At 42 years old, I have rented multiple homes in Los Angeles and Atlanta. My husband has rented multiple places all over GA AND has owned and sold houses, land, etc. He has also owned his own very successful business for 25 years, paying high rent for his business in the heart of Atlanta. Not once have we ever missed ANY payments. Not once have we been evicted, filed bankruptcy, etc. We are ideal tenets. We are mature, responsible, clean, reliable, and because my husband gets up so early for work, we rarely make a peep of noise. We take very good care of any place we live and have had amazing relationships with past landlords (some of whom we are still in touch with years after leaving their property). We found the cutest little house in Marietta. We have lived in midtown for 8 years and decided that we wanted to relocated to the suburbs. This house was absolutely perfect for us. So, we contacted the rental company. This company. When we started the application process, we immediately knew that something was not right. They wanted every single account we have, including different savings accounts. This has NEVER been asked of us before. Normally, companies want ONE account and your SSN for a background check. NOT ONCE from LA to Atlanta have we been asked for this much information. It made us very uncomfortable. It felt like a HUGE invasion of privacy. At that point, we decided to take a look at some of the reviews. I was gobsmacked at the amount of negative reviews this company has, with a lot of the complaints saying some of the same things we were experiencing in real time. At that point, we contacted three separate attorneys in Atlanta to have them look at the application. All three attorneys gave us the same advice. First, this company was stretching the law in GA and in their opinions what was happening could be shut down and investigated if turned into the authorities. Second, all three attorneys told us to only give them ONE account. We were told that it is common for shady companies to try to spy on all your accounts in order to see where they can add on fees. Under no circumstances were we to give them more than one account. Under GA Law, you're only required to give one. We were told if we really wanted the house, we had to be very careful this company and keep our cards close. I sent an email expressing my concerns. I was very nice in the email but what I got in return was pretty nasty- a messages confirming that they did in fact need access to a checking account we use only for groceries, on top of all our savings account, and on top of the account we mainly use to pay rent, bills, etc. Oh, and they also needed credit card information. So, I called them. I explained that I wanted to talk to them human to human. After all, they're in a human based industry. When you're dealing with someone's home, you're dealing with vulnerability. You're finding someone a place that is their security and safety from the world. It needs to be handled with care. I thought surely if I speak to them, they will be understand where they're crossing some line legally and see it's an invasion of privacy to ask for ALL your information. When I got on the phone, I immediately said that I wanted to express my concerns with some of the yahoo and yelp reviews that I was seeing. Before I was able to get out the content in the reviews I was told that none of them are true, these people were slandering them, and the company was going to be suing the people writing the reviews for slander. First of all, you cant sue someone for slander if what the person is saying is true. Second of all, if you're trying to censor someone for telling their honest experience with your company, that's HUGE problem and truly speaks to YOUR dishonesty. If you don't want bad reviews getting out of hand, then don't do shady things to people that prompt them to take time out their day to warn others about their experience. And thirdly, I was being told that none of these reviews were true WHILE what these people were complaining about was actively happening to us in real time. This, dear reader, is the actual definition of gaslighting. Needless to say, we know they called our landlord to check out our history with them, they took our $150 application fee, but we have not heard anything for a week. My boyfriend emailed them, called them, text them, and we still have not gotten any communication on if we're approved or not. They are not doing the job they have been paid to do. Shame. BE CAREFUL. I wish we could just rent this house from the owner directly. Please do not give these people access to your private information. Protect yourself.

If you're looking for a property management company in Atlanta, DO NOT hire PSA…read more I've managed over 30+ rental properties across the U.S. and have taught thousands how to invest in real estate--so I don't say this lightly: PSA has been the worst experience I've had with any property management company in my entire career. They are not proactive, strategic, or partnership-minded. They collect fees and respond to tenant requests, but that's the bare minimum--and even that is done poorly. No preventative maintenance. No property visits. No accountability. I had properties that sat vacant for over six months with no leasing strategy, no feedback, and no urgency. These were homes that had never been difficult to lease--yet PSA made zero progress. The moment I took back control, those same properties were leased immediately. Even worse, they charged me monthly per-door fees on vacant units they couldn't lease--giving them zero incentive to do their job. It felt like a scam. Their negligence caused me to fail a housing voucher inspection, and they refused to take ownership. We had to step in ourselves, hire our own contractors, and clean up their mess--time and money lost. The final straw? Despite my direct request not to use self-showing lockboxes (especially with the rise in squatting issues in Atlanta), they went against my instructions and we ended up with squatters in two separate units. Not only did they fail to take accountability, they gave me the runaround about basic showing records and required attorney involvement to resolve the issue. On the customer service side, working with their team was equally frustrating. Myself, my husband, and my CFO were spoken to in an unprofessional, condescending tone repeatedly--especially by their operations manager, Michael. Instead of owning mistakes, he doubled down with arrogance. I had to escalate issues to the owner, David, just to remind them of their fiduciary responsibility. The property manager, Sonja, was consistently disorganized--losing keys, missing walkthroughs, and making excuses instead of offering solutions. If you're an investor who values professionalism, communication, and results--take your business elsewhere.

We did our due diligence and put our business out to RFP. I am a contracting and pricing manager for a large international company and handle a multi-billion dollar portfolio. Balancing service and price, we chose to move to Skyline because they were honest, had great recommendations from not only the property owners side, but the homeowner side. They were clear with expectations and were honest that there will be hiccups. We made the switch and unfortunately the transition was not smooth and did not go as planned - what ever does? This was not the fault of Skyline, but the management company from whom we were departing did not provide the needed information in order to make the move. Couple that with the next homeowner dues coming up! From a homeowner perspective, the Board and new Management company look like failures. But, what the homeowners didn't see was the Board volunteers working tirelessly to make the transition happen as quickly as possible, and DD and her team add more and more staffing to ensure it went well, even if it were not profitable. As DD said, customer satisfaction means more than profits, we need to get you where you need to be. We are still working through a terrible clean up from a poor builder transfer. Skyline has been with us every step of the way. Has it been perfect? No. But, we have a great partnership to get things done no matter what. DD and her team have an amazing "Can Do" attitude. Her team will email Board members day and night, weekends included. I have literally went back and forth all Saturday night, after midnight with her team on a critical issue. I cannot think of another management team that would do that. It is unfortunate to see the other posts, many of which I assume are from disgruntled tenants and residents. I see some from our own neighborhood, which aren't always the full story. I don't envy property management companies. As DD has said during our interview process, we are seen as the 'bad guys' and that is okay. We are here to work for you. I am happy with the switch and have learned a lot about the difficulty in managing HOAs. Board members can be involved and have TONS of work. It is that dedication that makes a thriving, successful neighborhood that keeps expenses in line and HOA dues from increasing as little as possible. Or, you can be a Board member who is hands off and not be minding the store. Skyline has helped in this journey and they have tough jobs. They do it with a smile though! You may ask why I gave 4-stars. I think they are great and everyone has room for which they can improve. My recommendations are: a ticketing system to track ACC requests, increased efficiency with processing requests and communication.

Anytime there was an issue it took 3-6 weeks to be resolved, even after daily calls to the office. We were always told "we're handling it and will get back to you" yet after 6 months it was still not handled. Maying in the accounting office, avoids any calls regarding any issues. Nicole in maintenance, drops the ball constantly. Contractors showed up to our house with no prior notice, to fix a problem 6 months after we requested service. When we refused to let them in because we weren't going to be home, they charged us a $250 trip fee for the inconvenience. That took 2 months to be resolved. The move out process is a joke. Moving in - everything is perfect, moving out - good fucking luck. The fees are ridiculous and excessive and I doubt anyone ever gets their deposit back. Unless you yourself as the renter hire a professional cleaning service and get the carpets cleaned or replaced, they take any fees out of the deposit. We lived there for 4 years - that's normal wear and tear, yet we were still responsible for paying for new carpets/cleaning. Because we didn't repaint the inside of the house, they took the painters fee out of our deposit and then told us we owed them more because it cost more then the deposit was. You can kiss my ass. There are extremely invasive "inspections" done every 6 months, where they send a random person to open every cabinet, drawer and look through every room of your house, to make sure everything is being taken care of correctly. The owner of the house even showed up randomly while we were living there. While it sounds like they are extremely thorough on what they need - they continue to drop the ball on anything you need. Run far away from Skyline Property Group/ Pure Property Management. They're a fucking joke.

ALL of my clothes fell on the floor at 3am in the morning because they weren't installed correctly! SD warranty dept told me it wasn't covered under my one yr workmanship warranty because I exceeded the weight limit! The rack wasn't even all the way full when it fell!! All good though, I got it installed correctly this time with better materials & an extra rack. Even my handyman said it was installed with cheap materials! My townhome is great, but the warranty dept avoids any responsibility if anything goes wrong! Thank goodness I had the extra $$$ to have it repaired!

How come Smith Douglas has a 4.7 rating on thier website and a 1.0 rating here?…read more I have lived in my Smith Douglas home for two years, and what began as disappointment with the landscaping has grown into serious buyer's remorse. I have already spent about $6,000 trying to correct the yard and landscaping, and I am still only partway toward having the kind of property I expected when I purchased the home. It started as disappointment and has grown now into deep regret. The larger issue is not just landscaping. Our declarations included no meaningful cap on rentals, and today roughly 33% of the homes in Laurel Park are rentals. That level of investor ownership has changed the character of the neighborhood. While some may argue that rentals do not significantly affect property values or community standards, our experience says otherwise. In our neighborhood, the rental homes appear to account for a disproportionate share of HOA violations, including neglected yards, trash, beer cans in the street, speeding, loud profanity, and other disturbances. Law enforcement has also been called to the neighborhood multiple times, and as far as I am aware, those incidents have been tied to rental properties. This is not something that should surprise anyone. A neighborhood with a high percentage of rentals is simply different from a neighborhood primarily made up of owner-occupied homes. People who plan to work 30 years to pay for a home should know exactly what they are getting before signing a contract. My advice to buyers is simple: before purchasing from any builder, obtain and carefully study a certified copy of the Articles of Declaration and HOA documents. Pay special attention to rental restrictions, investor ownership limits, enforcement authority, and architectural standards. What is missing from those documents may matter just as much as what is included. If you want to stroll around here and see what I am talking about feel free to contact me. Pro tip: If the agent tells you no rentals or limited to 10 % get a copy of the declarations and bylaws, have the agent sign beside the language that shows you are protected.
