My boyfriend and I lived here for the past two years and would like to provide an honest review of our living experience, with a detailed breakdown of our reasoning below. We hope this helps any prospective tenants in making their decision Reasons for 4 stars (the good stuff) It's quiet and peaceful. After having lived in Midtown, we both wanted to get away from the chaos. Calibre Woods is a nice quiet and peaceful complex that is still close to most things we care about but is far enough away from Atlanta proper that we can stay away from the night life and party scenes. The neighbors here are friendly and we have never had to deal with any excessive noise The apartment is affordable. My boyfriend and I shared a Fillmore Deluxe floor plan (~$1800/month with water included). We both work from home and therefore spend the majority of our time in the apartment. This floor plan was plenty enough space for both of us to have our own separate workstations. Parking is free and there is no amenity fee The employees at Calibre Woods are good. We especially like Kristy, the property manager. She knows us by name and face, which makes us feel like valued residents. We also like Jordan and Angel, who have done maintenance work for us. They always respond to maintenance requests in a timely manner (within a day or two) and do a quality job. The property is well maintained. It is a very green area, with lots of trees. The complex, parking lots, and breezeways are always clean. Residents are respectful and do not leave garbage lying around. We did not have any major issues aside from the occasional bug that gets in sometimes, which is mostly just a byproduct of living near the woods The tennis courts are very convenient. We are both tennis players and probably have spent more time utilizing the tennis courts than most other residents here. We have spent many hours playing on these courts and it has been a great way for us to keep up with our hobby and stay active Proximity to Toco Hills. Toco Hills has almost everything we need. Personally, I don't like driving so find it very convenient to be able to walk to Kroger and/or Publix. There are also a lot of other shops and restaurants in that plaza Reasons for docking a star (the bad stuff) Tennis courts are in poor condition. They are not maintained enough to play a proper match. There are cracks in the courts, one of the courts has a missing net strap, and the lights are awful. We have tried numerous times to put in maintenance requests to get the lights and nets fixed. It always takes a long time, and the moment they fix something, something else breaks. So we figured it was a losing battle and just made do with what we have. Don't get me wrong- we spent many hours on these courts and we appreciated them. But these courts are not good enough to play a real match where the score matters Something is always broken. The most common occurrences are the gate or the trash compactor, which means we have to toss our trash into a makeshift trash container. To the leasing office's credit, they are also quick to inform us when something is broken, but it's one of the reasons why I wouldn't give this place 5 stars Apartment is old and worn down. This place has been around for a while and you can tell. Our doors were lopsided and falling off their hinges. There are threads coming out of the carpet. Our patio got replaced because water was leaking when it rained. Our dishwasher was almost always broken. If we really wanted to get these things fixed, we could have put in a work order. But like the tennis courts, keeping up with the apartment was a losing battle and we didn't like having maintenance in our home all the time. It would be nice if everything just worked instead of having to be fixed all the time Prices got too high. We had a pretty good rate for the two years we lived here. Very walkable community, next to the Toco Hills mall center (ice cream, restaurants, coffee shops, Ulta, J Crew, etc). The property itself is on the older side, it is set up like a cabin in the woods. The units have been updated. Community is wooded, so cold weather brings in the critters! Calibre Woods - Apartments Near Me - Atlanta, Georgia

Avoid renting. I was charged with fraudulent alleged damages after moving out. I moved out July 5 2022 and was first notified of alleged damages late October by a collection agency. When I called Calibre to inquire about alleged damages, they claimed my pet had urinated all over the apartment and carpet had to be replaced. I sent a dispute letter to both the collection agency and Calibre and also requested proof of damages and copy of invoice indicating damages and payment. As of Jan 23, 2023, I still have not received requested documentation from Calibre Woods and the collection company reported this as an uncollected debt on my credit report. This apartment complex is unethical, unresponsive, and do not care about their tenants. Do yourself a favor and rent somewhere else. I rate them a zero. read more

Where do I begin? Other than the neighborhood, I have nothing positive to say about Calibre Woods. I moved out in July, and I am so happy to be living somewhere else. The day I moved in, there were dead German cockroaches in the carpet. There were also two very much alive American roaches in the front closet. Throughout my year there, I found roaches, centipedes, spiders, silver fish, and literally earthworms. Earthworms somehow got into my bedroom from the sliding doors to the patio. It was miserable. I wound up taking pest control into my own hands since the pest control management sent did not do a thorough job. I moved to Atlanta for graduate school but I sure as heck wasn't expecting an education in entomology. My apartment also smelled like stale smoke and mildew. All of my clothing smelled. I was embarrassed. It took weeks in my new place to wash all of my belongings and finally get the smell out. The clubhouse and pool were also under construction for more than half of my lease. I was paying for "amenities" I didn't receive. The office staff are nice, but this place is a shithole. Don't buy into the "it's in the woods, you're going to have some bugs." No, you should not have bugs in your apartment on a regular basis. read more

Even a negative rating is not ENOUGH!!! This may be lengthy but please read!!! So I referred one of my friend to the apartment complex and way before he signs the lease they were extremely rude and always talk down to us. Today I called them saying "Hey I felt that the way your leasing agent spoke with my friend was rude and I just wanted to let you know". What do I hear back that we are busy, we have to deal with so many people and we do not have time. We have jobs too and we are busy too but the way the way the manager got aggressive and offensive with me was rude. He is going to a paying costumer and so am I, none of us are staying for free or neither they are doing any sort of charity by helping us. Also, the leasing agent when my friend and she spoke on the phone sad that they could hold the apartment till a certain date and today when he asked he was told NO and in a very RUDE way that they can only do 4 days before what they had initially talked about, I can understand that policies change and that it might be difficult for them too but what my concern is the way they talk down to you and the way they treat you. YOU ARE A PAYING CONSTUMER. It was disrespectful and personally offensive. Another thing whenever you ask them questions about anything and let's say you have discussed this before they get like "I already told you about this". We don't know much about your apartment complex and you are our point of contact so who do we ask questions too. Also, the specials listed on the website highly differ from what they actually offer you and they will only offer if you ask them that there is a special going on. My husband and I moved to Atlanta and into Calibre Woods 1 year ago. Our experience at Calibre Woods has only amplified our love for ATL. We've been incredibly happy here and have no complaints. Not only is our apartment close to the city and Emory, it is quiet and reasonably priced and offers so many events for the community. (And the gym, car wash and nature trail features are amazing!) It is also apparent that your rent gets reinvested into the community itself. It is always clean and the other tenants are friendly and respectful. The Calibre Woods staff (David, Jillian, Mandy and others) are so attentive and helpful. We love getting David's [Sr Property Manager] emails that give updates on everything from maintenance schedules to impending weather, etc. Jillian is super supportive and it's obvious that she treats every tenant so well. Mandy gave us our tour on our initial visit to the complex and was instrumental in our decision to move here. Regardless if you are new to Atlanta or a seasoned local, Calibre Woods is a great place to live. read more

I lived at Calibre Woods for 1 year and it was a horrible experience! Their community laundry room is disgusting, with the washing machines smelling old and moldy and the walls behind the dryers covered with lint from the disconnected vent hoses. And because the went hoses were never connected, the dryers would take 2-3 cycles to fully dry each load ($2.25 per load = $5.50-7.75 to dry 1 load!!!) The entrance gate arm was broken or malfunctioning usually once a month, and the metal entrance gate to the side for single person access was never locked (which was supposed to be locked and only accessible via an access card). Which leads me to community car break-in's (probably had 3-4 car break-in's over the course of the time I lived there). Calibre Woods is very dog-friendly... but they really do little to actually enforce dog policies. Residents would leave their dog's poop and/or poop bags around the complex, dogs would be left on porches where they'd bark and growl at people passing by, and management "addressed" the problems by sending out community e-mails, yet I never saw any changes in these problems. We also had about 2-3 instances where dogs would be left off their leashes and would bite other residents (usually small children). And the bugs!!! So, Calibre Woods is nice in it's scenery because of the trees and shrubs everywhere throughout the complex. But my God the amount of bugs you get in your apartment is ridiculous! Roaches, spiders, centipedes, beetles, moths... and we're talking from early-Spring to the Fall. Management's solution? Spraying the inside of your apartment with bug repellent, leaving a nasty chemical smell lingering for about a day or so. Now let me get to the personal experience... I moved out in June 2018. I paid my rent always on time, I left my apartment spotless when I left, and I was guaranteed my security deposit back in a prompt manner upon leaving. It is now mid-September 2018 and I have NOT received my security deposit back!!! Really? Almost 3 months since I've moved out and it's that hard to get a check back? Here's their laughable excuse... I received an invoice at my new address from Calibre Woods indicating that I would receive the full amount of my security deposit back. After a few weeks (late-July), I contact them and ask what's going on? They say that "corporate" is unable to send the check to my new address. Time-out... I successfully received the invoice at my new mailing address, but the check (for some reason) cannot be sent there? Interesting... Over and over and over this happens where I say try again and they say "it can't be sent". I give them another address (a home address this time, not an apartment complex) and low and behold, they still say it can't be sent. Now their assistant manager's latest excuse is (word-for-word): "...there may a bigger delay than I thought. Another previous resident called me yesterday saying he just got his deposit and the check was cut back on 08/27/18. Let's give it another week just in case your check in experiencing the same delay." THAT WAS OVER A WEEK AGO! How does it take this freaking long to get a check back??? At this point, I've contacted Calibre Woods management 8-10 times via phone calls and e-mails, and they keep reassuring me that they "want" me to get my reimbursement check. HA! I'm sure they "want" that... Final thought: just don't live there! *see above* read more

Best apartment complex I've ever lived in. My fiancé and I were debating between Calibre and Post Briarcliff. What sold me initially was how clear and fair they were about the pricing. I felt that Post tried to hid their additional fees where Calibre was open and honest with everything. Repairs are done very quick, front office staff is wonderful, we can walk to two grocery store and several restaurants, amenities are great and it feels like a true community with the nice and respectful neighbors. 10 for 10 would recommend. read more

Have lived here for two years. Excellent location for CDC/Emory. Maintenance is great, staff is friendly and genuinely care about you. I'm laughing at the other reviewers who mention roaches. Yeah, they're present -- because we're literally in the woods! We also have beautiful luna months and mantises and katydids and cardinals and sometimes, hawks and owls. If you can't handle that, maybe live somewhere not called Calibre Woods. read more

I can honestly say that this is one of the best places I have ever lived. It's quiet, having all the trees and a park to walk my dog are just a fee of the nice things about Calibre Woods. Never had a problem with the office staff or maintenance. I can even deal with $35-$50 rent increases for a large one bedroom with a sunroom, fireplace and great neighbors. To top it off, while I was in the hospital, the staff sent two cards all signed by everyone and the manager Dave came by on my first day back to see how I was doing and if I needed anything. The biggest problems with this place: 1) USPS leaves all your packages at the front office, even with delivery confirmation. Sometimes they go missing. Enough said. 2) The rent will go up alot every year. "bait and switch" is the only way to describe this. I get a raise every year, but it is negated by their price increases. 3) maintenance is slow and rude. If something is broken, don't expect it fixed in less than two weeks. Overall it's a nice place to live - the grounds are generally well maintained and (true to the name) there are a lot of trees on the property, giving it a more natural, relaxed feel than you might expect so close to the city. Convenient to Emory and Toco Hills shopping centre that has a variety of things including (at the time of this writing): two grocery stores, many restaurants, Pike Nursery, Bruster's Ice Cream, an independent book shop, independent coffee roaster, and even a little emissions hut. A small entrance at the back of the property opens into a wooded park with hiking trails. Apartments/buildings are a bit on the older side I suppose, but well maintained. Management is generally courteous and professional. Any maintenance requests I've put in have been addressed promptly. Neighbors are a mix of families and a few Emory students or single professionals, it's very quiet and friendly, and you'll always see people out in the mornings or evenings walking their dogs or just walking. My main complaint is that a lot of the policies seem overly strict and often nonsensical. For example, online payment isn't available until the first of the month. The rent drop box has been closed and they don't recommend mailing a bank check because of problems the USPS has had with delivering mail on time. This reduces the number of options a person has for paying rent, and the late fees are extortionate. The website is difficult to navigate and it is hard to find relevant information online when you have a question. Management seems to think that sending out multiple stern emails about speeding in the neighborhood (which I've not witnessed as a problem but I may simply haven't noticed) will do anything to correct behavior. Overall it's a nice place to live, with a handful of big apartment complex annoyances. read more

I have lived here since August of 2010, and I couldn't be happier about it. The facilities, location, and management are great. Calibre Woods is quite literally surrounded by a forest, and it is an incredible change from noisy, smelly midtown, where I lived before moving here. The complex is peaceful and quiet, and I have had no major problems with neighbors. The management is friendly, courteous, and highly professional. The few times I had maintenance issues (faulty thermocouple in the hot water heater), the problem was fixed within an hour of my phone call. About the location: It's pretty much ideal for anyone (students, couples, families). You are literally a 2-minute drive from a Kroger, a Publix, *and* a Whole Foods. Target is about 5 minutes away by car. Lots of great restaurants nearby, too. If you work at Emory and are looking for a place to stay, look no further - Houston Mill Road takes you straight to the campus (though it can get insanely backed up in the mornings). Because it's Memorial Day, the maintenance staff was off, but David (manager) came himself to fix my toilet. David truly is a gem. The dedication he shows to his residents is the best I've ever seen. My husband and I moved in a year ago (fall 2017), and just had our first baby here. All good things to say, really: - Location right next to Toco Hills mall is super convenient, and we appreciate the walkability. Also right next to a park with a nice wooded nature path. The area feels safe and peaceful, but is close enough to stores and activities. I bike to work (about 1.5 miles to Emory), so the location also allows me to avoid traffic, which I consider a huge quality-of-life issue. - Management: They are accessible, helpful, and responsive. If there is severe weather expected, or any other issue that might concern residents, the office sends out emails with helpful information. They are also just nice! I recently stopped by the office to pick up packages while carrying the baby, there was more to carry than expected, and David actually drove us back down to our unit on the golf cart. - The unit: We live in a 'deluxe' unit, i.e. recently rehabbed, with crown molding and fancy finishes, and it is lovely. The fireplace is nice in the winter. Management cares about keeping units in good condition, our repair requests are always addressed promptly, and they offer a free carpet cleaning each year you renew your lease. - The grounds are pretty and woodsy. Most apartment complexes I've seen in the area have a lot of concrete, but this has a lot of nature. It's a nice place to just take a walk without worrying about speeding traffic. I have even seen an owl :) We have not had problems with pests, and management offers regular pest control if anyone wants it. - Facilities and amenities: The pool is a really nice place to hang out and/or swim laps. The clubhouse is a sweet little space to sit and relax, and we actually had our small wedding ceremony there. There is also a fitness room (small but adequate for a basic workout), tennis courts, a DIY car wash, outdoor grills, and free weekly yoga, tennis and workout classes. - Community: There is a nice mix of residents, from students to families to retirees, and it is a friendly neighborhood where people greet one another. The management also organizes events like an annual pool party and occasional 'breakfast on the run' as you leave for work. read more

Work orders are always taken care of quickly and the whole place is quiet. So I recently moved into Calibre Woods from Alabama. I was not able to make a trip to Georgia and they were so helpful in finding an apartment for what I wanted/needed. They sent me pictures of the actual apartment I moved into as I had specific things that I was looking for. When I moved in, one of the staff took me around and showed me where everything was and made sure that my place was perfect. I really love all the trees and flowers as that was one of my must haves. Since I have been here everything is wonderful and even the maintenance people came so quick when the light in my kitchen went out. It is very quiet (which was another must have) and I am very happy with my choice and look forward to my time here. read more

There is no better place to live in apartments in the Atlanta area than Calibre Woods! The grounds are meticulously kept and beautiful to see every day. You feel as if you are in a mountain resort it is so nice! The staff is always kind, responds to your questions in a timely manner and works to make you feel happy and at home. The manager always keeps everyone well informed about what is going on regarding property maintenance and anything that is going on in the community. He is a great leader of this complex. He really cares about all of us who live here and that is amazing. The maintenance crew does a great job keeping everything running smoothly in your apartment and they are very nice as well. I feel very safe living in the gated community here. Noise has never been any problem at all. The people in this complex are awesome. It is where I call home in Atlanta and I love it. read more

There's things that we love about this place and things that we are starting to hate about it. THE GOOD: the place is beautiful and is well maintained, has lots of parking spots, the access to the park is a plus, and it's next to Toco Hills and its restaurants, supermarkets and stores. THE BAD. The neighbors: too many baby boomer with too much time in their hands, too many medicine-related people demanding that everything stops so they can sleep in their draculesque life. How that will affect you? With a constant flow of nagging and whining in your inbox. In full honesty that should be easy to control by actually sending someone to check... Yeah! Newsflash! People lie! All the time! Especially when they're trying to convince you of something! You complain about noise? I was there and i couldn't hear anything! You complain about lingering smells? I was there and I felt nothing besides the smell of the new asphaltic seal! There's noise between 9 Am and 6 pm? Well, sadly for you the contract that everyone signs only says the noise must be controlled between 9 pm and 7 am so if we fill a complaint note on your behalf we would be BREACHING THE CONTRACT! You complain because the neighbors are loitering the breezeways? Do you have a picture? Because I was there and everything was clean! read more

When I found out that my job was transferring me to Atlanta, GA I had two weeks to look at apartments before actually making the move. I looked at 3-4 different apartments each day. Calibre Woods was the first community that I looked at. I proved to myself the that phrase "go with your first instinct" is so true. It seems that every other community I saw after that paled in comparison. Especially with regards to the staff. They were so helpful, and extremely professional. With living in Atlanta, it is rare to find an apartment complex dedicated to community and safety like Calibre Woods. After living here for two years, I'm sad to go but happy I stayed. The complex itself is full of trees and greenery, which comes as a huge plus if you are a bit of a naturalist like me. Not worth the hassle. Stayed here two years and glad to be gone. I am shocked to see so many positive review on other sites. Talk to any resident there and you will get a different picture. I'll start out with the good. 1.) Location is good. 2.) Maintenance relatively quick. 3.) On site car wash. Now for the bad. 1.) Huge roach problem in the hallways. When you walking you probably see 5 to 10 of them from your car to your door. They find ways in your apartment. Not regular roaches . These probably some of the biggest roaches I ever seen. They spray but the problem is never solved. 2.) Heavy wooded area so spiders will also be in your apartment. 3.) Staff is rude and condescending . Expect some type of attitude if you asking for any clarification bout your lease or have any issue. 4.) Paying rent. They don't accept it early, don't let you mail it, can only drop it off during business hours and $125 plus late fee. So if you travel due to your job when rent is due you just out of luck. They will not work with you. Had this problem multiple months. They recently added online payments. 5.) Gym is a joke. A treadmill and a yoga ball essentially. 6.) Old courtesy officer was rude. Had multiple problems with her. From her just walking into my apartment (I left my door unlock b/c I was home) to her saying my apartment was too loud b/c she stood outside the door and could hear people talking . She was eventually fired. 7.) Expect the rent to be raised by at least $100 dollars every year. 8.) Mail is just unreliable. I had many things get lost in the mail to pop up in my mail box a month later or never at all. read more

I lived at Calibre Woods for about 2 and half years total. This is a gated apartment community and the staff does a good job at keeping the exterior looking good. You also get lots of extras here such as a pool, tennis courts, gym, carwash, etc. In terms of maintenance I never had any major issues. When things did come up they were responsive to the maintenance requests. So in terms of the above it was good. What was not good was the fact that while they market this community as luxury apartments they are far from it. While the exterior is nice, the interior of the apartments is just a normal apartment that you could get elsewhere for much cheaper. So basically you are paying a $400 dollar monthly markup for the pretty exterior. The community is in a good location and it is very walkable which is very nice. What's not nice is that some of the units including mine was directly behind Kroger so if your a light sleeper expect to be woken up in the middle of the night by the various trucks unloading. There are trees everywhere which is beautiful except for the fact it has a tendency to block the natural sunlight from your windows. Also as with any apartment community they come with some level of pests. At Calibre Woods the have an issue with cockroaches. Not just any cockroaches but the big ones. They do have a service that comes around weekly and will spray inside your unit if you call the office and specifically ask for it which is fine but its another thing I shouldn't have to deal with. There is a small creek that runs across the community. Often especially in the summer the water is stagnant and puts out this terrible vomit type smell. Due to the close proximity to Emory there are a lot of students who live on site. It seems like almost the entire time I lived there I had students either above me or below me and there was a consistent issue with them observing quiet hours. On several occasions I had to call either to local police or the onsite security person to ask them to quiet down. This is another one of those situations where they resolved it when I called but why did I have to keep calling week after week? In terms of value Calibre Woods just charges way too much for what you get. If you think you got a great deal on your lease just wait until renewal time comes and watch them raise the rates. Not just once but every renewal they did it. One increase went up by about $58 dollars a month and then the next went up another $100 over what I was already paying. The pet policy is relative pet friendly and there are lots of people in the community with dogs which is great. What is not great is there is no dog park on site which is something I have had at previous apartment communities. There is one gated entrance in the front of the complex for both vehicles as well as a pedestrian gate. There is a very brief sidewalk from the pedestrian gate extending back into the complex however after about 20 feet this sidewalk abruptly stops and you are stuck walking in the street to get back to your apartment which isn't always safe. I don't think its asking much to have a sidewalk that takes me from my apartment building out of the complex without having to walk down the side of the street and worry about being hit by a car. read more
