After Rick's thorough explanation the decision was very easy. He covered all of the points and timelines etc and what we should expect. Even though we had a purchase offer in hand from a friend of one of our neighbors to buy our home without Realtor commissions we realized that Rick was correct. The REAL money was holding onto the home as Dallas continues to explode with growth we would be FAR better financially. Rick handled everything to perfection. My wife saw the magazine quality photo spread that he and his photographer created to market the home that looked like it was going to be listed for sale and she said that it was stunning and joked about staying. Before listing we had a concern that some homes in Windsong Ranch were sitting for 50 , 60 days and longer before being leased. NOT WITH RICK! Rick listed the home at what was a fairly aggressive price of $5,500 per month and in just 15 days we had two offers. One wanted to haggle and Rick suggested to stick to our guns. The second was a grand slam home run and we had a signed lease and money in the bank in just 15 days!. No discount on the rent plus a TWENTY month lease until June of 2026. The Tenant will pay us $104,000 dollars in rent which is FAR more than we could have hoped for in this market. Bottom line if you want someone who treats your money and your home like his.......Call Rick. He offered services to be my point of contact to help manage the vendors as they worked in my house. Wilson's services resulted in thousands of dollars in damages to my home. This resulted in terminating my contract and filing multiple complaints. Wilson showed numerous instances of unethical behavior, lying, lying by omission, vandalism through his hired vendors who poured concrete down my drains, theft from his vendors using his key, false charges, and failure to perform the duties of a realtor under the contract. I complained to the Lucido team, and they refused to take any ownership over Wilson's actions and refused to compensate me for his mishaps. With this in mind, Wilson could not get a reasonable offer on my home in 5+ months. My new realtor had my house under contract in 4 days with an amazing offer. Consider your options when selecting your future Realtor. Go with anyone other than The Lucido Team! Here are the details of my grievances: Unethical Behavior: - Wilson advised me to install flooring in the spare bedroom to cover up cracks in the foundation. After consulting with other professional Realtors, I understand that attempting to hide know issues is a form of unethical behavior. - Wilson recommended and hired unlicensed workers to work on my property which resulted in 10K+ in damages. Lying: - Wilson claimed to have had the house cleaned once the renovations were complete. Once Wilson was removed from the listing, it was shown that this was not complete as there was debris everywhere. The floors have not been mopped, the garage was filthy, and the house was not in show-ready condition. - Wilson claimed he would host an open house. I later found out that he did not do as he stated. Vandalism: - Once my Wilson was removed from my listing, I hired a new Realtor. My new realtor had my house cleaned, because it clearly hadn't been cleaned, dead branches removed from the entry way, cleaned the garage, lawn mowed, and had my house under contract within 4 days of him being on-board. Once I received my inspection report, it was determined that Wilson's contractors had poured an entire bag of grout down the newly renovated bathroom. During my inspection period, I had to hire a plumber to dig a tunnel under my house to remove the 5' section of solid grout filled piping. This cost $7,260,24. - Wilson's contractor flooded the house multiple times during the renovation. Lying by omission: - Wilson hired All American Flooring to cover up the cracks in the foundation in my spare bedroom. Wilson's team installed used and stained carpet. Theft: - Wilson's contractor stole the washer and dryer by entering through the front door with Wilson's key. Wilson claims to have filed a police report on my behalf, however, I have never seen the report or case number. This cost me $2,000.16. False Charges: - I paid Wilson 600 to fix my irrigation. He charged me for the work, however, he lied and did not complete the work. This resulted in $800+ in water bills over 2 months. His response was, "Oh, crap! I need to make sure I dialed back on your watering schedule." Failure as a Realtor: - I did not receive comments from the first open houses and tours until October 25, 2023, 80+ days from the first showings. - Wilson consistently ignored my messages and phone calls.
