Packages get stolen all the time and the apartment does nothing to ensure safety of your packages/belongings. I have had over $1000 of stuff stolen and they never seem to be able to do anything about it. They work with parcel pending lockers but don't even put a locker in the mail room to catch thieves. The lockers are always busted. Some don't even lock and they never get fixed. They NEED CAMERAS IN THE MAILROOM. Roaches everywhere also. At night when you walk around you see them running around in the stairwells. The pool area is also FULL of roaches so if you go use the firepit or grill area you will definitely see a bunch. Walls/ floors super thin also. You can hear all of your neighbors from every direction. read more

When we moved into Cortland North Brookhaven last month, we started noticing German cockroaches in our kitchen. After further inspection, it appeared like there was a massive infestation at some point (see all the cockroach poop in the drawers). We ended up having to unpack our entire kitchen just days after moving in so Cortland North Brookhaven could come spray for the roaches. We had to leave our entire kitchen unpacked for ~3 weeks as they needed to spray in all the cabinets to ensure the roaches were gone. We also needed to wait to use our kitchen until it didn't smell like pesticides which was over a week in itself. During this time, my husband and I had to eat out for all of our meals which was very costly. The community had someone come clean the kitchen, but this individual only came with 1 linen towel and some spray so essentially she was just spreading the cockroach poop all over our belongings (yes, we found cockroach poop in our bowls, plates, etc!). Because of the lackluster cleaning job, my husband and I had to spend hours cleaning all of our belongings ourselves. I asked the community to comp 2 months rent (1 month for not being able to use the kitchen and 1 month for having to clean all our belongings, paying to eat out, smelling pesticides, etc.) and was told the most they would give was $500 (1/5th of our monthly rent). This is completely unacceptable compensation as this was a huge expense and hassle for us - not to mention disgustingly foul (they obviously don't clean your kitchen prior to move in!). I highly recommend living elsewhere (The Keswick, Brookleigh Flats, etc.) if you do not want to see nasty cockroaches crawling across your kitchen counters! I've been living at Exchange for a year and I've just recently starting experiencing issues. My car window was smashed recently and when I called to report it the first thing the staff member who answered the phone told me was they are not liable. When I asked what was being done to prevent theses types of issues I was not given a direct answer. One of the perks about this community was the assigned parking in the garage. Recently I've been having issues with people parking in my assigned parking. When I called for assistance after hours I was told the only thing I could do was leave a message for a safety officer. That was no help at 2 am. The apartments look great and I can see their efforts to upgrade the look of the community but for the amount of money we pay monthly more security measures should be put in place and the perks like assigned parking should actually be apart of the deal. read more

Good location, nice pool and gym, buildings are old and do not have any sort of insulation. You will pay for this in the summer/winter months with your power bill. Walls/floors are thin. Most dog owners pick up after their pets, but there are a select few that leave it there for everyone to admire and step in later. Always be in your unit when having a maintenance worker come in, especially the third party ones. They like to drink your liquor while you're not there. Do not have anything delivered here, because you will have your package lost/stolen guaranteed at some point. Every other post on the community page for residents is someone posting that their package is lost. The front office will not do anything about it either as it's "not their problem". They are not taking any steps in preventing packages getting stolen or lost either. They "can't do anything about it". But they're fine with delivery services leaving boxes outside in the open in front of the mailboxes, yards from Peachtree Industrial blvd. Avoid living here for this reason, unless you plan on never having something delivered to you, then you're good. read more

What a great place to live!... We sold our home and instead of buying a new place right away we decided to try apartment living while we looked for a new place. We are very excited to find Cortland North Brookhaven! Immediately upon meeting the front staff, I knew that this was the place to be. They've always been very respectful, courteous, and I ever had an issue with a maintenance issue,,they were fixing it ASAP! I really enjoyed the apartment as well, it was nicely laid out, newly renovated, and has been one of the best apartments I've ever lived in in my 52 years. They obviously take pride in what they do there. I also loved the location! So much walk ability to parks, Whole Foods, and Chamblee Greenway beltline. Not only that we got to know a bunch of the neighbors and realized that they felt the same way about this place. We have now since bought a new place since that was the plan the whole time, but we're sorry to leave the Cortland North Brookhaven. If I ever have to rent an apartment again for any reason this will be the first place I look without hesitation, and if they can't fit me in here I'm sure I would look for any Other cortland properties. Just top notch and so far ahead of their competition in the city, they rent you a home not just an apartment. Thank you again to the team at Cortland North Brookhaven! read more

If you would like to have cockroaches as roommates, this is the place for you! We moved in in August 2017 and complained about cockroaches and a feces smell coming from our island FIVE times before they actually called in an entomologist..yep, they had to call in a pest specialist bc the maintenance crew couldn't terminate the cockroaches. The entomologist came TWICE after the FIVE complaints and the issue was never resolved. We terminated our lease bc we were living in cockroach land and THEY STILL CHARGED US the termination fee even though they didn't hold up their end of the bargain! We have friends that have lived there for three years and have been battling termites for the last year..again, issue hasn't been resolved. The management/staff is beyond terrible--it's basically a revolving door..Savannah sticks out bc she is probably the most miserable person to interact with. I tried signing a referral sheet for my friend who referred me to live there and they kept losing one single sheet of paper..I signed it MONTHS ago (multiple times might I add) and my friend has yet to get her referral credit. The pool is basically a party on the weekend so there's no relaxing or sleeping at night..there dog poop everywhere..I could go on and on, just know THIS PLACE IS AWFUL! And in response to what Cortland posted..the entomologist reported it was resolved, the residents that lived in the filth (me and my spouse) can 100% attest that roaches and a roach feces was still present when we vacated the apartment May 18, 2018. It was pointless to report otherwise bc in the 9 months of living there, CORTLAND PROVED THEY COULDN'T RESOLVE THE ISSUE! I've attached pictures, one as recent as May 15, 2018. I've been loving living in Exchange at North Haven. I lived in 3 different apartments/house before I moved in a month ago, and this has been the best place I've lived in so far. The interior of my apartment is nice, and appliances are pretty new (and the unit comes with a washer and a dryer). It has a really nice swimming pool, and a pretty decent gym. I haven't had any problem with my neighbors, and the maintenance guy was very responsive when I tried to mess with my alarm and broke it. That being said, if you live on the left side of the entrance near building 8 or 10, parking could be hard to find at night (10pm+), and you might have to park a bit far away. I've had a positive experience talking to everyone at the leasing office, but I don't think they have enough staff to handle all the visitors, so you might have to wait a bit if you need something from them. Overall, I'm quite satisfied with them. read more

It's not enough parking for residents. They harass you about certain dog breeds being restricted but have some super aggressive dogs that aren't on the list. Dog shit every where. I had someone leave note on my car like a child. Lighting under my cabinets keep sparking and we've notified the office numerous times. Don't waste your money here. read more

do not move here unless you want to be drowning in debt you owe to the apartment for damages THEY are responsible for. water leaked from apartment up top which caused mildew growth on our carpet, which they were supposed to fix. (they charged us for this after we moved out even though this was their fault) the service workers offered to fix up some of the issues in our apartment if we paid him money. his name was Aaron. we paid him, and he said he'd fix the issues after we moved out, come to find out, NOTHING was fixed and we now owe the full amount to this company. So we are out 400$ which we paid to Aaron (which he offered to do) and we are being harassed by this company to pay the rest of the amount. They have neglected to fix many things with the apartment. (AC, mold growth, carpet, utilities not working properly) And now they expect us to pay for things that was supposed to be taken care of as we lived in the unit. do not move here if you want a surprise lump bill you owe after move out! read more

I wish that I could give a zero star rating. I have never written a bad review about anything in my life but this place is horrible when it comes to their management and leases. Our regular rent was 1400 a month. They claim they lost our move out paperwork and we are now being prorated at a 2600 amount for one extra month of rent. They are scammers because they will be renting out the apartment because we are moved out. I highly recommend never living in any cortland community. The leasing associate was rude condescending and disrespectful. I don't know how you all can be ok with treating residents with such poor customer service. Shame on you! read more

I cannot wait to move out of here. Cons: -Leasing office staff (managers and agents included) take shortcuts, such as FORGING SIGNATURES on lease documentation because their system for e-signing sucks. And yes, I have proof because the IP address of the e-signature was a computer from their office, not my computer. I let it go because we did actually want to live here and signed a paper copy instead. The leasing agents denied up and down that they did so, but later manager told me that indeed, someone in the office did sign it but that he had no idea who did (although the IP address for his signature as well as my forged signature were the same and the time stamps were only seconds apart, so go figure...). No follow up on how they will prevent that from happening again and who actually forged my signature. -Their online resident portal has too many issues, including direct deposit systems not working as expected. -Lost packages: I don't know how two of our packages were lost, but they were either stolen or the office staff has lost them in some far corner of their office. -The staff is not on your side. They lie and deny. They just won't believe you if you imply that they made a mistake (which they do frequently). -Bugs, bugs, bugs. I've found too many a dead bug in front of my door and weird things keep crawling out from the heating closet. -I witnessed staff (Savannah, to be specific) yell at an African-American man who wanted to know which units faced the pool versus a courtyard or outside. He pointed out that the map said something different, and she yelled "OMG I work here I know what I'm talking about, you don't..." blah blah. He was so embarrassed that he left on the spot. Pros: -Well, its somewhere to sleep I guess. -Maintenance does do a decent job if you make a formal request. read more

My significant other and I have been living here less than a year and at this time, we are not planning on renewing our lease. We've encountered a few issues whilst being here. The walls are very thin, you can clearly hear noise above us and next to us. There are constantly roaches in the hallways outside of the apartments that come out at night. A few weeks ago, there was water damage to our ceiling in our guest bathroom. Maintenance came but never spackled/painted over the peeling paint. What finally did it was this week. We were notified today that YESTERDAY the mailbox section for building 1 had been broken into and everyone's mail had been stolen. They proceeded to tell us that it happened between 3:45 and 5pm. What they failed to mention is that there is constant issues with the gates and I've come home several times midday during the week to see the gates are LEFT OPEN. My confusion and frustration stems from the fact that there have been several incidents of cars being broken into and yet the gates are being left open during the day. For $1900 a month, I at least expect my mail to be safe. I had a check that was supposed to arrive this week from my bank and now I'm left to find out where this piece of mail might be; if it was stolen or hasn't arrived yet. Liking less and less everyday. Not a place for professionals, not even for a temporary stint. Cost is out of balance with value. Maintenance staff is great with the exception of their inept supervisor who spends his time on his cell phone while the staffer works. Don't like when supervisor comes in...something about that guy. This place is for drinking partying loud music lovers. Neighborhood is convenient to most everything in the metro. You can hear your neighbor's phone vibrate and conversations. No sound dampening during reno so you will hear your neighbor's every move especially if they have lead feet. Parking and garbage situation are Situations they say they are working on. Car and apt breakins, not Community's fault but hopefully the addition of arms on the gate will help. Nothing done about hangers on who sit in the parking lot in front of office waiting to get in the gate. Traffic getting in and out of gate can be frustrating since guest box is in front of resident card reader. Folks drive entirely too fast through parking lot and around corners. Office staff has changed. Phone goes unanswered more than before. Once I was calling from the pool about an issue out there and could see them in the office but no one answered or went near the phone so my guests and I left. No relaxing poolside. Residents are allowed to bring stereo equipment with no restrictions on volume or thought for reverberation off of buildings. Families have to leave when these folks come out with their glass beer bottles and jello shots to play drinking games and put table in the water. No one expects silence but is it too much to expect enforcement of the rules YOU put in place! No need for mgmt response to this post. I would much prefer you answer your phones when they ring. This has been a nightmare living here since day one we rented a one bedroom apartment with an attached garage. Since we've lived here the garage floods so now I'm paying $200 a month for a garage that floods everytime it rains. From the first day that we rented this apartment the sink hasn't worked we've been here for months now with a sink that leaks and a faucet that does not work properly they've been here 3 times to fix it they told me to go buy a new and have my husband put one in ,very inefficient. The maintenance people only put Band-Aids on things they do not have the knowledge to actually fix anything. This is the worst place I have ever lived in my life I hate it here I wish there was some way that I could move let me State this again this is a horrible management horrible maintenance horrible living don't rent here. You will have hate it it's a horrible experience. I've tried to have these people come out and fix my door knob it doesn't have a lot they've been here 3 times have not fixed it yet. The first week we worked here dryer caught on fire they brought me a new dryer guess what they put one in backwards so now I have to reach over the dryer door to reach inside my dryer to get the clothes in and out it's a hard task. I pay $80 a month for my dogs to live here I'm supposed to pick up my dog poop guess what nobody else does for $80 a month looks like they would pick it up for you. read more

The construction site next to the apartments is so noisy it makes the buildings shake. They start working from 7 am to 7 pm even on Saturdays. It really isn't a pretty view. The walls and most of all the floors are quite thin. You can here the upstairs neighbor getting up the sofa to go to the kitchen. So when neighbors are having sex just turn on the tv and make it loud. At least it's funny when you meet them at the stairs. There are many other things but you'll just have to find out. read more

Loved the kitchen, the layout, the maintenance staff, the office staff. Everyone is so nice and helpful. They remember you and your pets and what you do for a living. They actually care! They plan really fun community events. The apartments are really nice and with the push for smart home items it's really great. I lived here from 2015 to 2016 and I must say this complex is awesome! The residence are sweet and very pet friendly. Anytime we had any issues with the apartment it was fixed within an extremely timely manner. Can't say enough good things about them and their friendly staff! read more

Although the initial visit was fine, the follow up was a disaster. First they rented the apt I was told I had 48 hours to think about. Then I talked to some residents and was glad im not here: The renovations will suck you in however the walls are paper thin, floors are cheap the AC bills in the summer are extremely high and you hear noise inside and out daily. The rent may sound too good to be true cause it is....think about your happiness 6 months from now and go somewhere else...Also check police reports in area for the last 6 months..don't let the new front office and pool fool you.. read more

Do not rent an apartment in this community if you enjoy a quiet and peaceful place to live. The apartments were built so poorly that you can hear your neighbors on all sides constantly, plus everything going on outside your doors and windows. You will hear every footstep made by the people living above you. The apartments surrounding the pool hear noise coming from the pool area and BBQ around the clock, every day of the week. People are partying here constantly and you will not have a quiet moment. The smell of cigarette smoke from your neighbors will come through the walls. Folks are outside on their porches at all hours and the noise and porch lights will never allow you to completely get away from all that is going on around you. ENH is trying to make themselves into an upscale apartment community, but while on the surface the grounds are very well-maintained and the apartments have been updated nicely, the living experience is not one that you would expect when paying this much in rent. Forget about getting any assistance or responses from the community management, which is unresponsive and really doesn't care about residents' concerns. The location is great but don't be fooled by the fancy office, well-maintained grounds and updated apartments. Post Apartments are a MUCH more pleasant and peaceful community in which to live. read more

Do NOT I repeat DO NOT move here. We are currently experiencing a water outage which seems to be a regular around here. There is no compensation for it. All the residents get is an apology. They do not care if you can shower for work, if you are a female and have personal hygiene that needs to be attended to or a mother of a new born. The leasing agents leave to go home while you are stuck with no water. If you aren't one who showers often, I suppose this would be a great place for you to live. The manager Katie does absolutely nothing to help. You have been warned. Do not live here people there are better places for the same price or a little more. Oh and also, parking is HORRIBLE. I don't think the rest of the reviewers stress enough how horrible it is. One day I had to park on the complete other end of the complex. Walking distance about a .35 miles away from my building. People don't consider others when parking, they often double park. Leasing office still does nothing. this is by far the worst place I have ever lived when it comes to the property. Also, there toilets are basically made for extremely small people. Also, if your toilet is ever clogged, instead of regular plumbing, maintenance comes in and destroys the bottom of your toilet as if there is still stuff in your toilet. Just over all this is a horrible place to live. However, Alton in the leasing office is nice. That's about the only good thing here! read more

this apt complex was kind of cool at first but the entire leasing office staff are liars and they like to scam for money. be sure to get a tangible copy of your contract and read it carefully or you will owe extra money at the end up your leasing term... they told me my contract was online several times but it was not where to be found. after making several trips to the leasing office to obtain a copy, they were always busy or unavailable to assist. the manager does not give a care about anything and the leasing office team... lazy!!!!! another issue is, people allow their pets to urinate all over the steps and on the entrance way which is very smelly and un sanitary. think 20 times before moving here because the decor of the leasing office is a set up. keep it moving unless you like the area, which stays congested. the entrance gate is always broken as well. read more
