For example: the stairs in the front of the house needed a rail. I put a maintenance form in August and it didnt get fixed till April the following year. Between that time I had 2 members fall down those stairs including myself. Then when I moved out, they kept most of my deposit and over charged me on cleaning (they included the debris that was there before I moved in). They are friendly but my concerns with maintenance was unprofessional. I believe they jipped me on my deposit. If your looking to rent, this is not the place to go. Luckily I moved elsewhere, cause Im happy with my property management now.

This is not a cavalier suck up feel-good upgrade, they earned it. One example Against all odds they, Carmen the manager, her head repair guy, Ricard, (and the generic handyman dictated by the owner), and an expert HVAC business, persevered to manage the home I'm leasing with excellence and tact. They successfully managed, with minimal cost to the owner, a HVAC failure during a difficult time, in a wildfire smoke and covid nightmare. This as well as respectfully dealing with a distant home owner, who was experiencing more sever local wildfires themselves far away. If an owner is reading this, I recommend using Carmen's excellent connection with the experts to save money by doing the job right. Her tact and diplomacy and well earned respect in the community of repair professionals, present a case study of professionalism. The best thing about the wonderful, beautifully renovated home I'm renting is Carmen's professional management. She took the difficult route of thoroughly and tactfully exhausting all options requested by the owner, in a timely manner, until a speedy thorough repair was done. As a result we beat the next smoke drift by a day and have a comfortable home just as the fall temperature drop is a few days away. The wildfire smoke is in the MERV 13 air filter, not the walls and ceilings as it could have been thanks to her decisive skills. For fact checks, unlike some local property management companies, leeland is not backed by the BBB and has recent negative reviews on there as well.

Leeland is the definition of a slum landlord and a daylight robber. During the six years I lived…read morein a Leeland property, they paid absolutely NO attention to maintaining my apartment unit. When my bathroom had leakages due to their extremely antiquated and dangerous plumbing system, the maintenance worker arrived at my apartment, did not fix the issue, and proceeded to chastise me for not maintaining the bathroom in good order. When I moved into the unit, the A/C unit in the kitchen was filled with cobwebs and the window could not be opened. The poor ventilation, extremely old carpet, and lead paint in the unit exacerbated my allergies, as well as those of my daughter. On the one occasion Leeland actually did attempt to fix something, they forced ME, as a tenant to pay for it. Never mind the fact that this is illegal under tenant laws in all 50 states, but the "fix" was also mediocre at best. Leeland's acts of slum landlordship pale in comparison to the daylight robbery it has the audacity to engage in on a daily basis. Today, I received a bill from this company for over $2,000 in maintenance charges after moving out of my carefully maintained apartment. Some wear and tear in any unit that has been continually occupied for six years is natural, but nowhere does any of the wear and tear in my unit come close to requiring $2,000 to rectify. If Leeland thinks I will go along with their barefaced robbery, they must be living in a la-la-land of a different galaxy. The only response they will get to their extortive bill is a call from my attorney. Ciao.

This year I contacted Maui as a potential buyer myself in the Gorge area. His knowledge of the area, pricing, comps, properties, market, and local resources was invaluable and impressive. When we found a home we loved, before negotiations began, Maui did the most amazing thing. Because the seller already had offers on the table, he strategized that the best chance of reaching my goal - getting an accepted offer - would be to incentivize the seller's agent by coming in as an unrepresented buyer. In effect, he sacrificed his commission for me to have a better chance of getting this home. I did get the home and will forever be grateful to him for this generous gesture. Maui's insights and expertise proved valuable throughout my real estate search process. He knows his stuff and it's truly heartening to know there still exist people out there who are honest, caring advocates who act in the best interest of their clients. If I could have given a zero rating on this I would have…read more My property was managed by Karen Maravilla when she was with Fadness Realty. When she split off and started her own company I went with her because she had always taken good care of my fathers home. Fast forward 10 years, Karen who had once taken exceptional care of my property in my absence (for which she was well compensated) let my property deteriorate to point that it was on the verge of becoming a section 8 qualified property. Year after year over the last 10 the home was commanding lower and lower rents than it had previously. When I asked what was wrong with the property she claimed that it was the economy and rental market not the property that was the problem. This year, after smelling a rat in some repair bills that were paid out of the rent proceeds I made some phone calls. After hearing from many friends in The Dalles that Karen was becoming the local slum lord property manager we decided to make a trip to the Dalles. What I found was heartbreaking. She had allowed the paint on the house to deteriorate to the point where bare wood was showing. The main sewer line to continue to clog to the point that it is now requiring $2100.00 worth of work to resolve and could have been completely fixed years ago had I known about it. Allowed a former tenant to install a permanent fence on the property and then allowed them to take the entire fence with them when they moved leaving the front yard landscaping a mess. She also allowed her friends at ServePro of Hood River to mess up the painting on the inside of the house by touching up the entire first floors eggshell finish paint with semi-gloss paint and then lied about it to my husbands face. If you value your property and are an out of area owner DO NOT trust your investment to this woman. I don't know what has happened to her over the years to degrade her sense of honesty and propriety but her reputation absolute crap and apparently after the treatment of my property its clear why.
