I also got a reminder for my move out inspection, only to find yet another unknown requirement to get the house treated for fleas if I had a pet...no where in any documentation as to it needing to be done. If you send in your rent via check by mail and it does not make it to them during their business hours, she will make you track down the package, even though door tags were left for her company. When moving out and getting inspected, all discrepancies were pointed out to me and I have evidence(audio and photo copies of the checklist) showing what was going to be charged, only to find out that I was charged for additional things not pointed out to me. I have reported her to the Georgia board of realtors and requested a full investigation into her business practices, I urge all past, present and future tenants and owners to do the same. When presenting her with evidence of her misdoings via dotloop, her company conveniently stopped using dotloop to cover up their mistakes. Also, owners beware, she maintains properties with the lowest bidder maintenance service, her husband, who is an unlicensed contractor. Cuts corners when managing properties just so she can pocket extra money. Georgia is a One Party consent state to audio record, I suggest enacting any legal means to ensure your rights as a tenant when working with Ms. Copeland and her company.

Only after I demanded to get out of the contract, they told me that someone had put in an application for my property, which the application was apparently just sitting there with no attention.
