wishing to rent their homes out. I get a response immediately (they jump at a chance to get people wrapped in this tangled mess). So Renee answers. I ask her about the fees. I let her know about my disappointment in them handling the situation. I DONT EVEN GET TO THE MOLD AND MILDEW THAT WAS CAUSED DUE TO THE WATER DAMAGE. BUT I DIGRESS. So she proceeds to tell me this is an issue for my renters insurance like we really want to pay our deductible for something that not only could have been resolved weeks ago. But what a disgusting answer to give someone that has paid to live in your property. And if things couldn't get any any ANY worse. SHE HUNG UP IN MY FACE! So I say this to say if you have another option, take it. If you think its someone better, it is. If its a little more in regards to cost, pay it! And finally if you can purchase JUST PURCHASE BUT just don't waste your time with these disgusting excuses for property managers. Especially if you have small children. I see a lot of Caucasian renters happy with their service. Its leading me to believe depending on where your home is located depends on the service quality you receive. I originally wrote a very negative review about Compass Property Management, but since moving in I feel that I need to acknowledge all the work that they have done to fix these problems. I spent almost a week on the phone with Renee, she worked to get all of our repairs done, the house cleaned and fumigated, and the carpets cleaned. Now let me say, all of these things should have been done from the start, and they did acknowledge that, but I truly do appreciate all of the work that they have done to make this right. It has been a very long and difficult road, but I'm happy to be moved in and I do believe that they will continue to improve so that this situation will not happen to anyone else. read more

Tried to sign a lease for a property in Lawrenceville. I have a 780 credit score and willing to pay 2 months of rent in advance if they could wait until the end of the month to start the lease. The leasing office says they "cannot legally hold a property more than 14 days" which is a blatant lie. If a lease is signed for a specific start date, that's when the start of the lease is. Don't rent from a place that will blatantly lie to you over the phone. It only shows their true colors when they lie over the phone, what else will they lie about? What other poor service are they going to maintain throughout your lease? Avoid this shady place. read more

From beginning to end, the staff at Compass Management handled things very professionally and efficiently, with only a few minor hiccups that were addressed and rectified. Even through the obstacles and hurdles, they maintained communication and made me feel as though my move was as important to them as it was to me. I was assisting my boyfriend in looking for rental home and he was sure he found the perfect one in Marietta, Ga. Due to his schedule I looked at the home first and expressed to him that house pretty dirty especially in the garage. He called the agent at Compass and they said that they would have the garage cleaned within a week and thanked him for bringing it to their attention. He decided to go ahead and complete the application and pay the application fee even after expressing how urgently he wanted to move in however he had to call repeatedly and leave numerous messages to check on the application status which took a week to be approved. Upon getting the approval, we went by the house to ensure the garage had been cleaned as promised and to our surprise the garage hadn't been touched. He called the property manager only to be told that the owner wasn't interested in paying to have the house cleaned and it was to be rented "as is". Of course this was completely unacceptable because this information should have been communicated prior to him completing the application. The manager insisted he take pictures and include them in an email so they could contact the owner once again. Well that was over a week ago and he has yet to get a return phone call or email. We have since found another place , gotten approved and are in the process of moving in, all within 4 days. Our experience with Compass Property Management has been extremely disappointing and both a waste of time and money, I will never recommend them to anyone. read more

please avoid this company if you can, after I moved in I found out the other homes are $100-$150 less, they make repairs when its convenient for them, not the renter and the repairs are given to the lowest bidder, regardless of his experience or quality of work, rent is late after 2 days and if you can not access their website to pay, you will be charged a late fee after 2 days, I guess this is their part time job, ripping off the renters, a week or so after, they file eviction papers and that stops you from renting elsewhere, the homes and inconvenience are not worth the heart ache, they are a**holes, I heard them laughing in the background when I called about getting my a/c repaired after a week. I will be moving out of this house ASAP read more

Where do I begin with Compass. First off I love the house and the neighborhood. The price is great, but from the beginning I've had issues with customer service. I moved in over Valentine's Day weekend and a new refrigerator and stove were supposed to be put in the home. There was no refrigerator or stove here, and I had to wait the whole weekend before they would get installed (food and drinks had to be stored in a cooler that I had luckily). Voiced my dissatisfaction to Shan over email and never got an email back. Fast forward to an issue with a bill that was paid by me and supposedly the home owner. I started this dispute with them 2 months ago. All of my info was supposed to be sent to the accounting dept and the charge dealt with that way. I called numerous times to only be told that it was being looked into. Had to ride to Kennesaw twice to pay rent because the matter wasn't handled, and got the run around about that. I emailed 3 more times to Shan with no answer and even called to get the same thing over, it was being looked into. Not until I called and asked to speak to someone in accounting was my matter handled and fully taken care of in a matter of a couple of hours.... How surprising! Needless to say they really need to work on customer service skills. read more
