I had a living situation fall through at the last minute and needed to find a place to live within a week. Ms. Cherry was extremely helpful and was able to get me set up in a studio apartment within a matter of days! I have now lived at Park Trace for two years, and my experiences here have been wonderful. I love that this complex is located off of the main road, but still very close to The Forum and Peachtree Corners shopping. Another huge bonus is that apartments have Google Fiber. The complex itself is a little older, but management is always working to update and upkeep the grounds. They just recently finished updating the landscape around the front office, and I've seen them paint and pressure-wash the sidewalks numerous times. The pool is gorgeous! Ms. Cherry and Ms. Evelyn in the office have both worked here for years, and know me by name anytime I stop by the office. They definitely go above and beyond! Maintenance requests are filled almost immediately- I never have to call more than once to get things taken care of. My dishwasher broke within weeks of my move-in and they had it replaced with a new one right away. The neighborhood is quiet and friendly. I feel safe walking my dog every evening. I do hear my neighbors through the walls sometimes, but I am pretty sure that that is the case in most, if not all, apartment complexes. This place is definitely a hidden gem. I'm sad to move, but I will definitely consider this complex if I ever move back to the area! read more

I SO wanted to give Park Trace Apartments a positive review, as my overall living experience there was generally fine. However, my move-out experience raised serious concerns about communication, integrity, transparency, and how charges were handled. One issue involved a $200 charge for a paper parking sticker. We were given nearly four pages of detailed move-out instructions and possible fees, and at no point was a parking sticker ever mentioned as something that could be charged for or required to be retained/returned. That omission felt like either a lapse in oversight or a lack of clarity around fees. We were never informed about this charge beforehand, and it was only removed after I questioned it. For future residents, don't toss your parking sticker--because apparently it's worth charging you for later, even though it's almost certainly never reused and feels wildly overpriced for what it actually is. There was also a carpet "damage" charge at move-out. The only documentation provided was a statement noting that the carpet had been replaced approximately five years prior and was due for an upgrade, which aligns with typical apartment carpet replacement cycles and normal wear-and-tear timelines. However, no evidence was provided showing that we were actually liable for "damage" beyond normal use or what the "damage" even was. Despite requesting clarification and proof multiple times, the charge was still insisted upon, and I was told the account would be sent to collections if it was not paid. After that, communication was cut off, which felt unprofessional given that I was trying to resolve the issue in a civil and respectful manner. Overall, while living there was fine, the move-out billing process felt unclear and inconsistent, especially regarding documentation and dispute resolution. I hope management improves transparency and communication so future residents have a clearer understanding of potential charges upfront. read more

Carpet shown in bedroom pictures, none in apartment. Vaulted ceilings are also mentioned, however none seen in website videos. I suspect if there are any, vaulted ceilings will be top floor apartments. Regardless, the advertising gives the perception vaulted ceilings are commonplace. My apartment search was pretty much a nightmare, but thankfully I decided to use ProMove to cut out most the legwork. Park Trace popped up on my list and I loved the reviews and location, so put them on my touring calendar. This complex is located about a mile from the Peachtree Industrial Jones Mill Rd exit, on a back street (which is Jones Mill). It's certainly tucked away, and very quiet. I setup a tour with Cheryl (Cherry?) upon arriving, and got the full tour of the gym, pool, mailbox/trash, complex and she took me into a second floor unit that was available. I loathe seeing model units for the obvious reasons of false advertising. She did a wonderful job and answered all my questions and was pleasant to work with. They have the option to add in washer/dryer for $30/month and water/trash is around $55/month. They also have google fiber in this area! The other option is Comcast. I must say, I did about 4 other tours that day and had really shitty experiences on the rest. I ended up deciding to go with this place due to the service alone and the tenure of the tenants. I was a little late getting back to them on the first floor unit available but I decided to pay a little more and went with the fully renovated unit on the 2nd floor, which ended up being the one I toured and really liked. I went back and did all my paperwork with Evelyn, who was great as well. I've noticed how great the community is here within the first month of living, and a sense of safety too. I met a guy near me my first day who gave me the 411 on how great all the neighbors were. I also found out they are REALLY strict here with the rules, which is a huge plus in keeping out the bad tenants. I'm very happy with my apartment and love the new carpet, new hardwood floors, stove, fridge, lights, washer/dryer, etc. it certainly makes a difference getting a new place and being able to keep it clean. I've already had a package delivered to my door and nobody took it! Win! I am a little disappointed that I can't have my gf's dog over when she visits but nothing else to complain about. I absolutely love this complex. I'm going on my third year of living here. I happen to move here from Los Angeles, Two weeks later Covid hit. The people in the complex especially the ladies in the office and the maintenance crew have been absolutely wonderful. I was able to meet my neighbors and make a few friends and feel safe at all hours. They have done a lot of upgrades to this building and make it worth staying. The little dog park is beautiful and the pool and gym are always clean. read more

For the majority of our time at Park Trace, we didn't have many issues, however about halfway through our lease our car was stolen! There was only one camera on the grounds and it was only on the gate going out of the complex. We were told by police to get the footage and the office refused to give us the footage. When our car was stolen, multiple guns were also stolen off the grounds as well. We also visited the leasing office to talk about leaving for our safety after this event and were told they understood and would waive fees and would help us however they could because the valued their residence safety over all else..... However, they soon involved lawyers and basically wanted us to pay large sums of money that they originally told us they would waive. Which would cost us up to thousands of dollars on top of rent. This also took over a month to hear back from their attorneys on the decision of whether or not they would let us leave under the conditions we discussed with the leasing agent. Therefore, we were trapped for a month like sitting ducks. We were touring apartment complexes and taking measure to move out when we were notified their attorneys were getting involved. Basically, we were told we could leave by a staff member and she said she would talk to corporate to get fees waived. She probably wasn't allowed to give us that so they got lawyers involved and we got screwed in the process. Also, for an establishment that values the safety of its residence, you would think they would notify the community of crimes and theft of firearms!!!! However, they never followed up with us and never notified the other tenants. Many crimes have occured on these grounds and all you get is a default email telling you to lock your cars and doors. It's a joke. I wish someone would have been transparent with me that these grounds are not monitored enough and we were at risk. We have had to purchase cameras to watch our apartment and vehicles in fear that these individuals would come back for our vehicles or to try and break into our apartment! I am sure other events of this nature have happened without our knowledge! I do not feel safe here! I never go outside after dark alone! We hear gunshots in the woods about 20 yards from our apartment in the middle of the night on a weekly basis. Police have been called multiple times for issues like this here. We were told break ins and theft happens OFTEN at this complex by police! The gate rarely ever worked and would be open all day and night. On the rare occasion it was closed, our visitors always had trouble getting the gate to open when they called. Basically it glitches and hangs up on them all the time. We were constantly being watched by the agents and employees! They kept tabs on our every move. We felt as though we had very very little privacy. An agent lived near us and would keep track of when we had guests at our apartment and commented negatively on things we had on our patio. The ground crew is extremely loud and inconsiderate. They would yell and use heavy machinery in the mornings and be right up against our windows and walls. I can not stress this enough, do not live on the ground level. You will hear every car horn and door shutting. The maintenance is so loud with chain saws and heavy machinery and the walls feel paper thin! Also if you are unlucky enough to live in the back of the complex, that is where all maintenance and grounds crews headquarters will be for projects. For months, while they were painting the buildings, a whole section of our building's parking was fenced off with a full construction zone operating about 20 ft from our apartment. They also reroofed all our buildings which were extremely loud for individuals who work from home! The workers also just threw shingles off the two story buildings and damaged multiple things on our patio. I do not recommend living here. I regret living in a community that gives its residence as little consideration as this one. There is zero privacy and I felt unsafe over our time here. read more

I have lived here for almost two years, and I'm as happy about my choice moving here as the day I moved in. The same staff has been at the front , with a recent new edition, who is just as friendly and helpful. While there's a 50% chance you'll be sent to voicemail if you call the office, the office is always open when it should be. Maintenance is quick and effective, and even if the office is closed, we have emergency maintenance which responds in a satisfying amount of time. The neighborhood is friendly and safe. I walk my dog around and often bump into people walking their own furbabies and strike up a conversation. My neighbors are all pretty chill, and I rarely hear them. There's a gate to get into the complex, but it has been broken recently. My first year, it was never broken for more than 2 days. Despite the lapse, the neighborhood feels safe to walk even in the wee hours, and I've never had an issue. A highlight about the complex is that it offers Google Fiber, which I absolutely love. The complex is 2 minutes from a Quicktrip and about 7 or 8 minutes from the Doraville Marta station (and Buford Highway). The traffic on 141 is minimal, and I rarely get caught in traffic trying to get home or go to work. It's an ideal location, excellent customer service, and the complex has great amenities. I haven't used the pool, but it always looks clean and inviting. I use the gym though, and the equipment is pretty solid, and I love that they have ellipticals as an alternative to a treadmill (which they also have). They also have a laundromat on site if you don't have the fortune to have a washer/dryer connection in your apartment. (I'm one of the unfortunate lol) So long story short, this is a great community. I would and have recommended it to anyone looking for a new apartment. read more

As others have mentioned, they doctor reviews on all the apartment websites. You will see 8 posts in one day all giving them 5 stars, this is illegal as noted in big print on the review sites. The staff is courteous only to get you to stay, this is no different than any other apartment in the area. In the week between my initial inspection of the apartment and moving in, I had mold everywhere. If I left water out for a few hours it would be thick with mold, that's just how much mold was in the place. I told them about this and they replaced the air vents, so now I don't physically see any mold but I have been sick since I moved in 5months ago. It's evident that that there is mold in the locked HVAC room that I can't get into. Thank god that I am young and have a strong immune system, this would probably have killed an older person. I wouldn't recommend bringing any valuables. While I was moving in, half the neighborhood was checking out what I took in. So I was constantly in fear of getting robbed whenever I left for the weekend. Sure enough on Christmas, I did get robbed. Thank god I had left for Christmas, or I would probably be dead. They took my TV, computers, and DVDs. The management refuses to let me out of my lease, saying the security gate provides no security and can't ensure your security. I was gone one day when I was robbed, so people knew I had left and immediately hit my place. I'm now looking at $644 to end my lease on top of having to live here another 2 months and $600 to get my car re-keyed. I now will live in constant fear of them coming back for my car. My renter's insurance will not cover rekeying the car, so this is all out of my pocket. So live here if you have no problem with strangers consistently coming through the complex despite the security gate. They'll be back soon as you leave for anything of value you have. read more

This is my third apartment since I've been living out on my own. I can actually walk around the complex at night and feel safe. The landscaping plus awesome. The complex maintains the place well. Mrs. Sherry and Mrs. Evelyn, the office managers are really nice and the maintenance workers and right on time. I've here for three years and not a problem my family have that Park Trace can't fix. OH MY WHERE DO I START ? I've been living here for a year and they've been DRAMA since the day I MOVED IN they pushed my move-in date back 3 TIMES they inconvenience you and be like welp they don't care about it. I've went without A/C for days and my washing machine and dryer. I've had to deal with MOLD !!! and they just say oh use bleach to clean it , they painted over the MESS THAT WAS ON THE WALL AND DID A TERRIBLE JOB WHICH I'm pretty sure I'm going to have to pay for ! the SINK AND BATH WATER HAD DIRT IN IT FOR WEEKS there to slow to fix things but quick to charge for things. It's RIDICULOUS WERE LITERALLY IN A PANDEMIC ! I wish I can give them 0 stars because for what I'm receiving it's no way they should have 4 I've HAD IT WITH PARK TRACE THE WORST APARTMENTS EVER. Even the people in the office are bad it's just no way these should cost this much and the customer service should be bad like this nor communication. The grounds are lovely, lots of flowers and trees. I like my neighbors and it's well lit at night. They no longer have visible courtesy officer and the gates are usually broken. The office doesn't notify residents of break-ins and if the online portal for payments is down, you will still get a late fee. read more

This is a fantastic and safe apartment complex. The name Park Trace is appropriate for this apartment complex because the entire complex is well landscaped. The landscaping and scenery around the complex makes for a pleasant environment. Management does a good job of minimizing pests despite the complex being surrounded by trees and nature. They are also very responsive to any maintenance requests. The amenities are also another great reason to live here particularly the fitness center and the pool area. The management is very responsive and strives to meet the residents needs. This is a great place to live. read more

I moved to Park Trace 2 weeks ago from Ohio and so far I am incredibly happy. It is difficult to move in the first place let alone find a place to live. With the assistance of Pro Move (highly recommended) I found Park Trace. Everyone in the leasing office is amazing and helpful. The complex is gated and there is a courtesy patrol so I feel quite safe too. My little one bedroom apartment has new carpet, new paint, new appliances, and is comfy and cozy. So here's the thing... I never even had the opportunity to move in, because they sold the apartment out from under me. Who wants to do business with management that acts like that before you even move it?! I met with an agent in mid January who gave me a tour and told me an apartment would be available for move in on February 20. I told her I wouldn't sign anything until I saw the actual unit I would be moving in to (pretty standard if you've lived in apartments before). She said that would be no problem and that she would contact me at the beginning of February when the current tenant moved out to arrange a walk-through. I hadn't heard from them by the 10th, so I popped by to check in and they told me they had no units available. I tried to explain to them what was promised on my my first visit, explained that I never got a follow up call or email from them. The woman at the desk kept cutting me off, didn't offer any kind of apology or an offer to see what else was coming available. She literally shrugged and told me that "units sell fast, I should have come in sooner". If it's too good to be true (RAVING reviews), it is. So there's some truth, take it or leave it. read more

I have lived here less than a year but have thoroughly enjoyed Park Trace. My apartment isn't one of the renovated ones. For an older complex it is pretty well kept and I haven't had any bug or mold issues. The grounds are nice and is very well landscaped with lots of trees. I would like to see some upgrades in appliances and bathroom but it is adequate for the price. It is quiet and I am looking forward to checking out the pool. Google fiber is being installed a that will be a big plus. read more

I have lived in this complex for several years. I've seen the ups and the downs. The one thing that has remained steady throughout the years is the excellent maintenance provided by the maintenance supervisor, Jose. Jose can fix anything and does it quickly and efficiently. The last few years has ushered in a wonderful and friendly staff. If you pay your rent on time, have respect for your neighbors and don't tear the place apart, they are good to you. If you do otherwise, expect to be kicked out. There have been some crimes over the years, but that is normal in any metro Atlanta neighborhood. I have always felt safe here and have had very few complaints. I would definitely recommend it as a good place to live. read more
