Our HOA board switched to Tolley a couple of years ago and it has been a terrible decision that has impacted our community and one we hope to rectify in the next board election. I've been a long time owner in the Ridenour subdivision in Kennesaw, GA. I must compliment Mr. Mike Degrauwe for his EXCELLENCE in work ethic and level of conscientiousness toward those in the community. On all occasions he has responded to my inquiries within 24 hours or sooner AND he has been sure to broadcast messages to all residents whenever some action is being performed that may be of interest. These two examples alone may seem pretty basic, but it's something that was either absent or spotty in the past. Our HOA manager, Ms. Heather Abrams has been nothing but a disappointment. I wonder how come she still has a job. Communication is nearly impossible--she rarely respond to emails or calls, and when she does, it's often dismissive and unhelpful. It's clear she has little to no interest in addressing residents' concerns, as many issues (dog poops, roof leaks, landscaping, exteriors cleaning etc) in the community have gone unresolved for months. Main gate is broken most of the time. Outside of our house is mess. No cleaning what so ever. Also roof leak caused damage to my interior of the house and Heather says it's not HOA responsibility to fix the house although it's caused by something HOA is responsible for. And this happened due to poor maintenance of the roof. Tolley is gonna ruin their reputation if they still have Heather in their team. I am sure she talks to other clients the same way she talked with me. Very rude and unprofessional. I would not recommend this HOA manager to any community. We deserve someone who is responsive, organized, and truly invested in making our neighborhood a better place to live. read more

We have been requesting, and putting in orders to remove branches from multiple trees , damaging our property for the past 3 years( including a Raccoon fell from the tree and missed me by 1 inche)! Finally they approved to remove a few branches! They sent us email that the tree removal company will be in our neighborhood! The company came, did few trees in the neighborhood. When i asked them when will you work on our trees, they said ( we don't have a work order for your unit) and left! If i can give Tolley a minus -30 .. I WOULD!!. If I could give them zero stars, I would. I have lived in my neighborhood for three years and they have always not communicated and lacked the empathy and care when we are paying almost 300 a month for HOA fees. Today I was woken up at 6:30am by a pounding on my door from a very unprofessional, rude construction worker saying they need my cars moved to work on my roof. They then informed me my spouses car had damaged due to their company. While I am grateful they are actually doing something with the fees we pay monthly now, I am very concerned and taken a back to why I did not know I would be woken up at 6:30am and zero communication this would be taking place to begin with. When I called Tolley this morning I got a sorry. I am so glad that their apology takes care of the damage to my spouses car and the sleep missed and things I had to do in my home today that require zero noise let alone pounding on my roof. This is not the first time this has happened. Last year a company was cleaning my roof (no communication this was happening) and they poured about ten pounds of clutter from the roof on my actual dog. On top of this harming her, there was no apology for lack of communication or the behavior of the company they hired. I am very confused by the lack of communication or care for people's day to day lives by this company. This is literally my home and I feel like things like this need to be communicated so I can plan accordingly. They are very quick to mail me letters when the people across the street complain on things (which isn't even me, if the couple that lives next to me). But the lack of common courtesy for people's schedules etc is not acceptable. I was already putting my townhome on the market next month only because I have never worked with a company with so much lack of care for the people who literally own property here. If you can stay away from buying property with Tolley as the property manager, I highly recommend doing so. read more

I have informed MTolley that I'm still having issues with my next door neighbor's who are "renters". They are very slovenly and leave trash on my side of my backyard. There are copperhead snakes crawling around the overgrowth in their yard. I am too embarrassed to bring family and friends to my house due to the sore sight next door. This HOA property management group is awful. The positive reviews are questionable. There are about 90% of renters in this community, which is a violation. There shouldn't be more than 20% of renters. I've inquired. Renters have more rights in this community than homeowners. I've asked MTolley for his assistance on numerous occasions, but nothing has changed. Therefore, it's obvious he hasn't spoken with the renters. Not everyone should rent houses if they aren't respectful to neighbors by keeping their surroundings clean and clutter-free. Apartments are suitable for those who don't care about cleaning their yards and being respectful of homeowners. I can't sell my fricking house because they don't care about picking up shit around their dirty yard. Yes, I'm sooo angry because nothing has been done thus far!! I don't want MTolley to get on this thread and pretend to care about homeowners because I have a trove of emails that show how condescending and caustic he really is one-on-one. He has treated me as though I'm the culprit He's rude and petty towards homeowners that's who he really is as a property manager. My nightmare began in 2017 when I moved into the Woodland Subdivision on Holcomb Bridge Road. My neighbor illegally rented his house to a large family who were not related to him. That's up to eight people in a two-bedroom 1190-square-foot space. These tenants come and go at all hours, clog the street with their cars, and throw loud parties until dawn. My house smells of marijuana wafting in from next door. Even thousands of dollars' worth of upgrades on my doors and windows has not blocked the odor. I called police, but within days they were doing the same things. In 2020, my house flooded and had flooded repeatedly since, sinks and toilets! The reason: the neighbors overuse and overwhelm the system - there are TOO MANY PEOPLE LIVING THERE. I live with their sewage! The HOA and the owner both blew me off. The plumber came five times - he's talking about a major overhaul. $$$! The HOA says it may take months. Toilet water backing up... throughout the summer. I have had to move to a smaller house. The stress and physical toll have been enormous. I am under doctors' care. I want to warn everyone... Tolley Management allows illegal tenants, and it has yet to make me whole again. I'm am very disappointed in Tolley Management. I purchased a home in my community almost three years ago, at the time our contact person Renee did an excellent job whenever I had a concern. Recently I've had an issue with someone parking in front of my house that does not live in the subdivision, making it difficult for my boyfriend and others to park their vehicles near our homes. The person parks a work truck at night and on the weekends and his personal vehicle while he's at work, then leaves the subdivision. I emailed the property management company three weeks ago. I've left messages for our new representative and for Mr. Tolley. As of today the vehicle is still parked in front of my home and doesn't appear to have even been warned. im not sure why I'm paying this much in dues if they can't even respond to valid concern or simple return phone calls or emails read more

One word, "AWFUL". In my opinion, their customer service needs much improvement. Their communication is less than satisfactory as it pertains to property modification requests. Their representatives need to learn how to be respectful when communicating with property homeowners. My personal experience is that Mike Tolley is by far the worst part of Tolley Community Management. One of the worst management company experiences I have ever had, I absolutely think all of the positive reviews are fake. Our association has recently contracted with this company to manage our neighborhood in Acworth. I have been an upstanding homeowner in the community for 15 years and have had my tenants of 10 years maintain the home in pristine condition. During the summer, I was out of the country for a few months due to work, during this time Renee Yates sent a violation letter asking us to repaint our mailbox. She sent the letter to my home in Florida, although I have a tenant that resides in Acworth. Needless to say, since I was out of the country for 2 months I did not receive the violation letters. She failed to send a copy of the violation letter to the tenants that actually live in the home. We have been repeatedly fined for a violation which we never received. At the same time, the poor lady that lives in the home suffered multiple heart attacks and was in the hospital. I have repeatedly called, emailed, and left messages. Nothing has been resolved. This issue has been ongoing for many months with no resolution. It seems all they want to do is unjustifiably assess fines to homeowners that are in good grace. In 15 years, in the same community we have never had any issues with previous management companies. We have been going back and forth as I try to explain to Renee Yates that I have never received the violation letters while I was out of the country. Also they failed to update their records when they took our community over. If they had kept proper records they would have known that there was a tenant in the home, and that I was easily accessible by email while out of the country. I have been trying to resolve this minor issue for many months. A ridiculous amount of emails, many phone calls that were not returned,and now harsh letters that are threatening. Please, please avoid this management company if you want a company that manages in a civil, timely manner. read more

Zero Stars - but it won't let me submit without at least 1 star :( If you want to have your HOA ruled from behind an iron curtain- this is the property management company for you. There are a lot of questions about how our HOA has been run and since our BOD is in hiding and won't come out, I reached out to Tolley on multiple occasions seeking guidance on procedural questions related to our by laws etc. The rep for our HOA refused to answer and told me to read the by laws myself. Our neighborhood is trying desperately to engage our BOD and they, along with Tolley are all in hiding and refuse to engage in actual discussions with the Association members. Several requests for meetings have been denied. Zero stars - would not reccommend. read more

I have had ongoing issues with Tolley for years since moving into my subdivision. They act like slumlords to homeowners and it's really unfortunate. If your bill is 15 days past due, you can expect a collection notice with a threat to disconnect your utilities, meanwhile the shrubby on front of my property is over grown and the trash cans are always over flowing. They don't make this feel like a community at all and are so desperate for our money that they waste additional money on postage for these silly reasons. I've explained on many occasions that I get paid monthly and when I do, they get paid, yet in still, my livelihood is being threatened. Even credit card companies have a 30 day past due policy. There is a Neighborhood GroupMe that talks about these shared experiences and almost everyone here hates this company. Spending 7-10 dollars on certified mail when you get paid when a property owner is paid adds up and they are mismanaging our community revenue. Can't wait till we can get them out of here. There was an instance when I was recovering from thyroid cancer - which I communicated to them and paid a substantial lump sum that I was challenged with not being home - because I missed one touch base despite knowing of my condition, they disconnected my utilities! Imagine not having water during the dead of summer while you are recovering from this type of illness. STOP HARASSING MY FAMILY!!! read more

Very negative experience with this company so far. Incorrect information given; transferred twice before getting to the correct person and had to explain my question to three different people. Once I got to Zach, he was very short and unhelpful. Ultimately I got charged late fees and interest on my account AFTER I set up my monthly dues plan online with the guidance of their office. The only explanation was "well it's probably written in your covenants and the old company didn't do that because they weren't following the rules." At no point until today was I told that I was going to be charged an additional 18% interest and I was going to be prohibited from using the amenities if I did the plan they set up for me. So in summary, I am having to pay extra money, discontinue my previously arranged plan, pay the rest of the year's payments in one lump sum, and then request for my privileges to be restored despite the fact that I have paid on time according to the monthly payment option that I selected. All of this with a rude attitude from the company. Very unhappy! I never had issues with my two previous hoa management companies in the past 15 years. read more

I have lived in Fox Creek (Woodstock, GA) for one month and I regret ever having moved in here bc of this HOA and the rules and notices and etc. I have received almost $200 in parking fee notices bc of parking on the curb in front of my home when the "overfill lots" are full. When I contacted them about a solution--I just received a reply with them saying that "parking is first come first serve and parking is not allowed on the street". It is absolutely horrid. The anxiety I feel living here makes it more like an institution than a home. It's like you have to live your life and make plans around whether or not you'll be able to find a parking space bc if not, you'll get a $25 fee. They'll even send you a notice day-after-day. I mean, $200 in notices in my very first month living here.?!? What a wonderful welcome I've been here one month and honestly completely regret moving in. This is the absolute worst place I have lived. read more

I contacted Tolley and Marnelli was very professional, and quickly addressed our concerns and got our approval. They also worked quickly to ensure the health and safety of our community during COVID-19 by securing the community areas such as the basketball court, tennis courts, and athletic facilities. I have lived in a community managed by Tolley for two years now. In community forums I have read over and over again of their disdain for the residents of said communities. Specifically in our community a property manager named Jason who works for Tolley Community Management. During my first conversation with Jason this morning I approached him about a concern that I had regarding communication. Not that they necessarily did anything wrong but what they did not do out of respect for a resident. I was met with complete disregard and smugness which I have never experienced by somebody who holds such a position. He displayed a complete lack of empathy and accountability for his lack of communication. He in fact tried to gather my empathy as he said, " perhaps if you were chewed out every 5 minutes during your life your perspective would change". So for two years I've been on the mindset that people were overreacting in their discourse with Jason. Shame on me he needs a new career ... one with which human interaction does not occur.
