The Worst Management Co Ever! If I could give no stars I would! CFM assumed managment of my property unbeknown to me. I was only notified if the transfer of custodianship by an outrageous notice of delinquency, stating that I owe the thousands. Long story short - payments were going to the previous management, never forwarded to CFM. I immediately reach out to rectify the situation. I spoke with 3 representatives: Andrea Rodriguez, Genesse Willis, and Sylvia Carpenter. First let me say getting a response from anyone at this company is impossible. It takes 3 weeks minimum to receive a response on ANY request. With that premise you can imagine the time I've had trying to make this right. I called Andrea...to date she hasn't returned a single phone call. After several emails back and forth w/ Genesse who implied that I was lying. Under advisement of Sylvia and Genesse I was to reach out to my institution for copies of the payments, find out what happened to the payments. I ask for a grace period so research can be done, so I can secure the funds. My bank notifies me research on the case May take 90 days. You know what CFM does? - they continue to charge, late fees, interest on the misrouted payments, and charge for sending reminder notices the entire 90 days. Even AFTER they were notified it's not my fault. Even after they had spoken to the previous Managment company! They have handled my case very callously, senselessly and reckless. In the interim CFM sends me a formal letter threatening - to put a lien against my property, accusing me of non-communication, and allegations of non payment- and adding additional fees. UNBELIEVABLE- I've been doing nothing but communicating with them since I found out and now they threaten me?! To date - after all this CFM, sad to say, I STILL don't believe the board has any idea of what's truly going on or that this happened because of the incompetence and tyrannical gatekeeping of the administration (Andrea, Sylvia, & Genesse) CFM staff are bullies, gangsters, they stop at nothing to get their money. That's all they care about! They will bludgeon you over the head mercilessly with fees, interest, "courtesy statement" fees and any other fee they can think of without ever truly trying to connect with tenants/owners. read more

I wish Pier 39 would find another property management company because CFM is terrible. Their website is a clunky, off-the-rack relic that is hard to navigate and doesn't do account transfers. If you want to withdraw money from your account, they mail you a check. When my check didn't arrive after two weeks, I called to follow up and found out that it was "waiting for approval" and hadn't even been sent yet. No notification of this and no apology for it. read more

In my opinion, these people are crooks. They completely ripped us off. They charged us over $4000 per year to write eight checks per month and deposit 14 monthly checks in the bank. That's the only useful thing they did for four grand. When we fired them, they charged us $75 to get our records out of storage--and so we were forced to pay them $75 on their way out the door. These people should be shut down. read more

Completely unsatisfied with this company. They manage the slip rentals at Pier 39 and I unfortunately have no choice but to deal with them. These guys charge $5 per payment if you want to pay them online (who charges for online payment these days?!), but on top of that only allow you to pay up to $500 at a time! For property rental that can easily be exceeded, which often means paying multiple fees. The worst part is, they are now charging customers $200 to signup for their accounts despite the fact that Pier 39 is also paying them to manage their properties! Thats a lot of money to pay for the privilege of simply accessing a seemingly 10 year old website in order to pay them more money in online payment fees. As a slip owner I have no choice but to deal with them, but hopefully this review will steer someone away who does have the choice. read more

Our HOA has been a CFM client for five years. For four of those years I was on the Board as President and, for three years as Treasurer. Our HOA had suffered through several years of dreadful management. Through the inattention of a do-nothing Board and poor management by the property managers, our finances were in shambles -- tax returns not files, annual CPA audits not done, monthly accounting records inaccurate and missing, governing documents out of date and out of compliance with Davis-Sterling, reserve funds completely depleted, individual homeowner accounts overdue, there was no budget for the current fiscal year. A new Board was installed, the incompetent property/financial managers were fired, and CFM was hired. CFM came highly recommended by other Associations and property managers. Within months they exceeded all expectations. Not only were our financial and accounting affairs put in order, but many management issues were set on the right track. Under Linnea's guidance, a special assessment was unanimously approved by the homeowners to replenish our Reserve Fund, the governing documents were brought into compliance with Davis-Sterling, a long overdue Reserve Study was initiated, a budget was developed and approved by the homeowners. Linnea also assisted us in hiring legal counsel to deal with several management issues, and she guided us in the process of hiring a competent property manager to manage the maintenance and upkeep of the building. Linnea's staff at CFM do a professional job every day keeping our accounting and financial affairs in order. Linnea herself, is invaluable in the overall management and administration of our Association. Our financial health is excellent -- we are in "good hands" with CFM. read more

Nothing bugs me more then reading unkind reviews about someone's services especially when its obvious the review is about being mean and not about being factual or helpful. What's the point? We all understand their true intentions. With that said, let me say some helpful things about Condominium Financial Management. First, I've worked closely with this firm, daily is more like it, for the past 7 plus years. Not once in that time were my needs not met. And like all long term relationships, you learn how to communicate to get what you want. After the initial "get to know you" period of a couple of months, I've been in sync with everyone I work with there to get my Association's financial needs handled quickly and effectively. Are there glitches from time to time? Of course. But here's what separates the good from the bad. CFM continues to strive for "best practices" and "excellence" with their customer service. Don't forget we live in an ever changing world of technology. CFM continues to change and grow too. Their willingness to do so says a lot about their values. I have come to know that CFM is resourceful and works with an issue until both of us are completely satisfied with the results. I just went toe to toe on something with my account manager and after a couple of lengthy emaiis I was satisfied with what I read. That's what I want in a relationship with a business partner. I don't want to sniggle over a $5 charge or some minor fee. I want to know that someone has my Association's back when it comes to their financial health - and that my friends is what I get from Condominium Financial Management. read more

I have worked with the owners of CFM and their great staff for 20 years. They provide financial management to many of my HOA clients. When I need accounting data for my files, the owner has been savvy enough to set up a system to allow remote access in order to save my staff and her staff from being overwhelmed by paperwork. Any requests for information is always met with professionalism and timeliness. The owners keep up with the latest and greatest laws affecting our HOA clients. There is a saying that you get what you pay for. In this case, you get much, much more. They are the example in our industry of how to be a GREAT Financial Management Company! read more

If I were commenting solely on their ability to keep the books, the rating would be higher. However, Linnea goes out of her way to charge for any added services, most of which aren't in your contract. For example, showing up at HOA meetings. Counting ballots. One time she got the time of our meeting wrong, so we called her and told her not to bother. She billed us anyway. She told us the sprinkler systems needed to be tested annually. I said, why haven't we tested them the past two years, both of which were when you were advising us? No answer. She complicates everything. I would avoid them. read more

I feel compelled to post this feedback in the hope of saving those whom may be considering hiring this company your time and energy evaluating. I did not choose this company and wanted to share why. The primary strength and selling point is their knowledge of Davis-Striling HOA regulations for California and general HOA operational policy and procedures, as evidenced by the one and only reference of six which returned my call. When I asked the reference what the company does well and what can be approved the reply was that "they really know the Davis-Stirling stuff". During the short referral call I received no feedback on the company's accounting and finance services and abilities. While compliance, procedure and code working knowledge is good it is not the business they advertise; they advertise as HOA financial management/accounting. Further, showing off their knowledge on Davis-Stirling camouflages any shortcomings in their primary service offering of financial accounting/management. Another reason I found this company unacceptable is the owner, Linnea Juarez, as she is very aggressive as well as arrogant feeling her knowledge on Davis-Stirling trumps the need to be customer first and satisfaction oriented, and to be transparent and forthright about fees, costs, systems, and procedures. I would think a bay area Silicon Valley company would understand and recognize that underlying systems, authentication, data flow, and interconnects including data security and encryption are reasonable information to voluntarily disclose not to mention provide when requested. Last, I kept having the feeling this company positions itself in your operation in order to up sell other services, which I confirm when I reviewed BBB and online reviews. This company looks for every opportunity to add services and thus invoice charges above and beyond the agreed contract which was confirmed by a review which stated "they nickel and dime" you. Because of all of the aforementioned reasons I highly suggest you save yourself time and stress by looking at other companies. Recommend the owner takes this feedback seriously and change. As an attorney who regularly serves common interest development associations, I have enjoyed working with CFM. Many property managers do not have the time or the knowledge to prepare and understand financial reporting and analysis. The managers who work with CFM can avoid dealing with tasks they may not understand or want to do, and get high quality reporting and analysis for their clients. Linnea and Stacie take a personal interest in all of their clients, and are quite helpful when it comes to financial analysis issues. As an attorney, I often work with them when questions come up about issues such as analysis of proper allocation of special assessments. I have found them to be both competent and efficient. read more
