This community is huge, but very poorly managed. There are constant issues with loud music and large groups gathering around the pool area with little to no enforcement of community rules. The gates are often broken, which raises serious concerns about security, and trash is frequently scattered throughout the grounds. Inside the units, there are also ongoing maintenance problems, including broken appliances that take far too long to be addressed. Overall, the property feels neglected and badly run. For the amount residents pay to live here, the conditions and lack of management oversight are extremely disappointing. read more

KEEP LOOKING!!!! I have lived at two Cortland properties, and unfortunately Cortland Duluth has been by far the worst experience. I chose this property because of the location and because I was told I could transfer from another Cortland property without the penalty of breaking my lease. Unfortunately, the transfer process was disorganized and frustrating from the start. No one seemed to know what was going on, which should have been my first red flag. At the time, I was also going through a difficult divorce, and due to staff mistakes, messages were accidentally sent to my then-husband's phone number, exposing personal information about my situation. That alone was extremely unprofessional. After moving in, I began to notice a strong mold-like smell in the apartment. I was told the unit had flooded previously and that the carpet might have a moldy odor, but no one ever came out to inspect or properly address the issue. Living there was exhausting. There was frequent loud music, weekly block parties in front of the garage, and someone appeared to be running a full car repair shop out of the garage beneath my unit. Residents were also notified about home invasions and car break-ins. On top of that, the property often had overflowing trash and embarrassingly dirty breezeways, which made the community look poorly maintained. During my second year there was a shooting near my building, a fire on the property, and multiple packages went missing. Despite always paying my rent on time and leaving the apartment in good condition when I moved out, I was still charged $1,100 in move-out fees, including being billed to replace the entire carpet. The photos they sent claiming there were stains appear to show marks that could have easily been removed with a standard carpet cleaner. I attempted to contact corporate about these charges. I spoke with someone named Dominique, who was impatient and rushed me off the phone, telling me she could not help me. She never called me back and reduced communication to email. No one from the corporate office ever followed up with me. Based on my experience, I would strongly encourage future residents to carefully review move-out policies and document everything. Be aware that you may be charged for replacements that should fall under normal property maintenance. read more

You should strongly consider looking elsewhere before renting here. If you tour these apartments, take a very close look at the paint jobs in the so-called "updated" units. The quality of the work is poor, and the common areas are extremely messy. The stairwells are consistently dirty, and the overflowing trash bins are an eyesore that make the property look neglected. I also had a serious maintenance issue where my door became jammed and I was completely locked out of my apartment. I called maintenance 4-5 times asking for help and was repeatedly told that they could not assist me. Later, I was told the maintenance person had a language barrier and didn't understand my concern. As a result, I was forced to sleep in my car outside of my own apartment overnight until the leasing office opened the next morning. That situation alone shows the lack of urgency and care for residents. The customer service at the leasing office is also very unprofessional. There never seems to be the same staff there, which suggests a high turnover rate. Communication is poor, and getting assistance is frustrating. Safety is another major concern. Crime appears to be a frequent issue in the area. I can recall the police being called to the property at least 3-4 times in a single weekend, and my unit was often surrounded by loud disturbances. Overall, I would not recommend living here. There are far better options in the area that are cleaner, safer, and managed much more professionally. read more

They don't seem to care about residents. I am (with my toddler) locked out of my apartment since 6 pm last night. Tried calling them yesterday, but all I got was a 3rd party who said that they would put in a service request but didn't know when maintenance would respond. I have no family here in Duluth, so we had to drive to Decatur to stay with a family member whose household is FULL! It is currently 500 am (the next day), and I have yet to hear from anyone!! Cortland Duluth has seen multiple face lifts. Once upon a time this property sucked. Guess what? It still sucks. It should be abundantly telling that the only 5 star reviews on Yelp are likely solicited by the property's management after providing tours. These are not authentic consumer experiences, but alas Yelp is very inconsistent on what they allow as reviews. Move-in day was a nightmare. The property was inadequately staffed, and the room was not ready. It's fair to allow for flexibility, so I asked if I could return in the afternoon. I was informed that the room would be ready. The room was still unready by afternoon time, and things were officially bullshit. After the room was supposedly ready, I moved in and, what a twist, the place was in awful condition. The renovations were done by an amateur and will need to be redone very soon. The vinyl flooring is starting to come up in several areas, and it has disgusting gaps in other areas. The windows are very old and rusty. They should've been replaced during the renovation. Instead, they're drafty and hard to open. The bathroom was a mess, with many obvious cleanup items skipped. There were multiple disgusting stains in the tub. To Cortland Duluth's credit, they at least scheduled a chemical wash. To Cortland Duluth's detriment, they couldn't even do this right. They scheduled it for a different day than they told us, and the stains remained. The place isn't without redeeming qualities, and I was well and truly ready to give it a chance before they committed the ultimate sin - losing my mail. For the first month that I lived at Cortland, I was able to receive mail without issue. Then one day, I checked my mail, and all I saw was a form stating that I should list all of the last names of the people who live in the apartment. The mailbox was completely empty of everything except for this. USPS is instructed to not deliver mail to the mailbox. Why wasn't this included in my move-in packet? Why wasn't I notified that this is a step I need to take at this apartment community? Why would these morons even consider doing something so horrifically awful during the middle of tax season? Fuck this place. Counting down the days until my lease expires, or I can otherwise find a way to leave. ***Update*** I am mistaken about the culprit behind the mail withholding. I'm not afraid to take accountability for that, unlike this management team, which does not like taking accountability. Responsibility continues to lie with management to protect the residents. The mail person who delivers here has set up the absurd rule that any mail not removed within 10 business days will be returned to sender. They simultaneously will declare the apartment associated with the mailbox to be vacant and return all mail to sender. Does this sound like one of the most absurd things ever? Hell, this has to be more than borderline illegal. A great management team would be aware that the languid mail person tried to do something so absurd and have prevented it. A good management team would at least be appropriately engaged and help resolve this issue. Cortland's management team effectively placed all the blame on the USPS and shrugged its shoulders. read more

Let's just start by saying this experience has been stressful living here. I drove from Texas to move here and when I arrived my keys were not ready, I had to wait an additional 30 minutes and my movers almost left. They gave me an extremely hard to when it came to transferring apartments. This isn't my first Cortland apartment. When I moved in I had leeches all on the ground from my neighbors trash that they failed to pick up. Another time they were working on my neighbors apartment and my entire apartment smelled like mildew. They came n said they don't smell it after 2 days of lighting candles, having my window open, and stay in a hotel. If you have multiple bags of trash they will only take 1 and leave the other. The mailboxes need repairs. The last thing that made me want to move a strange man came to my door trying to get me out so he could use my charger. Which is what sec traffickers do. I reported it nothing done they instructed me to call the police. No call back to see if I was okay. Only good thing is the neighbors are nice, no problem parking, and pretty much quiet neighborhood. read more

If you move into any level that has someone above you. Please! I tell you check if the neighbors above have hard wood flooring. They don't have this noted in the system. During their "renovation" I prefer the term minor upgrades they put hard wood in some of the units above. That takes away from the instillation. I hate to complain and I find myself making calls way to often. I can hear everything upstairs even with my television turned up. The noise is unbearable and we have opposite work schedules as the neighbors above. We haven't found a solution so I'm trying to share my experience. Bugsssssssssssss The renovation forgot to include a business center so if you need to print you have to email it to the office. With a complex this large most places have at minimum two computers even if you have to provide your own paper. Oh and then there is the car care center. What a joke. The hose sucks ... that's all they have is a water hose. So much for car care center. read more

This apartment complex has many so many reason why I would not advise anyone to rent there. They did not even notify any of the tenants. The water main break took place at 1:45 am and the repaired was completed 9:15PM. Almost 20 hours to repair a water main. We moved in to one of the apartment on the 18th the carpet was filthy and had to be shampooed the next day. So inconvenient could not set any furniture cause of the wet Carpet We applied and was accepted for 3 bed room the day before we moved we were told the 3 bedroom was not available. And the NOT taken any blame / responsibility The worse part about this whole thing was that we found ROACHES all over the apartment. And understand we did not even unpack. read more

I've lived at Cortland Duluth for 6 years now. I'm going to share some of my experiences. The Good 1. Convenient location. 2. Maintenance is usually very fast at getting to repair requests you put in. 3. Cortland keeps the grass and flowers/trees nice. 4. Cortland has events often. Wine, ice cream, pizza, etc. The Bad 1. Gates are almost always broken. 2. This community seems to be 'run down'. Meaning, breezeways are usually dirty. (I've stayed at 2 apartments here now and both are the same). They need to be pressure washed badly. 3. People are always playing extremely bad music and smoking marijuana/cigarettes throughout the community. I personally have never seen the safety officer for the community. The one time I called the safety officer he just said to call the police. 4. Parking is horrible. You can never find a spot in front of your building because there are so many random cars (without the sticker Cortland gives). They send emails threatening to tow but I've never seen a tow truck inside the community. 5. ***It seems to be unsafe in this neighborhood with cars constantly being broken into. (All Cortland will do is send out an email saying to lock your doors and report suspicious activity.) Also cars speed through here with no regards to children or pets.*** 6. ***MOST IMPORTANTLY. As expected rent goes up every time you renew your lease. The first two times rent only went up around 100 (not bad). When I renewed this month for a year lease, it went up over $350.00 PER MONTH. Javier (who is the new community manager) absolutely refused to negotiate the rent.*** I feel as though Cortland does not care about their individual residents and treats them as numbers. Being someone who had been loyal to Cortland I expected them to at least care and hear me out. STAY AWAY. read more

This is a wonderful place to live if you do not value your own privacy and love being ignored by management. They charge Mercedes-Benz prices for Honda civic level service. I have lived here with my wife for over three years and management has been a revolving door. Which basically offers a revolving cycle of generic excuses from the Cortland team. Excuse, apology, it won't happen again, BS. Seems pretty basic to inform residents before entering their apartment, but they don't do that here. They come and go in and out of your apartment as they please with no notification or acknowledgment that they have been there.So to reiterate, if you value privacy, security, respectful property management, Keep Looking!!! read more

HORRIBLE PLACE TO LIVE! I moved in in April of 2014, we moved into a newly remodeled apartment. Our undermount sink fell in within 2 months, it took them over 2 weeks to put it back up and another week to seal it. They "redid" the asphalt, which they really just hired a team to spray paint the road. Towed my truck because they said it was in the way of their painting of lines, they have my licence plate and truck info in the system and still towed my truck. Gates are never working properly, they close on peoples vehicles all the time and managment claims no responsibility. Staff is very rude. Never follow up on complaints. Our Lease is up in a year and i think we will be leaving sooner than that. DO NOT MOVE HERE. read more

Despite the weather and odd visiting hours, we were immediately welcomed. There was even a complimentary Starbucks coffee station. Maci gave us a great tour of a 2-bedroom model, and her personality was so comforting! I felt like I had known her for years. She was so professional. Everybody knows that most decent people are seeking peace and quiet in their living community! If the management of this property really cared about its tenants there would be full disclosure BEFORE a lease is signed that some bottom level apartments have plank flooring above them and that noise level can be g-d awful, unbearable. Instead, full disclosure does NOT occur and some tenants, we, sign a year's lease and are then locked into an unpleasant living condition. Even their sister property Ten Oaks and the other 20 or more apartment complexes we've visited know this is STUPID! Yes, they will talk to the noisy tenant about trying to be quiet, BUT the real issue is the apartment management and the situation they created by installing plank flooring above another apartment. And they will NOT even consider releasing you from your lease, no matter how miserable your situation. Jacob Baker is a master spinner. He ACTS like he cares about you and your concerns. But really what he is very good at is minimizing angry tenant fall out. Through this entire process, we never once lost our cool even when we were exhausted from sleep deprivation due to the crazy noisy tenant above. Jacob even made the comment on two occasions that he wished all tenants were as reasonable as we. Then, after our lease was up and we at the leasing office to finish up business. Jacob was standing four feet away from us talking to the agents assisting us and he did NOT make eye contact with us or even acknowledge our existence. Is this how you treat tenants who had been suffering with serious noise concerns and who have always been reasonable?! How rude is Jacob Baker! Bottom line: If you enjoy peace and quiet and a sincere apartment manager, then this might not be the apartment for you. read more

I just moved into these apartments today from living in Suwanee Georgia. I just walked outside to grab some more of my boxes to move inside and someone stole my stuff. This place claims that this place is in the rise but you can't take the ghetto out of this place. You have big groups of black people walking around the parking lot at night. Do not move here. It is dangerous. I am so disappointed. I don't even know where to start. When we first did our walk through our apartment was not ready. So they pushed out move in date for 3 days. I agree with Adnan. In 2012 I moved here because of the price, tennis courts and fitness center. The price of my 2bd/2bth went from $725 to $765 and now to $960. They haven't done any renovations to my apt except changing the blinds. Also, there is hardly any light on the tennis courts, and they refuse to change them. Moreover, the fitness center hasn't been available for the longest time. This place is really not worth the price. read more

I've lived here two years and it has been a wonderful experience! Felt like my home! Maintenance is always prompt and on point. No matter the request. The staff is always friendly and accommodating to your needs, questions and concerns. The landscaping is always immaculate! I've never had any problems with bugs but the normal spider here and water bug there. I lived on the first floor so that's bound to happen no big deal at all! Never had any issues with crime or suspicious activity a very safe place to live! Hate to leave Astor but we are purchasing a home .. Thanks for the wonderful 2 year stay!! read more

The management is awful no customer service at all. since the day i moved in it has been one problem after another. This is suppose to b a gated community and they have not closed gates for the past eight months of me living there. When i came to first look into leasing an apartment the employees were nice showed me one apartment with garden tub and then the day before i move in they show me a completely different apartment no garden tub none of the amenities i was looking for when i first moved in. After you sign the lease that is when the employees start showing their real side even management, They are so rude i was trying to get in touch with a manager about them wanting to do renovations in my apartment a month before my move out and the like after a week of me trying to reach them someone finally gets back to me and tells me was so rude over the phone tells me to come to office to talk about it after i come to office i wait for almost 45 minutes for someone to even acknowledge that i am there just to find out there is no manager on duty. Like why are you gonna have me waste my time to come talk to you when you wont b in the office that day, I call back the next day to speak with him and he hangs up on me before i am even finished talking.
